My son has a friend that lives there that he visits and while there he parks in the visitor spot. He never stays overnight. However his car was towed and the reason the tow truck driver told him was that it was because he parked in the visitor spot for three consecutive days. your website does not indicate that this is a reason for towing. it says someone can be towed if their car remains parked in the visitor spot for more than 24 hrs, which he wasn't as he didn't get there last night until 12 because he didn't get off work until 11. This was an illegal tow without cause. There are no signs that they say you will get towed if you park in a visitor spot. Easily the worst place you can move to around Charlotte. Just read any other review they're all spot on and I'm pretty convinced the positive ones are fake. If you live here for a full year without your car or a roommates car being broken into you need to buy a lottery ticket. There's always an issue with the gates or doors or something, and it takes them just as long to fix those things as the things inside your apartment. The hallways smell like the grossest combination of hot garbage, puke, and piss. The actual apartments themselves are built so cheaply everything will fall apart just from use within a year and they'll milk you for as much damage fees as they possibly can because they're clearly not selling out rooms. It seemed like there were more homeless guys sleeping in the hallways, stairways, or pool yard then there were people living in our floor and there were definitely more cockroach's. This place has been an absolute nightmare. I moved in in August and only signed til December bc I was denied on campus housing. When I first walked in the room, it smelled like weed and there were tons of roaches. Found out the floor was coated in weed tar from the previous tenant. The drains were also clogged and utilities were covered in roach shit. The first night I stayed here there were roaches crawling on me when I was sleeping. If you have this problem use roach paste, nothing else works. I'm convinced the security just sits outside to have conversations, they let people blast music at 3am when they know damn well there are student like me who have class in the morning. There are also fights outside a lot. People let their dogs yap at 2 am and don't control them. They say no aggressive dog breeds, but most dogs I've seen are pitbulls who want to tear each other apart. They also let their dogs shit in the hallway. I had to watch my step walking outside my door bc some lady let her dog poop at my door. If you decide to get a parking pass, be prepared to be towed. They will tow you for no reason, hasn't happened to me but I've seen so many people get towed it's astounding. They almost towed my sister even though I requested a visitor pass. They would charge me for the most random stuff that probably isn't even legal. Why do I pay $1200 in rent just to be slapped with $200 more every month???? For utilities I was told would be included??? $55 for heat I never turned on??? This place is a scam and no one deserves this low standard of living. They also tried to charge me double rent which is insane. I had paid the last two months when I signed but when the last two months came, my acc balance would say $1200 needs to be paid. They would never pick up the phone, apparently it goes to a call center on the other half of the world. But when I did get in the office with a staff member she was very confused why they were charging me and helped fast, probably one of the only good people there in the office. Wish I could give this place 0 stars. You should live quite literally anywhere besides here. The amount of car break-ins, including my own car, would blow your mind it was about every other week. Didn't even bother going to management about it because they wouldn't have done anything because they are the laziest management staff you could imagine. Also, the gates to the parking garage probably worked 5% of the time I lived there and it always took multiple weeks to fix it. Security has been standing in front of the parking garage entrance from 7pm-3am making sure only people live here get in, but other than that there's no security. People let their dogs poop EVERYWHERE. all in the hallways and stairwells and don't pick it up. It will stay for DAYS. 5. There's trash LITERALLY everywhere. 6. The gym has NEVER been cleaned. I used the barbells the other day, got dirt and who knows what all over my hands. Some of the gym equipment has been stolen because there's no barbells between 15-35lb. 7. Some of the gym equipment is falling apart so it's almost impossible to use. 8. The gym thermostat was set on 82. YES. 82. In JULY. The other day. 9. The people who hang around this building are NOT the type of people you want hanging around your place of living. Gangs, drugs, loud music, etc. 10. Last week, at 1:35am, I heard 8 gun shots. They came from a block away. 11. Someone got shot across the street this morning and died at 6am. Cops were still there and parking lot covered in crime tape at 10am still. Yes, the apartment cannot control that but I'm saying this area is AWFUL. Who the heck would want to live on this road or go to school here? The crime and atmosphere at night is SO. SO. UNSAFE. 12. There are cars revving their engine at ALL hours of the night. There's constant commotion and loud noises at Blvd 98, I've never gotten worse sleep than I have these past two months. I slept better back in my hometown on my friends couch last weekend than I do here. 13. The trash rooms, I guess the people don't empty the dumpsters at the end of the shoot, the trash room is FILLED with bugs, nasty smells and just so gross because nobody can't put their trash down the shoot since it's so full, because they don't empty it! 14. I've never been to the pool and never will. Never looks clean. 15. This whole complex is so scary, so terrifying, I constantly feel anxious here. If it wasn't for the high technology key that I use to get into my apartment, I would've paid double rent just to live somewhere else. I come from about an hour and a half away, I've seen many things in my hometown, hear about a lot of sad stories and crime but it is NOTHING compared to living in this GOD awful place with gangs, crime, and LORD knows what else. I have 2 weeks left here and I could not be more thankful. I have a wonderful internship here in CLT but coming back to this building ruins my entire experience here in CLT. I dread going back home sometimes. I don't know where to begin with Blvd 98. My most recent incident involved molding to a door and a damaged couch. The cost they charged us was $570. I paid it but asked for the couch that cost $470 to replace. I'm going to attach photos of the small hole on the couch. Was told the couch could not be given to me but destroyed. Not given to low income families or habitat for humanity but destroyed. I didn't need the couch but considering it was being replaced I was going to drop it off at the local goodwill. The molding on the door cost $100. Now we have rental property & anyone who does repairs knows it does not cost that much for repair. My daughter graduated in the fall but decided to join the military. She gave her notice. They claim they didn't receive it. I had no way of proving it so I paid the total amount. The problem I had was her recruiter kept trying to call & they kept promising to return her call but never did. When I called to see why they didn't return her call i was told that they couldn't talk to her. I'm asking the office manager why do you keep telling her you will call her back. They assured me they are working with miscommunication issues in the office. We will see. I also contacted the Scion group who manages them was told I definitely get a call back. No call back from Scion group they had the office manager of Blvd 98 to call me. So don't expect any resolve by contacting the management group. If you rent here. I wish you the best. Just moved in last week and I can say my moving experience was easy. The apartments look so nice on the outside and the inside of my apartment was nice and clean as well. My issue is with the hallways, they smell like dog pee. There is trash in the hallways and elevator. The trash room on my floor is a hot mess I will insert pictures. My son is a first year student at UNCC and was waitlisted for a dorm last year. We looked into apartments and was happy to find one but the experience has been horrible. He was "matched" with roommates that clearly have never had to clean a day in their life. Multiple conversations with the roommates and complaints to the office have not helped. Unfortunately, the only good thing I can say about living at Boulevard 98 has been that most of the custodial, maintenance and front desk staff are very friendly. Additionally, its proximity to UNC Charlotte has been convenient. Otherwise, it has been a nightmare of a year. If you are touring this apartment complex, I encourage you to look around yourself at what they don't show you. The parking deck is dim and dangerous with trash everywhere and on multiple occasions, broken glass. Most of the time the garage doors don't work and are either stuck open (allowing anyone to drive in) or stuck closed. People drive dangerously and loudly through the deck and parking is not optimal. I have almost been hit several times. If you plan on having a guest over who needs to park their car . . . good luck. There is an abysmal lack of guest parking and on multiple occasions, I have had to have guests park at the university and pick them up. When I approached the front desk about this issue, they said there was nothing they could do and wouldn't even write me a guest parking pass for the garage (something they used to offer). Unfortunately, this is just scratching the surface. There have been roaches living in my unit throughout my entire lease, rats in hallways and breezeways, a constant strong drug, trash, and animal waste smell everywhere, broken doors all over the complex, and broken glass everywhere. I would absolutely not recommend anyone with dogs to live here. Too much risk of them stepping on broken glass when you go to walk them and the spiral staircase in townhome-style units is impossibly hard to get them up/down. The fire alarm goes off in the middle of the night, sometimes multiple times a night and you will never get peace and quiet with the complex's location on University City Blvd. There are always sirens. Always. Please please please do your research and actually look around before signing a lease here. read more

First during move-in, I didn't get my room assignment until the day I moved in and that's when I found out I had a roommate which was no problem. HOWEVER, I was NOT informed that my roommate was not a student of UNCC (as the apartment was advertised as "student living" on the website) and was expecting a child. I also was not informed that her boyfriend would be living here as well. When I walked into the unit, the unit was utterly disgusting as if they did not inspect the unit before I moved in as many apartment complexes supposed to do. I have tried many times to get reassigned into a different unit but they fail to do so it's January and I'm soon to be living with a growing family. I would never recommend living here! Trash sits everywhere. I'm charged $25 for parking every month and struggle in the garage because the garage door I use has been broken for months and there is trash and nasty gunk all over each parking space. There's broken glass everywhere too. I've asked them about it and they said they will check it out. It's been 2 months and it's still there with more trash and glass. I can't even park on my floor anymore due to the door not STILL not working to take you inside. I don't want to park inside anymore but they said they will not stop charging $25 every month. Which I still don't understand why or why the garage looks terrible when they're ripping everyone off who parks here. The stairway make me gag every time I go through because it stinks SO bad. Smell is heavy and pissy. Flies are EVERYWHERE. It's not surprising when there's trash everywhere but it's to the point they're in everyone's apartment as well. I have to say Boulevard 98 is the literal WORST apartment complex in the entire University Area and quite frankly I wish the company would go bankrupt and be forced to sell it to someone who can actually manage a property efficiently. This place is a revolving door and they cannot keep any staff or management and they are constantly getting new people, so nobody in the office knows what the fuck they are talking about. Either they are really nice, or really rude, or just straight up do not answer the phones. Also, if you need to speak to a manager, forget it. The manager will not speak to anyone and even if you have an appointment, they always seem to leave early for the day or suddenly have a "conference call" to be on. I call bullshit. As far as the property goes, its fucking disgusting. They literally never clean anything... EVER. Hallways are covered with pet waste and no-one ever comes to clean it up. The stairwells are dark and always covered in disgusting smelly trash. The garbage rooms are never cleaned up and they smell disgusting. Like if the health department would do an inspection of this place, they would fail miserably. I understand that some of these issues are yes, caused by residents, but they should also have a sufficient amount of staff to keep the place clean. That is why they charge as much as they do for rent. As far as the actual apartment themselves, they are somewhat decent. They just use the cheapest possible shit they can find and then try to charge you out the ass when the cheap shit gets broken or "damaged" beyond what they call "normal wear and tear". The couches they provide for example, literally peel and look like shit. The kitchen cabinets are covered in this like plastic-y material that is just half-ass glued on by the lazy good for nothing maintenance workers they have working there that take their sweet ass time to fix anything. Oh, if you value your privacy, do not live here. They will literally just straight up walk into your apartment without as much of a knock and their justification is that they "need to check the spare room". And they do not provide ANY notice at all, simply because they say the law says they do not have to. My sister was over at one point and she had just taken a shower and a maintenance worker straight up walked in on her and then on another occasion she woke up to one just walking around in the apartment while she was asleep! HOW CREEPY IS THAT?! To wake up to a man walking around in the apartment?! I ended up having to get one of those things you prop in front of the door as well as a camera in my kitchen facing the front door to make sure no-one was entering my apartment without my knowledge! As far as amenities go, they are a fucking joke. The tanning beds are never open, they wait until like July to open the pool and the equipment in the gym seems to always be malfunctioning in some way or another. The only amenity I was ever really able to find useful were the computers by the office, that is when the printer wasn't broken or out of toner. They do not really ever check that either, they rely on the residents to tell them. In conclusion, you can find a way better apartment, just look somewhere else. THIS PLACE IS A DUMP .. lived here for 2 years and with all the hidden fees they charge at the end of lease they will try to mess you up in the end .. this place had mold and would always hide the mold with white paint . Worst complex in university area. The halls are covered in feces, trash, and other items. The fire alarms go off every month in the middle of the night. There were multiple shootings throughout the complex with nothing done about it. My car was towed from the parking deck with an issued sticker from the complex. Management is EXTREMELY poor and can and will not help you with anything. Deanisha Williams is extremely unprofessional and should not be allowed to manage the complex. She overcharged my account upon move out with no explanation as to why. She disputed my account with another resident through text messages and could not provide evidence of late turn in of my keys.
