Stuff thrown around in the room when I moved in.

I lived here last year and if I could give this place 0 stars I would. I got home from work one night to a puddle of blood near the stairs to get to my apartment and security was asking ME what to do. I was extremely concerned and honestly never felt safe there after that. There are people living there that stare at you while you try and sit on your balcony, I'm talking for hours. There was always random people coming and knocking on our doors even when we told them to go away. Maintenance often does not knock before they enter your room and if they do they knock and immediately walk in your room so be aware. They have walked in on my previous roommates before and that is an issue. The apartments are not cleaned properly prior to move in. There was stuff all over the walls and carpet when I moved in and I had to deep clean the room myself. When I opened my room everything was thrown in there. All of my furniture was in boxes and my mattress was on the floor. I had to set up all of my furniture myself. Within hours of moving in I had noticed multiple roaches in the room, and the kitchen area. We paid for a furnished apartment and it took them MONTHS to provide us with a couch, and a dining room table. We also never received dining room chairs after we continually kept requesting them. They said they ordered the chairs and we never got them throughout my entire lease. We had a leak in our ceiling and it took them 2 months to properly fix it. They taped a garbage bag over our ceiling for a month. I would take your money and go elsewhere because you can get a MUCH better apartment anywhere else in university. It's not worth your money, time, and sanity.

Two Weeks After Move In !!!

To Whom It May Concern: 8/19/2023 I looked for a place where my daughter could feel safe and have a pleasing experience during her college years. Latitude 49 seemed a nice place at a suitable distance from UNC. I liked the Idea of a gated community, 24 security and decent facilities. Some may have a satisfactory experience and I pray that you do but that was not my experience! I Was wrong about Latitude 49... Move In Day: 1. My daughter moved into an apartment where the front doorknob was not attached. 2. The apartment had a prior tenant (MORE ON THIS LATER) and THE KITCHEN was filthy and broken down (drawer front missing / doors that wouldn't close and a filthy sink, stove and microwave. I called as we were moving in (MORE ON THIS LATER) B4 I had to walk back and forth 3 times b4 someone came to clean the apartment. The cleaners did a great job, but it should have been my clue that management is very lax about 3 new renters on move in day. 3. My 1st impression of the model apt we saw was very nice, but this is not the reality! The model building was clean and the apartment was nicely appointed. Our apt stairway and hall gave more an impression of a "Projects" than a student housing facility which they claim to be. The Stairway was far grimier than I would expect and the hallway flooring looked like it had NEVER been cleaned. Garbage filled the hallway from people moving in is quite understandable but it is not acceptable to be in the same condition TWO WEEKS LATER! 4. Calling the "office number" is a test of futility since NO ONE EVER ANSWERS THE PHONE IN THE OFFICE OR RETURNS A MESSAGE! 5. The tenant that occupied the apt prior to the 3 other students is not on the same plane of existence... a. She is unclean, considering she was the only person in the apt before our students. b. She told the girls she is a dancer "not for Beyonce!" and her hours will not coincide with the others. c. The apt starts to reek of weed smoke at 3am when her music starts. d. Her desire to alleviate the smoke creates an environment where my daughter wakes up to the thermostat set at 62 and freezing. e. She explained that she did not have any intention of abiding by the rules considering "others" staying over. 6. The Office phone is never ever answered during office hours and leaving a message is fruitless. The "24 hour Security" is not and I called the "Service" and waited on hold for 7 mins b4 anyone answered. Please look elsewhere... I hope if you decide to give Latitude 49 a try your experience is not like mine, but You've Been Warned!

The bedroom they charged me over $150 to clean

If I could rate this place lower than a 1 I would. Lived here for over two years and tolerated the bad quality due to the low price. The price is going up but the quality is still garbage. The pool was never open for the two years I lived there despite that being something advertised when I moved in. The property is infested with roaches and constantly smells like sewage. Lastly, when you move out they will charge you exorbitant amounts for repairs that the room doesn't need. Ended up paying nearly $400 in repairs for something a broom could have easily fixed. Avoid this place at all costs, or at least take picture when you move in and move out. Don't let them scam you for another months rent.

I…read morewould recommend coming in with your roommates because I had trouble with the ones they gave me. It is definitely not the safest place to live. There were car breakins and car robberies and the gates don't make it any safer, however it is Charlotte so I half expected most of these things. One of the things I love most about arcadia is its maintenance. If you fill out a form on your resident portal, your issues get fixed very quickly (you can choose how long). Also the best thing, undoubtedly, is the beautiful architecture. It genuinely makes me feel better on my way to class.

Terrible place to live. Do not let the pretty buildings fool you!…read more 1. DO NOT LET THE GATE FOOL YOU!!!!!! The gates that are in place to add a sense of safety do not work!!! The whole year my daughter lived at Arcadia, the gate was only closed ONE time when I visited and I visited a lot. The gate is always "broken". Every time we would inquire about it being open we were always told it will be fixed soon. The gate was one of the main reasons we chose Arcadia for our college sophomore and when we went on the tour this was a selling point. Well, with it always being open and anyone coming and going whenever they wanted my daughter did not feel safe at all especially when coming home at night as a female and I did not feel safe with her there AT ALL. 2. One day when my daughter's female roommate was taking a shower in comes the maintenance worker. She was scared to death. He may have knocked at the front door, but no way for her to hear from the shower So in he comes into the apartment and when he heard the shower he continued in and there he was when she got out of the shower. Yes it was reported but all she got was an "I am sorry" from the office. 3. The move out system is not set up to protect the residents. Residents simply drop keys off at the office so no one comes out and checks the apartment while the residents are present. I knew this would be an issue and sure enough it was. We got a bill for a missing piece of furniture. We have had to call multiple times, talk to multiple people, even go back to the office and finally months later the charge was taken off. This could have all been avoided if there was an appropriate move out system that is resident friendly to ensure the apartment is looked at prior to turning keys in. We should not have to take our time to defend ourselves multiple times and to multiple people and levels to ensure we are not inappropriately charged.

Aspen will charge you ridiculous fees for nearly everything to get every bit of money out of you,…read moreespecially when you move out. I moved out twice, both from rooms which had longer term pervious occupants and regardless if the damages are really your fault or the previous people living in your room; Aspen will charge you fees, fees and more fees (1 broken blind in common area is $37.50 per person out of 4). Also a cheap rubber wristband for the pool is $10 if you don't return it... as if they reuse a cheap wristband. Before moving in with people I know I lived with random roommates which had lived in the 4 bedroom apartment awhile before me. Despite only being there for 6 months I was charged for the wear and tear they caused in the common areas including the ridiculous explosion of caramel which was not my fault. Ok... Once moving in with familiar faces and my brother I moved out after a year. My fees were $513 this time and again included more common area fees which I again did no contribute to. They don't seem to factor into the amount of time spent in the room into the fees and also charged me for bedroom painting damages which is ridiculous as I did not damage the paint on the walls in my short time there. Despite days of vigorous cleaning which you must do after you move out, they will charge you $80 cleaning fees even if the rooms are spotless. At building 7 there is also not nearly enough parking especially when people who don't even live there park to use the Basketball court. Negatives aside the location of Aspen is great, the Apartments are nice and staff is friendly. I'll put it like this: A good place to live if you're a UNCC student but a HORRIBLE place to move out of. Edit: Nothing is a greater motivator for a negative Yelp review then stupid overpriced fees upon moving out! Stop being so greedy.

They will ignore you if you have an issue. We have had multiple issues and if you email they will ignore you. I had a safety issue due to a maintenance error and Javier Roscoe (property manager) ignored my email for upwards of two weeks. The only positive is that the people in the main office are nice. It took a month and a half for maintenance to fix requests I entered on move-in day. It smells like weed everywhere. Outside, in the halls, in the apartments, weed. You can hear very clearly the other tenants. Little to no sound proof of units. We can hear clearly music from other apartments, stomping from above, and you can hear EVERYTHING from the hallways as the door is practically paper. Our front door frame has a large gap in it so big that it is visibly noticeable. The Wi-Fi goes off often. You can hear the train often. The horn is very loud and has woken me up a few times. They did not properly clean, we found loads of dust in vents and hair in fridge and food splatters on the wall on move in day. There was a thick stench of weed when we moved in and maintenance only sprayed Febreze and then dipped (it still reeks of weed). They will pressure you to sign, don't. University Crossings apparently has it better.

The University of North Carolina at Charlotte (CHARLOTTE) is a public research university and part of the University of North Carolina System. It is classified as an R1 "Very High Research Activity" institution, reflecting its significant research output and doctoral education. In Fall 2025, CHARLOTTE enrolled over 32,000 students -- approximately 26,200 undergraduates and nearly 6,000 graduate students -- making it one of the largest and fastest-growing universities in the state. CHARLOTTE offers a broad range of academic programs across multiple disciplines, with around 79 undergraduate majors spanning arts and sciences, engineering, business, computing, and others, along with more than 150 graduate and professional programs. As an R1 university, CHARLOTTE emphasizes research and innovation through strong partnerships with industry, government, and the community. The university ranks among the top 30 U.S. institutions for career outcomes and return on investment. New degrees in sports analytics and artificial intelligence continue to expand CHARLOTTE's academic reach. Students benefit from internships, research opportunities, study-abroad programs, and strong post-graduation employment outcomes. The campus itself is a major asset. It offers excellent venues for meetings, events, athletics, and alumni engagement. During the Fall 2025 season, I attended every home football game, including tailgates hosted by the SigEp NC Nu Alumni and Volunteer Corporation. I also attended a men's soccer match -- and what a season it was. The CHARLOTTE 49ers finished 8-4-4, captured the regular-season conference title, and earned the No. 1 seed in the American Athletic Conference Tournament. They advanced to the semifinals, where a dramatic nil-nil match against FIU was decided by penalty kicks, with Charlotte narrowly defeated 11-10. In December, I volunteered at the William States Lee College of Engineering Senior Design Expo, held at the James H. Barnhardt Student Activity Center (SAC), which includes the 9,000-seat Dale F. Halton Arena. I've attended basketball games at Halton Arena for years, but I had no idea how impressive and versatile the rest of the facility is. I helped check in alumni, business leaders, and academic staff for lunch, which was hosted in a beautiful suite of rooms on the third floor. Meanwhile, senior engineering students displayed their projects on the main arena floor. It is an outstanding venue for academic and professional events. Greek life plays an important role at UNC CHARLOTTE, contributing to leadership development, service, and campus engagement. The university is home to a wide range of fraternities and sororities representing social, professional, and service-based organizations. These chapters are deeply involved in philanthropy, community service, and student leadership across campus. The strength and professionalism of Charlotte's Greek community reflect the university's broader emphasis on character, service, and lifelong connection referred to by the university as the "Gold Standard." Sigma Phi Epsilon has a strong alumni presence at CHARLOTTE (Sig Ep NC Nu), and we also have student Brothers actively chartering a chapter on campus. We recently held an executive workshop in one of the meeting rooms in the Student Union. Sig Ep's Balanced Man program is unique to Greek organizations and will benefit the university and student Brothers. Like many of Charlotte's academic, athletic, and student facilities, the Student Union is impressive -- modern, well-designed, and comparable to professional conference centers I've experienced throughout my career. It was perfect for the Sig Ep Executive Workshop. UNC CHARLOTTE continues to grow and achieve excellence, just as the City of Charlotte itself has emerged as a premier urban and economic center. The university proudly brands itself as "Charlotte's University," and that identity truly fits. The William States Lee College of Engineering, in particular, has gained national visibility, climbing steadily in U.S. News & World Report rankings. Its graduate programs in civil, electrical, and mechanical engineering rank among the top 100 nationwide. The college is also home to one of the nation's most highly regarded motorsports engineering programs -- a perfect fit for the Charlotte region. A truly great university in a great city!
