After thinking on it a bit, Craig said he would stop by and take a look. He identified the high water table under our property was the most likely the root cause of moisture in the building. He provided this consultation at no charge. After explaining a bit more of our concerns and surrounding developments, Craig advised it would take some time to dig into the details but would be willing to do the research and meet with the city to look into the possibilities of a higher than usual water table. He drafted up a scope of work, outlined his responsibilities, and provided a reasonable estimate. Once the papers were signed he wasted no time getting started. He did the investigation, met with the city, compiled the data, and explained it to the Board of Directors in a clear, easy to understand presentation. He answered all of the questions we had and was extremely patient and easy to work with. Craig provided the HOA with 2 action items to help alleviate the rising water under the building and prevent possible flooding. He even offered to address the city with the Board of Directors to explain our concerns in the correct jargon. Craig and JEC Services are highly, highly recommended.

We figured it was time to get it looked at, so we called Taylor at Cascade Chimney and Masonry. Had no trouble making an appointment and he came and looked at the chimney and fireplace and said, basically, "yep, everything's good. You don't need it cleaned." He was apparently (I wasn't there, this is hearsay) very nice and when asked how much we owed him for the service stop he said we didn't owe him anything. So, my recommendation is that you call this guy and have him service your chimney and you will know that if he's doing the work, you really need it. We did give him a bottle of soda that we'd been keeping for a special occasion, so maybe have a bottle of soda handy if your chimney turns out to be just fine.

Even though Alex was busy and booked up, he gave me free advice on how to remedy the problem: "If you were to attend Home Depot with the photos, they will be able to advise an appropriate compound to repair the MDF material. It's relatively simple to trowel on with a putty knife and lightly sand after. The trick is to not apply too much compound, being better to do multiple coats that one thick one. Hope this helps." This stood out from a few other e-mails that I received.
