We have used Bordner now several times for work at our home, including siding and roofing projects. We have had excellent success with their crews and they have been willing to work with us on structuring projects and payments to our needs. I'm writing this review a number of years AFTER the work has been completed, and we are still very satisfied. In both major projects that we've done, the workmanship that Bordner did relative to what was replaced is far superior. Very highly recommend working with Bordner. As their ad says, they probably aren't the cheapest, but in an industry full of shoddy work and bait and switch schemes, Bordner stands out as a quality outfit. read more

We originally hired Bordner Home Improvement to fix a leak coming into our main floor ceiling specifically because of their stellar online reviews and thinking they were a quality local company (they were actually sold to a private equity company in 2024 and are no longer locally owned). Tyler came out and looked over our issue, he told us that after replacing the head flashing above the window behind the stucco there "would be no more leak, 100% or we'll come back out and fix it" and not to worry since it's backed by a 1-year guarantee just in case the leak didn't show up until further into the rainy season. Given their online reviews we completely trusted his word and were expecting the same great experience so many others have had. Unfortunately, our experience was not what we were told or expecting. Poor Workmanship & Unauthorized Charges: They ripped out the stucco and installed new flashing, but the workmanship was poor (see photos). When we immediately emailed them with photos and concerns, they dismissed us and ran an unauthorized charge on our card for the balance. It took persistent messaging before they admitted the work was subpar and agreed to fix it. The Leak Wasn't Fixed: Even after the cosmetic "fix" (which still left us to paint the new stucco ourselves), the window leaked the very next time it rained. Misdiagnosis & Upselling: After contacting them multiple times about the continued leaking, they agreed to send a couple guys out to do a "water test" with a garden hose. Less than 15 minutes after arriving, they had quickly determined the issue was actually at the bottom of the window--not the top area they had just charged us $2,395 to repair. Their new solution was to suggest we buy completely new windows. It seems incredibly shady that they didn't perform a simple hose test before ripping out stucco and charging $2,395 for a completely unnecessary repair. While they may have done great work for some others, I would look elsewhere unless you want to spend time and money only to end up worse off than before you hired them. read more

A representative came out to discuss a new roof plus siding for my home. At first things went well but in the end I was not impressed and these are the reasons why. First he did not give me his business card which it's just a common courtesy. Second, when we were talking about metal roof he was telling me that they use rivets to fasten the roof material down. Then he added you have to have somebody come out every couple of years to tighten the rivets. Thirdly, he contradicted the lady in the office and he said quotes were only good for 30 days whereas she said that they were good for one year. He didn't bring any samples inside so we had to go out to his truck , in this July heat, and he never showed me any of the siding samples, only the roof. He did not give me any quotes except he did say that it would cost $1000 10 ft.² which would work out to about 14k for my roof. He also told me that they very expensive and he acted like I didn't have the money to pay even though I told him that it would be next year before any work would be done plus I would pay in cash. All in all, this was not a good representation of this company. It was a letdown for me because I felt like he thought I didn't know anything and that I'm just an ignorant woman that can be taken advantage of by men who are in the construction field. This is just another scummy roofing company. They lock you into a contract without telling you are locked in. The only way to get out is to pay a stupid expensive fee for nothing. They completed my roof and left a mess for me. Not even a month later, I have already had to warranty the roof since 5-6 shingles flew off. The billing and invoice process is ridiculous. Awful installation. One issue after another. The project was "finished" March 2024. 1) Damage to property The installation process seemed to go smoothly, but upon inspection, I noted a ripped screen, damaged windowsill, and a shorn tree trunk (small tree out in front). Clearly it was done from something falling off the roof during installation. I took photos. I sent them to the project manager (via text and email). No response. I got a call from the marketing department asking if my home (and myself) could be featured on the website. I said, sure. Fix my ripped screen first! The marketer said that she'd contact the project manager directly. She did. Finally, 2 hours later after 6 days of silence, the project manager gets back to me. He said, "I saw the photos. I asked my crew. They said that it was like that before". My response: No. It wasn't. He then said that he'd be out the next day to fix it himself. He never showed. He FINALLY showed up an finally fixed the shredded screen. (I didn't mention the squashed downspout). 2) A tile from the roof came off. (3 months ago) I contacted the original point man, and he came out immediately to re-attach it. 3) Yesterday: We noticed water damage to the ceiling in the bedroom. Multiple places where there was CLEARLY water getting into the house. I've tried 3 times now to get a response. Nothing so far. AVOID THIS COMPANY. read more

The salesman did a good job of consulting and setting up financing. He even arranged for the removal and reinstallation of my solar panels. The installation crew seems to have done a good job. KUDOs to sales and installation. The contract was a little deficient on the description of materials used. The worst part was the invoicing which was poor. A good invoice would have shown the quantities of materials used, the manufacturer and grade of the shingles used and the rating of the shingles, the fire resistance rating, the wind resistance rating and hail impact rating if available. When I asked for a detailed invoice so I would have documentation for my insurance company the office said they don't do that. They provided a certificate of completion which under additional details only said Shingle Type GAF Timberline Natural Shadow. That's comparable to going to the hospital for a heart attack and having an operation and being billed by the hospital with an invoice that only said hospital visit. Was called several days in a row and once I answered and asked 'where can I sign up for an appt' I was told from the individual that they 'didn't have that kind of technology'. I went back to the website, put in info again along with an appt time and a message that said, 'PLEASE NO CALLS' only to be rung up by someone there within 5 minutes of hitting enter. Update on windows. 1/1/23. I contacted Bordner on email about the issues I'm having with the windows. Air leakage and frost build up on the inside. I sent them an email that I'm available this past Friday and no one responded or came out. Of course they got my money and are doing the ducking and dodging to not to come back and make it right. Stay way away from them in my opinion. Learn how to do it yourself like I'm doing now. So irritated with these companies that have no issues blowing you off after the sale. Update 1/3/23. On Friday, August 4th, I scheduled an estimate on repairing my roof. The earliest they could come was Monday, August 14th, so I made an appointment. I called Friday, August 11 to make sure my appointment was still scheduled, however I was told my appointment was not confirmed. So, they confirmed it then and said I was all set for Monday, Aug 14. I was also told in no uncertain terms that I needed to be home for the appointment, meaning I would need to take off work. On the day of the scheduled appointment, I received at voicemail from Crystal at Bordner asking if I would like to set up an appointment for an estimate. Upon calling Bordner, I was informed that I did not have an appointment scheduled, but they could *try* to fit me in. Maybe their work is good, but I would have no way to know because not only do they not show up to scheduled appointments, they do not actually schedule appointments when they tell you they do. read more

I purchased 3 windows knowing the price and it was higher then I wanted to pay but I couldn't get windows from anyone due to supply chain issues. The windows were the replacement style and they didn't tell us they would be set back into the frame so you can't install blinds. Next they didn't check to see if the windows worked because one would not open the top window. They came out (just showed up without a schedule) took out the window and found it had issues. The guys said they will order a frame and I said no way I'm allowing that, it needs to be an entire new window and fast tracked. Haven't heard anything from them since. Be very careful dealing with this company. I don't mind paying a premium for a window but I want the thing to work and have quality service/install and not a run around. In my opinion I would shop somewhere else. I won't buy from them again. read more

Do not use Bordner. After quoting me a price on my roof and I agreed to have the roof done by them, they came back before they had even started the job and said it would be a higher price. They knew it was an insurance job and they tried to milk it.  They didn't want to put new shingles on 3 eyebrows which is a part of the roof and went back to the insurance company for more money when I insisted that the eyebrows were a part of the roof. The eyebrows should have been covered in the roofing contract.  After the insurance company agreed to pay more money Bordner sent out 2 guys to do the eyebrows and they butchered my custom trim on my over 100-year-old house and didn't want to fix it, but wanted all the money from the insurance company. I had to go from place to place taking time off work to find someone who could cut the 3/4 inch trim required to replace the trim they tore out. When I finally found a company that would duplicate the trim it is costing me an additional $1,207.28 to cut the trim and that's not even including labor.  I had to take them to small claims court to not have to pay them all their money and the judge still gave them more than she should have.  They were supposed to contact me for payment according to a court order and never did.  So, just when I was going to pay them an additional $3,500 from the $4,200 additional money they requested from the insurance company to do the eyebrows leaving me with only $700.00 to fix all the damage done to my house. I guess I wasn't paying them fast enough, but yet I was supposed to wait 18 months to get my house fixed and they still refused to fix it, but they wanted to get paid. They took the numbers off the previous over  $9,058 check I wrote them for the roof (I'm not sure they did the roof right) and tried to garnish my checking account before I had a chance to pay them.   Oh, that's not all. While doing the roof Bordner didn't inform me that they were going to take the gutter screens off my gutters and not put them back on. They wanted me to pay another company to put the screens back on.  When I refused they went back to the insurance company to get another payment of $875.00 for this other company they contacted that never showed up to do the job.  I ended up going on Angi's and found a wonderful young man a student at KU who was earning money to go to school and he replaced all of my screens Bordner had taken off my gutters.  He wanted to charge me less than the $875.00 but I insisted on paying him the entire amount. When he was on the latter replacing the screens he told me that they took the screens off one side of the house and not the other.  This leads me to believe Bordner didn't have to take the screens off at all to replace my roof. What kind of company takes advantage of a Senior Citizen like myself living in an older home that she loves and has worked hard to keep up? The integrity of this company is shot in my book. Look them up on the Johnson County website and you will find numerous lawsuits. Like another person said, they do not return phone calls or emails related to poor craftsmanship It is not surprising they have been sued numerous times. Rob - I am a resident of Quivira Falls and the stucco project is a disaster. Your actual client is the Quivira Falls HOA. Your workers left gutters off for months and this caused water damage to my property. Quivira Falls HOA said Bordner took responsibility and would repair it. No one from your company called back or followed up. Your workers got into a fist fight in our front yard. I would leave a a zero star if I could. read more

Back in May, we decided to replace the 13 windows on our home with ProVia Endure vinyl. We obtained Border Home Improvement's information on ProVia's website. They are listed as a certified installer. We were less than impressed with the experience and did not choose to contract with Border. Here are the reasons why. First, their sales rep showed up 20 minutes late. He did call to say he was going to be late, but he clearly should have arrived on time. This is the least of the problems, though. Second, he spent a good portion of the sales call bad-mouthing one of the other contractors we were considering. He saw their information on our table. He stated he didn't know if their window work was any good but stated their siding installation was terrible. He claimed they didn't properly install siding on one house which caused water damage to the customer's property. Border had to fix the problem. He also stated on another occasion that the same company left Jame Hardy siding untarped on a customer's property which caused it to become damaged with rain prior to installation, but the company still installed it. Whether the story is true or not is unknown, but the sales rep would have been better off focusing on their skills and products instead of bad-mouthing the competition. I question the truthfulness because the company has zero BBB complaints, they have wonderful online reviews, and have been in business since the 70s. Third, the sales rep stated Bordner is the only certified ProVia installer in the Kansas City area. This simply isn't true. This can be verified through ProVia's website and verbally with ProVia customer service. Fourth, the sales rep stated if there was a warranty claim ever made on the windows, Bordner is the only company ProVia works with in the area to fix or replace their windows. This is categorically false. I verified this with ProVia customer service after reading the verbiage in ProVia's warranty agreement which was provided by another contractor. ProVia customer service was alarmed at the false statements and stated they would address this with Bordner directly. Fifth, the sales rep sent us a quote for ProVia Endure windows for almost $18k. We obtained about 4 quotes from certified installers in the area. All of the quotes were $7k to $8k less. This includes the company we contracted with that plan on replacing all our brick mould with PVC vinyl to ward off future wood rot. The quote from this company was $11,200. Bordner just wanted to wrap the brickmould. The other company that wanted to wrap with brickmould came back with a $10.200 quote. Sixth, we told the sales rep that we were refinancing our mortgage for the project through our credit union. He solicited using his wife with Community America stating they don't charge origination fees. Mainstreet charges about $695. According to Community's website, they charge $600. I called to complain about the experience to their customer service manager. She also thought they were the only certified installer in the area but knew they were not the only authorized contractor for repairs or replacements. I referred her to ProVia's website, told her to call their customer service department, and stated I had personally called them and had filed a complaint. I told her they were overpriced and were obviously hoping their customers would be ignorant of pricing or would go with higher pricing based on their sales rep bad-mouthing the competition. The only thing she sincerely apologized for was the rep bad-mouthing the competition. She said that isn't standard practice with their company. She finished with a bleak, "sorry you think we are overpriced". Seriously. . . Total waste of our time. read more

Bordner Roofing customers beware. We had our roof replaced in 2021 and we have 3 huge stains in the past few weeks. Bordner came out and looked at the stains and first told me, it was OUR fault because we were running our furnace humidifier too high, which creates condensation in the attic then it runs down the rafters and soaks through the sheetrock. The inspector said there were definite signs in the attic and that was our problem. After I told him, we don't have a furnace humidifier, the story was the recent snow storm blew snow into our ridge vents and that was the problem. He said they had tons of people with the same problem! Yikes, that doesn't sound good! I said we had ridge vents for 15 years before this new roof and never one leak. He said it wasn't their fault, it wasn't because they did poor work, it was the vent's fault. The vents are smaller than our old vents and obviously not breathing well...and now snow is blowing into them in 3 different places causing leaks/stains. He said the warranty only covered faulty workmanship. I said if it leaks and it didn't for 15 years, something is wrong. He said no, it's not their fault and they won't do a thing. So much for a warranty. Potential customers....beware!!! read more

They broke the water shut off valve to my house, water is now leaking onto my laundry room floor, and they said it's up to me to find and pay for a plumber. Right before doing the work they told me if they break my bathroom mirror they wouldn't be responsible. Their "bathroom remodel" doesn't include vanity, cabinets, walls or floors. I highly recommend Bordner's! I had three bathroom vents that were improperly vented to the attic instead of the roof. The installer was prompt and completed the work with no issues. The two vents on the same side of the roof were positioned equally with each other and new shingles replaced around the three new vents. The shingles match perfectly and after a major rain two days ago, no leaks! Very good job! read more

We put on a new roof in 2016 and financed thru their promo thru service finance co LLC. It was for 24 months interest free. I paid the monthly payments required by auto pay. The promo expired on 3/25/18 and we did not see any notices re: that. By August I saw a notice and called to get my pay off amount. In those 5 months I was charged 24.09% going back to the start date of 3-25-16. My new roof that originally cost 22,943.00 was just paid off in August 2018 to the tune of 33,533.40 total inc interest. Needless to say it was a very expensive mistake. We were changing out all of our windows in our house (A MASSIVE project). From start to finish Bordner kept in touch about installation date and estimated time for installation etc. The start day was delayed one day due to rain but I had a phone call by 8am that morning telling me such. the work was completed in one week and we absolutely LOVE our new windows. No more dust blowing in, we arent warming and cooling the outdoor and we are very excited to see the next heating bill. I would HIGHLY recommend Bordner for any jobs. they are punctual, courteous and very professional. read more

Do not use Bordner Home Improvement for roof replacement specifically if you have steel siding. After spending $22,000 for a new roof, I had to pay another $2800 to a siding company to repair the extensive damage done by Bordner negating the siding warranty on my home. I was assured by the site manager that Bordner would take care of the damage but they don't install or repair steel siding. I drove to the office and spoke to one of the owners and he indicated that Bordner would not pay because the roofing warranty was intact. After 3 days working on the roof the roofers had to come back for an additional day to make corrections to the sloppy job they had done. The roofing material was tacked to the siding with dents up and down the sides where it was attached. In addition, they damaged the flashing and rake. I had multiple people in the neighborhood want to know who did my roof so as to avoid using Bordner. Bottom line - don't use this company for roofing. They don't pay for any damage they cause as a result of installation. read more

Bordner replaced my roof in Parkville in 2006 from that bad hailstorm. This service was a chronic leaky roof in my current home that the flipper/seller could not rectify with his own crew. We agreed we needed a legit roofer. After two other roofers said the problem was faulty gutters, my Bordner estimator said the gutters were not good but that wasn't the issue; a re-roof of the area in question has solved the problem, from above where the new construction tied in and left-to-right, ridge to ridge. They also repaired a faulty turbine vent installation from a prior roofer. And they backed their work with a 1 year warranty. read more

He also assured me that training would be take place to ensure others didnt have the same problem as me.
