The views are fantastic and the balconies are surprisingly ample (often a crowd pleaser when I have people come over). Having a pool, hot tub, AND sauna in the building is awesome. I would give 5 stars except it can be a little tough with the heating situation and single-pane windows. Most of the year it's not a problem, and it isn't unique to this building, that's just something with older buildings in general. Easy access to downtown on the 38 and 38R, walking distance to Hayes Valley, Japantown/Fillmore, and Van Ness and Polk streets. Sports fields, tennis courts, and a park are a couple of blocks down the hill. Overall, I recommend living here.

Pedro and Karina are responsive, present, and genuinely try to help keep the building safe and well maintained. My apartment was remodeled when I moved in, there was a leasing deal at the time, and parking was included with the unit, which was a big plus. The building is actively being improved -- they're currently painting the exterior, recently upgraded to new laundry machines with credit card readers, and installed a new intercom system. Maintenance requests are usually addressed within the week. It's an older building, but it's clear management is investing in upgrades and resident experience.

I love its proximity to the Embarcadero where there are no cars and Ferry Building for the most amazing farmer's market and produce (when you can't make it to the actual market on Tuesday, Thursdays and Sats) and to AT&T ballpark without being to close to the drunkards and rowdiness that ensues. The parking near ATT is horrendous during baseball season. My fave part is that Prospect is just downstairs. this place i swear should get a Michelin but i'm ok it doesn't cuz I can get in most of the time!! If you're looking to live there, here's the lowdown on the units: Units A and B are North and N-East facing, C&D are East and SE facing, and E is south-facing. Views go from city views to water to south or ballpark views. Units F-H are West facing from FiDi to south west facing. The higher floors are basically corner units with one or two duplexes (A & E). If you're looking to buy, think about whether you want the sun as it rises or sets, and if you prefer views of the hills of I want to say Twin Peaks, the water views, Ball Park, or some part of the Bay Bridge. One plus is that w the Bay bridge Lightshow and Infinity situated north of it, the show is great. On New Year's eve, you get front row seats at the fireworks too. There's a mix of people living there, ranging from bachelors to young couples, young families and more and more empty nesters living in their dream city home. events have been catering to all of the above so can be a home to grow into. I like the fact it's not a valet building and you get a deeded spot, which some people rent out. The downside is that there are very few parking spots o the street that are not metered. Makes visitors not want to come. Overall, if there's an issue the office will do their best to address it. In the next few years, I hear Folsom will be a Blvd with more shops from 2nd ST to the water...I think that's great news!

They truly go above and beyond! When I was moving out I had a buyer fall through for my couch and ended up needing to dispose of it. I did not know what to do and I had movers arriving in 12 hours. The concierge scheduled the recology pick up, let me leave the couch in the unit after I moved out, and even carried it outside for me as I could not lift it. This is just one example of many!! The team even took the time to get to know my family who would visit often! The amenities and especially the gym are a huge plus. People commented on the noise- this is an apartment so you can hear your neighbors. I am very sensitive to noise but never had an issue with noise levels from other apartments. People also commented negatively on the rent increases- compared to other apartments in the area I would say that the rent increases are on par with San Francisco housing markets. The units are not rent controlled, you will see similar price increases in any non rent controlled apartments. I would definitely recommend living here if it's within your budget!

An increase that steep would be easier to accept if the building were improving, but the upkeep has slipped while the rent has climbed. The staff is friendly, but the building isn't maintained the way you'd expect at this price. The wood siding and balcony trim have needed sanding and restaining for years. I've raised it multiple times, including with senior management, and nothing has changed. At this point, I'm concerned about the wood's condition, not just its looks. A cracked, spiderwebbed tile on the elevator floor has never been fixed. When a departing resident left a pile of furniture (mattress, sofa, tables, cabinets) by the trash room, it sat for almost a week. I called 311 myself, and they hauled it away that Friday. None of this is huge on its own, but it adds up. Turnover may be part of it: we've had four property managers since I moved in, which makes follow-through hard. The maintenance doesn't match the marketing, and deferred work doesn't go away; it just gets more expensive. The siding and balconies are the first thing you see walking up, and to my mind, they now define how the building looks. My honest take going into year five: the units are genuinely nice, but you're paying more every year for a building that's being kept up less.
