    Mark was very friendly and accommodating. The room was clean and more modern than expected for the price. The marina was a short drive away.

I started worrying when I realized this "Resort" was not in downtown Piedmont (downtown!?!), but it was really located about 10 miles outside of town - you know - way out where your trusty GPS doesn't even recognize roads. Take HWY 34 to Piedmont MO. Turn north on HWY 49, go 1 mile to HWY AA and turn left, go 7 miles on HWY AA, and you can't miss it on your right hand side. I must explain the reason I found myself deep in Piedmont. When the Black River flooded Piedmont Missouri in April 2008, I found myself compelled to attempt to come to my fathers aide. See, he built his own house on the banks of the Black River, his house was completely flooded, and my husband and I foolishly thought we might actually be able to help clean up after the disaster. The evacuees of the "Black River Retreat" (sounds quaint right?) were given hotel vouchers for the Bluff View Resort. I figured that might be the only place in town with available hotel rooms, and I wanted to e close to my Dad. When I called to make the reservation, the lady I spoke with said that they didn't take credit cards, only cash or check. It was 40$/night, and since she was working at the restaurant the night I'd be checking in, she would just leave the key with my dad. Woah, I wasn't sure what to make of that. Long story short, there wasn't any cleaning agent that would eradicate the mess from my Dad's house, and there wasn't any way we were going to pull back the covers and sleep on the sheets of the Bluff View. We bought towels from Wal*Mart to cover the covers & slept terribly. I will say the place was chock full of ambiance, and the people were friendly. It just wasn't the type of ambiance I prefer.

Unfortunately, the amenities were not as advertised despite being confirmed a week prior after a storm. Communication is rather difficult as there is no staff available and both phone call and in person conversations are very hurried. Despite greeting our party with a list of things not working and not greeting my mother when she checked into her trailer, owners were unpleasant. Staring at us when we used the pool and turning our guests away from the clubhouse we rented. It almost seemed like they wanted to make things as hard as possible for my great grandmother (85) and grandfather. I truly have never seen anyone be so callous. I think just saying, "I'm sorry this isn't working, it's out of our control" would have gone a long way. Instead we got, too bad, you can leave but no refunds. Overall, you won't be in the unit you paid for nor will you be near those you book with...just the worst customer service imaginable.

I thought it was inexperience but turns out it's dishonesty. Guess I should've realized that when the resort's cabins were trailers. FACILITIES Pros- Play-area, pool, many shaded lots, picnic tables, pet friendly, fire-rings, BBQ, creek, no pet rules, no pool rules, no curfew, no landscaping between sites, a garbage dumpster. Trailers have A/C, coffee pot & filters. Online booking but was told it was inaccurate. Vibrant online presence going by multiple names but no cell or wifi at the campground so inaccessible during the stay. CONS- No maps online or clear photos of campsites. Sites are not marked clearly or sometimes at all. No Showers. Weak water pressure in trailers. The RV site literally backs up to a house. The Wi-Fi is not stable, no laundry facilities. One very dirty bathroom only opens when pool open. No pull thru spots. Poor to No Accessibility for Disabled. NO Useful or Clear Signage except for a no dog sign but everyone had a dog. Unpleasant staff. Maintenance of grass had more than typical mosquitos, wasps, and chiggers. No group sites.. Many amenities listed were not available ex: Upon checking in was told that "Wifi & TV" not working. No contracts, rules, agreements, or policies to hold the campground accountable. No manager or employee was "on call" or any way to contact during the stay (phones don't work) ex: The washing machine didn't work but no one to request assistance. The trailer tub was gross with hair in the drain flexing with each toilet flush. Overly caulked drain and no caulk around the shower flushing debris into the shower with you. I love a good campground but the issues here are more than poor customer service and lack of communication. It is unsafe due to health and safety violations as well as just complete disregard for customer service. CUSTOMER SERVICE Overall poor communication, and no check-in or greeting by staff. Unable to call from property. I called out from the pool and was verbally given a Wi-Fi password but was told it only worked at the other end of the campground. No info about garbage pick-up, check-in or check-out clean-up procedures etc. Another uncomfortable thing was staff gave guests' children orders to help her. This was not correcting a behavior or their mess. RESERVATIONS NOT HONORED We rented the clubhouse for the day. The owner then realized she double booked and told us to move back party three hours which wasn't possible with out-of-state guests arriving. Especially, as there was no cell or wifi service there to contact people. Elisa then approached guests and told them there was another event (there wasn't). She moved our guests to an outdoor pavilion without A/C, refrigerator, restrooms, or banquet table for serving food that was reserved. We were next to the clubhouse we rented which remained empty. When another guest asked manager denied making prior guarantees. Owner insisted she didn't make a guarantee despite four separate customers indicating they were told otherwise. There is no way to contact staff other than approaching when you see them. However, Elisa didn't turn or acknowledge when spoken to when being asked for help making it harder to converse and hear. Truly the weekend I was there no one on staff smiled once or even said "I'm sorry your phone, wifi, TV, or washer are not functioning. Not one, "Sorry or smile". SAFETY The trailer we rented had sat unlocked with keys left in the door overnight. A/C condensation made a mud pit behind the back door. Once it was dark three people slipped into it and fell. Wasps nests at every location I visited including the cottage deck, cabin porch, pool umbrella, and pavilion. Particularly alarming when no phone or internet and 3 members with sting allergies. HEALTH CONCERNS Mouse droppings on kitchen counter despite cleaning fee. No sink in poolside bathroom No ability to make phone or wifi calling in event of emergency Able-ist --- pulling hard of hearing aside solo from pool, requiring long walking distances up hills for elderly. Age-ist very disrespectful to seniors (dismissive and threatening). CLEANLINESS No Broom/Dustpan in trailer Limited TP and one garbage bag. No one came to pick up garbage from my trailer for two day stay or direct where it should go. Black Ants in kitchen on oven. Refrigerator was not cold set to warmest. Freezer was dirty with debris throughout.

We had a King room that was roomy and comfortable with parking nearby. Great view of the Current River. Bed was comfortable and room location was pretty quiet, surprisingly. Only downsides were the A/C was noisy and the faux wood floors were being cleaned with some product that made them kinda sticky. We liked the Kuerig coffee maker in the room along with the nice size fridge. Check in experience was good too with friendly staff. We made reservations with a phone call and all went to expectation. Their restaurant onsite is The Blue Heron and it was good as well. Overall we had a good experience and will likely stay again.

For addicts, booze and pot close by. Cons: typical noisy blowy HVac wall units, no house phone in rooms, no luggage help, walk to Rose Cliff Lodge for ice, no cooking or fires allowed anywhere, max. 2-story walk ups depending on room (no elevators), pricey, noise from big rigs on Hwy 60 bridge (less noise in River Center), no house computer, no playground/River here a bit fast for younger kids to play in. The biggest problem with this otherwise quality property was (officially anyway) a "no cancellation/refund/credit" policy. They don't charge your card until you check in, so it is unclear how rigidly enforced this policy is (+ there's a $15 cancel fee per room/day). We got flooded out over July 2025 weekend (Park Service closes the river if it gets over 6 feet - follow this on NOAA website/river level Van Buren MO). We elected to stay regardless (kids are more flexible and inventive than adults!) The Landing is highly dependent on the weather and have a limited season, so they really can't insure your stay. Still, they should have an official credit option for a future stay credit. In Van Buren: "The" Mexican restaurant serves huge good portions. The steaks at the Landing's Blue Heron come out mooing - you may need to have them touched up. Best breakfast is at the Ranch House. No nightlife. In area: Big Spring is spectacular, floating is worth the price, but best in a canoe unless you like cold butt (there's an enormous cave upstream from Van Buren), little funky animal park is pricey but fun for kids. For floating, IMHO the best stretch of the Current is Aker's Ferry to Round Spring, and do it in drought after July 4 for clear water and to minimize deer flies and horse flies.
