    Cabins of the Smoky Mountains - also known as Gatlinburg Falls Resort and other names…read more My group checked into the cabin referred to as Mountain Theatre Lodge which boast of the below: Spacious Accommodations: The lodge features five well-appointed bedrooms, including king and queen beds, along with additional sleeping options to comfortably host up to 14 guests. My Review: This boasts that you can comfortably sleep up to 14 guests in one area- 24 in another, slightly confusing but let's do the math -5 king beds sleep 10, 2 queen bunks sleep 8 total, & 3 sleeper sofas sleep 6, so that would be 24 -no idea why it contradicts itself - possibly to have a crutch to lean on with all the accommodations they don't actually offer. Let's talk about the 3 queen sofa beds, this is only true if you plan to bring your own pillows, blankets & sheets for the pullout couches as not only are none provided but they tell you they will bring some & finally bring them ON THE LAST DAY ... make that make sense. Overall, the house was clean but very damaged-except for the showers which looked like they had not been cleaned at all. Soap wrapper was actually left in one of them. As far as sleep, I hope you don't want to sleep past the sunrise on your vacation as there are NO BLINDS or CURTAINS in almost every room from the back side- bright & early the sun is in your face; no curtains at all on the front side of the house which doesn't help much with the temperature in the summer. Let's talk about washcloths/towels. AT A MINIMUM, we should have been left 24 (since that is what the house sleeps) AT A MINIMUM. We were left 12. Not even enough for everyone that it supposedly sleeps. We called &asked for more, as with everything else, it showed up ON THE LAST DAY. Private Home Theater: Enjoy movie nights in your own theater room, equipped with a large screen and comfortable seating for a cinematic experience. My Review: Comfortable Seating is pushing it but we can live with that, what you can't live with is not even being able to watch anything on the TV "theater" due to the fact that in our 4 nights there, we had internet access for POSSIBLY 6 hours total. We called, texted, & emailed regarding internet service, was told multiple times that a service call was entered-they would get someone out to the cabin. No one EVER came to attempt to fix this issue. Entertainment Options: The game room is equipped with a pool table, air hockey, and arcade games, ensuring entertainment for guests of all ages. My Review: Air Hockey table was unable to be used because the pusher was broken, I called, texted, & emailed about this within the first few hours of arrival,was told they would have a pusher out the next morning;the pusher was finally brought out on our last day. There are NO arcade games. Relaxation Amenities: Unwind in the private hot tub on the deck or relax in the cozy living area after a day of adventure My Review: the hot tub and living area are nice as suggested, however if you look at the photos and think, wow this porch with this swing & rocking chairs look so relaxing and I cannot wait for that .... well wait, there is no longer a swing and the 2 rocking chairs that are out there (so not as many as are shown online) are smaller than shown on the photos & very rickety. Modern Conveniences: The cabin includes a fully equipped kitchen, washer and dryer, complimentary Wi-Fi, and multiple flat-screen TVs with cable/satellite channels. My Review: kitchen is fine, washer and dryer are fine, wifi is non-existent as mentioned above which makes it hard to classify this rental as a "theatre", there is NO CABLE or SATELLITE on ANY TV in the entire cabin. The only TV's that you could even watch while we were there were the two smart TV's that you could connect to your own personal Netflix or other account and that was only for the few hours that we had Wifi to do so. The TV's in the room were POINTLESS. Outdoor Features: Take advantage of the charcoal BBQ grill and deck seating for outdoor dining and relaxation. My Review: you will not see a photo of this grill online, but let me help you with that, it is the $19.99 rickety grill from Walmart that you can put like 4 burgers on at a time. PLEASE SEE PHOTO FOR THE LAST OF MY REVIEW AS HAVING NO WORKING AIR FOR OVER 24 HOURS WAS A FINAL ISSUE.

    TLDR: If I could rate 0 I would. We (my family and my sisters family- total of 7) rented the cabin…read morecalled "dollys dream", more like dollys nightmare. I should've realized with booking; initially tried to book online but ended up calling because there apparently the old site up that they can't get down. Booking on the phone was simple enough once I was on with the right place but afterwards everything just went downhill. Firstly the cabin looks NOTHING like any of the pictures that are on the website. There was trash all outside, everything is changed from the inside, the furniture, seating etc. My husband, kid and myself stayed on the bottom floor, and my sister and her family stayed on the main floor. Getting to the cabin: We drive 9 hours to get to what we thought was a well maintained, nice cabin. WALKING IN, there was BIRD POOP everywhere, and I do mean everywhere. I have no clue when the cabin was last cleaned prior to our stay but based on the calendar bookings, 2 days prior to our stay was the last booked. There was bird poop on the floors, doors, back of the couches, door frames.. I mean, it was bad. I kept looking around and found that our kitchen sink had a leak in the piping under it and they had just placed a bowl there to catch the water but there was already a puddle of gross water under the bowl. The dishwasher also had a puddle of standing water on the bottom and smelled kind of gross. So I called the main office and told them about the poop and the leak, I was told the cleaners were otw but we left and started our vacation. Upon getting back, they did clean the bird poop up but when I checked under the sink, there was now 2 bowls for leaks - both sides of the sink were leaking vs just the one, and the dishwasher was not touched. Finally at night we decided to get cleaned up. Reminder- me and my fam are on the bottom floor. So my kid is about to take a shower downstairs when he comes and tells me water is on the floor. I go look and see water is leaking from the ceiling; it's coming from the wall and the vent overhead. I immediately called the after hours line and she tells me that she put in an urgent request with maintenance and someone should be calling soon- I received NO call. Also- the downstairs bathroom tub knob was broken, the knob wasn't "hooked" to what it needed to be hooked too in order to turn the water to hot/cold, and of course the tub didn't drain properly in any of the bathrooms (which I also mentioned). I was able to find out that the leak was coming from the upstairs master bathroom shower- so that's 2 showers down. So all 7 of us used the upstairs hall shower- which had no pressure, drained terribly so you stand in a bath of your dirty water, and made a lot of noise that scared my kid (he's 8). The next day I still receive no call and notice some other things with the cabin: the picture showed seating for 8, there's only 6 chairs, the a/c doesn't work very well (it stayed about 76 degrees the whole time even at night). There was smushed bugs everywhere on the walls and bugs continued to keep coming in through the cracks at the door and windows. The windows were nasty, webs, dead bugs etc. they could've at least taken a duster to em. The floor boards were gapping terribly and the floors were not very even (yes I know it's a cabin but this was super uneven). The cooking ware is def not up to standard, I brought my own from previous experiences. We also used paper plates, plastic cups and utensils, the only thing we used kitchen wise was the coffee maker- which took a long time to make coffee. Also, there wasn't enough towels for all of use, we went to Walmart and bought some for us to use also for a box fan to help cool the rooms down. The washer/dryer is subpar, the wash more so slightly jiggled vs truly agitated. The dryer took about an hour n half to dry. On day 3 I called back and spoke with another rep. I asked about the maintenance call and no one came out or called me back- she stated there was no record of my call. So I told her my issues again. I requested a partial refund due to a breach of contract in their end and read verbatim what the contract said vs services actually provided. She said she'll put a maintenance request in and that a manger would contact me in 5-7 days regarding the refund (it's still within time so I haven't gotten a call yet). So the 7 of use continued to use one dreadful shower. The next day, day 4, we wake up to a bag of towels. We didn't hear anyone come in or knock or anything. So we leave for the day and when we come back, I realize the shower handle in the downstairs bathroom was fixed and the tubs are draining better. My sister still didn't use the master bath shower since that was a fix you'd have to tear up the floors for. They did not call or anything, just came in and did what they did and left, which honestly made me uncomfortable, no notice or anything. The next day we packed all our stuff and left. I was glad to

The pool was also beautiful and clean, and the cleaning team showed up mid-week to add salt and clean it again. Big kudos to the cleaning crew. That is where the good news ends. I will just list out the issues to make this easier for you to read (and subsequently run screaming from this property). I notice they don't let me post photos here. Too bad! I have tons of photos of cockroaches, slime, standing water, flooding, etc. Anyway you will have to use your imagination. I will be sending this to BBB. It rained one day (not a crazy amount - just a summer quick dump) and the house flooded in two different places. Not a little water - a LOT. Dishwasher does not clean dishes AT ALL. We looked and almost vomited when we saw why. I don't think it has ever been cleaned and it was full of slime and scum in the bottom. Leading us to... The house is advertised as holding 30 people. We had 12. We went to make dinner night one and there were no frying pans and limited pots. There were six (6) forks. We called guest services and this is the one and only time they responded. They brought us a set of pans and a set of flatware, and blamed the cleaning crew for "throwing them away" instead of washing, like they are lazy. Ummmm, lay off the cleaning crew. They did a great job. The dishwasher does NOT clean dishes and They don't have time to hand wash everything, so you know this is why they are tossing them. I don't blame them. We hand washed every dish all week. My 78yo mom's bath in her bedroom had a tub with standing water. She showered once and it never went down. As the week wore on and guest services assured us every single day they would send someone out, they never did, and the water became slimy and filled with centipedes, millipedes, and other bugs. She used our bathroom the rest of the week but I still felt so bad for her. It was DISGUSTING. The master bath had a toilet without a back cover - you know, so the innards were totally exposed. It appears from reviews it has been like this for at least one month. And yet guest services promised every day they'd come out and fix. They never showed. My brother's bathroom had a toilet that wouldn't flush unless you removed the back of the toilet and manually lifted the float to force it to flush. Maybe guest services should put that back cover on the master bath toilet and just leave it off the other for efficiency (sarcasm). There was a number for trash pickup and they implored us to be careful with trash because of all the bears and raccoons. So we called for trash on Tuesday. They never came. We called every day. By the end of the week the trash was literally everywhere because yes indeed, the raccoons got into it. We ended up leaving the rest in the house. It might have improved the house actually (again sarcasm). No bad review would be complete without a cockroach or ten. I thought we were in the clear, but mid-week, I personally spotted a HUGE one IN THE KITCHEN. My mom thought it was dead since we had all the lights on and it was just handing out, so she went to pick it up with a napkin and that thing skittered. She did get it (stomp) but the damage was done. I was so skeeved. Then my brother saw one. Then mom again. And we all know where there is one roach, there are one thousand. I was so skeeved out I literally emptied all my family's luggage in our front yard and shook everything out when we got home in case of hitchhikers. DISGUSTING. The house is TIRED. The photos in the online listing are clearly AI generated. It shows 12 beautiful chaise lounges by the pool. There were two, and one was completely broken. The rugs were coming up and the walls and vents were filthy (sorry but this is deep dirt, NOT on the cleaners.) The step going down to the grill was completely rotted out and dangerous. It is abundantly apparent that someone purchased this house in 2021 and has done NOTHING to it except use it and abuse it. Total SLUMLORDS. There is zero water pressure. I could barely wash my hair and everyone in the house complained about it. Then, my son was taking a shower and the water just shut off completely. He literally rinsed his hair in the sink after about 30 minutes. How can a house hold 30 people when only one person can use the water at a time? And by use I mean if someone else showered, or ran laundry, or washed dishes in the sink (which was 24/7 since there were so many of us and the dishwasher was vomitous), the water stopped. The management company sucks. They didn't help us with any issue or even with trash. They didn't answer any of our questions prior to the stay (I mean, they had our money at that point - why would they care at all about us after that?) The issues we had we have since seen have been occurring all summer. They know, they don't care.

This was…read morewhere we spent our honeymoon (well Gburg actually - in an old run down cabin that wasn't theirs). I don't even know if this place was around then. That was 41 years ago but we spent time up here for our 40th anniversary this year - using them exclusively since we found them about 20 years ago. I think the ownership went thru change since we've been coming here but we exclusively and use them at least 3-4 times a year. Their special for last minute trips is incredible. After 20 years, 3-4 times a year (so we've stayed in most of them), each one has always been clean as a whistle. We have figured that we have stayed with them over 60 trips. At least. We've never stayed with anyone else the past 20 years! Our favorite place is at the top of the mountain at the water tower. However three of the four we always stayed at and liked the best, all but one was burned down in the Gatlinburg Fire of 2016. It burned down to their concrete footprint. They finally got one of them rebuilt and just opened back up so we are leaving Friday to go there. It's at the very top of the mountain and you can see for miles and miles. Yet it is only 5 min from the Parkway, behind Dollywood. You would think a cabin on the to of the mountain with its incredible view would be miles from the Parkway but it's only a short 5-8 minutes. I can never praise their staff enough. They are awesome people to work with. Some of our favorite restaurants we never miss are the Applewood for bfast, Guy Fieri's restaurant and arcade ( this is awesome and relatively new and great to go because there is a Crumbl and Ice Cream shop next door that are for that sweet tooth we always seem to get worse up there), Chop House, Cherokee Grill (Gburg), Ogles Farmers Kitchen ( I think this is the name. It right close to going in for Applewood. We've just recently found this and have been multiple times), The Pottery Barn Cafe is usually our first place we hit coming into town. There is also Paula Deens, Chop House, and Johnny Carino's. This is just for starters. Stay here and you won't regret it!!!

Oh yes, and a heated pool with Clubhouse just 5 minutes away on the property. I know, SWEET, Right? Emotional Rescue Cabin was perfect for us being 3 couples with 2 children and wanting a place to unwind for 5 days. All we needed to bring was clothing & toiletries. Sure, food is good, especially if you want to cook and we did have breakfast in each morning. From the vaulted ceilings, jaw dropping warm wood finishes and perfectly selected Smokey Mountain décor you'll love the nature wood beauty and cozy décor. The panoramic views of Mt. LeConte are breathtaking from inside or outside the cabin with two full length decks with rocking chairs and a swing outside each bedroom. Fall into the oversize sofas and curl up in front of one of the 2 stone fireplaces with 50 inch HDTV plasma TVs, with cable, movie channels plus DVD players in a home having practically everything you could possibly want. This was our first stay at one of Jackson Mountain Home Cabin Rentals in Gatlinburg, TN. We had viewed the cabin online but the pictures honestly don't do it justice. As we drove into the Black Bear Falls Community and farther and farther up the mountain the views only improved and cabin sizes seemed to increase. As we drove along I suddenly wondered why we had waited so long to rent a cabin. Almost to the top of the mountain road we pulled into the huge 2450 sq. ft. Emotional Rescue Log Home. We had been told we had four parking spaces and 4 vehicles fit well in the area. As we unloaded the vehicles we so appreciated the few 5 or 6 steps from the car to the front door. As you enter the foyer you can immediately turn left and down the stairs to the game room and two lower king size bedrooms or straight ahead with 2 king bedrooms & baths on each side of living room. The layout provides so much privacy in each bedroom and bath that we often forgot we were with two other couples. Both common areas are perfect for lounging in front of the 50 inch plasma TV or enjoying appetizers in front of the fireplace for long conversations while enjoying the spectacular view. We were told traveling to Gatlinburg from our cabin would be approximately 10 minutes but honestly it felt more like a half hour. The roads are narrow and curvy which you expect in the majestic Smokies but allow for additional time when traveling. Prefer to stay in and take full advantage of the cabin amenities then try your hand at pool or one of the 60 classic games on the game console. Remember Pac Man? The heated pool area is lovely and close to the cabin but I recommend you drive instead of walking with the blind spots on the curves. With flat screen televisions in each bedroom, two 50 inch plasmas TV in the common areas, 6DVD players, a phenomenal kitchen and dining room and a soothing hot tub on the scenic lower deck you find yourself not wanting to leave the cabin. One of my personal favorites is the cabin has a custom whole house, 5.1 surround sound audio system. 8 zones, each with touch button wall controls, and stereo in all bedrooms and on both decks! It was great having quick, accessible music on the decks, while in the hot tub, party music in the game room and easy jazz during dining and in each bedroom and bath. Oh, I almost forgot the wireless Internet connection for all our phones and laptops. One other amenity I haven't mention is you have access to the Gatlinburg Community Center. There you can bowl, play billiards, basketball, racquet ball, use the indoor pool and walking track. There is a small usage fee but I don't remember how much it was. I can't imagine anyone having the need or time unless you're stuck in a snow storm but it is available. This isn't a hotel with daily room service. Housekeeping doesn't clean daily nor bring fresh towels and sheets each day but you can pick up at the office. We just took advantage of the washer and dryer in the cabin for our personal clothing, swimsuits, and towels. When you are ready to leave, you'll contact the office and a staff member will quickly inspect the cabin before you leave. I'll leave you with this. If you want a gorgeous cabin that with 4 King Size Bedrooms and baths with spectacular views and you want to pack lightly, then call and reserve this cabin. You will not be disappointed. One last suggestion is grab breakfast in Gatlinburg at Crockett's 1875 Breakfast Camp who has Fabulous Food and a fun 1800's atmosphere. Well worth the wait.

    Avoid Hemlock Hills Cabin Rentals and Cody Hibbard -- A Complete Nightmare…read moreOur experience with Hemlock Hills Cabin Rentals and Cody Hibbard was nothing short of a disaster. Things went downhill from the start. We had installed our own locks, but without any discussion or authorization, Cody removed them and replaced them with his own--claiming it was "easier for his portal." The problem? There was no portal. We had zero visibility into bookings, charges, or payments. He kept saying a "new system" was being set up, but that never happened. We trusted him because he was referred by a realtor and came across as running a "family business." That turned out to be a huge mistake. Communication was awful--texts went unanswered for days, calls ignored, and transparency was nonexistent. Then came the billing nightmare. We were charged $1,620 for cleaning fees and $489 for locks we never asked for--the same ones he removed after we'd just paid for new ones ourselves. In October, our cabin brought in around $6,200, yet our owner deposit was only $2,315. For someone claiming to charge a 15% management fee, that math doesn't even come close. The so-called "cleaning service" was unacceptable, and things only got worse. Our camera system mysteriously disappeared, and after one stay, the back doors were found wide open. We later discovered that a random woman had apparently stayed there--Cody took the money and never paid us a dime. This is not a professional management company. It's a disorganized, dishonest operation run by someone who preys on owners' trust. If you're thinking of using Hemlock Hills or Cody Hibbard--run the other way. Manage your property yourself or find a reputable company, but don't make the same costly mistake we did.

    I had a cabin which was managed by Mountain Rentals of Gatlinburg. The first thing they did was…read morerenege on their contract. They were supposed to video the interior before a guest arrived and upon their checkout to be sure that the guests left the cabin in good condition. They did not. They had poor service as evidenced by allowing items to be stolen without charging the renters for their theft. They also allowed a carpet, which was under warrantee, become frayed; when asked to contact the carpet vendor to have it repaired or replaced, they did not do so. It became more damaged which then gave me bad reviews as my carpet was "shabby". Guests also took decorative throw -pillows as well as kitchen items. They also allowed their housekeepers to destroy my bed skirts by carelessly vacuuming them, getting the bed skirts caught up in the vacuum which tore them apart. They appear to rent out their own properties first before they rent out the properties they manage. Housekeepers stole my new expensive pots and pans as well as new flatware and plates to be placed in other people's cabins, replacing them with burnt and horrible appearing items. On one occasion I found that they had replaced my 5 pot and pan set with 2 items: a small pot which was bent so that it would not fit flat on the stove, and a Teflon coated frying pan, also bent as well as scratched up and burned on the cooking surface so it was unusable. When this company was managing my cabin, I had to purchase 3 sets of new pots and pans, beverage glasses, flatware, and bedding as well as table clothes and table settings. I also had to purchase a new light ($90) to replace one they threw out because someone put a 60 watt bulb in a bulb receptacle which clearly stated 15W maximum. They also stole a hot-tub cover from my hot-tub on the deck. When I fired them and hired a different management company, they placed wet sheets and blankets into a bedroom closet allowing them to become ruined with mold. I also allowed a check for $1,205.80 to become stale-dated by a week, and when I called to have them replace it they did not. I sent multiple emails requesting a replacement check to be sent to me, attention to "Patrick" who was the manager. I never received the check. I lost thousands of dollars by using them to "manage " my property. All they did was "manage" me so that they were the only people making money on my rental property. Nice working with them wasn't it? If you want your property mismanaged, they are the way to go.

    We recently attempted to stay at the Cozy Bear from 8/28-9/1/25. Our experience was far below…read moreexpectations. I encountered several issues that made my stay uncomfortable, including: * Smell - Mold/Mildew/Smoke - very stale and irritating allergens - it was hard to even stay inside the smell was so offensive * Jacuzzi tub - black grit/dirt coming out of faucet with water; loud squealing noise in pipes? * Hot Tub - green slime in tub, odd chemical smell - not related to chlorine products * Tub/Shower - brown water coming out of faucet for extended period of time * TV remote would not work * Yellow stained sheets, smelling of smoke All of these were discovered upon check-in. It appeared that the cabin may not have been used for some time and wasn't updated for guest arrival. We attempted to eliminate the odor with sprays/disinfectants that we had to go and purchase. We then attempted to use the hot tub, jets would not stay on and there appeared to be some sort of slime in the tub. Upon exiting the hot tub, we tried the jacuzzi tub to rinse the slime off; that water was just as bad, then attempted to shower only to find it much worse. We gave the cabin a chance even though we weren't happy upon arrival. Things just progressively got worse. This was such a disappointment for our Anniversary stay. We travel often and have rented cabins in a variety of areas across the country. Older/aged cabins are common to us; this was well below expectations and description. We unfortunately did not trust that we would be able to seek resolution at 10pm and chose to check into a cabin owned by a different company. We did not get settled until well after midnight somewhere else and lost so much time.
