The bad news is that they have been terrible so far…read more The whole process was really weird, to see the home we had to do an open house with others and there was so many people it was hard to really look at details. Our problem was that we assumed that since it was in a nice town and at the top of the price point for the market, it would be kept to a nice standard but that was not the case. The entire home has extreme issues. The listing and pre lease documents we signed said landscaping was included but then they changed it at lease signing and when we complained the only thing they offered was $25 off or they would let us out of the lease. We had to provide the washer and dryer which okay fine but then the microwave and fridge were both over 20 years old and had damage. The microwave was physically falling apart and the fridge is broken and smells horrible. The maintence man left the fridge off and overlooked so many issues in the home. I was able to get the 20+ year old fridge and microwave replaced after having to have a hostile phone call with Jodie where I started crying out of frustration over how we've been treated. We moved in May 9th and are still waiting on the fridge to be delivered as the wrong one was ordered originally. I really have no confidence in the maintence staff as he used the wrong color of touch up paint and then just put on the move in paperwork "mismatched paint" instead of fixing it. The kitchen cabinets are all falling off and were fixed with wood glue. There's a major crack in the toilet bowl upstairs. We can't use our garage door remotes because they're corroded even tho the maintence man again said they were working. The place was left filthy and we alerted them to it before we moved in but they didn't call the cleaners until after we moved in and had to clean ourselves. We were given one mail key and it fell off of the loose keychain and now we're being told that they don't have the other key and our only option is pay their locksmith to rekey but it's scary that the second key is floating out there. We also had to provide them a copy of our house key as they didn't have one. They have been extremely unorganized and it has been very clear that they do not care about their customers. We have been very understanding when we shouldn't have had to be and they just keep treating us terribly. It was our dream to move into a home in the suburbs but Amoriss PNW has made this whole experience terrible. It was our hope to stay in the rental for a couple of years but with how they've been treating us I can only assume they will make a renewal very hard

I can say…read morethat they were fine as a rental property management and things went smoothly for the 2 years, BUT I will also tell you that they will nickle and dime you into bankruptcy when you move out. Yes, we had a family with small children so some of the charges were legit, but I have moved out of a few homes before and felt confident that we were leaving this home in nearly the same condition as when we moved in. Like I said, some charges were justified, but the ones that upset me for example were I missed 3 light bulbs that needed to replaced=$90, I hosed down the front patio and front of the house, I thought it looked fine, but apparently they needed to power wash it, so I was charged for that, I was given a yard that had been beat up by the previous owner's dogs (no sprinkler system), and they charged me a few hundred dollars to upgrade the yard and add sprinkler system, their handyman had extreme charges for very small jobs, like 'touch-up paint', I could not believe they charged me over $3000 in total for very minimal things and some of the charges I felt were just part of regular maintenance to a home, not things the renter should be charged for. I could go on and on, but the bottom line is they will upgrade their homes on your expense, so be prepared when you move out!

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.
