Fortunately I have so much equity in my home I will not be selling, unfortunately even after 7 years my poor renters have to deal with this HOA. One day late and they charge a $50 late fee. Goes to show how much they're after homeowners for every penny. Even my mortgage or my typically utility bill does tack on a $50 fine for one day?! Like sure maybe 10% the next day but how ridiculous. Have fun paying damn near $700 a a year for HOA dues and then $50 if you're a day late! read more

This property management company is petty and continues to harrass us about minor issues. We have had rain for the past two months, and they actually had the gaul to email a non-compliance letter with photos showing my grass is about 5" tall. Yes, it needs mowed. I don't need a non-compliance letter to undrstand that. But please spend our dues going after the significant issues in the neighborhood and stop harrassing respectible properties. They treat you like children. If I had known how much harrassment I would receive from them, I would have decided to buy elsewhere. Actually, I don't have any complaints about the company. The company has been managing my residential area since 2018. I never had any issues with the compliance managers before, but problems started arising with the recent compliance manager. Every year during the fall season, I, partly due to mental health issues, rarely go out to do outdoor tasks such as leaf cleaning. There were times when I forgot to do it, and of course, someone from the company would remind me. This was normal because I hadn't fulfilled my responsibilities completely. I received reminders in 2021 and 2023, and everything was fine until the current compliance manager took over. She sent me a reminder about the leaf issue at the beginning of 2024, but instead of being the first reminder, she claimed it was the second and fined me. When I asked about the first reminder, she said it was sent almost a year ago (3/2023). I tried to explain that I had responded and taken care of it at that time, but she insisted that cleaning up doesn't reset everything. She even confirmed that even if I hadn't cleaned the leaves for the past 10 years, I would still be fined if it happened again now. When I asked why the previous managers didn't enforce this, she said she was different from them. Throughout our phone calls and email exchanges, she hasn't demonstrated the professionalism expected for her position. I feel like she's taking advantage of the lack of clarity in the HOA policy and the company's procedures to enforce what she wants. I don't understand why she seems to be treating me this way. I'm paying the fine and waiting for the day to speak with the Board. I've been using them for 10 years give or take...there fast and reliable and take care of everything

I have been a tentant at a property in University Place, WA since 2007. During my tenure here, the quality of the building, grounds, and overall care since TPM has taken over have significantly declined. I agree with other folks who post that it is difficult to get a response back from some staff. Rather than having staff frequently visit the property and manage care, tenants typically write in to notify them of leaks, property destruction, uncleanliness, etc. We had a beautiful fish pond in the front of our building with goldfish that were at least 5 years old (maybe older); the pond is now covered with algae, the fish are dead, and the pumps have stopped working. I have difficulty getting updates from TPM; however, if additional fees are needed, someone will drive down from Milton to post a note on the door (and charge $50 for doing so). I highly discourage potential commercial property owners from using TPM to manage their properties. read more

Let me start this off by saying I don't write bad ones, most of the time I can understand things happen. I like to build up business when I have a great experience. I have never been treated will such little care or respect. I wouldn't be surprised if they try to retaliate because of my review. Here is just one example of how I have been treat when THEY messed up. Horrible, they make mistakes and overcharge. When I try to get things resolved I get almost zero help and on multiple occasions had to gather documentation they already have to get them to reverse the charges. Not once did they ever apologize for THEIR mistakes or MY TIME I had to take to deal with an issue that never should have been an issue in the first place. For example one of the most recent issue with them. I was charged for a missed chimney cleaning. Confused as I was there and let the company in, I tried to get ahold of them to get it resolved. No luck and then got a late fee while still trying to get ahold of someone. When I finally emailed another different employee of TMP she emailed me back on May 26th 2021 with this: Hi Cody, Yesterday I asked you call me. I have no missed calls from you. This and yesterday's email are you only correspondence we have from you. Please call me at your earliest convenience. Thank you. Warm Regards, Not only did I reach out at the beginning of May which I have the emails for, I have call logs of me placing 3 calls to TMP leaving voicemails, and her asking me to call her yesterday? Pretty confusing since I emailed her that day and it was the first time. Oh and the best part of this was them making me reach out to the clean company to get it resolved. Funny how this company picked up right away was friendly and within 2-minutes of talking with them did they tell me they are looking at the report they sent TMP and clearly states my unit was given access. Yet, I had to send it to them again to get it finally resolved. Here is what they said after all that BS. Hi Cody, Thank you for clearing up the issue. I wil have the fee removed from you account. I wish I could give Total Property Management zero stars. They were the reason a sale fell through on my condo unit. The buyers were completely turned off by how unresponsive and unhelpful the management company was. I've found that the problem is they don't assign one person to each property, so you're constantly dealing with people who don't know anything about your situation. The company is also terrible at record-keeping--they haven't recorded any board minutes in over a year! The cherry on top is the tarp on the roof that they refuse to address. Very bad experience. Although Chase was quick to find tenants for our home, there was extensive damage by the tenants in only 6 months. The company did not check in on the tenants, which could have been as simple as driving by and seeing the how poorly the lawn was being kept. They also hired a carpet cleaning company after the move out that did not do a good job. They did not check on the carpets after cleaning. Having a policy to check in on tenants at 3 months in a short term lease would be a big help. read more

I have had the horrible displeasure of attempting to communicate with this abhorrent excuse for an HOA. They do not communicate until they believe you've done something wrong. Then you've got emails telling you to fill out their ACC change forms if you want things approved. The only issue is, they never even take the forms to the board for approval or email you back after that. I was told I needed to pick up paint samples for my door because they don't keep colors on file for the properties they manage. After going out of my way to procure the paint samples, I called and was told, yes, leave it under the mat and we will pick it up. Two weeks later it was never picked up and I just painted the door without their stupid approval and they never even noticed. I had so many issues with not being responded to that I emailed the owner of the company, the website makes it sound like she cares, she doesn't. She just hit forward and sent my email to the people I was having issues with for them to deal with me. It's one excuse after the next with them, you receive conflicting information if you receive anything at all. I have no doubt that this is the worst company I have ever dealt with. read more

Total Property Management is by far the worst when it comes to managing your investment or HOA. Your better off setting up a tent near the back of Am/pm and pay another property management to manage your tenants. They have no remorse for the little infractions and always comes up with "it's in the fine print". I don't even recommend them to help manage your Fantasy Football team none the less. I feel bad for the owners that have houses in Holland Glen. Once a month they drive around the neighborhood to find little infractions just to penalize home owners for non sense. read more

They fail to uphold their end of the CC&Rs, with broken common area fences for well over a year now, an unmaintained community park and play structure (also common area), and grass that is over 4 feet tall at the entrance and park (both community areas). They now make 2-3 site visits per month and nitpick the tiniest things for residents who maintain their homes well, yet other homes have missing shingles on their roofs, weeds growing taller than their fences into others' yards, have collapsed fences, and rotting wood on their homes. When questioned about upholding their end of the CC&Rs, they state they don't have the funds to do so. I'm sorry--where do all of our dues go then? This company focuses on things that aren't actual problems and avoids the real problems at hand. They hide behind their phones and computers and refuse to take accountability. They were witnessed performing site visits and taking photos of nearly every home on the street while on a state-ordered lockdown due to COVID-19, during a time of hardship for many, and when they were considered non-essential business by the governor. They then lied about the purpose of those photos being taken, saying they were looking for safety hazards. I'm still unsure how small weeds in nearly every lot after a week of rain are a safety hazard. They are incredibly difficult to deal with and are rude to residents of the community. If you are a renter and pay the dues, they will refuse to speak with you. They are a company built on double standards and bullying. This place is terrible. They never return your calls or explain their excessive fees. When homeowners in the HOA had late fees, they pockets the money into their personal company account versus our own HOA. They do not maintain the property, they hang up on you. When we had a budget meeting and I (as an accountant) questioned their numbers, they blamed me that I was wrong, then sent out an email a couple weeks later saying that made a $30k mistake on their accounting. Tara C. (TPM) and the NPL HOA allow year over year parking enforcement exceptions for unit XXX. I ran a favoritisms experiment to see how fast TPM would send me a parking violation. After a few months, I received a vague notice with no specific infraction dates and times - the inaccurate date range includes time my car was parked in a garage for over 2 weeks during travels to Boston! Both TPM & NPL fail to be transparent with homeowners on the free to park anywhere you like method and procedure. Think twice before considering TPM to manage your properties. The original property management company in the early 2000's excelled and all others failed and ripped people off with inaccurate HOA dues! Condo closed on the 11-13-2018 and they said I have forfeited a balance of $360.00. They claim it was in their paperwork with Stewart Title that they don't give refunds. The first few months of experience with this horrible company: -autopay has been either unavailable or changed with minimal notice twice already -the new autopay doesn't work. If you have it set up to pay off on the 1st of the month, like a responsible tenant should, it only checks Feb dates. And they post their billing late apparently so enjoy the late fees -literally no way to contact them except through their phone number, which they hardly ever pick up. This company is so hard to get ahold of. Recently I had an issue, they have a new automatic payment method for the monthly hoa fees. I tried to contact them before my payment was due stating I needed to change my bank account as the one I had imputed I would no longer be using. No one responded to me, so I went ahead and tried to figure it out online on my own. Didn't do it correctly, so they ended up charging my old account which no longer had funds in it, when the bill bounced back to them they charged me a penalty insufficient funds fee, even though I had set up the payment with my proper account to be billed in a few days from that time. I tried to email them regarding the issue trying to explain, it's a brand new system, of corse some small mistakes might be made, and I felt I should be pardoned as I did everything in my power to try to make the payment on time. I sent 6 emails before finally a week later getting a response telling me they never got my original email (even though I sent them a screen shot of it from my sent emails box as proof) and now owe late fees on that insufficient funds penalty. This company is a joke. I also got a penalty once because I had a pair of sandals and a broom on my back porch in the corner. The broom and sandals were there so I could sweep leaves off my porch but apparently to them that is "clutter". read more

Although through the years there have been a very few missteps this is an outstanding Management Company and have done an outstanding job for our HOA. Most of the negative usually come from people that cause their own despair and I can point out several. People that buy in a HOA are subject to the Bylaws/CCR's of that HOA which has nothing to do with TPM they are just the enforcers and people hate to be called on their inadequacies quit crying take care of the problem or move. Not sure how this company stays in business. I guess they keep finding new suckers to hire them...probably with some bribery. They only collect dues. Don't maintain the property. Hand out fines and are rude and arrogant. The manager lady (Maureen or something like that) is not competent. I wasn't shocked to see all the reviews say what they say because I experienced all of it first hand. TCP has one good review in the last year. That review is obviously fake. It's the only review made by that person. Get real, u will not find ONE person who rates this company more than 1 star. They are THAT terrible. Attn all HOA board members: read the contract with them and put in your notice to cancel immediately!! Most contracts involve months in advance(sometimes a year) notice to cancel their contract. That's how they milk owners. Read your contract, TCP keeps all fines collected ...No wonder why they are quick to hand them out but too cheap to clean up the common areas. This firm was brought on after a tedious legal battle between the owners and some on the board Now i understand why we should have voted against this firm to manage our condo complex they are not following the letter of the law on some issues and they are doing inspections and then forwarding a letter a month later tell you to fix the issue or Else. these guys are hired by my HOA dues and they are going to tell me what i can do with my home and what i can not do , they are even complaining because i have let the flower beds go to compost for the winter. Where do I begin? Total Property Management offers Home Owners Association Management Services, and that is what this review pertains to. I recently called Total Property Management and spoke with Rachel, because we wanted to do a site inspection of our property in a condo for which they manage the Condo Association. The floor our tenant lives on requires the use of a fob for entry, and our tenant has our fob. I needed entry for us to post a notice to enter, and later to do a 90 day site inspection. I provided her the address and unit number, and someone named Rachel told me that I could call the condo front office- because she doesn't have that information or fobs. I asked her to provide me the phone number, she said that I could google it. I asked again, where I could find the website, and she repeated "you can google it." I called the condo front office after "googling it" and left several messages, never receiving a return call. So I called Total Property Management, to find they had their voicemail set up, during normal business hours. (3 oclock on a Wednesday). I have left them voicemails with no return call. Today, I got a hold of the office of the condo, and the informed me, to my disappointment, that they do not manage the 5th floor, nor can they provide fobs. They said that this is because TOTAL PROPERTY MANAGEMENT manages the 5th floor of the building and controls the fobs. Total Property Management has given me the run-around, showed complete rudeness, provided false information, and a complete lack of cooperation and customer service skills. Simply based off my small experience with them, I would never imagine why anyone would want to work with this company. read more

Total Property Management is who we contacted to rent an apartment. They charged us for coming to unclog the drains which was not part of our lease agreement. When I called and asked to have this charge removed they refused. Their property is INFESTED with roaches despite my daily bleach cleaning and my own bug treatment they keep coming. Their un-orchestrated attempt at having professionals come to rid the Property of them was a fail. They left notices on the front doors of the event with no date and time. A Total Property Management employee came to all the residents doors at 9 am to advise us the exterminators would be there that day. 30 minutes later they showed up and of course no one was ready but the manager on site. Calling their main number ALWAYS results in an answering machine but my guess is because I am always quick to advise them when they are doing wrong so they don't like dealing with me. I would NEVER recommend their services nor their properties. They are rude and unprofessional when they are advised of things they should be doing correctly. Do NOT hire TPM (Total Property Management) as a property management company. They're only looking out for themselves and to maximize their profit. They are very unprofessional in how they present themselves they don't even have their own email domain. They use Gmail, Hotmail and other free services for their company email - that should be a sign. I've been told by real estate agents trying to deal with Total Property Management on either selling or purchasing property that TPM (Total Property Management) is the worst of the worst of property management companies making it difficult to do real estate transactions, and that is not good if you are a property owner. These agents told me that TPM is rude, unwilling to answer even the most basic questions and unwilling to help with anything. Their canned response is "order a Resale Certificate". Not only do these resale certificates expire in a very short period of time but the information these agents are seeking is typically not even in these certificates. It's clear that this company's only motivation is to try and maximize their profit at the expense of good customer service to their clients. I've experienced the same rude and arrogant behavior. TPM charged me $50 for a storage room key when TPM had change the lock but did not provide me with a replacement. TPM attempted to do a drywall repair job around my entry door where there was water damage from above. The repair job looked amateur and horrendous with cracks and horribly miss-matching texture. Not to mention all of the drywall dust and debris on the floor. It took 3 attempts to get it halfway decent and they charged HOA Association a whopping ~$2,200 for this small band of drywall around my entry door -- which is fraud in itself. Many of TPM's staff are either inexperienced, untrained or both. What's worse than getting no information is getting the wrong information. I've been given the wrong information so many times I don't know when to believe them at this point. Bottom line: Avoid renting with TPM or total property management. Find a professional management group. My experience renting with them goes like this: When I pointed out things wrong with the rental prior to signing the lease, their real estate broker/property manager guaranteed me that they would get things fixed and gave me misc reasons why they were like that. He even said we are a professional company. Does a professional organization have to tell you they are professional? After a month, I had to contact them repeatedly over the next several weeks for them to come out. They kept saying we manage hundreds of places spanning a large area and we forgot. Look up their website. How can a small organization manage that many apartments, condos, houses? It should tell you the service you'll get and what their bottom line is. Some things did not ever get fixed. Read the other reviews and it's a consistent theme of an unprofessional company. You don't see the people who got you to sign. After you sign the lease, the only access you have are their receptionists who are nice but they are left to deal with all your problems. They say whatever to get you off the phone. That's how new problems were dealt with. It's comforting when you call and they ask what city, what address, what building name are you in because they can't keep track of all their rentals. I just gave up and moved out when the lease ended. I don't think any rental company is going to be perfect, but after dealing with several in the past, this is the worst. read more

Beware of the properties as they are poorly maintained, management is nice until you move in and then they ignore requests as simple as necessary needs like appliance repairs, heat, dangerous things like leaks, exposed wires and pipes. Tendency to blame the tenant. Upon move out they charge for phantom things even when a professional cleaning crew was brought in to clean for a return of the deposit which they used the existing problems with the property as illustration and justification for not paying out the deposit back. If you rent from them, you can expect no to slow maintenance, being blamed for things that you did not do, sudden charges for things that were never in your lease or were ambiguous and do not expect your deposit back. Owners of properties beware, your property will end up with druggies, smokers and disrepair. All you have to do is go view their properties and ask the tenants who are suffering years. Not for kids.
