I was hit with an additional charge 2400 that was sent to Puget Sound Collections. They stole my deposits of 2500 plus pet deposit and now they want another 2400. I was denied an apartment because of this and became homeless with two dogs! Of course, I had to pay them the 2400 so that is over 6k that they took from me. I was off work for one year due to a medical issue and unable to make full rent payments refused to accept partial payments and work with me after being there for 6 years with no issues until early 2025. Silverwood Park Apartments in Des Moines is a cute complex so it's too bad their rental process is shady. I applied on Sept 6th, was approved on the 8th, filled out some paperwork and paid the deposit/holding fee on the 15th, and was to sign the lease the 22nd. The property manager contacted my employer on the 20th - two days before I was to move in. Why was I still being screened after being approved and taking my deposit? On the 15th I was told I would be contacted about my move-in date. Crickets all week so on the 21st I sent a text to find out what was going on... I decided that is not the kind of place I want to live long-term so requested my deposit back. Varessa (the property manager) informed me that I would need to go to the office in Fife. I went yesterday and they tried to give me a check for $1076.25 when the apartment deposit was $1335. Don't give these unorganized people your hard-earned money. I'm probably going to have to take them to court. read more

This place takes dilapidated properties over charges them brings in renters that use vouchers and in turn bring the rest of the neighborhood property value down. The employees they hire they underpay therefore there's no actual workmanship pride everything that goes into a repair is bare minimum if not piece together with various other parts to just get by. They charge the owners exorbitant amounts for invoices for said repairs even though they aren't really doing what they said they are doing. The office staff treats petty cash like it's their own bank and frivolously spend then try to Penny pinch by firing good employees. Signing up for a contract with your property with the expectation your employees will stay on to work the property they know is a fantasy Brandy and her crew will lie cheat and steal to get what they want. This is a very poor management company, they are painting over mold and charging families for mold, claiming that people are not taking care of their apartments. I've had several ongoing issues as a resident on one of their properties. We are move out because of black mold, and ongoing issues with a pipe bursting. Apparently Olympic management company thinks the black mold in our residence, is somehow our fault. The mold was all over the walls and in the ceilings. And we have had several issues with leaks. Which were dramatically made worse, because they did not want to follow Washington state law, and hire a certified plumber. Long story short, mistakes were made by the mantaince man, flooding the entire apartment ON TWO SEPARATE OCCASIONS DAMAGING SOME OF OUR FURNITURE!!! read more

This is my 2nd 1 star review of Olympic Management Company and I have had to get my real estate lawyer involved just for them to try to make things right. Olympic Management company has now tried to stick me with the bill for a bed bug inspection for the ENTIRE apartment complex. To give you guys the full story, my 5 year old son woke up covered in bug bites from the bugs they FAILED to spray for. I was living with cockroaches in my apartment, I lived with a hole in my ceiling that was leaking water for 4 days before being fixed and had to catch the water falling through my ceiling with a bucket and now most recently, I was charged for a bed bug inspection for the entire apartment complex and billed without giving them any sort of authorization or being told I would be billed $275.5. At this point I am outraged! I have given them an opportunity to try to make this right, but they continue to try to blame me as a consumer. Needless to say, think very long and hard before renting a property that these guys are managing. They are unprofessional to say the very least. read more

I took over the lease of an apartment that was then transferred to the awful company. I had a fee schedule and other changes that were made to my lease I had originally signed. I had no choice but to accept these new terms as I hadn't been at my residence for more than 9 months which would have forfeited my deposit. I have recently moved out of this extremely run down property that had been in various states of disrepair for years PRIOR to taking over the lease. The previous managers ran things very casually and as such our move in inspection was not very thorough. Olympic Management is now basing how much of my deposit to keep off of previous casual agreements. They are unprofessional and refuse to communicate what happened with my move out inspection that I had a right to be present for. At this point they will not answer their phone. My building manager has refused to speak to me and her manager (Brandy) has told me I need to wait 21 days to find out the fees. I have never once asked for a dollar amount of what fees I might incur. I am looking to find out if anything was discovered during my move out inspection that I was unaware of. I will be contacting the manager went of the property to inform them the predatory practices of this new building management company. I will be seeking legal advice for my rights as a tenant. I would strongly suggest that any potential tenants avoid this place at ALL COSTS. Any landlords should look elsewhere for someone to manage their property. They are unprofessional, uncommunicative, and fail to follow through with maintenance requests in a timely manner. In my 22 years of renting I have NEVER experienced such poor treatment from a management company/landlord and have not once had any of my deposit withheld. If you value your money do not use this company. - UPDATE: you can "respectfully disagree" all you want. It doesn't change the facts of what happened. I would also like to add for all people reading: this place has refused to listen to anything I have had to tell them about the events that have occurred. Brandy, who has claims to be the VP of the company, continued to speak over me when I explained to her he condition of the unit and the way in which the apartment was handled by the previous managers. On multiple occasions I had tried to send documentation of the condition of the unit shortly after they came into control of the property. Many of these discussions were done verbally on the phone while being promised I would receive an email address to share my concerns. She claims that any agreements, discussions, emails, text messages that occurred between the previous managers and myself are "hearsay" and are not valid. She is treating the move in inspection as the ultimate deciding factor for how much deposit they will allow me to have back. I have it in writing that the apartment was never "turned over" between the previous tenants and the beginning of our tenancy. This includes: painting, professional cleaning, or necessary maintenance, of which did not occur. According to the Washington State Tenant rights I am responsible for returning the unit back in the SAME CONDITION in which it was received. Despite this law, I was told I had to perform a professional deep cleaning of all appliances and surfaces inside the unit. I was threatened with an extensive cleaning fee had this not occurred. This company is well aware of the condition of this unit prior to us taking over the lease, yet they are choosing to disregard written documentation they have on hand and nickel and dime tenants and deny them access to their hard earned money. I also want to stress that I had NO OPTION to vacate the unit at the time they took over management due to a clause that stated I must reside for 9 months to receive my deposit back. I was trapped in a unit that was poorly maintained with the hopes that if I stuck it out I would see my deposit. I strongly believe that this company never had any intention of returning my deposit, and will continue to do the same to other tenants. read more

I have been at the Willow Green property since 2018 without problems until recently with the management & maintenance turnover. I have had a hard time getting ahold of the leasing office & have sent multiple emails to corporate. The corporate office has not once responded to me. I also transferred to a bigger unit & was moved into a home that was not even ready, till this day things are complete. I also still have not received my deposit from my first unit & was told that it's a 21 day process. It's been 3 months since I transferred and I keep getting told my check is on the way, but from where? Because the main office is down the street from the property I stay at. There is a huge lack of communication when it comes to responding to the residents & at a point we couldn't leave voicemails because it was full. read more

The people Olympic Management Company are unprofessional, unreliable con-artists and I HIGHLY recommend staying away from any property they manage! I don't even know where to start with this review. My nightmare of an experience with Olympic Management Company started in February of 2020, and although I moved out 4/23/21 it still hasn't ended. To start off this review, I lived at a property they manage called "Madrona Park Apartments". When I first moved into Madrona Park, the complex was managed by a different property management company and they gave me the apartment in a bad condition (i.e dirty, paint splashed everywhere due to an amateur paint job, holes in a closet door, a back door that wouldn't lock, ect). During my 1.25 year tenure at Madrona park, i had a water leak from the roof that caused molding in my unit and a dry wall repair that wasn't fixed until weeks later, I had cockroaches infest my unit, loud noises outside at all hours of the night that I reported to Olympic management company, ect. Not one of my reports were taken seriously or handled within a timely manner. On top of that, when cockroaches infested my unit, they tried to place the blame on me and tried to charge me over $200 on my next monthly rent without notifying me or telling me. After all the nightmares through the 1.25 years there I didn't expect what happened to me when I moved out of the apartment. I moved out on 4/23/21 and left the apartment in better condition than what it was given to me in (I took pictures of before I moved in the beginning of 2020 and pictures when I left on 4/23/21 which I shared with the company). They have me sent me a notice stating that I owe them $1488 for the damages to the apartment although I gave it back to them after hiring a professional cleaner to clean the property and provided receipts to them (keep in mind I did not damage the property at all besides the carpet of 1 12x12 room that my son stayed in which I offered to replace and they told me they would prefer if their vendor replaced it). On another note , I gave them a notice that I was going to vacate the unit on 4/13/21 which is 3 days later than the 20 day notice required to give a landlord before vacating (reason for that is because that's when I received word I was accepted for my new place over in Gig Harbor) so they charged me rent for the whole month of May. I figured after the cockroach incident, the water leak coming from my roof, ect., that they would give me a break but they refused to do that so now I'm paying $1399 for giving them notice to vacate 3 days late. If I were to have given them the notice to vacate on 4/10/21 (which was a Saturday and they wouldn't have received the notice until 4/12/21 due to them not working on the weekends) I wouldn't be charged for the month of May. Now they have purposefully not rented out the unit until the end of May so I'll be stuck paying the full months rent due to the 24 hours of notice. He referred us to Olympic Management Company. Olympic Management has excelled in the day-to-day operations of our rental properties - from screening tenants, arranging repairs and maintenance as well as suggesting preventative maintenance and considerations for the safety and wellbeing of the tenants. Successful operations of the three properties have been seamless. Mr. Sims' in-house financial team has offered accounting support with their in-house transparent financial system. His team has offered budget solutions, responded immediately to insurance issues and have consistently answered our questions in a timely fashion. Their attention to detail has been extraordinary. I DO NOT RECOMMEND ANYONE to contact this company. We urgently needed to move out of the apartments for family reasons, we had 2 months left to live according to the contract, we were offered the option to pay in one month and if new tenants are found, no fines will be charged. But in fact it turned out that they found people who stopped by and charged us a fine for early termination of the contract, keeping the entire amount of the security deposit. The apartments are called Pacific Height Apartments in Federal Way. Supervisor Brandy who ignored correspondence for weeks and failed to resolve the dispute, Amanda the apartment manager who was very nice in communication, but apart from the verbal agreement between us about the eviction, she did not act at all as described to us. They were supposed to return $3,095, but they returned $113.54. Advice to all refugees, read the contract and don't take the housing manager's word for it. read more

I rented an apartment managed by Olympic Property Management. We signed a lease with one manager, and then they got another manager who took care of two properties. The new manager at Sea-Tac Village hasn't done one thing correctly the entire time we lived there. That was one reason out of several we moved out of the property. We paid over $1500 in deposits and fees to move in and received a walk-out estimate upon move out. We were told our deposit refund would be much less than our written estimate. The manager "forgot we had a cat" when we did the walk out and there was another fee that somehow $440 in pet fees and deposits didn't cover. I was extremely disappointed with this because if we are told something, in writing especially, it should be honored. I sent an email over 2 weeks ago to Olympic Management Company and left a voicemail to the person I was told could help me. I NEVER heard back. Over 2 weeks from move out, which is later than promised in our lease, we received our deposit refund. It was STILL less than what was discussed, so I called to leave several more messages as well as another email. I finally received a call back after leaving two voicemails at different departments since for some ridiculous reason, there isn't a representative/customer service option...even though it was during regular business hours! I expressed my concern for the lack of follow through to Nancy. She said would need to research some things and asked for a copy of the email I sent. (This makes 3 times I've sent emails in the past 2 weeks) I received a quick email back saying the admin fee I paid doesn't go toward my deposit, she didn't know I paid a pet rent, and would have to do more research. I sent her copies of everything I had issues with as well as proof I was correct and they were incorrect in this situation. I sent a follow-up email yesterday asking if she had looked through the documents I sent to her (even though they are carbon copies of originals they should have). She said "Yes I did. I have been swamped today and have not had a chance to review anything yet. Hopefully tomorrow." I requested she put me on her priority list today...didn't hear anything. I hope they read this and see I was serious about reviewing their company online if I was neglected again. I do not appreciate being ignored when I am in the right and have documents proving so. (Even though they should have the same documents as they are CARBON COPIES!!!) Edit: I was just told the $440 paid to the property for my cat was for the "privilege" of him being on the premises. EXTORTION!!! So ridiculous from a company whose front page of their website talks about how great they are. DO NOT RENT FROM THEM! Especially if you are looking at Sea-Tac Village or Steel Lake Plaza (both in Federal Way) Their property manager is ridiculous and will blame everything on the previous manager- SO UNPROFESSIONAL!! I rented from Olympic Property Management back in 2009 and had a great experience. I received all but $20 of my deposit back (they charged me for a blind my cat messed up) This is why I was happy to rent from them again since I had a good experience last time. read more

I rented an apartment managed by Olympic Management Co. At the end of the contract not only then didn't return one month security deposit because of noticing only 2 days short of 20 days advanced requirement but also on top of that charged $700 for cleaning. When I talked to property manager, she arrogantly replied that if I complain to her manager, she would add even more. I wrote a complaint letter to the management about property manager's behavior, they came back and said they stand by the charges and no mention of their staff behavior. I would never do business or refer my friends to rent properties from this company. they are horrible. read more

I can't begin to describe how awesome, kind and understanding Olympic Heights is along with it's staff members. So the best way to explain the type of place Olympic Heights is, I need to explain my situation a little and how Olympic Heights responded to my situation. I first came to Olympic Heights in August 2017, to visit my sister in her new apartment (Olympic Heights). It was me, my fiancee and 2 daughters. ( At the time ages 3 and 2 years old.) They actually both turned 4 and 3 years old back in September of 2017, here at Olympic Heights. It was towards the end of August of 2017 that I decided to live here In The Apartments and move from Shoreline Seattle to Olympia, WA. After filling out the apartment's application and doing the necessary credit check, I asked if I can stop and hold off from proceeding with the Apartment lease and moving here. I needed more time to get my affairs in order. (This was now the 1st week of September 2017). It wasn't until December 1st that I decided to actually make the move official. So it took me 3 months to re-submit my application. Olympic Heights apartments not only resubmitted my application but they did not re-charge me the $45 application fee since I had paid for the application back in September. (Let me remind you, this is now December and they resubmitting my application For the 2nd time, after the 1st application wasn't fully completed. They could of charged me a 2nd time but didn't.) After being approved I was given until December 6 to pay 1st Months rent and Deposit. (This is to show you how polite and patient they have been with me so far.) After moving in Dec plus the holidays with 2 daughters, I was financially hurting and was 1 day late with rent. And Olympic Heights was extremely helpful and patient and actually waved the late fee for me, giving me a chance to catch up a bit. So when February came around, I was counting on an additional source of income so I could catch up and also be able to pay a couple of months worth of rent in advance to have some sort of a cushion. Unfortunately, the 2nd source of income's check wasn't coming in until the end of February, leaving me a couple of weeks late in rent. And so far Patricia has done nothing but be patient and polite and has been trying her best to help me in this situation. I've had lightbulbs go out and when I fill out a form for maintenance they would show up the same day. This is just a glimpse of how cool this place is and how I would recommend these Apartments to anyone and everyone. My timing for moving in December might not have been so great but the decision to move into Olympic Heights was my greatest decision. Also I want to give a special recognition to Patricia. She has gone up and Beyond her Call of Duty's to help my family out. So if you're looking for a new apartment or a new location to live, choose Olympic Heights and make sure that you ask for Patricia. It pains me to even give Olympic Management one star, I would choose a lower rating if I could. (Where's my negative star option?) I've have never experienced this level of disrespect and egregious customer service ever before in my life. My wife and I lived in one of their properties, Cedardale Apartments. When we first signed our lease it was managed by a different property management company called Bianco Properties (they were great). After our year lease ended we moved to a month-to-month lease. It was at this time that Olympic bought Cedardale. We immediately saw a drop in quality, not just in their service, but the facilities went downhill as well. Long story short, About 2 months after Olympic Management took over at Cedardale we experienced some problems with the facility that were unacceptable and Olympic Management refused to take care of it. My wife an I had already been looking to move out and this expedited that process. We ended up moving out in the middle of the month (we were on month-to-month). About a month after we moved out we received a notice of move-out charges. They were trying to charge us over $500 for cleaning and repairs. We take amazing care of our living spaces and we cleaned every blind and corner in that place. After challenging these charges Olympic threatened to take us to collections if we did not pay up. So, reluctantly, we made a payment plan with them to pay it all off over a few months. This brings us to today, we got a notice from a collections agency telling us to pay up in full or we will start getting interest. So here we are, we haven't even lived on their property for 4 months and they decide that their done honoring our payment agreement and they just send the bill to collections without any notice. Not only have they been unprofessional from the onset of or dealings with them, they have been downright spiteful and rude. Nancy one of their office administrators hung up on me multiple times. Please, do yourself a favor and never... Ever live in a property managed by Olympic Management company. read more
