I am filing a complaint against Block Property Group for unprofessional behavior, poor management, and neglect of tenant concerns. As a resident of 13 years (Urban Equity), I have never experienced such disregard from a property management company (new management Block Property Group).
Lack of Professionalism and Poor Communication
Luis Alanis informed me of their office hours, Monday through Friday, 9:00 a.m. to 4:30 p.m., on Nov. 2 - 3 the recent burst pipe crisis, it was extremely difficult to get assistance. The company refused to provide emergency contact information for tenants, leaving us without critical support during urgent situations.
When I spoke with Luis and Drew Wallen about compensation for the damage caused by the water leak, instead of addressing my concerns, I was berated about my rent payments. Block Property Group was already aware of the arrangements I had with the prior management company, before taking ownership of the property, yet they continuously brought up irrelevant issues about rent history whenever I mentioned compensation. This tactic was dismissive and unprofessional.
Negligence During the Burst Pipe Crisis
The burst pipe directly impacted items in my storage locker, many of which are essential to my traveling boutique business. Despite my efforts to mitigate further damage by using a tote to catch water for four days (Nov. 2 - Nov. 5). On Nov. 5 the management finally sent someone to resolve the issue. During Nov. 2 - Nov. 4, I stayed home from work (Nov. 4 and 5), emptied the tote multiple times, and incurred financial loss due to lost business opportunities.
The management turned off the water to fix the pipe without notifying residents in advance. Hours later, an email was sent stating the water would be off until 3:00 p.m., leaving tenants without adequate preparation time.
Dismissive Treatment and Insufficient Compensation
I provided photographic evidence of the damaged items, yet Block Property Group claimed the items "look sound and usable," which I strongly disagree with. They offered a $100 gift card as compensation, which I consider grossly inadequate given the extent of the inconvenience and damage.
When I told them I would have to seek counsel to see if the offer was reasonable and fair, which I knew it was not, Luis continued to bring up unrelated issues about rent payments instead of addressing my concerns about fair compensation. Their approach demonstrated a lack of respect for me as a tenant and a dismissive attitude toward legitimate grievances.
Unacceptable Living Conditions
Block Property Group has reduced the number of garbage cans to just one for a building with 24 units. This has led to trash piling up around the building, creating unsanitary conditions and the potential for a rodent infestation.
Such negligence highlights their lack of concern for tenant health and safety.
Disregard for Long-Term Residents
I have lived in this building for 13 years and have never experienced such unprofessional and dismissive treatment. Block Property Group's actions since taking over management have made it clear they do not prioritize tenant satisfaction or well-being.
In summary, Block Property Group has demonstrated a pattern of unprofessionalism, poor communication, and neglectful management. Their handling of the burst pipe crisis caused me financial loss, damage to my business assets, and unnecessary stress. The compensation offered was insulting and failed to reflect the impact of their negligence. When it would have been more appropriate to ask how much would I need to replace the items and negotiate from there.
I have reached to the BBB to investigate this matter thoroughly and hold Block Property Group accountable for their mismanagement. I request appropriate compensation for my damages and lost income, as well as significant improvements in their communication and property management practices.
Sincerely,
