This building is a shareholder-controlled cooperative, which means that tenants and subleasers have NO rights--and management will always prioritize the owner of your unit, even if they violate your privacy, harass you, or try to push you out illegally. But it doesn't stop there--even the building's own management and maintenance staff will enter your unit without permission. Constant Unauthorized Entries & Invasive Emails Management and custodians have zero respect for tenant privacy and will enter your apartment without notice or consent--then later send you emails acting like it was a routine visit. Instead of following proper notification procedures, they will just walk into your home, take photos of your space without your knowledge, and then email you patronizing and condescending instructions on how you should be living. Example: After one of these unannounced entries, I received an email telling me to put all my food in the fridge or in "heavy Tupperware" because they had decided my apartment was the reason mice were in the building--completely ignoring the fact that rodent infestations are a building-wide issue due to their own negligence. Blaming Tenants for Their Own Failures Instead of taking responsibility for maintenance issues like mice, leaks, or building upkeep, management will look for any excuse to pin the problem on tenants--even if they were the ones who invaded your privacy and took photos without consent. They will send passive-aggressive emails lecturing you about cleaning, storage, or unit conditions, while ignoring the fact that they are the ones failing to maintain the property. They will NEVER hold the actual shareholder/owner accountable--if you're a renter, you're on your own. Constructive Eviction & Security Deposit Theft If your landlord decides they don't "trust" you, they will make your life miserable until you leave--insisting on repeated inspections, violating privacy, and threatening constant surveillance. After forcing you out, they will delay your security deposit return for the full 45 days and deduct money for the most absurd things (a "missing broom," household items beyond normal wear and tear, etc.). BOTTOM LINE: STAY AWAY If you are not a shareholder, Claridge House will not protect your rights. Instead, you will have to deal with: Unannounced and unauthorized entries into your home. Building-wide issues (like mice) being blamed entirely on tenants. Landlord harassment and management's complete indifference to tenants' concerns. A legal gray area where you have no real recourse if you are mistreated. There are plenty of other buildings in DC where you will be treated like an actual human being. Unless you want to deal with privacy invasions, absurd accusations, and a landlord-backed management system that will always side against you, DO NOT rent here

Left a few years ago…read more The good: Riverpark is a cool piece of mid century modern architecture. in a cool neighborhood with access to lots of things people want- all the stadiums, a theatre, nightlife on the newly redeveloped wharf, easy access to three metros, to name. Some neighbors are nice. The not so good: The PR department at Riverpark has been working hard to give prospective members the impression that if they were to join Riverpark, they would be in a wonderful cohesive community. My intel tells me that the management is even offering free water bottles to anyone that writes a positive review of Riverpark. why? 1. They start off with 60 year old stock pictures of what was then this cool midcentury shangri la. 2. facebook (fb) posts celebrating the birthdays of residents that have been there many years. You know, like they really care about every one of their members (more on that later). 3. FB posts of people having a wonderful time at board sponsored parties. 4. a fb post - a tribute to the current board members with their pictures thanking them for their service and a great year. yep - all of this ; all while at the same time many other members were being forced out and otherwise disenfranchised- an unfortunate outcome of some that same board's recent decisions. One of them was in 2022 the President imposed the first of now annual, continuous special assessments that well, in my case, was another 70 percent raise in fees for starters; a considerable bite in anyone's income. A member that can't meet their demands will likely find themselves left to their own resources. The management consists of first, a part time board consisting of elected volunteers. Most of the board featured, had not been at RP a long time before being made a director. I believe the crisis started around 2013, when many of these new members moved in. Many of them came because they couldn't afford a single family house and were attracted to the low prices and reasonable fees and thought they could make alot of money when they resold. Many of them were young professional types under 35 and didn't seem to understand what a cooperative is - and they decided they had to "save Riverpark.". So they got on the board to do the bidding. The board had also became manipulated by an aggressive for profit management company that moved in around 2015. And they in turn also let construction companies take them for a ride for some reason. So-To buy at Riverpark, be prepared to write another blank check every f$ year because this board thinks they are Congress and can (and will!) demand as much they want, (especially to cover for the financial consequences of mistakes, or "perceived" lapses in /judgment best practices, conflicts of interest real and perceived (such as observations of some board members buying up units that became somewhat distressed after the punishing assessments were voted on for one). also, there were times that board members overstepped their authority and made financial decisions without the knowledge or approval of the membership (such as selling off the cell tower, then oopsie! nobody told them that they had to pay taxes on the proceeds). And so now, they can also impose special assessments and other various money grabs as often as they want, all with no constraints imposed in the bylaws. who were their advisors? I believe Prospective buyers have caught on. take a look at recent for sales in Zillow in 2025/2026 where owners are trying to get 140k for their two bedroom apartments. when the projected fees are 10 times what the projected mortgage would be. The president of the board, one who presided over much of the disaster at Riverpark over the years is now leaving DC. their place is up for rent (why not sell ...I think I answered my own question) the culture can be to focus on the "positive" to the point of toxic; to which in my view is don't lie but don't tell the whole truth either, especially if your truth happens to make the board and management look bad. Possibly the free water bottle offers were in response to counter bad but truthful blogs like this one. well at least my truth and the truths of my ex neighbors that have been forced to leave. I believe they made the last balloon payment on that 10 year 2nd mortgage they took out in 2016. so things are looking up- perhaps the projected and outrageous fee to mortgage ratios will become more reasonable. not so fast. another loan with terms as terrible as the last is coming or another assessment of equal or greater value will be approved now that that loan is finished The board is committed to paying for this 67 million dollar (and going up) 10 year plan to rehabilitate Riverpark- with the membership being the only viable funding source. I recommend being a renter to try before you buy if you must. but keep your moving company's phone number on speeddial.

The location cannot be beat (Wharf, Metro, bus, bike share, Audi Field, Nationals Park, Waterfront Park, less than a mile to the Washington Mall). The architecture is incredible. The infrastructure is getting the updates it deserves. Previous regimes have let the maintenance go so fees are high right now. But it is also less expensive to buy into River Park than neighboring developments, so it feels like a wash. We love it here.

We heard another vehicle was broken into as well. We pay to park in a "secure" and monitored garage. We reported the break in to the police. Since this has happened management has done nothing to inform the other residents and they have yet to call the police themselves to review video footage. Yet when someone's tires were stolen an email was sent. Their lack of concern and their oh well attitude does not sit right with me. They only reached out to us because my husband sent them an email. Luckily it wasn't a person that was hurt, but it still takes away your sense of feeling safe. All we want is for them to inform the residents who live here. Why is that so hard? Management wanted to meet with us but we were unavailable the day they wanted to meet. My husband offered two other days that would work that have since passed.They never reached out. We have heard nothing else from them. Now at this point I want to speak to there manager not to the management staff that offers no help. 3 weeks tomorrow and still nothing.

The amenities are fantastic and I have a tendency to forget that I can call this place my home because it feels like I'm on vacation. I don't have any issues at all. Prior to moving in, I was concerned about noise from the fire department being within close proximity and I have to say it's not an issue. My apartment is very quiet and it's great. One thing I would like to note is if you have any issues with dogs, this apartment building may not be for you. I know some people don't like dogs or have allergy issues, so please keep that in mind. The only issue I have with dogs in the apartment building is preventing myself from petting them all.

I think the positives far outweigh the negatives and I think that some of the reviews are skewed and involved personal disputes with the staff and the board. Built in 1966, the rooms are larger and the closet space more abundant than you will find in any new construction at a much more reasonable price, whether it be to purchase or rent. The convenience to the Whatf, the Monuments, the Navy Yard, and so many other easily walkable locations is outstanding. Tiber has a beautiful pool, two gyms, and beautifully maintained grounds. The Metro is across the street. The hallways as of this writing are in need of renovation which is planned for this year. There has never been an assessment in the 44 years of its existence since converting to ownership from a rental complex in 1981. To make a decision whether to purchase or rent at Tiber Island based on a very few reviews from some disgruntled folks (who personally may certainly have had some valid concerns) who were the only ones to bother to post a review will not give you a complete nor fully accurate picture.

I am…read moregrateful that Stella helped us in all the steps, from choosing the right unit, making sure the application process was effective and having a worry-free move-in. The unit finishes are high quality and make the space feel modern and comfortable. The amenities are exceptional -- I love having access to the pickleball court, clubhouse, gym, and basketball court. Everything is well maintained and adds so much value to living here. The office staff are always friendly, professional, and quick to help whenever something comes up. Our neighbors are great too -- everyone is respectful and kind, which makes the community feel welcoming. It's also very quiet and peaceful, perfect for relaxing after a long day. The location couldn't be better -- close to the Beltway, Mosaic, and Lee Highway, with easy access to everything you need. Considering all that's offered, the rent is very competitive compared to other apartment communities in the area. I've been living here for about a week or so. It's been OK. Pros - the office staff are efficient and helpful -maintenance is attentive -lots of natural light in the apartment -building is pet friendly and doesn't do ridiculous things like charge pet rent -no hidden amenity or admin fees each month -nice neighborhood with easy metro access -folks are generally friendly Cons - shared laundry room. Residents let their clothes sit done in the machines way too long and do not remove them promptly so others can use the machines. I really miss having laundry in my unit. I find it stressful that doing the laundry is such an ordeal -I have a neighbor above me who blares music way too loud but as its during the day and usually stops by 10pm I cant complain about it -I also have a very cranky neighbor next door to me who yelled at me to "stop slamming the door!" on my first day living in the building - Well, um excuse me, but the movers are here and I'm moving in. And it was also in the middle of the afternoon. It was not a nice way to be greeted on my first day moving into the building. I do my best to avoid him. He seems to be the self appointed noise nazi of the floor. -The building is old and if you like new and state of the art, this building won't suit you. Management asked me to update / revise my original review and I told them I would. These are my honest impressions of the building thus far.

While the building is managed by WC Smith, the owner regularly visits the property and seems to have a personal attachment to its long history. For me, the greatest benefit of living in 2800 is the sense of community. Neighbors are friendly, and the management team organizes a weekly Saturday Continental breakfast in the lobby, as well as annual holiday parties and cookouts. Residents regularly gather in the spacious lobby. The front desk staff members are the heart and soul of the building, and most have worked at 2800 for two decades. It's a wonderful place to live, providing a neighborly experience in an often transient city.

Shoutout to BEN for finding my card on the floor somewhere in this area. I was about to place a new request but you have prevented me from that. Anyways this place provides nice security for the community here. The transportation system is also to my liking. &&&&&& On top of that, the team here is quick to attend / execute what needs to be fixed for exp; there was a power outage here not too long ago which came on 4 hours after. ‍Luckily the security key pad wasn't shut off but still running! ( during the outage ) *backup generator I suppose * So no sneaky individuals could get in without a proper code.‍ Would I say this spot is convenient? Yes. Do you need a car to go anywhere ?
