Communication has been poor, expectations unclear, and the overall handling of our tenancy has created unnecessary stress. As a SLO native with local roots who wished to move back to my hometown for my career, this experience has been disheartening. Most recently, they immediately raised the rental price for our lease renewal. After we chose not to sign the renewal, they began scheduling showings almost right away, despite the fact that our current lease does not end until June. When we questioned the urgency, Gina stated that they needed to begin showings nearly immediately due to "prospective summer tenants." This felt extremely inconsiderate given that we are current tenants who pay rent on time and had just signed our lease in February. The lack of respect for tenants still actively living in the home was both frustrating and disappointing. Additionally, showings were frequently scheduled but, in approximately 90% of cases, the agent never arrived. This repeatedly disrupted our schedules. Both of us work demanding jobs in healthcare and the military, and we also have an ESA dog. Because of this, we needed to be present whenever strangers were expected in the home. Rearranging work obligations and personal commitments for showings that didn't even occur was frustrating and unnecessary. Additionally, they have been less than helpful with things like basic repairs & yard maintenance. We have tried to be cooperative and respectful throughout the process, but the lack of reliability, communication, and professionalism has made this experience extremely difficult. Tenants deserve reasonable notice, consistent follow-through, and basic respect for their time -- especially while still under an active lease.

AVOID AT ALL COSTS!…read more I lived in a small one bedroom (closer to studio sized) apartment at their foothill gardens location for the 2019-2020 school year. First off, my landlord attempted to show my apartment to people in person during this pandemic. This is after SLO county, the country, and the world had mandated wearing masks in public, social distancing, and sheltering in place. He showed up at my apartment with guest in tow, neither of them wearing face coverings, standing about a 2 feet apart. He acted very irritated when I wouldnt let him in, but I'm at high risk for COVID and dont want to get sick. He should have offered tenants the option of recording a video of their apartment rather then blantently disregarding our health and safety. Secondly, look at my attached photo of my security deposit deductions. Almost $700 for "repainting". I can assure you I did nothing to damage the walls. Never had a party or guests over. Was barely home because I work 2 jobs and am a full time engineering student at Cal Poly. I didnt even have living room furniture besides a lawn chair and a surfboard. Nothing could have rubbed on the walls to warrant $1322.50 of paint repair. Then they try to charge me $200 for professional cleaning. My mother literally cleans other peoples houses for a living, and we worked for 2 days getting on our hands and knees scrubbing base boards, grout lines, cabinets, even the ceiling because it was stained before I moved in. It looked 100x better after we were done than when I moved in. They also charged me for replacing light bulbs even though I did that before I left. 2 lights didnt work because of electrical problems,(they flickered on and off every 10 min, overheatingI think). I tried 3 different types of bulbs in each socket with no luck. What I find sooo funny, is how much they're charging for this maintenance, yet the carpenter st. APTs are in terrible condition still. The decking outside my 2nd story apartment was literally terrifying when I moved in. Loose, rickety, I could feel the boards bending as I stepped on them. Some planks sat 2 or more inches below the surrounding ones giving it a pot hole effect. I actually sprained my ankle from tripping on it. They eventually replaced a few planks to "fix it", but it takes a whiiileee, for a deck to get that bad and rotted. It's still a little scary tbh
