Couldn't be happier with them. Honest, reliable experts who take care of the crap so I don't have to. Thanks guys!

Is this a real company? Ever since I sent my move out notification it seems that everyone disappear, i left the house in a very good condition and I expect at least a response to my many messages. i feel hopeless about my deposit refund and I'm thinking in involve my legal team. read more

Contacted Tracy numerous times through email, third party sites (trulia, zillow,...) as well as texted her multiple times (per her auto responding email) to see a home and put down the money. Called the office and no answer, ever. Never even got back to me and property is now gone. I work in property management, and this is just unacceptable and should be a red flag to anyone interested in renting a property managed by these people. Customer Service is non-existent, so I can only imagine the results in an emergency. read more

I will give credit to the maintenance workers. They were always quick, courteous and efficient. The leasing agent Tracy rarely returned calls and was untimely in responding to email. Coordinating move out with her was a nightmare and I believe I was overcharged for items at move out. Steve Sia was always pleasant. Their accounting and portal leaves much to be desired, numerous issues. read more

This is the worst company I've ever rented from. It was very clear from the start that the property manager had the landlord's interest at heart, not mine. As soon as they got my earnest money, all of my concerns were ignored. For example, the entire time I lived in one of the properties managed by BlackHawk, there was a hive of bees living outside my back patio. Bees would routinely fly into the condo through the AC vents. I had to kill bees that invaded my home nearly every day. I put in several maintenance requests regarding the bees, and all of them were ignored. I was told more than once that "bees are around during the spring, but then they'll leave." I was absolutely shocked that they didn't take the issue seriously. Now that I've moved out of the property, they're claiming that I didn't clean anything before I left and are saying that they're keeping my cleaning deposit. I absolutely cleaned everything before I left! Nothing was damaged. I believe that when you borrow something, you should return it in better condition than when you got it. So, I left the condo cleaner than it was when I moved in. These are just a couple of the reasons I will never work with BlackHawk again. I highly recommend that you do not rent from this company--they are not interested in helping you! They are only interested in protecting their property owners. read more

Wish there was a zero star rating. Avoid at all costs. Slumlords. Non-responsive to maintenance calls, properties are in horrible condition, unprofessional owners and realtors. They do not have an actual office and avoid a final walk-through, requiring you to leave your keys at a UPS store and then withhold your deposit without citing in final paperwork what damages the deposit is being withheld for. read more

They are fine while you are a renter. But when you move out they are a nightmare. Tried to charge mewell above and beyond what they are supposed to. Gave me the bill for them getting it move in ready beyond my legal responsibilities. I was charged several hundred dollars to replace some light bulbs, over 50 to replace a electrical cover that was already broken when I moved in, over $200 replace the preexisting undamaged blinds in the kitchen just so they match the rest of the house. Over $600 to paint the interior when there was no damages to any of the walls. All in all almost $2000 worth of items and no damages to anything inside or outside the house. I lived in the house for 3 years, never late on rent, and always notified them of potential issues with the house so it comes as a complete shock when the bill arrived from them. I am hoping all of this is simply a mistake that they will be correcting. Like I said, they were fine while I was a renter. read more

My sister and I were first time investors in AZ. We bought two homes in the Phoenix area and hired Blackhawk to find renters and manage it. It's been two years and to this day I am very grateful to them for such a great job. I have not had one issue and anytime we need anything they are super responsive. Their rental portal is very easy to use. Since my sister and I live in NJ, we got very lucky with Blackhawk. read more

I am posting this to warn other renters to avoid this company at all costs. We rented from Blackhawk Management and Realty for nearly two years. During this time we had many maintenance issues. One of which was that the home was not staying cool with the AC running. After multiple attempts over an entire year to have the issue resolved, a heating and AC specialist thought to look in the attic. As it turns out there was no insulation installed in the home. This took over a year to get resolved and our energy bills were through the roof. The owner Steve Sia was extremely difficult to work with through this process. I could not believe that no one had inspected the home to make sure it was up to code before we moved in. Unfortunately this is not the only issue we had with the home and with working with Steve. He was repeatedly unfriendly towards us and rude in his responses to maintenance issues within the home. Additionally, we cleaned the home meticulously when we moved out. When we got our deposit back Steve subtracted astronomical cleaning fees from our deposit as well as yard maintenance fees. There was also a utility fee subtracted that is completely inaccurate. Steve Sia is unprofessional, absentee, and a fraud (to sum him up in only a few words). My husband and I have rented from many property management companies and this has by far, hands down, been the worst and most frustrating experience we have ever had. I know we will never get the time and money back that we lost by living in one of Steve Sia's properties, but I hope this review helps other potential renters avoid getting into a negative living situation. read more
