She took pictures of a little dirt that was left in places on the floor molding, or a wrapper that was left in a cabinet, etc., and we were then charged for a cleaning service to clean the apartment AGAIN. I wish I knew Cardinal was going to rip us off for the cleaners. I could have paid for them at the beginning and saved myself hours of backbreaking work for nothing. They also gave us violations for minor fractions, like not getting my doctor's note for my service dog in time - even though they gave me extra time and I got the note within that time. After moving to Hamilton, it took me time to find a doctor. But I was still given a violation. Cardinal, and Hamilton Properties, do not treat people very well. Be careful! They have their tenant snoops too, so be careful who you trust. A lot of the valley is controlled by the Mormon families. It may explain some of it, especially how they treat outsiders. I've left the Bitterroot and Missoula. I'm much happier and have found people in MT very helpful and kind. I would rather live in my car than live in a Cardinal or Hamilton Properties -- or the Bitterroot which is too overcrowded now.

We planned to buy a home and needed to move out early, fully prepared to pay the fee for early termination. We contacted them months before to let them know what we were planning and Robert, who I presume to be the owner, said he would work with us and waive the early termination fee since they were confident they could get it rented quickly. So we started our house hunting, expecting to use those funds for our new home. Once it was time to move out, we were told we were told by Heather in writing that we would be getting a good portion of our deposit back. In good faith, we paid the remainder of the rent, trusting that they would send the check in the mail as they promised. We ended up getting $0 returned our deposit with no prior communication about why. I went back and forth with Robert but he refused to stand by his word. My family feels robbed by this organization, so I would not recommend them. Affordable housing has become increasingly challenging in the Valley and Real Property Management isn't helping. PS: they hound you for a review when you move in and things are going well. So, take that into account when you see all the positive reviews on here.

We lived in a home that was listed with Cheryl Smith and…read morerequested a 24 hours notice for people who'd be coming to the property (which is in line with most housing/rental laws), and got that much notice maybe once. Instead we got late night notices that there would be someone there first thing in the morning. Inspections and workmen are a part of selling a house, we understand, but these are scheduled and one would think the current residents should probably be informed of them. We were lucky to get any notice they were coming and they often showed up outside the window given to us by our agent. One morning I woke to have an inspector walking around the house and then the septic man show up while I was I in the shower, neither of which I was told were coming. Then when I called to complain that there were strangers at my house, Cheryl just talked over me and told me how her day was & told me I had nothing to complain about. We feel our time and space was never respected by this agent.

One other, much smaller office recently disaffiliated themselves from a franchise and is now local. Merle Unruh, the broker, has been in business for over 30 years and is very well connected to the community. Really nice guy and well respected in the real estate world. Montana Westgate has been the busiest realtor in the Valley for years, but am not certain now with a number of mergers of competitors having taken place. That said, for people looking for real estate in the Valley, it is best to shop around to find an office with a good reputation, one that has been operating for a good while and, most importantly, agents with which you feel comfortable. My wife was in real estate for over 30 years and I learned that most all real estate offices offer the same slate of services, so experience, local knowledge and your comfort level with the agent are the most important considerations, whether selling or buying. There are good and not so good offices and agents in any business, so do your homework, talk around and select a full-time agent and well-established real estate office. I think Montana Westgate has it all and would be an excellent choice.

I had to find another real estate office last minute after driving over 500 miles. My experience in the Bitterroot was NOT good and I am not going to relocate to this area as a result. Hope everyone else has better, luck ... maybe it was because I am a single woman with a middle income, who knows!!!
