Instead we got late night notices that there would be someone there first thing in the morning. Inspections and workmen are a part of selling a house, we understand, but these are scheduled and one would think the current residents should probably be informed of them. We were lucky to get any notice they were coming and they often showed up outside the window given to us by our agent. One morning I woke to have an inspector walking around the house and then the septic man show up while I was I in the shower, neither of which I was told were coming. Then when I called to complain that there were strangers at my house, Cheryl just talked over me and told me how her day was & told me I had nothing to complain about. We feel our time and space was never respected by this agent.

I've been forced to deal with them in all areas just because of how big they are and how many things they have thier dirty fingers into. They fail in all areas. 1. Property Management - Renting an appartment (my first experience): They have they're "white glove inspection" - which is my first complaint. I took a full video documentary of the appartment before moving in. Here's an example of the things you will fight them on: There was an ink stain on the carpet the size of quarter in the corner from a previous tenant. I zoomed in on my video, paused, made verbal note of it and zoomed. When moving out, they tried to make me pay to have the carpet replaced. I showed the property manager the video and she claimed, she "didn't know why i zoomed in on that part of the carpet, looks like just the natural carpet color" and then still tried to get me to pay for it. That's just one small example. Wow! 2. Buying a property. Pray the property you wan't isn't listed by Lambros! They will take days to answer any questions or turn an offer around. They act completely disinterested in selling thier own properties. 3. Landlording - Asking them to rent for me: Way too much papwork to cover they're butts as well as property requirements. Hard to get a hold of. Very hands-off approach for the owner. Not to mention, remembering back how horrible it was to rent from them, I decided I didn't want the bad carma.

We live in Missoula only part of the year, and we first got in contact with Brittni just a week before leaving town for several months. From the very beginning, she was incredibly responsive and well-prepared. We saw a dozen properties in a very short time, and then once we left town she continued to send us regular updates on new listings and provided FaceTime walk-throughs of multiple properties. We actually went under contract with a different property before backing out and finding the house we now own and love - but each step of the way Brittni was knowledgeable, patient, and accommodating. We never waited more than a couple minutes to get a response to a text, email, or phone call, no matter how small the question was. She has deep expertise of the local market and provided excellent local referrals for our mortgage, insurance, contractors, and everything else. As first time home buyers, we would not have felt nearly as comfortable about purchasing in Missoula without Brittni's steady guidance. One final story to show you just how dedicated Brittni and the Hertz team are to their clients: we completed the closing process on the house remotely, and Brittni knew which day we were going to be landing back in Missoula and staying in our new home. The day beforehand, she dropped by the house just to make sure that the heat was on and at a good temperature. But she noticed that one of the doors was ajar and deduced that there might be something fishy with the locks/keys, so she had a locksmith come that very same day and rekey the locks for us. We picked up the keys from her right after we got into the airport. Brittni is so proactive about her clients' well-being and we are proud to call her our realtor and now our friend!

Horrible management company! When I moved out, after hours of cleaning, and having to pay for…read morecarpet cleaners that THEY suggested, the owner of Cardinal went through the apartment with a magnifying glass. She took pictures of a little dirt that was left in places on the floor molding, or a wrapper that was left in a cabinet, etc., and we were then charged for a cleaning service to clean the apartment AGAIN. I wish I knew Cardinal was going to rip us off for the cleaners. I could have paid for them at the beginning and saved myself hours of backbreaking work for nothing. They also gave us violations for minor fractions, like not getting my doctor's note for my service dog in time - even though they gave me extra time and I got the note within that time. After moving to Hamilton, it took me time to find a doctor. But I was still given a violation. Cardinal, and Hamilton Properties, do not treat people very well. Be careful! They have their tenant snoops too, so be careful who you trust. A lot of the valley is controlled by the Mormon families. It may explain some of it, especially how they treat outsiders. I've left the Bitterroot and Missoula. I'm much happier and have found people in MT very helpful and kind. I would rather live in my car than live in a Cardinal or Hamilton Properties -- or the Bitterroot which is too overcrowded now.
