My mom received a letter indicating that they have imposed a $50 fine on her townhouse unit because she did not clean her exterior between May 15th and June 15th. This new rule was introduced within the past couple of years. In communication with Taylor Jones, I indicated that we were in the process of cleaning the exterior, were not aware of this new rule and would like the fee waived since according to the BC Strata Property Act (Section 135), you need to give a warning first before you go straight to fining a strata property owner. Taylor Jones did not acknowledge this failure to follow the rules outlined in the BC Strata Property Act. He or she simply replied that the strata council has decided to keep the fine in place. Normally, if it were a larger fine, I would continue fighting by filing a dispute but I suspect that Davin Management, Taylor Jones and / or the strata council know that most home owners will just pay the fine which is basically an illegal money grab.

This last property manager, the only thing he did other than attend council meetings every 2-3 months was to flip vendor emails to council. No input, no advice, no nothing except to flip emails to council members. The hundreds of hours council has spent over the past 4-5 years attempting to do the job of this management company is mind boggling. Vetting agendas for hours, vetting Minutes for hours, meeting vendors, speaking with vendors, and basically typing out exactly what we need the property manager to say to a vendor or an owner. So glad to see the backside of this company.

    I had a very disappointing experience with this property management company, particularly during my…read moremove-out process. I informed management well in advance that I needed to move out for work, and they began advertising my unit. On May 15, Jenny Chen advised me that a new tenant was scheduled to move in on June 15. I informed her that I would be vacating the unit on June 1 at 11:00 a.m., making the unit available well before the new tenant's move-in date. Despite having this information weeks in advance, I was incorrectly charged a full month's rent. On June 2, I discovered that the full rent amount of $1,710 had been withdrawn from my account, even though I should only have been responsible for the applicable period before the new tenant took possession. When I contacted Jenny Chen, my initial inquiries went unanswered. After I was finally able to reach her, she admitted that she had forgotten to notify the appropriate department to adjust the rent payment. What made the situation even more frustrating was that instead of focusing on resolving the error, Jenny questioned how I did not have extra money available in my account to cover the incorrect charge and proceeded to give me financial advice. How much money I have in my bank account is a private matter and completely irrelevant to the fact that the rent was charged incorrectly due to an administrative mistake. Unfortunately, the issues did not end there. During my move-out inspection, the building manager informed me that my full damage deposit of $855 would be returned because there was no damage to the unit. However, when I received the refund, the amount was only $0.91. Receiving less than one dollar after being told I would receive the full deposit was both shocking and extremely concerning. To make matters worse, I received an email today indicating that I would be charged rent for the period of June 23 to July 18, despite the fact that I moved out on June 1 and no longer live at the property. It is extremely concerning that my account continues to show charges after my tenancy ended. Throughout this process, communication was poor, follow-up was lacking, and basic administrative responsibilities were not handled properly. Tenants should not have to repeatedly chase management for answers regarding rent charges, ongoing billing issues, or security deposit refunds. Based on my experience, this has been one of the most frustrating and unprofessional property management experiences I have encountered. The repeated billing errors, lack of communication, and failure to properly manage my move-out have left me with little confidence in the company's management practices. I strongly encourage management to review its procedures and staff training to prevent other tenants from experiencing similar issues.
