After insisting to continue to look for a maintenance request they found one for the neighbor who needed a part but it was working fine according to the technician company. This is just my literal and figurative boiling point with them. There are dozens of other examples of their complete and utter incompetency. They should not be in control of any housing. They have and will continue to be reported to the Los Angeles Department of Building and Safety as well as the Better Business Bureau. ALL of the 5 Star positive reviews are from Non-tenants! Example: - Sophia Saul, who has installed solar panels on their properties as well as does staging for rentals. NOT A TENANT. - Joy Afaneh, a woman who turned to Empire West Property Management after inheriting two Los Angeles properties from her deceased uncle which she was too inexperienced to manage herself. Joy accredits EWPM for evicting 17 "squatters" and I quote, "She helped us get a broker who sold these two distressed properties." If you don't get the gist you might be as slow as EWPM. My mother previously reported being sexually assaulted by the uncle of another tenant. That tenant was receiving Section 8 assistance, and the uncle appeared to be living in the unit even though he was not an authorized occupant. Property management was informed of this serious incident but failed to take meaningful action. Despite knowing about my mother's previous assault and the trauma she experienced, Mario later entered her home without her permission. This made her feel violated, unsafe, and disrespected in her own home. The property has also had serious and dangerous maintenance problems. The bathroom ceiling collapsed after ongoing mold-related issues were not properly addressed. Even worse, part of the bedroom ceiling collapsed and fell directly on top of my mother. These incidents could have been prevented if management had responded appropriately when my mother first submitted her maintenance requests. Instead, she had to make repeated requests while these unsafe conditions continued to get worse. The building has also experienced ongoing problems with rats and roaches. Even the workers management sent to the property reportedly stated that the entire building needed to be tented and properly fumigated. However, management declined to approve and pay for the recommended full-building treatment. As a result, the tenants have continued to live with pest problems that should have been handled properly a long time ago. Unfortunately, this is part of an ongoing pattern of unprofessional and neglectful treatment. Residents often have to submit multiple requests before maintenance issues or other concerns are addressed. The property sometimes goes months without being properly cleaned, and repeated complaints from several tenants about the same resident have continued to be ignored. Because Mario no longer wanted to communicate directly with my mother, he began having Tomas deal with her instead. However, Tomas frequently speaks to her in a disrespectful and unprofessional manner. My mother has submitted multiple complaints about a tenant over the past four months. Management failed to intervene when the situation could have been handled earlier, and it has now escalated to the point where my mother fears for her life and safety. Management has also claimed that it does not have certain information or was never contacted, even though my mother has numerous emails proving that she repeatedly reported these issues. The elevator breaks all summer long, but they don't notify anyone ever about anything and several people are disabled or have babies in strollers so you don't know if you can order things or are stuck. They act like you are the ahole ridiculous one for wanting a reliable elevator and not being trapped. The dumpsters for trash and recycling are overflowing. Asking for the simple thing will never get accomplished. The electric socket in front of my car hasn't worked the entire time I have lived here so I can't vacuum out my car. Everyone hates them. Every building has issues and people have things here and there with landlords. This is unreal. I have hundreds of emails that have either gone unanswered or I have CC the co-owners and the HOA board and if I get a response it's often something so ridiculous like tell me what is wrong with (some professional thing I would only know if I was a plumber, electrician, HVAC specialist) so I know if we need to send someone.
