I had Lynn come out and look at my house to possibly list with Benefit Realty. I'm so glad I didn't. While she walked around giving good advice about things to repaint and how to re-arrange furniture, it became clear she didn't really look at the house at all. We got out to the yard towards the end of her tour and she said something along the lines of "I can't remember, did you paint the cabinets in the kitchen or something? regarding the full, custom kitchen remodel, with new, high end appliances and hardware. She asked what I thought I'd like to list the house for and she kind of reeled in shock, saying she didn't see how that would be even close to realistic. Well, a couple of months later I figured I might as well see what happens if I showed the house for sale on Zillow....and what the heck, I'll put it higher than the price that made her cringe. Well, I was immediately inundated with calls from potential buyers, calling mainly about the kitchen and pantry that had somehow been lost on Lynn. I wasn't expecting the response. I was out of town when I showed it for sale and when I got home I planned a Tuesday for some showings. It was quickly apparent that the house was still under-priced and I was hesitating about taking offers. A buyer asked what would be a price that would make me accept that day and be done with it. Asking precariously higher, I had an offer for that amount within the hour. About 25% over what Lynn thought would be a good "starting point," and without having to pay her any commission. And, strangely enough, not knowing I'd already sold the house, she never followed up when I said I was planning to put the house on the market to see what I wanted to do. I think this place is far from having their fingers on the pulse of the current housing market. I am sure that I could have gotten higher for the house if it had been adequately marketed, seeing that it was sold in one day for over my asking price. And lack of follow-up shows they don't seem to be very organized either.
