I've had the pleasure to work with both Jason Waxberg and Ben Ficker at Equity Pacific. I lost six…read moremonths of my life to an especially difficult 1031 exchange. I sold rental property in another state and made three purchases in Oregon. I dealt with more than a dozen brokers and agents, representing me and others. Jason and Ben are the best of the best, in both knowledge and customer service. Jason stands out most for his industry knowledge. He knows all the Portland neighborhoods and most of the multi-unit properties available. He has construction knowledge to strongly support your pre-inspection decision making. I made a lot of mistakes in my search for properties because I was from out of state, but once Jason got involved the process was much more focused and effective. I believe in old-fashioned customer service, which is almost impossible to find these days, but Jason supported me to the very end of the deal I did with him, even when the lender was the problem. Ben was my agent for a separate purchase, and is also rental expert. Ben works harder than almost anyone I know. At one point in my deal, he was on vacation in another country, but he still got more done for me than any other agent I've worked with. There were a lot of different types of repairs needed for a building I was buying. It could have delayed the deal by months, because local vendors were overbooked and scheduling estimates three to four weeks out. Ben found a general contractor and two other vendors to get everything done quickly. About a week before closing, a tenant made a complaint to the city. We had to make a few more fixes and get a city inspection. Ben made it happen and kept us on schedule. Buying real estate is stressful. Ben is a high-empathy person. Instead of bringing me problems, he always brought solutions. You can buy and sell rental property with general real estate agents, but I wouldn't recommend it. A rental specialist can easily get a better price for your sale and negotiate better price and terms when you're buying. I got a great property that was never listed, at a great price, because they know people in the rental industry. Rental deals are specialty deals and you need someone knowledgeable. You can't do better than Equity Pacific.

Secure key fob elevator and stair entrances, intercom service, free included parking, trash and recycle dumpsters, 24 hour access, staff on premises keeping the property clean and safe, big double pane windows, high ceilings, baseboard heater, in studio sink, restrooms on every floor also with utility sinks, all uilities included. Reasonable rent and great location, I found it to be a sweet deal. Note: There was a brief period of time when the former manager on site wasn't keeping up on assigned tasks but he was quickly fired once corporate found out.

Having read previous reviews, I was skeptical in the beginning but didn't encounter any of the problems mentioned and would recommend this space to anyone with a small business that needs the flexibility of not being locked in to a long term lease of physical space. I'm guessing the early poor reviews were for prior management, as Leah and her team were utmost professionals and run a smooth operation. The location of the space is great, being in the inner SE industrial area. You're close to a lot of great lunch options and breweries and also have the Market of Choice grocery store nearby. Noise was never a problem in the space and neighbors were always friendly and courteous. The only reason I left Activspace was because we moved away from Portland. Had we not moved, I could've seen myself using the place for my business needs for the next several years. I highly recommend it! As for the Deposit, I followed the simple instructions provided by Leah to make sure the place looked just like it did when I received it. I didn't have any of my deposit withheld, so I imagine previous reviewers were leaving their places in poor condition due to laziness.

He was the listed agent for a property I found online, and was immediately incredibly responsive, up front, and helpful. He went absolutely above and beyond at every step in the process, helping to deal with getting things at the property repaired, navigating a bumpy loan process, and communicating with all parties to make everything run smoothly and quickly. Even months after the purchase was complete, he followed up with me to remind me about getting my energy rebate on some windows he'd helped me arrange to have put in, and had partially filled out the paperwork for me! Unbelievable! I'm currently in the process of working with him on another property purchase for a client of mine, and he's been just as great the second time around. Real estate purchasing can be scary, and it's very very reassuring to have an honest agent who operates with efficiency and integrity on your side. Can't recommend him enough.

As a previous client of Kidder Mathews, presently involved with a forensic review of documents that…read moreKidder Mathews provided for me during my divorce, I can say the performance of this firm and its employees at the time of my property appraisal, is nothing more than a gross negligence. The individuals involved, Including Peter Shorett, were provided information along with specifics of this property that were never accounted for and should have been. During a very vulnerable and stressful time in my life I was relying on Kidder Mathews' Expertise and knowledge to put together a comprehensive and accurate valuation which should have included major factors such as the severe economic recession which was driving property prices down, not up, at the time of the property valuation, structural and physical problems with the property that were (and still are) so severe as to make the sale of said property unfinance-able by banks and essentially impossible to sell (Kidder Mathews valued my property at $275,000 in 2010 (purchased only four years earlier at $140,000) and to date February 2016 there has been one offer of $130,000 FOUR YEARS AFTER THEIR VALUATION - what's more I have had to dump over $60,000 in this property just to fix some of these problems existing at the time of the valuation and have another $60,000 to go before this property is bank finance-able) - , and faulty comparisons to properties in urban areas when the building in question is in a small, rural community and therefore the sum effect of all these gross omissions and errors was to greatly over inflate the value of the property which in turn has put me in so much financial debt and stress that it has all but ruined my life. When challenged with these negligent discrepancies Peter Shorett became disrespectful and unprofessional towards myself in a verbal conversation then proceeded to hang up on me while in mid conversation and has chosen to turn a blind eye towards myself and the problem he helped create. I approached Kidder Mathews with all the relevant information and requested a redo and corrected appraisal in as professional and non-threatening way that I could and Mr. Shorett did nothing more than try to intimidate and essentially threaten me that they would not cooperate or take any responsibility for their completely erroneous valuation. Obviously this behavior can only be the result of Mr. Shorett knowing that I am correct in the presentation of the facts and he does not want to take ownership for the negligence of his own work. To conclude I would like to quote a client's legal expectation of a services provided by a professional firm, "A fiduciary obligation exists whenever the relationship with the client involves a special trust, confidence, and reliance on the fiduciary to exercise his discretion or expertise in acting for the client. The fiduciary must knowingly accept that trust and confidence to exercise his expertise and discretion to act on the client's behalf. I would strongly recommend not using Kidder Mathews for your property valuations and if you do be warned and review your valuation with a very critical eye and do NOT rely on an attorney for oversight as mine completely failed to point out these errors at the time as well.
