My wife and I were looking to buy a rental property from out of state and Tiffany was prompt in getting back to me (always a great first start), we chatted with a couple agents but Tiff was easy to talk to and had a few strategies we liked out of the gate. And she was an ASU grad so bonus points! We narrowed in on a budget, cities, and showing strategy (we bought sight unseen due to how competitive it is right now so coming to view each property didnt make sense) so virtual tours were key. We put trust in her to look at the house, point out any red flags and give offer advise. She even talked us away from one house we wanted to offer on which is good in my opinion, that's why you hire someone with industry experience, so we really appreciated that it wasn't just ablut closing a deal. We had specific requirements so after looking for about a month, she ended up finding us a beautiful house in Tempe before it hit the market and negotiated with the seller to work out a deal. We 100% would not have got that house if it wasn't for her and may still be looking today. We're very happy, and finally met her in person on inspection day. We've since closed on the house and once we're in the market again she will be my first call. Joe and Lauryn P.s. the rest of her team is great to work with too, we met Tracy and Bridget. Dee in the front office and Preston are helpful when we do speak with them on the phone, email, or in person. Home was rented to us in reasonable condition. Only downfall is previous tenant had dogs, and we are still finding dog hair in the washer/dryer and air vents. I would definitely recommend Caldwell Property Solutions as they have been great overall in comparison to other property management companies my friends and family have utilized.

The biggest issue was how long repairs took and how little urgency there was from management. We had major air conditioning problems during Arizona heat, and instead of handling the repair professionally, Caldwell pushed the responsibility onto the owner. It took over 46 days to finally get repaired. We also had a kitchen leak that took about 2 weeks to fix, and a backyard water leak that dragged on for months. During the delay with the backyard leak, a tree died. When we moved out, they actually charged us for the dead tree even though the issue happened because the repair was never handled in a timely manner. When we first moved in, the carpets smelled strongly of dog urine and were in poor condition. Caldwell's response was basically, "You can have them cleaned if you want." The backyard was also left in terrible shape. The carpet in high-traffic areas was badly worn, and instead of replacing it properly, they simply stretched the carpet as a temporary fix. That didn't last long. The communication and customer service were equally disappointing. Maggie was consistently rude, dismissive, and acted like every phone call or maintenance request was an inconvenience. After 8 years as tenants paying rent on time, we expected much better treatment and professionalism. We stayed as long as we did because we loved the area and our daughter attended Legacy, but moving out was another nightmare. We paid a very large amount to terminate the lease early, yet they still sent us to collections afterward. At this point, small claims court appears to be the proper next step. I would strongly encourage anyone considering renting through Caldwell Property Management to document everything carefully and think twice before signing a lease with this company. Terrible Quality.

My dad had us set up to go with them and their Realtor's, Jeff & Debbie to look at a house they found that we heard was amazing. My husband and I were looking for an investment house and didn't know that what we would be walking into would be our home in just about 30 days. First off, Jeff and Debbie are great people! They show professionalism and really really care about their clients. They seem to always be available when you need them and made the house buying process seem easy and seamless. They worked with us on making the sale out to what we wanted it to be and explained everything to us. They gave great advice and were very honest with us. They are on the ball and ready to serve you! Even after the purchase has gone through they are still there for you to help you with anything you may need. They are great and we are so glad that we got to work with them to buy the house that we have always wanted. I would HIGHLY recommend using Jeff and Debbie as your Realtor's. I actually cant recommend them enough! =)

    I have known Jeff and Debbie for years, so when it was time to sell our second home in San Tan…read moreValley, AZ there was no choice. From the first walk through they pointed out features to fix in order to make the house more appealing and had contacts to get all of it done. We had a tenant that was in the unit at the time and it was not always easy, but Jeff and Debbie were understanding and accommodating. They offered client portals for us to see if there were viewings and updates on the neighborhood to see if we would need to adjust our approach. Once we had a offer they drew out what the offer would look like to our end game and also included a counter offer. We countered and it was accepted, we were under contract in about 4 days. They kept us posted on the inspection and appraisal as well as when then loan for the buyer was funded. The day of the closing they were reaching out to us to congratulate us, which is awesome seeing how many agents see the transaction as closed and move on. Jeff and Debbie also sent us a follow up email letting us know about the escrow account on our house that we sold and how we should have funds coming back to us from that. Overall if you are looking for someone to show you around or list your house, and truly be honest with you and still care about your interest, Jeff and Debbie are the way to go.

When I was looking for a realtor to sell my home, I came across AZ flat fee and was intrigued. I researched them, had a meeting with Katie and was still a little skeptical. Once I figured out that they are incredibly affordable, I started to get really skeptical. I wondered if the pictures would be nice, if they would get it on Zillow and realtor.com and social media like they said they would, and most importantly, I wondered what their level of customer service would be like. When somebody is potentially saving you upwards of $15,000, you start thinking that it's too good to be true. Well let me tell you, I am living proof that they are most definitely not too good to be true, and they live up to everything that they say they are and more. Our west valley home sold incredibly fast (within 3 days from listing!) and for $20,000 over asking. In addition the buyers also wanted to purchase our furniture and AZ Flatfee also handled the selling of all of our furniture and they negotiated a rent-back so we could have time to find a new place. All for $5,500. You can simply not beat that. I'm also going to be honest and say that I am not the easiest customer. Let's just say I'm very passionate (maybe a tad bit demanding). Of course in any real estate transaction there are times of tension, it just happens, but MJ, Kathleen, and Kylie came together as a team and was able to meet every single one of my demands with professionalism and kindness. When you deal with AZ Flatfee you have a whole team working for you, not just 1 realtor. It's amazing and in a sense your actually paying less for more! Anyways, if you were on the fence about using AZ Flatfee services I would highly, HIGHLY, recommend them and if I had to do it all over, I would use them again in a heartbeat.     If you need to sell your home quickly then I would not recommend AZ Flat Fee realty. They are quick…read moreto take your money for the retainer, however communication is non-existent after that. The photographer was scheduled on a date when we were out of town (and not the date we agreed to). We only found out because the photographer was at our house wondering where we were. Flat Fee never confirmed the appointment or told us the date was different. My husband and I tried to articulate with the listing agent that if we listed listed our home that we needed to sell ASAP. We were told that we would hear from an agent "at least two times a week" to discuss listings and pricing strategy. Not one time did we hear from them. When we contacted them about lowering the price we were given the run around and all of the agents said that pricing wasn't their job and to talk to someone else. They also never scheduled the open house or posted our home on social media despite paying for a premium listing package. We only had one legitimate showing after numerous no-shows that were also a huge waste of time. I was sorely disappointed in the agency and would not use them again. It was a huge waste of $500 for contractual services they did not provide us. I gave this review 2 stars because their broker MJ was always responsive and helpful when the realtor agents gave us the run around. She was prompt in cancelling the listing and got our house off the market quickly when we notified her.
