Since we are not familiar with AZ code and building requirements, we had some questions which he answered and he gave us good recommendations. Here's our experience: 1.He convinced us, as the buyers, to…read morepay for his sewer inspection, but we later discovered that the property has a septic system and that the seller was legally responsible for having it inspected and certified, not the buyer. 2. After we had already agreed on the inspection fee, he requested additional payment, claiming that inspecting the crawlspace took longer than expected. 3. He then wanted to charge extra to inspect the hot tub, even though he had previously agreed to include it in the inspection price. As a result, we ended up paying more than $1,000 for the inspection. 4. The inspection report reflected a lack of expertise, with many items simply recommending "further investigation" rather than providing meaningful findings. 5. The fireplace produced very little flame during the inspection; however, he concluded that there was no issue based solely on the seller's agent's statement that it was functioning properly. When I questioned why the fireplace produced so little flame if there was nothing wrong with it, he stated that he did not have expertise in evaluating that issue. 6. He also had a very unprofessional attitude throughout the process. 7. Later, we hired another inspector for a different house and were provided with an inspection report that had been prepared by him for the seller. Our inspector identified two code violations that were not documented in his report. Lesson learned: Don't automatically use the inspector recommended by your real estate agent. Consider researching and selecting an independent inspector so you can make your own decision.

Kevin inspected each nook and cranny of the home, including roof, attic, and electrical. He took photos of each area that were included in the report delivered the same evening as he did the inspection. Very prompt and very thorough report, including a 2-page summary for our builder to take as additional punch list items. Being new to the area, he addressed questions we had about construction in a different part of the country and took the time to explain things that were both necessary and unnecessary. Since Kevin is a civil engineer, we felt very comfortable discussing technical aspects of our new home. Kevin was terrific and we highly recommend his services. The value we received from his inspection outweighs an insurance policy and we will hire him again for our one-year walk-through as well as five or ten years down the road to give another independent, unbiased, neutral opinion on home items needing remediation, repair, or touch-up.

It would take a few extra minutes to seal these areas with sealant before installing new brackets. I'd recommend requesting this to be done and inspect prior to final payment.

They were really horrible. Juan Harris, owner of this business, is one of the nicest people you'll ever have in your house. He is right on it. He is a perfectionist, even hand-cleaning all the slides on the bottoms of all the windows. The prices was about half of what other people have quoted me. The job is beautiful, beautiful. I bought a bunch of see-through stickers from the Bird Barn to keep birds from flying into the windows. Juan cheerfully put them up after he did his cleaning. It's a pleasure having that nice guy around. I guarantee you'll be happy if you hire him. I paid for the work he did and this review is completely unsolicited.
