This place was nice when we toured it, but after my husband and I told them about the inspection, they were unable more than a month later. They sent us an unpaid bill, and our check-out date was inaccurate on paper. My husband went over there and personally asked them about the inspection. I also called them, and they were not able to do so. They thread me my account would go to a collection, but I got a lawyer and will dispute all of this. It's illegal what they do. They show you the model apartment and promise a remodeled one but at best provide a partially remodeled one. They gave me a unit with bad old bath fixtures, bath tub and toilet with stains and unfinished hardwood floors. The windows were not properly cleaned and neither were the baths. Even if you are keeping old fixtures, it's a decent thing to at least properly clean the whole apartment. Later I found that I was being charged the almost the same rent as others who were given a unit with finished floors and new fixtures! Absolute discrimination! It was even more disappointing because these happen to be the most expensive apartments in the area. Very disappointed with my experience and the dishonest management. The repairs take forever and they can't respond to simple email queries. read more

My husband and I toured virtually every apartment property on Mud Island, and we chose Belle Harbour as a landslide win for leasing. The leasing office provided amazing service throughout the entire leasing process, and the property is quiet, clean and safe. The layout of our apartment was also the best that we found for maximizing space/value. This is my first review of several I'm sure. Just moved in about a week ago. The office staff has been extremely professional, courteous and accommodating. Maintenance has been punctual, courteous and has fixed all issues we reported in a timely manner. So far, I've been very impressed with their operation and the condition of the properties and support facilities. As of now, I'd have no problem recommending this place. The only complaint I have is the cabinets are in need of replacement. Almost all cabinets are delaminating. Not so much that you'd notice by looking at them but closer inspection would reveal it. read more

Basically, do not live here, just don't do it. I spent 2 and half years at Belle Harbour. The management is terrible, and could care less about their tennants. I found several things wrong with the place after I moved in, that they never actually fixed: fixtures not quite in the walls right, loudest garbage disposal known to man (they said it was just really powerful...they were full of poo). I have lived in 5 different aparment communities across AR and TN over the last several years. I have never had a problem getting my deposit back, or owed money. This place sent me a bill to have the carpet replaced for $1100 for a pet stain in the carpet. I will not deny that the stain was there, but I paid a $500 non-refundable deposit when I moved in, plus $20 a month pet rent for this purpose. When you own pets, you know they will have an accident or two here and there, it comes with the territory, but I felt like my bases were covered. $500 up front plus $20 over 2.5 years, comes to...oh about...$1100. So I had to pay for the carpet twice. All of that aside, I had to give a 60 day move out notice. I knew this going in, but when you're excited about a new place, you tend to overlook these things, and then realize the pain you've caused yourself down the road. Don't make the mistake I did. None of the new places I looked would hold a place for 60 days. So I had to give my notice, cross my fingers, and hope that something would be available 30 days out in a place that I wanted to live. My suggestion would be to avoid Mud Island all together. I went that direction because I was new to the downtown area, heard it was nice and safe, and was a single female living alone who needed a safe place to walk the dog. There are plenty of other areas in downtown to do this where you don't lose that "downtown" feel and character. Mud Island is for people who want to pretend they live downtown, but really belong out the burbs. Check out the South Main District instead. read more

I read reviews about this complex before I moved in. There were several tenants that complained about being embezzled for payments and fees they didn't owe. I lived in the complex for 13 months paying my rent on time and believed I was the model tenant. I enjoyed my stay and when I did my termination inspection I checked out 100% OK and have the inspection to show it. Sometime later I received a notice they were charging me $800 to replace my carpet. I showed my check out paperwork it they claimed there was a follow up inspection (without notifying or inviting me) which determined I had damaged the carpet and it could not be cleaned. Long story short, I disputed the claim, they turned it over to collections which I disputed, and now it has hit my credit report. Do not take the chance. There are complexes on the island that as nice and cheaper. read more

On the positive side, this apartment complex, there is plenty of parking, it is generally safe (although there have been several instances of crime), it is close to the river. During move out, I literally had a cleaning company come and clean after having done a thorough scrubbing myself and was charged an inordinate amount of "cleaning" charges. They count on people not caring enough to contest it, and so continually fraudulently make these charges. Management, Kelsey, is incredibly rude and unhelpful. They often leave the office prior to scheduled times so that you are unable to retrieve packages. Additionally, there are members of management that live on the property and allow their dogs to defecate on the property and then send out notices that residents will be charged for failing to pick up after animals (a good thing but they should also follow the policy). There is a family of approximately 30 stray cats and management hasn't done anything about it. There are occasional roaches. read more

Lovely place, maintenance is excellent . We have been very pleased here. Location is a bit of an oasis in memphis. Walking or running right on the river, short drive or walk to restaurants and grocery. Gated. Pool , gym and entertainment room with pool table and three TVs rocks. read more

After nearly three years of living at Belle Harbour, I have nothing but good things to say. I decided to move here after a former student at my school recommended the complex. The apartments are spacious and well-kept. Amenities include a beautiful pool, grill, gym, tennis court, and a room with TVs and billiards. Mud Island is generally very safe compared to most of Memphis, and the gate at Belle Harbour offers an added sense of security. The staff went above and beyond to make sure that our needs were being met; maintenance staff often came within an hour of our requests. Belle Harbour even hosts several free events throughout the year including BBQ dinners, ice cream socials, and drive-through breakfasts. Other reviews made me worried that we would be charged excessive move out fees, but we did not run into that problem. Even with some wear and tear to the blinds and carpet, we were not charged ANY cleaning fees. If I were to live in Memphis again, there would be no question that I would choose Belle Harbour again. read more

Not sure why there are so many bad reviews! I've never had a problem with this complex and I actually like it a lot. I lived here for the first two years of med school and absolutely loved it, didn't have any issues when I moved out to do my clinical rotations closer to home. I came back to Memphis for residency and was lucky they had a 1br available because I honestly couldn't imagine living anywhere else. The complex is small and feels extremely safe, parking is never an issue, the units and the complex as a whole are always clean (have never had any bug problems and I live on the ground floor!), maintenance requests have always been completed within 24hrs and I've always thought the office staff were friendly. I guess everybody has different experiences but my experience with Belle Harbour has been wonderful. read more

Everything was fine here until it was time to move out. We were charged 50 dollars for someone to clean a ceiling fan and were charged for the oven that was broken when we moved in. It is interesting that one would have to pay for charges such as these when it did not appear that the apartment had been cleaned upon move in. Aside from the excellent maintenance men at this establishment the employees are not very friendly and they could do a much better job with customer service. read more
