I paid a $1,400 deposit directly to Susi Keating owner of Beaver Meadows Resort and Ranch on June 5, 2024, for a group trip scheduled for September 2025. After canceling the trip on April 25, 2025 -- five months in advance -- I contacted Susi Keating, who acknowledged receipt of my deposit and confirmed in writing (including emails and Facebook messages) that a refund would be issued by the end of May. As of mid-June, I've received no refund, and she has stopped responding to any communication. I have documented proof of the deposit and all correspondence. I'm extremely disappointed in how this was handled and urge others to be cautious when placing deposits here. read more

I booked a condo here because my husband was going to participate in a pond hockey tournament. The weather is not promising so tournament has potential to be canceled so to be sure I didn't lose my money, I called Beaver Meadows to cancel my reservation on the 7th day after booking (so within the 7 day cancellation window). Unfortunately, and to my surprise, I only received 50% of my total back. On the 7th day I had cancelled on Expedia because I booked through there and I also called the office to confirm that I would be getting 100% back. The person that I spoke to was very rude, told me she would call me back then hung up before confirming my phone number. I gave her 30 minutes and called back. She again was very short with me and told me she would call me back. Never did. This happened to be Christmas Eve so I didn't call back again until December, 26th. When I did, I spoke with another woman who was kind and listened and said she would call me back. She did not. In the meantime, I emailed Beaver Meadows own email address as well as messaged them through Expedia and heard nothing back. Today, Monday December 29th I called back and spoke to a woman who said now the reason I am not getting my money back is because I am within the 30 days however, my trip arrival date was January 30, 2026 and I initiated this cancellation on December 24th. She also told me to email Beaver Meadows owners through the info email which I already did, twice. She told me they did not see an email from me so I should do it again so this would be my 3rd time emailing them. Their policies are not clear. It's too bad that this place is so greedy that they can't just give people back the money that is owed to them. There aren't even other hotels around so by the end of January they probably will have it rebooked. The thing is, I would have rebooked at the same hotel potentially because the event (pond hockey tournament) is nearby and may still happen. However, now I won't book with them ever again and I will be sure to tell all my friends going to the pond hockey tournament down the street that they should be hesitant as well. Save yourself an attitude, book in Fort Collins and drive to the pond hockey tournament. read more

We stayed in condo 8. The best news as, it was very nice and recently remodeled. The bad news of this ranch is the very poor service!! None of our 3 TVs would work. We had a big front window that would not close. We were to receive water bottles. I went to the office and report this to some man whom did not seem interested in fixing anything. He said he would but when we returned from the day of hiking nothing had been done and the office was closed at 4 so could not get any help. The day we arrived we called the office as we were not sure how to get there. All we were told "use GPS". But GPS is not accurate in the area. The person in the office was very hard to understand and again could care less if we made it or not. The second night we were there there was only one other unit was being used. I cannot get over this place! We went tubing here about two years ago and really enjoyed it. Decided to visit again for some summer camping and it was just amazing! Great service by the resort and the restaurant is great! We are planning on spending our anniversary here this fall! In mid-Dec, came here for the first time, to go snow tubing. There was no mention on their website that only 2 of their 12 runs were open. One of the runs seemed too dangerous --- my friend almost hit the fence on it, and we only saw one other person use it once. So it was really just 1 run that was open, for no discount on the price. Also, when I purchased our tickets online, there was a lot of emphasis on the 15-minute safety talk. We never got that, even when I specifically asked what we needed to know and said that it was my first time snow-tubing. I did end up hurting my tailbone and ankle, trying to avoid the big clumps of icy snow on the right-hand side of the run. Of course, those things could happen in any situation, but maybe a safety talk could have helped prevent them? read more

Had a great time here with my friends! The rooms were really nice and cozy with amazing heaters. The restaurant had tasty food and was quickly served. The area was my favorite part that had beautiful views with nice lakes as well! During the night we went to the fire pit area and could see so many stars. We are from California and came to visit some relatives for the holidays. we decided to come tube here because we heard it was fun! honestly we had an awesome time here. A couple of the slopes were closed, but the ones we went on were super fun. After tubing, we went ice skating on the little pond that had been frozen over. i didn't know how to skate but with a little practice i sort of had the hang of it! Beaver Meadows Resort Ranch is a great location for a weekend getaway from Fort Collins. Red Feather is a fabulous place, and I was able to utilize some mild snowshoeing trails while I was there. The lodging at Beaver Meadows is rustic but cozy. My warm room was a welcome refuge from the snow and wind outside. An electric fireplace added some nice ambiance to the small space as well. I do wish there had been some more accommodations on site given the isolated nature of the resort. There is not a large variety of entertainment and restaurant options outside of the resort, so it would've been great to have more available during my stay. The tubing hill was a great amenity, but there is not a discount on the almost $50 ticket for people who are already staying at the resort. Additionally, the restaurant had very limited options, few (if any) of which accommodated any sort of dietary restrictions. I enjoyed my stay at Beaver Meadows, and I hope they seek to grow their offerings and amenities so they can offer an even better experience for their guests in a truly beautiful location. read more

Weekend trip to Beaver Meadows was a complete bust, office closed at 8pm had to search around in the dark in blowing wind for the accommodations, temperature was 5 degrees with wind chill the following day, and no reasonable credit offered for activities you cannot do due to weather conditions. Clearly this place is hurting for every dollar when they would rather keep 200 dollars in activity fees than have a happy future customer. If you have ever stayed in accommodations nicer than a hostel you will find this leaving much to be desired. If you do share any concerns prepare for a master class in gaslighting. read more

If you prefer clean facilities this is not the place for you and your family. Your better off just primitive camping. That would be cleaner than this place. My family stayed for a week and not once was there an effort to fix the Womens toilet. The whole week it was never touched. Pictures is attached. Also, the trash was never taken out. They had signs posted that we need to clean facilities or they will lock it up and have guests pay for using bathrooms?! So it's my job now to do your job when I arrive for vacation with my family? I wish I had taken a picture of the sign but it was at camp. Unbelievable! I guess the owner was out of town and had a friend managing things while they are gone. I might look into a professional and not friends to run my business. You couldn't tell who was a guest staying there and who was an employee when you needed help. We went into the office and bunch of staffs kids were in there but no adult to answer questions. WTF? Also, the peddle boats for the pond seemed to always be in use by the staffs kids when we wanted to give it a go. The maps that they offer for Lower Pearl Camping was a joke. The road literally dead ends on the map provided. You just keep driving and hope you make the correct turn and stumble upon your camp site. We love camping and understand it's the outdoors. But it's the little things that make your experience a bit more complete. This place could be so amazing but not sure I want to invest another family trip with disgusting facilities, disappointing staff support, and half ass information. Slopes were awesome for kids and the family. Mom and Pop run place so service is friendly but not super efficient. Check-in location was difficult to find. Restaurant service was not very efficient, super slow. Food was good but not amazing. We ordered the burgers which was good but we asked for lettuce tomatoes onions which they brought 4 sets of on a separate plate to make your own. When the waitress rang us up, the prices were way cheaper than what the menu said. I even verified our order but we fed a family of 4 with specialty beverages for under $40. Pond was beautiful to skate on but the skates they provided were super narrow and you just grab what is on the rack. read more

Checked I late and found the room we were to stay in DID NOT LOCK ! So why even give us a key.??? Ok now here I go.... this place is a total joke STAY AWAY! Filthy conditions. See attached pics. The beds were gross and I did look for bed bugs. In the bathroom there were black ants that would have been a diner for naked and afraid contestants. They were huge. The small fridge would not close due to a build up of ice on the freezer. See pic. The carpet was so filthy your socks stuck to it. The shower size was about the size of a coffin! We took one look and decided this was not the bed I was going to sleep in yet alone the room. The sitting chair appeared to have a few lap dances preformed on it. YUCK. IT WAS SO FILTHY I WAS TERRIFIED!!!! please if you value your hard earned money do not go here you will come back with nightmares or crabs!!!! Pros: Still trying to figure that out. Cons: -The most confusing campsite we have been to. We pulled in around 4:30 and the offices (yes multiple offices) were closed. -If you are pulling a Trailer or have an RV look somewhere else. The dirt roads are not maintained and my son started to get sick from all of the rocking. -There are no signs indicating were you should go to check in. For example there is a signed labeled "Campground" and that's it. No arrows, no other information just that. It didn't help that it was placed at a fork in the road. -All of the offices were closed and I tried every number and no one picked up, I even emailed (someone got back to me the next day!) wow that was helpful. -My husband looked up the map online and figured out were our site is. We drove through a gated area and found our spot. There was no one else there, not a single person or car. We decided as a family that we were going to leave because the lack of people at an RV site is not a good sign. -The bathrooms had feces all over the toilet. My son chose to go in the woods. -As we were driving out the gated area that we had 20 minutes earlier drove in, we find that it was not locked. THEY LOCKED US IN! Again, but to no avail the phones and emails went unanswered and we just wanted out. We flagged a man down and he said he knew the people who worked here and his calls went unanswered. My husband finally called the Sheriffs Dept and they were able to get in contact with the people who worked there and we were finally released. THE POLICE HAD TO HELP US. -We never checked in and never checked out just left as fast as we could. But I did receive and email from them thanking us for staying with them. WHAT? You have no idea who is coming and going from your property. -We ended up staying at a Walmart parking lot with other RVer's and that was a better experience then this ________ (insert word or words) will ever be. They gave us our first "Worst Experience" in our Trailer. Keep our money I don't want a refund, just do better and there is no need to lock people into a campground...ever! read more

Going to Beaver Meadows is always a treat. The restaurant was festively decorated, with sweets adorning the front in-tables giving the space a warm homey feel with the smell of baked goods flowing around you as you enter. The staff are always ready to take your coat and grab you a warm drink after a long scenic drive or otherwise chat it up about the nippy weather you experienced while grabbing a Christmas tree from the mountains, or otherwise listen to your kids take to the skies after their time on the tubing hill. It was lovely to stay in condo 7 this weekend. After spending some time at the restaurant, my family and I were able to cozy up next to a warm fire and enjoy each others company while looking over the ponds that decorate the front lawns of the Beav. The legendary bridge crossing the middle of the two main ponds was - as it always is this time of year, decorated with Christmas lights, adding a soft glow to the snowy mountainous landscape. It felt like we were in our own hidden away Christmas fantasy, I half expected James Stewart to peek around the next corner telling us how happy he was to exist, and how merry we all truly should be, thankful for the little things, like a happy crew and a warm fire. read more

The initial allure of this place wound up being it's ultimate shortcoming. I'll admit it's nice to camp somewhere that doesn't constantly patrol to be sure everyone is following the rules, but there are tradeoffs. Used toilet paper EVERYWHERE, full trash cans (pack your trash with you back home), outhouses in bad shape with no TP, large groups of loud people partying into the night, and so on. Also, the more sites we visited, the harder it was to find a flat spot--if you're not down by the river where it's crowded, you're on a slope. Despite all that, we were still planning to camp there a couple more times this summer/fall until the fire (air quality, fire bans, and the area being threatened). Multiple emails and phone calls to Beaver Meadows asking to move our reservation garnered no response. Frustrated, I assumed I was SOL and suggested that they use my money to clean up all the TP. This was their response: "Heather we have not had phone service or internet due to someones home burning up near a tower in the canyon. Maybe people should learn how to use the trash can! Understand your frustration but that is just rude and unnecessary. I offered most people a credit but no worries.  We will be sure to put your money to good use. Please don't come back! Thank You" Wow, so all your systems are down, but your reservations and promotional emails are working just fine? read more

The property is beautiful. Sitting outside in the early morning with a cup of coffee looking out over the valley was so peaceful. The cabin was minimal despite the hefty price tag. A filthy coffee pot..we brought our own. No paper towels , no dish clothes to wash off the dusty dishes and glasses. No face cloths only 3 towels and only one bottle of liquid soap. Fortunately we only live one hour away and my husband kindly went home and got the supplies we needed. The killer was having to pack out our trash (take it home) or pay 25 dollars.. our car was full so in addition to 250 a night we paid 25 dollars to remove trash we had bagged for them. read more

Such an amazing location with fun amenities including tubing and ice skating. That said, BMRR staff please up your game. I love rustic, and we expected rustic, but the lodging needs maintenance and general up keep. Neither of our accommodations had firewood and after numerous trips to the office we were final able to get some wood delivered. It's not OK to say "we ran out" or "we ran out of gas for the splitter". It snowed over the weekend and we cleared the ice skating rink. We enjoyed the exercise, but isn't that your responsibility? When we asked the rink to be cleared we were told that "someone" with the ATV clears it, but no one knew who or when the ice would be cleared. The tubing was a blast and the staff at the tubing hill went above and beyond to help us on/off the hill in addition to insuring safety protocols were followed. Thumbs up tube hill guys. This is a magical place that seems like it's falling apart. I hope management will address issues and bring this lovely place up to standards. For folks thinking about staying here be prepared for what it is and enjoy the view. Oh and eat at the restaurant, it's AMAZING! read more

First off... they state there is a full mattress on main level. It was a sofa couch and it was broken with just a memory foam pad in it, when we said something they told us they would bring a futon mattress they only brought a twin mattress so we had to lay that on it with cushions next to it and when it was couch style we couldn't even sit on it. Only one burner worked on the stove so it took us over an hour to make food. My dog got sick and puked stomach acid on the memory foam pad and they charged $50 for it when they shouldn't even put that back in the couch since it needs to be thrown away. When I called to ask them to just not charge me the $50 and wasn't asking for more money off our stay, they told me that wasn't going to happen and it didn't matter the stove didn't work and that there was no mattress. I would not recommend this place as their customer service sucks and we will never go back! If you stay here make sure you check everything is good before you stay because obviously they do NOT check everything is in good working order before charging $345 a night to stay! read more

Horseback riding, Catch n release fishing in the pond, (or several lakes close for real fishing), Canoe or paddleboat, giant jenga, volleyball, full service restaurant and bar, several size cabins, and fun wooden games disbursed around the pond and a gift shop. I have an announcement to make: We are no longer Fort Collins hermits. I know. It's a shocker. When I first started this blog, we never left Fort Collins. I mean, never. We were a one-car family with a newborn and a preschooler. Not exactly the traveling type. Now that the kids are older and we've added another car to the family, we actually leave the boundaries of city limits. Just call us modern day pioneers gettin' all fancy with our travelin' an' explorin'. We occasionally drive down to Denver, but that's not our favorite place to hang. It's summer and the mountains are beautiful, so we've been making treks up various canyons to go fishing. After years of being an avid disc golfer, the husband decided to pick up fly fishing this year. While he gets plenty of time to go on his own, we end up going fishing during our family time on the weekends, too. Mother's Day? We went fishing (call me wife of the year). Of course, we did the same for Father's Day up around Red Feather Lakes with a lunch at Beaver Meadows Resort Ranch. Red Feather Lakes is a mountain community about 54 miles northwest of Fort Collins. Settled in 1871 in the Norther Colorado Rockies, it's surrounded by acres of the Roosevelt National Forest and 14 lakes. Just a few miles away from the historic village, Beaver Meadows Resort Ranch has been a place for outdoor enthusiasts to relax for the last 30 years. The resort has a restaurant and lounge in a historic 1940's ranch home with a rustic log cabin design (and a killer disc golf course). I'd definitely say that this is ranch fare. You're up in the mountains soaking up the sun and absorbing some beauty and dirt in the process. Gourmet is not on your mind and you're just getting some hearty fuel for your adventures. I certainly wouldn't drive up just for the food alone, but if we should ever stop by again, I'd go with a pizza instead of the buffalo burger. And I'd really like to try the trout they offer for breakfast and dinner (why not lunch?) That must be a better meal with them swimming around right in front of the restaurant, fresh for the eating. Either way, it was absolutely breathtaking gorgeous out there. I'd want to relax at Beaver Meadows again just for the beer, mountains and sun alone. read more

My husband and I were married here back in March and I could not have asked for a better venue or more accommodating staff. I was blown away by how easy all of Beaver Meadows' staff were to work with and how pleasant they all were during every interaction. From the tasting event to the accommodations and, of course, the beautiful event itself, everything went great. We received so many compliments on everything! My family and friends can be a lot to handle, and so I was a little worried that rowdiness would be an issue. Though my family and friends got pretty drunk and were very rambunctious, the staff was not at all phased and on the contrary, went above and beyond in making sure I didn't stress about that and that they would take care of everything. When there was a request, I never had to worry if someone was taking care of it. I only ever had to mention things once and it was done! A couple things that could be improved upon: the hospitality in the cabins was underwhelming. No warm welcome there and most of my family and friends were lucky to have adequate supplies (cups, utensils, etc.). Also, we were constantly hunting for more coffee. We all stayed several days and there was no resetting of the rooms or restocking of any items during our stay. Another note for future wedding parties: don't make the little log shelter home to your gifts and guest book, unless there is adequate signage. No one from my guest party was instructed of where these items were and therefore only a handful of people were able to sign my book. Overall, lovely experience and I wouldn't hesitate to return or recommend it to anyone looking for a memorable wedding day or other occasion! read more

I live in Fort Collins and decided to come here for a first date with beautiful natural scenes. Long story short, the staff gave myself and my date special and over the top care with ice skating on a pond an an awesome dinner even though the resort was supposed to be closed for half of the date (but they stayed open). We have been here on several occasions for special meals a thanksgiving being one of them. Also stayed at the resort and ate here. Always pleased. Went today for Mothers Day Dinner and very disappointed. Husband ordered prime rib medium rare. It came with grill marks on it!! Who puts prime rib on the grill!? It was dry and not up to par. I ordered the ham which was marketed as honey baked spiral sliced. It was none of the above. It was slab cut and dry. No flavor. Asparagus spears were over cooked and dry. Biscuit was cold and had to ask for butter. Really? You would serve a biscuit without butter. On the upside the mixed drinks and wine were good and our server was engaging and friendly. She has been there for about 2 years and it's always good to see her smiling face when we get there. We will go back and try it again. Hopefully next time better. read more

We visited from out of town for snow tubing with two young children and we were so happy with our experience. The main reason why we had such a great experience was because of the staff, especially Tony. He went out of his way to help and accommodate us. He was friendly and had a warm and welcoming personality. I can't say anything bad about Beaver Meadows. My fiancé and I visited for a camping trip late May, we braved the cold and rain, and pitched our tent, to only get down poured on with sleet and unbearable temperatures. We were pretty hungry when we were done setting up so we headed down to the restaurant. While eating some yummy fare and drinks, Scott who is the property manager I believe came over offering up the camper cabin so we could enjoy our stay without getting hypothermia :( the service at Beaver Meadows goes beyond your typical service, they are so friendly and want to make sure your visit is great in every way possible. I haven't even gotten to the amazing views and grounds Beaver Meadows has to offer:) we hiked the river trail, which was very cool as most of the hike is made of wooden bridges places over the river. Very picturesque! And I can only imagine with the wild flowers that will bloom in the summer making it more beautiful---- all in all this amazing haven exceeds my expectations in every way! Clean cabin, fresh linens, wrap around deck, tables and chairs, bbq grill and seating area around fire pit. Very nice staff, beautiful community grounds, nicely manicured and maintained. We were able to let our dogs off leash to play with the pack of resident dogs. We enjoyed eating on the restaurant patio each night (it's dog friendly) and taking a pizza back to the cabin with us. We were warned about a bear problem in their area and nearby towns but we never saw one ourselves. We did the 2 hr horse ride with river crossing on our last day. Glad we did. The kids had the time of their life! Overall 10 out of 10. We will be back again! read more

Beaver Meadows is a rustic resort in the undiscovered country of northern Colorado. Located in a scenic valley surrounded by miles and miles of wilderness, Beaver Meadows has a family atmosphere with lots of fun things to do. In winter, groomed cross country ski trails, a tubing hill with a lift and pond hockey are favorites. We stayed at Beaver Meadows as tent campers. A ways up the road past the main lodge, there are some tent sites that are pretty well wooded. The fire ban was just lifted before we arrived, so I was happy that we could buy firewood at the lodge.The last site, the one we stayed at, borders a nice trail that goes back quite a ways through a couple of stream crossings. There weren't very many people back there which was nice...just a couple of walkers and mountain bikers, and we had our dogs with us. They are very cool about dogs...they are allowed to be off leash if they are obedient. Those who were present at the front desk were genuinely nice people, which made the experience that much better. Beaver Meadows is a resort in a particularly lovely location in the Colorado Mountains and not far from where I live with my husband. Recently, we had our anniversary and I suggested lunch at the restaurant to celebrate. The restaurant itself is the rustic log cabin style and quite pleasing. We were told to seat ourselves and we sat at a table with a view of a pretty lake. The place was decorated for Halloween, appropriately for the most part but I found the severed head on the pike to be less than appetizing. We looked around and there was no drink menu on the table so I had to ask the waitress if there was any champagne. She said she would check and we didn't see her again. The second waitress that showed up handed us our menus. When I asked if there was any champagne she said they didn't have any - that's all. She didn't offer a sparkling wine or make any other suggestions. Also, there were apparently lunch specials being offered but the waitress made no mention of them to us so that there was no way of knowing if there was anything else available, other than going back to the entrance where they were listed. While the menu was standard fare; sandwiches, soups, burgers, pizzas and salads, this is expected for the clientele and I ordered a veggie sandwich. When the waitress asked me what I wanted for a side, I asked for the lettuce, tomatoes and pickles that were listed on the menu. The waitress insisted that I could get a side, apparently not being that familiar with the menu and not realizing that what I had asked for had been offered as a side. She seemed impatient and probably new at the job with inadequate training. I also heard the other waitress dissing one of the menu items to another customer. A couple of other issues was that when I finally ordered a beer, the waitress brought me an open bottle and no glass. I asked for a glass, and she eventually brought me a chilled glass which I thanked her for. There was no salt on the table so I had to steal it from a neighboring table. There was a menu advertising their Thanksgiving menu with four separate entrees; oven-roasted turkey, baked honey ham, prime rib and a vegetarian quiche. No prices were listed and the waitress was uninformed of what the prices were. I haven't been to Beaver Meadows for dinner. Maybe the dinner service is better but it seemed to me that the lunch staff suffers from a lack of training. read more

I got married at Beaver Meadows in the second week of September this year and my experience there was better than I could have imagined! We stayed at the JP cabin and the rest of the lodging was full of our guests and some people elected to camp or rent a camper cabin. The leaves were just starting to change and it was absolutely gorgeous! Our rehearsal dinner was at Buddy's Cave and it has a bonfire pit outside which was great for hanging out during and after dinner. The Crossing wedding site is phenomenal and the reception was close by at the Big Bear Pavilion. The food (burgers and brats) was freshly grilled and delicious, and the staff worked their butts off to make sure everyone had a great time. After the wedding dance party, they had a bonfire going for us at the big pit outside the restaurant which was a blast. Just had another great camping trip at Beaver Meadows. Our campsite was right next to the river - beautiful views and plenty of privacy. Had delicious prime rib and ribs at the restaurant. Stayed long enough to appreciate the availability of the clean, hot shower facilities this time! Also enjoyed the series of bridges and boardwalks through the willows along the river. Definitely our favorite place to camp. read more

What an experience! Went horse back riding two times this week it was so much fun. Had my two grand daughters in town who are 8 and 3 who had never seen the mountains. What fun we had riding horses at Beaver Meadows. Clara the owner is terrific and has a very good staff who are very concerned about safety in addition to making sure everyone has a great experience. My grand daughters loved every minute. The scenery is fantastic, the trails are great and the Colorado western atmosphere is something else. We live in the area but had never used the riding stables but we sure will again. Our kids can't wait to come next year to ride in the Colorado mountains again. The prices are very reasonable, the horses are gentle and well trained. We just had a wonderful two days that we will remember for ever. Riding around the Colorado mountains and enjoying the trees, wild flowers, and beautiful scenery on the back of horse with kids just can't be beat. It just does not get any better than that. read more
