Stay Dates: December 23-26, 2026 This was our first full family Christmas trip, and unfortunately the experience fell well below expectations. All issues were reported promptly, but while responses were received, the concerns were not fully addressed. This lack of follow-through led to additional problems and ultimately a complete interruption of our Christmas Day...much of which could have been avoided with proper resolution early on. We were required to relocate from the original property to a replacement that was not comparable and did not meet our needs (no main-level master for elderly family members and only two full bathrooms). Despite clearly outlining these requirements beforehand, we then had to move a second time...on Christmas morning. This meant packing and relocating 9 people, all food, and Christmas gifts, costing us approximately four hours on Christmas morning while we were opening gifts and preparing breakfast. It also eliminated planned time with our grandchildren at the beach. At the final home, the golf cart was not operable (dead battery and flat tire), and a promised repair was never completed. A late checkout requested on Thursday was not addressed until Friday after I followed up on my initial request. I requested at least a 2:00 pm checkout based on missing 6 hrs of our Christmas day moving locations. They finally responded that we would not be granted the extension. Overall, the lack of attention to detail, incomplete issue resolution, and handling of multiple relocations--especially during a special Christmas holiday vacation significantly disrupted our family experience. My family deserved a more responsive and considerate level of service. read more

This company cancelled my reservation due to the house no longer being in their rental pool. They "recommended" other properties of theirs available that were all more expensive. I cancelled my reservation through VRBO and Beachwalk is now not refunding me completely because of their cancellation policy. Even though THEY cancelled ON ME. I rented a house through beachwalk properties in the beautiful Seacrest beach. Although the house was lovely, it was dirty when we arrived so we had to wait for someone to get thermometer to clean after being on the road for 6 hours. Also, their guest service is a joke. They told us that armbands and parking passes were not required. Which in fact they were absolutely required!!! We even received a parking citation that the seacrest security handled for us and instructed us on how to in fact get the armbands and parking passes. Horrible. BWV will ignore health and safety concerns, much less concerns of lesser importance. No matter how nice a rental posting looks, if it managed by BWV, avoid it. Our home was filthy--in desperate need of deep cleaning and general repair work (dryer was broken, fridge didn't work for water or make ice, AC vent leaked, and golf cart had faulty seat belts and a side mirror that would not stay in place). BWV did nothing. Didn't even respond to my messages about the concerns. Crap company--AVOID their properties. read more

DO NOT USE THIS COMPANY!!!! Saturday 10/4 Day 1. Arrived at check in to find that the garage door would not rise. The release was inoperable, as well. The frame of the garage door track was bent. The inability to raise and lower the garage door rendered the golf cart unusable since we couldn't get it out of the garage. The previous renters had also left the garbage in garage which had attracted many gnats and flies. It also created a terrible odor. The smoke detector upstairs was missing and the one downstairs was left on the countertop. I immediately called the emergency number and was told they couldn't have anyone out until the following Monday 10/6. I also received an email stating they were sorry for my inconvenience, and they would review compensation options for me. I expressed my displeasure and asked them to send someone over to get the trash. Sunday 10/5 Day 2. No one contacted us or arrived to get the trash our of the garage. Monday 10/6 Day 3. Received an email at 12:18 pm asking if the vendor could enter the home if we were not there (assumably to fix the garage). I gave permission and received a follow up email at 1:11 pm that someone would be by between 1:30-3:30 to assess the garage door. At 3:16 I asked via email for an update on the repair. No response. I arrived back at the town home at 4:30 and no one had been by to get the trash or check the garage door. I emailed Beachwalk immediately asking for an update. I received an email response at 5:12 pm that the vendor had to reschedule due to a Jewish holiday and the soonest availability for a vendor to come out would be Thursday between 9:00-11:00. I responded at 5:14 that I was very upset and expressed that I would not have rented the unit if I couldn't have use of a golf cart. I also demanded that someone come and pick up the ridiculous amount of trash that was in the garage as well as the trash that we had generated since we had no where to place it. No response. Tuesday 10/7 Day 4. No response. At 9:00 am, my husband brought the trash can through the house and loaded it into his truck and transported it to Beachwalk's office. He left it at the front door. At 8:30 that evening, someone knocked on the door asking if we "needed someone to look at the garage door". He didn't have on any identifying clothing, didn't have a business card, nor did he say which vendor he was from. He entered the garage through the house and assessed the situation with the garage door. He stated he could not fix it and he would report his findings back to Beachwalk. Wednesday 10/8 Day 5. No response. Thursday 10/9 Day 6. At 9:03 am, I sent an email to Beachwalk expressing my dissatisfaction as I had not received a response from my email on Monday 10/6. I stated that they did not have permission to enter the home until after our vacation ended. At 9:45 I received a response that the "field team" visited the property and "did not find any trash present in the garage at the time of their inspection". And that "no one was scheduled to come today". At 10:15 I responded to the email asking when their "field team" came out and if it was the same person that showed up on Tuesday night. At 10:45 the response I received was "I asked". At 10:46, I received an email stating the vendor for the garage is scheduled to come out today (even though I received confirmation the day before that no one was coming out). I responded at 10:54 that I did not want anyone in the unit until after we were gone and to please send confirmation that no one would enter the home. I also stated that yes, I had given my permission earlier in the week for someone to enter the home on Tuesday but didn't expect anyone would show up at 8:00 at night without so much as a phone call, text, or some identifier that he worked for a legitimate company. At 11:08, I sent another follow up email asking for verification that no one would be entering the home. I never received follow up on this email. Friday 10/10 Day 7. No response Saturday 10/11 Day 8. I sent an email at 6:44 am that we had left the unit. I noted that we had completed the check out check list except for taking out the garbage since we had no garbage can. We left everything neatly tied up in the kitchen. I expressed my dissatisfaction of everything that had happened and my expectation for adequate compensation for my stay as it did not meet the expectations outlined in the rental agreement (golf cart, trash, grill not working at the pool). I received a follow up email at 11:32 noting that the compensation review process takes up to 14 days after check out. It has been 3 weeks and still not action from their management. And now they won't respond to my emails. read more

We paid five figures for a week at a lovely, multi-million dollar home on Eastern Lake. The home had water damage with an active leak, from the shower, in the first floor suite. They were not only slow to respond, but compensated only $200 for a mold under the rug and a completely unusable first floor bathroom. We were traveling with my mother, who has trouble with stairs, and rented a home with a guest suite, with full bath, on the first floor, for that reason. They were terrible. I worked with a local to find the owner's information and reached out to them directly so additional damage would not be caused to their, otherwise, beautiful home. We have rented for years through 360Blue/Callista and thought we would try Beachwalk because of the home's location. We will not do that again. Choose a different, more reputable Property management service for your vacation. read more

I would give them 0 stars if possible. Our party of 8 Arrived at our rental in Watersound. Cute house. Refrigerator was not working. There was a mini fridge in the foyer of house - which I thought was weird because we had previously stayed in the house and there wasn't one then. Called that evening- because we thought maybe it just needed to be turned on and it would work-and they said they would send repairman over in the AM. I think it was obvious they knew it wasn't working. We had arrived at the house with ALOT of groceries that needed refrigeration. Repair person said it needed a new condenser and the refrigerator would need to be replaced. We assumed they would have a new one within a day. Beachwalk repeatedly said they were trying to get a new one, but couldn't find one. We found one for delivery within a day or so, but they didn't seem interested in that. Instead they brought us ice for a cooler they provided - 4 bags total for the stay (6 nights) I believe. We were unable to have cold drinks because what little space we had in minifridge was used for what little food we could save/have in the house. They refunded us $140 for all inconvenience, lost food, etc. It made the vacation difficult at best to try to feed everyone and exceptionally expensive because we were really unable to cook at home, thus needing to eat out OR spend our vacation time at the grocery store buying fresh food for every meal. They seemingly had no intention of replacing the refrigerator or reasonably compensating us. House furniture was also very, very dirty. They don't reply to messages you send, and you have to jump through hoops to get someone on the phone. Avoid any of their properties! We have been going to 30A for over 20 years and never have we had such an awful time with a management company. read more

Encourage you to read others: -We were told by Beachwalk via text (because they refused to call or email the majority of the time) that our reservation was paid in full. I did not see the charge on my card. I called them confirm. I was then told over the phone that we were paid in full and good to go. Once again, I checked my statement. There was no charge on my card. I did the honest and right thing and recommended she investigate further. After reviewing, Beachwalk told me I was correct. I had not been charged and they did not have our reservation on file due to a glitch in their system. -After confusion about why they never received my payment, they then informed me that they didn't have any of my reservation details as confirmed by VRBO. This is MONTHS after our initial reservation. They once again blamed a software glitch and because she no longer had any of our information on file, including our contract which I signed on 3/26/24, I had to resubmit everything. -They sent me multiple reminders, ones threatening to cancel our reservation, because they did not have our rental policy and agreement and check-in information despite me filling it out multiple times. Again, they blamed a software glitch. -They have were initially unresponsive to messages via VRBO and e-mails and calls. They were very attentive and came out immediately on a holiday when there was a small issue! Hope and Corey were so helpful and guest focused! STAY FAR AWAY!!! I have been visiting this area for 20 years and have never had the issues we had with this rental house. I rented a home in Santa Rosa Beach for my wedding/honeymoon with the impression there was no house next door as their pictures showed. This was incorrect. There was a home literally right on top of the rental home. I would have never rented this property had they advertised with updated pictures. The first night the neighbors were outside being loud at midnight then at 5:50am a smoke detector started chirping. Thankfully the house had a ladder and i disconnected the smoke detector. I called the mgmt office upset about the false advertising and spoke to Lucy who just offered extra towels. The second day/night another smoke detector was chirping and we saw two cockroaches in the house. I was advised by Lucy this was common in this area. Again Ive stayed in this area and NEVER had bugs in the rental homes. Lucy advised they would send out a bug company. Based on these reviews it seems cockroaches is a problem with Beachwalk Vacations. If the cockroaches weren't enough we had a scorpion in the foyer. We also discovered drug paraphernalia and pot in the house. A honeymoon should be enjoyable and stress free. The homes are so close together you hear all your neighbors. We were over this place and the lack of management from Beachwalk vacations and left a day early. I called them and left a message stating I wanted a manager to call me. Lucy called me again who has zero customer service skills. She emailed me stating all managers were busy and they only take calls by appointment only. We recently booked a vacation rental home through Beachwalk Vacation Properties. The property was 309 W. Milestone Drive in Inlet, Florida. One week before our family vacation, our mother passed away. We called Beachwalk vacation rental properties and explained our situation, we also asked if they would contact the owner to see if they would be willing to push back the date, since obviously now we could not make this trip. We didn't want them to be out of the $3393.72 we had already paid and we also didn't want to lose this amount. Their response to us; "Unfortunately, we cannot provide you with a refund because it's not within the 60 day time frame before your trip. The manager we spoke with also did not even take a moment to acknowledge the loss of our mother. Heartless and very cruel to stay the least. We will never use this company in the future! read more

DO NOT USE this rental company. The last day of my vacation our pool heater was turned on. The pool got to be over 106°. We never asked for the pool to be heated during our vacation rental. I have video of me taking a thermometer from the kitchen, sticking it in the water and showing how hot the pool was. It ruined our entire last day of vacation. I went to their physical location to complain because no one responded to my calls or concerns , no one reached to see if anyone was hurt, no one cared. We could have been burned and scolded as the temperature was hotter than the hot tub. Our last day of vacation was entirely ruined and the only thing they refunded me was a little over $100. I called they wouldn't let me talk to a manager or the owner and just kept saying I'm sorry you feel that way. read more

We checked in on Friday, October 11th after 5:00pm. We inspected the house and found a strong gas smell on the 3rd floor. We called BeachWalk Vacation Properties, and left an after hours voicemail. We evacuated and came back to what we thought was safe based on our conversation with the property manager. A gas technician arrived just before 9pm. He found a large gas leak. I called the property manager again and left a voicemail. I explained that the tech was there and located a large gas leak. She called me and spoke to me as if I were lying about the technician being there. She explained that a gas tech was already there and the problem was solved. I explained that was not the case. I should not have been spoken to like that by the property manager. I put her on speaker phone with the Gas Technician and he explained that the other tech did not make the house safe, and he was now red tagging the grill and the lantern. By the time the technician was finished, it was after 10:30 pm on our first night of vacation. It is alarming that the rental company did not inform us of the gas leak as it was clear that they had known of the issue in the past. Our first night of vacation was not a vacation. When we asked the company to review our stay they refunded us just $100 dollars instead of one full night's stay of $800 and said "occasional issues can arise during guest stays". We rented the home for five nights and the first night was scary and stressful. This was not an occasional issue like a clogged drain. Gas leaks cause carbon monoxide poisoning, breathing problems, and explosions which can all lead to death. It typically happens very quickly. The gas technician told us that if we had lit the fireplace on the same porch as the leak it would have caused an explosion. Please be aware that BeachWalk Properties does not think that our family being in harm from these serious effects of a gas leak on the first night of our vacation was a big deal. The customer service is terrible. We had planned a spring break trip originally and due to Covid the beaches were closed. Beach walk would not refund our money only a credit for a future stay. We rescheduled in October several weeks in advance. 3 days before our arrival they had lost our reservation. Thankfully they have 1 employee that cares about the customer and she got us into another property You cannot teach these people by phone only through their app. read more

If you own a property, do NOT let this company manage for you. They engage in very questionable behaviors with service providers in town, and charge owners for things not needed but don't call the owner before hand to verify. They also provide an information sheet on how much your property will rent for and say it's for your property and the money you will make. But later you find out it's generic--has nothing to do with your property, so your property will not rent anywhere close to that. A compete bait and switch. Do not book with them. The golf cart wouldn't hold a charge. The key fob to the pool wouldn't work. The neighborhood that the house was located in did not like that the home was being rented out. Apparently 99% of the beaches in Santa Rosa are private and you will be asked to leave. There are zero places to park your golf cart to get to the beach. I don't recommend using this company to rent a vacation home. It's far too expensive to pay for the amenities and golf cart and not be able to use them and even more so when you can't get on the beach. Google lawsuit with Santa Rosa and the State. It's not a rental friendly area to vacation on. The company won't reimburse you for the no access to the pools, Beach and crappy golf cart that won't hold a charge. The customer service is terrible. 5 days later they brought us a key fob to the gate to get into the pool and we were checking out. Try renting from private owners outside of Santa Rosa and not with this management company. read more

I am not sure how they are even still operating as a business and haven't been shut down for their unethical behavior. They cancelled my stay that I had booked and paid for in-full months ahead for a group of 8. We all had plane tickets and the trip was fully confirmed. But they cancelled a week before and told me that it was a system error that they had no way of control but yet somehow they had already booked someone into the house right away and they couldn't give me my reservation back. It was impossible to find another place to stay on the beach for 8 people and they refused to help me find a new place to stay. Horrible experience, please don't book with them. They take your money, don't allow you to stay in the place that you booked because of travel restrictions, promise a "credit" and then when you try rebook they say that the credit is expired. I'm torn as to whether I should give a five star or one star review. I made my reservation for a two bedroom place back in the winter and shortly thereafter found that my other son would be flying in from California for the stay. Repeated emails and calls to the office and Madison went unanswered. One week before the trip, I received a call from Madison letting me know that the townhouse we had rented was sold and we would have to move to the only other location they had available. What is great is that it was a three bedroom with a better location. I accepted the switch; however, there was another lease to sign and it make it look like I would have to pay the difference in cost (thankfully I never mentioned to Madison that I was the guy trying to switch to a bigger place). After many more calls, I figured out that you hit "2" for an emergency call and you can get someone to pick up. Thankfully, Patrick got me through to the right person and we had a great trip at the same cost as originally contracted. Yes, the house we stayed in was beautiful but between the maintenance issues and the rental company, I would not stay again. The front door doesn't lock or much less doesn't stay shut which had been an issue for a while according to a previous renter, had no keys to the golf cart and cart ignition looked broken, the camera in the hot tub area, very creepy, being told by the rental company that we weren't welcome in the neighborhood, a toilet that wouldn't flush and mostly the verbal abuse and difficulties with the rental company. I will NEVER rent from them again, as someone who also owns rental properties, I would be horrified to know that the rental company was communicating the way they did and sadly it doesn't seem like they are taking care of the house. read more

We rented a house through VRBO/Beachwalk Vacations for our spring break. Due to COVID, we were needing to get a refund. When you went to your trip, it offered a credit. With that not being an option for us, I attempted to call leaving multiple voicemails, emails, and chats. No response. I contacted VRBO and they gladly refunded their portion of the fee. I complained on Facebook on one of their post because I was so upset and desperate. I "coincidentally" got a call the next day which was a few days before we were supposed to leave. After a very frustrating call, they were still only issuing a credit. When I went to my trip again, there was a statement that said refunds would be issued within 3-4 weeks. Very confused, I've attempted to call multiple times leaving voicemails, emails and chats again and nothing. I'm beyond frustrated. I've dealt with poor customer service but this is by far the worse ever. So, here I am on yelp attempting to complain only so I can get someone to call me. This has been since end of March that I've been dealing with this. It's $3000 of our money. I've even contacted VRBO and they can't get them to answer either. I've asked to speak to the owner of the house and they wouldn't give me the info. They also said the credit could go to any of their properties which means it's not the home owners issue. It's them wanting the money which I'm sure they received assistance from the government being a small business. Beyond frustrating! read more
