Pros: This property management company has some great properties to offer in paradise. I love the 30A stretch in Florida...the beaches are amazing and the area is safe and chill.
Cons: If you need anything from 30A Vacay, Good luck to you. Also, I am leaving this review on Yelp, because 30A Vacay will not share my honest review on their website. They sent me a survey for the review via email and they never posted it. I emailed them about it and they will not reply.
We have stayed in their properties in 2022 and 2023. 2022 in unit 4B was a dream vacation at Blue Mountain Beach Villas. We found the reservation by chance and took a chance. We loved it so much that as soon as we got home in Aug 2022 we booked for May 2023 for our family of 8. We got 2 larger units, unit 4A and unit 15. 4 of us would be in one condo and 4 the other. We could have gotten a house somewhere else on 30A but we wanted the kids to experience the vacation my husband and I had in 2022.
5 hours into our 8 hour drive we get a call from 30A Vacay. Jane tells us she has bad news. Unit 15 has a problem with a door and it would be unsafe to let us stay there. She had been promised that it would be fixed before we arrived but it would not be. She had found us another property but it was not big enough for all of us. So, half of us would stay at Blue Mountain Beach Villas, on the beach. You are literally on the beach. The other 4 of us would be in Seagrove in a beautiful property that is not on the beach and it is a 15 - 38 minute drive depending on the traffic (it is Memorial Day weekend and the week after). I cried on the phone with Jane. I was devastated because our family would not be together. She was sympathetic but she had found us lodging. She said she would speak to her manager and let us know if they could find something for all 8 of us. She never contacted us again regarding lodging for all of us.
We arrive at unit 4A, Blue Moutain Beach Villas and walk around the building. We are familiar with it because we have been there in 2022. We immediately discover we had been lied to. Unit 15 and several other units were in a state of complete renovation. The exterior walls were demolished and covered with tarps and there were piles and piles of construction supplies everywhere. (yard area and parking lot in the front as well) I texted Jane and told her that we felt deceived. She said, "It had been blocked for HOA since May 11 and they had been informed that it would be ready for guests by May 27 but unfortunately has been delayed on their end." So Jane straight up lied to us on hour 5 of our 8 hour drive about the "door that would not lock".
My entire gripe with 30A Vacay is that they KNEW that unit 15 would not be ready for my arrival weeks or maybe months before my family was due to arrive. If that demolition happened even 1 day before I arrived, and it did not, they could have called me before I left home. They should have been honest...and given me options. I know that things happen; storm damage or hurricanes, infestations of bugs or pests, remodeling, etc... They should have let me cancel, canceled on us, found somewhere for my whole family, BEEN HONEST, so many things should have happened that did not.
I did ask Jane for a couple of things that she was extremely slow to respond to or ignored completely. We asked them to consider a partial refund...apparently this was a NO, because it did not happen and was ignored. We asked them to arrange for us a golf cart for the rest of the week since we were a group of eight separated by communities. We could at least travel easier. (if you have been to this area, you know what I mean) Jane ultimately told me there were no golf carts available for rent and couldn't help. That is absolutely laughable. They were everywhere for rent! Even the check-in materials we were provided with had contact information to rent golf carts and a coupon code. We called them and they had 2, 4, and 6 seaters available to rent. We were just going to rent one ourselves and make the best of the trip. But this establishment said they did not accept coupon codes and when I told them that I got their information from 30A Vacay in my check-in materials, they huffed and practically hung up on me. I texted Jane and told her about this and she never replied.
From the point of arrival at Blue Mountain Beach Villas, managed by 30A Vacay, management dodged our phone calls and texts, lied to us when we asked questions, or ignored us. I know the situation was bad, but they could have avoided it all by being honest from the start.
I did not get the family vacation I booked because half of us were having to travel to the other half twice a day. We had to plan meticulously instead of being spontaneous because we were not together as planned.
