Fair warning... We checked into the 30AVacay property we booked and found a pipe leaking in the ceiling of the kitchen. Upon notifying 30AVacay immediately, a plumber was sent out and then an HVAC technician was sent out... 4 hours, a cancelled dinner reservation, and a complete change of plans later, we were left with three holes in the ceiling and not a single "thank you" from the host or management company. The property itself was great, but the lack of regard and hospitality from 30AVacay will ensure we never book one of their properties again! We reserved a large property for a family group to celebrate a 60th birthday in December 2025 (over $7,000 booking fee for four nights). Seven weeks after receiving the booking confirmation, we were contacted by Paula from 30A Vacay to inform us that there had been a system error that allowed us to book for fewer nights than the minimum seven nights for the property. The obvious and expected response in this scenario would be to honor the original booking despite the internal error - considering all twelve in our party had already booked flights based on the confirmed dates. We ultimately had to cancel the booking and are now searching for alternatives with far more limited options for our dates. Their customer service was abysmal. Many things wrong with the house we rented. Asked for some refund and was told if we didn't like it. We could go stay someplace else and they would refund for unused nights. We didn't believe them for a second. After a week in Rosemary, they asked for a review. I provided it and they have yet to post it despite email. Do not use this management company. There are so many other poor reviews that I wish I had read before I went with them. Four hours later, we were informed by Airbnb that the cancellation took place because the property was not ready. The staff at 30a Vacay is extremely rude & the most unprofessional group of people that we have ever encountered. I had a horrible experience with 30AVacay. The property's electricity was turned off because the electric bill was not paid. After hours of waiting, I decided to cut my trip short and go home early. 30AVacay said they would refund me one nights stay. Out of a total charge of $1,030.49 for two nights, I received a refund of $171.55. The company stated that was the rental refund and everything else was fees. They never provided any itemized invoice substantiating this. I received multiple invoices, none of them agreed with each other and nothing showed the rental fee was $171.55. This vacation home rental agency is absolutely horrible at what they do to maintain and provide the services as described for their property even on a brand new one. We are staying at their new property in Inlet Beach at 28 W Park Place and we have so many issues with this property that we are having the worst experience possible renting a place. Below are the list of things that have gone wrong and they have failed to provide us with a solution or a fix: 1. Before we came, they notified us that there was a water leak on the top floor that leaked all over the floor so they had 5+ commercial size fans and a heater left in the house to dry the space. This created incredible noise overnight that disturbed our sleep and unlivable. They left it during the entire first day until the next morning. 2. The AC stopped working on the 2nd floor from the first night and the room temperature was at 80 degrees all night preventing people from sleeping. Two bedrooms with 2 full baths are affected by this and was yet to be fixed even till our 3rd day. They failed to find a contractor to get this fixed. 3. After the first night, we found out that there is an ant infestation on the very first floor. The ants ended up crawling all over the inside of a luggage and all over the rug and the nightstand next to the bed. This made the bedroom on the first floor unlivable. 4. We found out after our first night that the front door does not lock properly. This is a safety and security concern that is unacceptable. 5. Half of the gas stove is not working due to a missing handle and issues with the burner. We couldn't cook properly without having the ability to use all of them for a big group. 6. The disposal also did not work properly. 7. They falsely described the place to have 5 full baths when we initially booked but found out it actually only has 4.5 baths. 8. The elevator button sometimes does not work properly. Overall, with the ac broken and ant infestation, this place was absolutely in an unlivable and unacceptable condition and the property management have failed to provide with the fixes to take care of these issues. It is extremely disappointing, frustrating, and ridiculous not only on the way the property has been managed but also the way they provided customer service even in emergency situation. When we called the emergency line for AC issues for 24 hour services, the phone line does not even work when we try to call. There's no way of reaching someone in emergency 24 hours. I highly recommend you avoid this place at all costs if you do not want to risk having all sorts of issues during your beautiful vacation. read more

We booked our first trip to Rosemary Beach through AirBNB. Our stay at a condo (54 Main St (top floor), Rosemary Beach, FL 32413) was absolutely unacceptable and I wrote a review based one the condition of the unit and the customer service we received after paying $3,524.99 for 3 nights: "Confusing day of check in. We were on the road and had to sign agreement, provide details (name and ages of guests) a few hours before check in (agreement should have been signed at the onset of the reservation). We entered the unit and went to the downstairs/main bathroom and walked into the glass/metal shower door that was bent and unclose able. It also meant the other couple staying in the downstairs bedroom wouldn't be able to shower and all 5 of us had to use the second floor back shower which was an incovenience. I contacted 30A Vacay and our host who claimed "maintenance would be notified" and "we are at the mercy of contractors schedule". I was also messaged that the shower could indeed be used. The ONLY way shower can be used is to flood the bathroom floor because shower head points directly to the opening of the door. Air BNB reviews doing back to April, 24 complained about the door with nothing done to repair/replace. NO ONE EVER responded! Property description of unit is wrong." I then received this Response from ⁨30A Vacay⁩ "Thank you Tammy, for your review. Book direct to get your past guest discount." 30A Vacay was HORRIBLE!!!! We were there for 3 nights and they did NOTHING. Some kind of vacation rental place they are . . . they did absolutely nothing! We reserved a luxury beach home for 22 people for the Labor Day weekend. After 5pm the night before we were to leave for our vacation I received a call from 30a vacay letting me know they found a leak in the home and they had to cancel on our family. They were unwilling to assist me in locating another property and were not helpful in accommodating us further. We were given no time to find another place in such a short time. read more

They were very helpful with answering text and calls very quick. The lady that appeared to be the boss wasn't very customer friendly. The ladies that was working didn't know much English. This was OK with me as I didnt really need anything. The room was very clean and comfortable. I would stay there again. Our rental was well-furnished and we could not have been happier with our vacation rental and stay. Communication was thorough and 30A Vacay was easily accessible. Some of the negatives about our multi-day stay... 1) Listing showed that three bike rentals were included in the price. We received two emails with bike codes to use the bikes. After spending 30 mins upon check-in to try and unlock bikes with those codes, we called to ask for assistance. After more than one call, we were told that bike rentals were no longer included in the 30a vacay rentals. We pointed out that the advertisement included bike rentals in the title of the listing and sent screenshots. The rental agreement did not say bikes were not included. We were told it was not 30a vacay's problem that their listing represented something they would not honor... "sorry for your inconvenience of paying another $160+ for bike rentals" on your trip you already paid for and your wasting hours trying to figure out if they will honor things. They surely would not have said it was ok that I showed up and said I decided to pay in pecans instead of dollars.... After multiple frustrating calls/appeals, we ultimately spent the first couple hours of our vacation frustrated and fuming over being deceived since we would not have chosen this rental if bike rentals had not been included. 2) Use of tennis courts - There are keypads on the pool/tennis court fenced entrances. Naturally, we assumed there was a code to be able to use the tennis courts. By the time we realized we could not gain entry, there was no one available to explain how to use the courts/pool. We missed an opportunity to do something we enjoy on vacation. The next day we were told there are wrist bands on a small table under a TV (not on the kitchen table/counter where most any other rental would put communications about use of amenities) and that you need the wrist bands to unlock the gate. Even if we had seen the wristbands the night before, there was no indication that the bands unlocked the doors, just a notice that we should wear them when using amenities. Incredibly poor, it was like they did not want you using the amenties. 3) The master bedroom door did not latch or lock. Imagine paying $300-$400 a night and you can't shut the door like you can in a cheap hotel. 4) The flooring was coming up at the doorway to one of the other bedrooms. 5) A commercial blower was used on the stairwells/walkways in front of the unit entrances at about 1pm. It was incredibly loud. Why could they not use a lower decibel blower? They exist. Moral of the story- don't plan on a nap. Ultimately, given the lack of customer service and the other issues, we will do our best to leave many negative reviews online and tell our friends that 30a vacay is worse than a $79/night hotel...doors don't even latch or lock! read more

Not only that, the rental property needed major updates including a rotted door frame that we waited a day and a half for maintenance to temporarily fix. Stay Away - Property was not clean and full of mold. See photos they speak for themselves. After no reasonable offer was made I was told to vacate and promised a reimbursement. No reimbursement was sent to date and management is not helping to rectify. Sea of Stars has mold in every room. Since there were so many issues I will just highlight a few below: 1 - Parking space was occupied on arrival (No one answered emergency number) 2 - Property was dirty and had mold present on ceilings and walls, used bar of soap in the shower and sand in the beds. (Which means they just made the bed and didn't clean the linens). 3 - Stariwell to property had people eating and hanging out. You had to step over people hanging out in the entryway to get to the front door. 4- Place is just beat up, go stay at the Pearl for a comparable price. read more

Do not rent from this company! I have never had this bad of an experience with a rental company before. The pool at our rental wasn't working for the whole week and they refused to give us any money back. The manager, Paula, was rude and hung up on me twice. She claimed that people don't rent the house for the pool but the proximity to the beach. There was food on the carpeted bedroom floor upon arrival and it had cockroaches. I was unable to leave a review on their actual website. Apparently they control those. I agree with another review...things happen but it's how you handle it that matters and they were awful! read more

We have vacationed with 30a vacay for 4 years now in the same home: 27 Flip Flop Lane in Seacrest. We've had issues each year, but attributed some to beyond their control. (A/C wouldn't cool first year, 2nd year A/C went out and had to be replaced, 3rd year the upstairs shower leaked to the bottom floor through the lighting) But this year-- the house was DIRTY. REALLY dirty. For a $6000/week rental, we definitely expected more. I've reached out to the rental company TWICE now with no response. We plan to look elsewhere for next year. --on several areas in the home it appears things were spilled or splattered on walls --the overhead pendent lighting was covered in dust (so much so that the kids wrote clean me on it). there was dusty everywhere and all over blinds. --the upstairs shower had mold/mildew in it --the furniture was DISGUSTING. White furniture in a vacation home is prob a bad idea all around, but this was really really horrible --Upstairs master door wouldn't lock {hi, not good for mommy and daddy on vacation ;) } On another note, I stayed with them back in April in a different home. The pool heater in that home did not work. We were told they would communicate an update with us on the estimated time to fix. The day before we left, after NO communication, I simply called and asked for the money to heat it back. Things happen. Almost no availability elsewhere during spring break with less than 10 days notice. Their response was to refund our money and send us a list of other properties on Vrbo that we could book ourselves. No offer by them for any type of help. We have little kids and have flights/cars/beach rentals, etc. already booked. Getting a cheaper place from them isn't worth this headache! Stay away! read more

Will go back to Watercolor FL but will never rent their Mykonos on the Gulf 1 home again. Photos are not accurate. Home is dirty and grimy. Sheets unwashed, uncomfortable And gritty. Pots, pan, glasses disgusting. Didn't even want to cook at the house because of how they kept the kitchen. Mattresses were lumpy and old. One mattress was practically lying on the ground by the feet because the frame was not long enough. Gave two stars because they were responsive with a bunch of problems. I caution you to use this company. The photos provided on their website for the home we rented were extremely outdated. The home was not newly renovated as advertised. We had so many issues with the home it required someone to be in the home during several days of our vacation, which was extremely intrusive-- smoke detectors went off on several occasions, broken dishwasher & blender, broken bathroom fan, stained/burned pots & pans, deck & patio furniture so old & splintered we couldn't have a family dinner outside and had to wear shoes whenever walking on it. There were even more issues, but I was tired of calling them and having them in the home. After all these issues (and more), they were unwilling to give any type of refund. The website says their mission is to treat others as they themselves would want to be treated, but it's unfortunate they are not living up to that mission. read more
