Our recent stay at 127 Clinton from Friday, August 29th to Monday, September 1st. Unfortunately, the conditions of the property made our experience unpleasant and disruptive. From the beginning of our stay, we encountered an intense sewer backup odor that persisted throughout the weekend. As time went on, the smell worsened, accompanied by noticeable mold and mildew odors. We communicated immediately and on several occasions that there was an issue at the property. Beachwalk Properties was non responsive on several occasions. On two occasions, we were asked to leave the property so staff could attempt to address the issue. Despite these efforts, the odor remained and we continued to be significantly inconvenienced. Beachwalk informed us there was nothing else they could do and there were no other properties available for our large group Staff onsite acknowledged that while roots were cleared from the system, the basement had not been properly remediated--leaving the property in a state that was neither safe nor comfortable for guests. Beachwalk Properties declined any compensation for our inconvenience and I'll add were unkind. We will not be renting from them again and buyer beware. read more

We had issues with our rental at Little Piece of Haven, managed by Beachwalk Properties and we think our experience may help others. This review is not to whine but rather to help future renters of this or other properties owned by one party and managed by a third party. After 2 rentals over 2 years, we found Beachwalk Properties to be responsive to our issues. And the property, Little Piece of Haven, could be marvelous. We regret there was failure by all parties. The issue is that Beachwalk Properties is only the management company. They are entirely dependent on the property owner to make repairs, give financial consideration for non-performance and even, in our case, to remove the pool cover. Little Piece of Haven is a very high quality property and priced accordingly. For serious money one has reasonable expectations that the property will perform, that things that are wrong will be made right and in the event of genuine non performance, a financial adjustment will be made as a last resort. Regrettably, none of this was true. Swimming Pool - We were unable to access the pool for 20 hours after taking possession because the pool cover mechanism failed. Only after consultation with the property owner on our second day did the management company learn how to manually winch open the cover. Once open, it could not be closed all week, presenting an unanticipated hazard, filling with debris and unable to maintain its heated temperature. In sum, a huge and disappointing failure. The pool was the main reason for renting this property. Inoperable stove hood fan. Set off smoke alarm The stove hood fan was both inoperable. Discovered in the middle of meal preparation, the unanticipated smoke set off the smoke alarms. (pictured) Although reported, there was no repair or acknowledgement of the failure. Garbage and Recyclables - Filled cans Apparently we arrived on the "off" week for trash & recycling pickup. So we got to enjoy full containers, bag our trash and store in the garage. An extra container was provided mid way through our stay. Creepy Video Surveillance The video camera at the rear door was pointed directly at the hot tub. Security is one thing but this just creeped us out. Who's watching? Loose Dogs Neighbor dogs ran around off-leash. Because, you know, freedom. Unfortunately, dog poop littered the front property. Cleanliness and Maintenance Bring a screwdriver and hammer. Minor annoyances like torn shower curtains (pictured), drawers, bathroom door locks needed attention. It was like being home, except more expensive. And the carpets, ugh, needed attention. The carpeted steps were actually black. I mean the place had probably been cleaned deeply perhaps at the beginning of the season. But by July it needed more serious attention than the 4 or 5 hour turnover between tenants permitted. And it showed it. Temperature Control This is a multi-level property. Regrettably there is poor zone control. Those in the top rooms can be comfortable while those at the lower levels have temperatures 8 to 10 degrees lower. In sum, do better Beachwalk Properties. You're known by the company you keep. Little Piece of Haven is doing you a disservice. And your inflexibility to demonstrate any consideration for this failure was unbusinesslike and very much caveat emptor. read more

If I could leave a negative star review, I would. Please DO NOT rent from this company as the manager is the most unprofessional person I have ever encountered in my 40 years of professional life. She accused us of lying, creeped on our social media and threatened breach of contract for something not stated in their contract. In culmination, she came to the property at the conclusion of our stay and used profanity freely as we were leaving the property. All of this was started because of a neighbor that has a negative attitude towards renters and enjoys ruining weekends by calling a tip line with incomplete, inaccurate, and unsubstantiated information. As customers of Beachwalk Properties, one would think we were owed the benefit of the doubt or at least a conversation about the circumstances giving rise to their interruption of our weekend, however, we were met with hostility and rudeness. It was an absolute nightmare. read more

Customer service was abysmal. We stayed at Little Piece of Haven for 5 days in August, 2022. The place was incredible, except for one thing... the WIFI was terrible. Does WiFi matter when you're on vacation? It does if you have a bunch of teenagers with you. It matters if you want to watch a movie or TV It matters if you want to look up local attractions. Or order food. Or join a zoom meeting. Or if someone in the group has a work meeting. Or if it rains for two straight days. It matters. A lot. I reported the problem the first day after check-in. I got the runaround and when we checked out 4 days later, it was no better. Mind you, we had to sign plenty of papers prior to the rental. If we damage anything... we pay. If we don't leave the tv on the way we found it, we pay. If the garage opener isn't where it was supposed to be, we pay. Pool not covered? We pay. Dishes not washed? We pay. It felt like there were 1001 ways for them to charge us extra... but I get it..... If we didn't live up to our agreement, we would pay. So, when beachwalk properties didn't live up to its agreement, we expected them to pay. A nominal reimbursement. 10% would have been a nice gesture. After all, the property description clearly listed WiFi. It didn't live up to the agreement. They should pay. It would have been the right thing to do. Having the office manager call us back, as requested, would have been the right thing to do. Never happened. Fixing the WiFi after PREVIOUS guests had PREVIOUSLY complained about it would have been the right thing to do. Never happened. Advertising the place as "off the grid" with limited connection to society would have been the right thing to do. If I order a Caesar salad at a restaurant and they bring me the salad without lettuce, it's unacceptable. I don't care why they don't have lettuce. They should reimburse me... not charge me and say: "sorry - we thought we had lettuce" Beachwalk Properties didn't do the right thing. Customer service matters when you're paying thousands of dollars... and if you have a choice, I would suggest strongly you pick a vacation location where customer service is honored read more

We had a trip planned for this summer with Beachwalk that we asked to change until next year due to Covid concerns. We would have been traveling with 2 over 60, 2 with breathing issues, 2 hospital employees and one essential worker that has been working every day during the pandemic. I was very upset with the reaction from Beachwalk. They would not transfer our rental deposit until next year and we had to pay the difference between our rate and what another group offered to pay for the week. They did not seem to think that is was a big deal to have a group like ours coming from PA into South Haven. And we also did have someone in our group that just needed to be tested due to some suspected Covid symptoms. Other members of my family rented with another rental company and had no concerns transferring the deposit to next year. If you are looking to rent in South Haven use someone other than Beachwalk just in case. read more
