    Don't book with them, they will let you book and then call and say, you have to stay longer or change your days. Total BS.

The location is great because you're close to the restaurants and shopping without being right in the action. We had an awesome view of the beach and the pool area from our 5th floor balcony. Though we didn't go down, it seemed like a really nice and clean area. I did see a staff member go and reset the chairs in the area and clean every morning before 8 AM when it opened. I like that when you stay here you get access to both the pool and fitness center. Our unit was pretty clean. There were a few things we didn't love but that's more about the property management company that maintained our rental than it was the actual condo itself. The only downside (though it didn't bother us) is that this is supposed to be a more secure property with a gated parking lot. The gate wasn't working and stayed wide open throughout our entire stay. It's very easy for anyone to just walk off the street and come up to your floor. There are no security measures in place, so if that's really important to you then definitely keep this in mind. Otherwise, the property was great and I would absolutely stay here again!

This time we stayed in 620, and let me tell you, that if we could give NEGATIVE FIVE STARS (-5), we absolutely Would! Our experience was Terrible starting the minute we arrived inside the apartment. 1. The walk in closet between our bedroom & the bathroom reeked with the smell of urine which was a definite indication that the place had Not been cleaned at all. I use to work in hotels, & it smelled as though some drunk fool had relieved himself Right there! Oh wait, this was just the beginning of our horrible stay in Emerald Dolphin 620! We sacrificed & saved all year for this?!? I'm writing this in hopes that no one else has to experience this dump. 2. Second of All. the pictures were not accurate. This is not the updated look. It's extremely disappointing when some owners will deliberately mislead future vacationers to get their money at any &all costs. 3. They didn't bother to clean the Unit at all! We immediately brought this to the owners attention, only to have them make us empty promises that they would grant us a FULL REFUND because of the condition of the Unit was such sub par! They lied to us & began ignoring our emails. My precious family & I sacrificed all year long saving up, working overtime & everything looking forward to the previous experience years ago on the tenth floor! We dropped THREE GRAND $3,000.00 on this disappointing dump. 4. When it was time to go to bed, we felt several sand granules all in the bed only to confirm they hadn't even changed the sheets from the previous guests. And NO we had not been to the sand yet... 5. One of the twin beds were completely broken and in a closet. The King mattress was so worn out my wife had to go to the chiropractor. We were told that the maintenance man would need in the unit on Wednesday, & they would compensate us for our time. We rearranged our day and cancelled a trip to Destin for this because he was an hour and a half late. After all of this, he never even put the bed back together. I have been praying for over a year that God would allow me to take my Wife to see the ocean at least one more time, so He granted that desire. We chose this place assuming it would be stellar simply because we stayed at the Emerald Dolphin before, & the reviews were great. Needless to say this Unit (Not Emerald Dolphin) was extremely Misrepresented & We're requesting a Full Refund. We stayed from June 19-26.

Our condo was a 2 bed / 2 bath condominium on the 11th deck with a Gulf view balcony. The stay also included 2 beach chairs and umbrella use on the beach. There are also 2 large swimming pools, a larger 12 person hot tub and an exercise facility. + Overall facility condition + Parking Lot + After Hours Customer Service + Location proximity to food and entertainment venues + Security / Access vetting ~ Condominium condition + Cleanliness overall - Shower water pressure/ drainage - Fabrics/Cushions/Bedding condition stains, wear & tear, needing replacement) - rental customers required to wash and put away dishes kitchen items before departure. (?) - condition upon arrival - noted fingerprints on refrigerator and tables. - High fee charges that are not reflected in the condition of the condominium. Condo Charge 4 Nights $ 740 Property and Service Fees $ 300 Cleaning Fee $ 200 Lodging Taxes. $ 123. 75 Fees and Taxes almost double the cost of the stay itself. Would we stay here again ? Possibly, but not in this unit. The folks we dealt with at Paradise Rental were also very nice.

Southern Vacation rentals left us without a place to stay. They could care less that if I hadn't checked we would have taken bed bugs home. I'm still having nightmare!!! All our blankets and beach bags were trashed. We had to pay for a hotel that night. The only solution almost 24 hours later after numerous calls to them was either a refund or put us in a much less rental than we booked months ago. It looked shady! They could have cared less we were 14 hours from home Without a place to stay. We ended up staying in a hotel paying way more for last minute hotel rental.

Friday, of course, was a madhouse moving in so it was Saturday morning before we got a status of our rental. My Bride found black mold in our shower, kitchen table top was (we think) covered in glue, stairway rails were literally black with filth. Cleaning, we found one roll of toilet paper for 40 guests. (BTW-Monday, we we complained we got, "it said in your welcome packet we don't supply toilet paper." No doubt, someday we will receive their welcome packet.) As our service people arrived, we learned our musician had a problem. Where he was going to set-up, none of the power plugs worked. As evening approached, we learned neither did a lot of the lights. As we went to lock up, we found out some of the doors did not lock. The view from the house was great and our beach wedding was a success in spite of these people. Contacting PBH on Monday, we got an argument. Woman told us we should have called and asked them to clean the house. Maybe I am unreasonable but I assumed paying $3000 in advance, that PBH would have cleaned the house BEFORE WE ARRIVED NOT AFTER. More, it is not my job to give the rental company a punch list of everything wrong, call them to fix everything and tell our 40 wedding guests to stand around and wait. Sorry Fred.

Service - everyone from check in to check out was so professional and courteous that they made me feel right at home. 2. Amenities - right on the beach, swimming, lazy river, hot tubs, all great! (But, again, it was too cold to enjoy much but the hot tub. Still worth it.) 3. The room - clean and comfortable with a balcony overlooking the Gulf. Plus, after a week on a cruise ship, it felt like the biggest room in the world! (It was standard hotel size for two queens, but still felt ginormous.) 4. Great bathroom and supplies. My only real drawback was the water pressure. On the 7th floor, the shower took quite a bit longer than usual to get all the shampoo out. 5. Location - not only on the beach, but within walking distance to great restaurants, bars, and fun. Loved it all around. I love Pensacola Beach, and this definitely gives you the vibe they're going for.

But I was not expecting to have to lay to access the damn pool... Another $20 for a wristband. You get access to nearby hotels pools though too I think. They give you a card at check-in with a QR code that has info and hours about the property, a slightly outdated Riptide restaurant menu and some info on nearby restaurants. The elevators are fast! We stayed in room 722 by the elevator it has a roll in shower and lots of space. They did not have room service. They have a Continental breakfast in the restaurant.

    Let me start with the bad. We checked in at about 1300 on Thursday 23 Apr 2026. The young woman…read morechecking us in clearly didn't want to be there and clearly didn't want to give the same welcome speech she had given many times before. She was blazing through whatever she said quietly and at about the same speed as the side effects warning on a TV commercial for prescription meds. I asked her to slow down because my hearing isn't great and she was talking way too fast. She , literally, rolled her eyes and continued to the end of her speech at which time I had a room key and a pink square of paper with numbers on it that I had no idea was for. Not a great first impression. Fortunately this was a one off experience and the remainder of our stay was perfect. The resort is beautiful. The pool area was great. Our room was generously sized and very well appointed. (I still recommend all nice hotels stop buying those packets for the coffee maker with powdered creamer and that horrible pink stuff for sweetener. You're better than that.) The staff, no matter who or where we bumped into them, was friendly, engaging, and helpful. Housekeeping, maintenance, lobby, bars, food service. 100% awesome. The food and drinks in the lobby bar were amazing. We ate there several times because we couldn't think of a good reason to go anywhere else and fight the crowds and traffic for lesser food. We really enjoyed our stay and would certainly stay again.

    I was debating writing this review. So, my first night here was horrendous. I was woken up to…read moreblaring music so loud at 3am I could not tell where it was coming from. Literally, 10 seconds after calling the front desk to complain, it was turned off. That wasn't even time for security to come up. So how did the person know to turn it off? Was there a camera in my room? Was the phone bugged??? The second incident happened at exactly 6am the next morning when an alarm started going off in my room. Someone had set an alarm on the clock and the cleaning staff never bothered to turn it off. Then, 5 minutes later, the room next door had their alarm go off and it was so loud I could hear it through the wall. I had to listen to that for 30 minutes as the people next door who had been partying and drinking were passed out asleep. Then the gentleman in the room to my right sat on his patio the entire time smoking weed. The front desk absolutely refused to give a discount. I think the ownership here is very cheap and stingy. When it came to the room, we had no robes. The balcony door was completely missing a lock. Also, the patio doors are incredibly heavy and slam shut so you will be listening to that the entire stay. Same thing for the front doors. Lastly, the floor was uneven which would be very easy to twist your foot if you stepped on that spot incorrectly as it slopes down. I found everyone at the front desk to be incompetent, annoying, and off putting with the exception of curly haired Bella (the pretty one). We spent a lot of money and I think it was a total rip off! Perhaps it's a different story if you are able to get a suite. We were in a crummy room facing the gulf.
