Everything started off great. We met with the owner, Tom Barron, at our house while we were deciding what property managers to go with. He was polite and courteous and said all the right things. Our first tenant moved in quickly, but had to break their lease after 6 months. Barron's was handling getting new tenants in there again. My wife and I happened to stop by the house after being told it was ready for another set of tenants. The yard was in awful shape. The backyard had never been mowed and looked like a forest. We hired a yard crew to come in and fix it. Barron's never said anything about the yard being in bad shape. Our second set of tenants moved in and stayed for 1.5 years. This is when Barron's failed us. During the move out, we were informed by Barron's that the house would be returned to us in as good a condition as when we turned it over to them. When we were finally given the keys, we were told by Barron's to find anything we thought was in need of repair and to get back to them. Uh, what? Isn't that part of the check out process? I paid Barron's to manage my property, not task me with finding issues after we took control of the property. Anyway, we were told by a Barron's employee that the house was good to go. Upon entering the house for the first time, we found the house was a mess. The carpets had been cleaned, but the rest of the house was in terrible shape. Worst part, the whole house reeked of cigarette smoke. We had to hire a professional yard crew and professional house keepers to get the property back to where it was. We also had to pull out carpet to be replaced because the previous tenant's pets destroyed it and it was holding cigarette smell. It has been a month and we are still trying to get the odor out. We have spent over $2000 to fix our house after entrusting it to Barron's Property Management. On the plus side, the employees were always available to me when I called and were pleasant to talk to. read more

I can say for an actual fact this company has been the best property management business I've ever had to deal with. Having had properties in the past I've had issues with a number of things when it comes to the communication between the renter and homeowner. As a renter in this case, they answered every single call and request to a point where I'm confident that they'll handle all of my properties going forward. read more

Non responsive, rude, unprofessional, just to name a few. Moved into a filthy rental property, after six days they sent someone to clean the bathrooms and kitchen only! They promised that the yard and pool would be taken care of, didn't happen. Renee is very disre, and absolutely rude! read more

This is a horrible property management company. They are liars and crooks. They stole almost all my deposit when I moved out. Attached are photos showing that the interior was spotless. It was cleaner than when I moved in. They charged me for ridiculous things like "professional tile floor steam cleaning" when that wasn't even a lease requirement. Previous comments sum it up...very unprofessional. Only communicate through texts and don't even have the respect to capitalize letters. They never pick up the phone and don't expect a timely text response. Their contracts require a ton of tenant responsibility and then provide names to services that will absolutely rip you off. read more

I tried to apply for a property on Heirloom first and was asked if I want them to bother processing my application because they are planning to approve someone else, even though I tried to apply 4 days before and they told me to contact them back on the day I did. Anyway, I then convince them to run the application for a property on St. Patrick ave. It's now been two weeks. I didn't even get a call back for over a week and I called twice and emailed twice. Me and my fiancé applied together and both separately make more than enough to get approved for the house alone. The property is still for rent so I'm not sure what exactly they're doing. It took so long to even just speak to someone there that I just got a house through a different property management company. I just caution people and landlords not to use this company. They aren't interested in getting tenants and I can only imagine how unresponsive they are when you need something fixed since they don't even respond when you're trying to rent. read more

After 2 years of working with this company, I had to fire them in early July. It had come to my attention after I started doing some research that they were not doing their due diligence in caring for my property. The roof has more than years worth of debris on it, which culminated in multiple leaks. They could not retain tenants and have a bad relationship with Peoples water requiring me to have to call them multiple times in order to have the water turned back on. When there was a lot of rain I asked how my house could be protected from further damage in which the response I received was "We don't know." I am not a FL resident and rely on my management company to take care of my investment. Do not make the same mistake as I did and hire these people. read more

If it is possible to avoid renting a property that is managed by this company, then avoid it. We could not wait for our lease to expire so we could be done with them. When we moved in the house the floors were so dirty it turned our feet black. It was so bad we had to stop moving in to clean the floors. The yard was so unkept that I had to spend a few hundred dollars to get a professional landscaper to come a cut back the out of control growth from vines, bushes, and other invasive plants all over the back yard. Within the first month of moving in we had to change the majority of the light bulbs, the air filter had obviously not been changed in some time, and the filter on the fridge had gone bad. Never one time did we ever see a maintenance person from Barrons come to our property, so if we wanted anything fixed it was done at my expense. When we finally moved out we made sure bulbs were new, air filters were changed, and the floors, along with every inch of the house, were professionally cleaned. We were determined to leave the house better than we got it, and to make sure we got our security deposit back. When we finally received our deposit they charged me nearly $600 for things that I KNOW were done by me personally, or by a professional. Barrons Property Managers is the worst property management company I have ever encountered. If you're about to do business with them as a owner or a tenant... RUN!! read more

Do not use Barrons, they are a group of very bad people. They do not respond to requests for fixing things for months at a time. They are outright thieves that should be put in jail on top of their bad service. They kept most of our security deposits for things they made up. We even had the carpet professionally cleaned, for which we sent them the receipt, and they charged us over $250 for the cleaning the carpets. It almost doesn't seem worth it to pursue, but a class action lawsuit is sounding like a good idea seeing as many others are complaining of similar things. How are they not in jail for this? To anyone considering renting from Barron's property management I would strongly recommend that you do not. We received horrible service from day one. Prior to move in, they promised us the house would be cleaned and the yard would be mowed. This was not done. It had clearly been weeks since the lawn was mowed. Planks of wood, trash, and even a dish satellite littered the yard and shed. Also, the house was filthy. Dead bugs were all over the place. We were assured that this was because of a pest control service done prior to move in. However, this would not account for the bugs and cobwebs in appliances and cabinets. Furthermore, the cabinet doors were coated in grime. The baseboards were dirty and covered in dust. The walls and ceilings had residue that we personally scrubbed off. The floors had not been swept or mopped in a long time. We were greatly annoyed by this, but at the time we were ready to just be moved in. We took photographic evidence and moved on. While living at the rental property, Barron property management was unresponsive and at times straight up rude. When we filed maintenance requests through their online portal we never received a prompt response. There was a time we went without hot water for about a week and a half before we eventually called them. When my husband talked to them on the phone they snapped at him that they already knew about the issue. Later on, the water heater went out again. This time we tried to skip the online portal and go straight to calling in an attempt to avoid repeating the last time. They refused to even talk to us until we filed it online and were again extremely rude. So we filed it and called them right back so we wouldn't have to go another two weeks without hot water. We received this kind of treatment and lazy service any time we reached out to them. We eventually gave up filing maintenance requests and lived with some of the minor issues. When the time came to renew our lease, we obviously chose to move elsewhere. They began texting and emailing us, practically begging us to stay. If we had decided to renew our lease, rent would have gone up. They so very generously offered to keep it the same price we had been paying. When talking to neighbors about this we discovered they had a hard time keeping tennants. Someone new typically moved in and out every year. It's a wonder Barron has such a difficult time getting people to stay. When we insisted that we were moving out, they sent us a list of cleaning move out procedures. Keep in mind the state of the house when we moved in. None of what was on their list had been done when we moved in. It seemed unfair that they would expect us to do something they didn't ensure was done for us. However, we cleaned everything on their list (exempting a few things that we had photos of like the disgusting cabinets). We cleaned the house and shed to a much better condition than when we moved in. Regardless of our cleaning efforts, when the time came to get our security deposit they had deducted $270. The receipt claimed they had to repair a hole in the wall. This was there when we moved in, but their previous patchwork of newspaper and caulking shockingly fell out while we lived there. When we disputed this they claimed since we did not file a maintenance request for it we were responsible. Additionally, were charged for sanding? We toured the house through an app called rently to view some of these "repairs." What they had done was sand random parts of the hardwood floors ( making them look way worse). We should not be charged for their random decision to ruin the floors. If they were claiming that we had damaged the floors, they were in the same condition as when we moved in: scuffed and scratched throughout the house. Painting was also listed on the receipt under charges. When we contested this they said there "was no charge to you for any of the touch up painting completed after your move out." Then why is it on the receipt under charges? We were also charged for not replacing the HVAC filter ( which we did change and contested the charge). When we toured the house the HVAC filter was conveniently missing. The final charge is the one that infuriates me the most. It says " per owner thorough cleaning needed after tenant departed." As prior stated, nothing had been cleaned before move in. When we toured the house there was next to no evidence of a thorough cleaning done after we moved out. We were charged for something that wasn't done. The work they did do was subpar at best, as was all encounters with Barron property management. They were definitely not justified in claiming $270 worth of charges for the items that were listed. When answering my objections they bounced around my actual issues and picked out random sentences from my complaints. They refused to refund a single dollar of what they took. barrons property management is by far the biggest rip off i have ever seen. they sent me a letter telling me that i have to move becausethe owner is no longer renting the property. so i tell them that i will be moving on a certain date,they tell me they cant pro rate my rent. they are slackers when it comes to maintenance and very rude when you call them. do not use this company. read more

The two years we rented from Barrons was frustrating to say the least. We would inform them of problems only to get nonsensical answers as if they didn't know who we were despite the inclusion of our names and rented address in the emails. We paid two nonrefundable pet deposits for two pets. What was this used for? Who knows. We had to pay for professional carpet cleaning (which I did regularly anyway as the rental property had white carpets!) and flea treatment upon moving from the property (a cost of $325). We were also informed that we would lose nearly $200 of our deposit for touch up painting. We took great care of the property. Never in my life have I had to pay for touch up paint as it is generally considered to be expected wear and tear by almost every other renter I've encountered. In addition, our lease agreement exclusively states that we were NOT to do any painting on the property unless we had special permission in writing and had the paint approved. I don't think anyone would expect a charge for something they were exclusively discouraged from doing. The email telling us about the charge literally said "a little touch up painting". In what world is that nearly $200?!? The last two years have been endless confusing frustrations like this. Thank god we're finally out! read more

As an owner, one of my biggest concerns with my PM is good communication and customer service. They left much to be desired.
