End of the year! We booked a house last Dec for this Dec 27-Jan 1st. It was a cute lil house called the Mint Julep. But some long term renters had stayed on so Denise with BRS emailed us and gave us the option of three other properties and it was so hard to chose because they were all great. We settled on "Octopus's Garden" right on the beach. It was a large house with decks on both side and screened in porch in the middle. We rang in the new year in style! Denise always takes care of us and we ALWAYS have good service and response times from her and her staff. We have been renting from her for years and she is our go to every time for Surf Side Beach. Most folks only write reviews when things go bad. But we have never had a bad time in a house we booked with Denise. read more

I booked one of their houses through VRBO back in May. I was told today that the property was double booked and they were moving me to a "comparable" property. The size is comparable but that it is. the property is not near as nice as what I booked. Since it was their fault for the double booking I asked for a refund and they declined. I should had known not to use this company after seeing all of the one star reviews on Yelp. I would recommend to not book through this company weather it is through their website or Air B&B or VRBO. read more

We rented the Sea Witch property looking forward to a week of being close to the water, sitting on the beach, and enjoying some play time. On our first full day at the property the deck to the house collapsed under me causing me to twist my ankle. Thankfully I was able to catch myself before falling through to the ground. Upon getting up I immediately called the management office to make a report, they said someone would be over asap. A few minutes later I saw a man walking around looking at the deck so I went downstairs, turns out he lives next door to the property and said that the management office called him to verify what had happened, like I would make this up! Shortly thereafter a maintenance man showed up, who along with the neighbor and a helper, fixed the deck. The takeaway of my review is to point out at no point, other than the workman, did anyone check to see how I was doing or ask if I needed anything. Unfortunately, due to the injury I was unable to do the things I wanted to do while at the beach; walk along the beach, swim, throw a football, etc. According to the contract I signed they are held harmless, which basically means I paid $1000 to sit on a deck and ice my foot. I rented the Calypso beach house in Surfside Beach for the 4th of July in 2021. The plumbing had air in the lines and the water stank. The refrigerator was not cold, unsuitable for food. The vent-a-hood had no light. The light above the island did not work. 2 king-sized beds had lousy mattresses not suitable for sleeping. It rained and there was a leak in the roof and water poured through the ceiling where my grandson had been sleeping. The TV had a broken screen. Tiles were coming up in the upstairs bathroom. the front doorknob had a pinch point that pinched your fingers when attempting to close the door. The flooring was rough t walk on. The concrete flooring downstairs flooded when it rained. There was inadequate lighting, shelving and towel bars in the bathrooms. When I called to complain to management, a man named Mr. Newville was rude to me and confrontational. I sent them a letter complaining about this with no response. read more

Update: I reached out directly and had a very easy management with them. It seems all the issue with customer service was mainly due to VRBO. Recommend trying to go directly to them instead of via VRBO. Original: I had a terrible customer service experience with this service. We rented via VRBO (which I can't recommend the website either as they never followed up and were unable to even determine what the breakdown of what my payment was going to). We arranged with the owner a plan for post-poning second payment given COVID, and then inexplicably shortly after they cancel. They then tell me they communicated to me (which I have complete history of their communications) - so they did not. Take careful note of their cancellation policies. read more

I rent beach houses in surfside beach several times a year for 5 years. We never used this company before now - HUGE mistake. I tried to rent a 2nd home for this year's event. They lost the contract with the house, which seems reasonable, but NEVER contacted me to let me know. They refused to refund me in full stating I agreed to pay shenanigan fees when I signed my contract. I was charged for processing my CC (50) and a cancellation fee (100) because they did not have a house close enough to the other house we rented. WE HAD TO PAY fees for their lazy service. Had they called me right away (they've known since OCTOBER!) we may have been able to do something but we found out two weeks ago when I called THEM to pay in full (early by the way). They tried to sell me on the fact that this is standard fees. I get standard fees and operating procedures. Sure. But ZERO accountability for lazy book keeping or customer care. DO NOT WORK WITH THESE PEOPLE. I have been using a different local company down there for 3 years now and am totally happy with them. I took a risk and rented a second house from another company and it wasn't worth it! This place is highly Unprofessional and pretty much interested in their own cashflow, versus a really wonderful customer service situation in the hospitality industry. Terrible rental. WILL NEVER RENT FROM THEM AGAIN! house was not clean, doorknobs fell off,water stinks, toilets not clean, dust hanging from fans, it rained and the the windows leaked...there was water everywhere. You pay for quality and we DID NOT get it. The manger was not helpful in remedying the situation. All we could use were towels to wipe up the water as their maintenance men could not fix the windows or doorknob issues. We were even refused a refund! STAY AWAY!!!!! read more

I have used this company to book a beach house 5 times in the last ten years and never had an issue until this year. I had booked a house June 15 - 22, and the Wednesday before we were supposed to check in, a storm spun up on the Yucatan Peninsula and headed straight for Surfside Beach. I watched the news closely; there was supposedly little chance of it developing further, so we still planned on going. By Sunday, this storm that had little chance of developing, turned into Tropical storm Bill and up to 10 inches of rain was being forecast for the area. (I have a screen grab of a Houston news reporter doing a live shot standing in water that was just over knee high on a main road in Surfside.) So, I called and asked if it would be possible to switch dates. The contract stated that one date change was possible, for a fee. My request was met with absolute refusal and rudeness. They weren't willing to work with me at all. I didn't feel comfortable putting my wife and children in possible danger of staying in a house where there was already significant flooding and had a potential for more. Note... I did not want my money back. I just wanted to change dates. They had sent me an email earlier in the week and it showed the house being available for the entire month of July. They were completely unsympathetic and rude, and I will never book with this company again. read more

Rented a beach house for my parents. Worse decision was going with this company. Staff is snotty and extremely rude. House was in ok condition. I went down ahead and notified them of board and stuff that were loose and broken. One day during the week we had people over to bbq below the beach house....not in it at all....and was notified no more than the specified on the lease can even come on the property. Was told to immediately move all the people and cars and did so. Left entire property in pristine condition to later versions told they were keeping the deposit due to exceeding number of people allowed on property. Coastal sisters would be my recommendation!! read more

Our family has used this company for for the six years or so, i have never had an issue with the maintenance given to the houses. They are always well equipped! As they should. My only issue is a very rude person by the name of Catherine, who for some crazy reason is allowed to interact with the paying customers. She is very rude and enjoys tremendously doing it! I like to deal with Denise or one of the other nice people. The problem is you never know when the rude woman is answering the phones. If you ask to speak to Denise she gets mad and will start playing her little head games. If we take the crazy woman out, they are the best and with the biggest selection in the area. I wish there was a way to reach Denise directly without talking to Catherine. read more

Then I was emailed saying "Sorry the website has a glitch and the real price is 150% of the quoted price." This company is super unprofessional and do NOT WASTE YOUR TIME AND MONEY. Horrible customer service and very rude. I think I called maybe 5 times and left several voice mails to get a hold of them. My family and I spent weeks planning out a weekend there but sitting outside with music on and having a drinks is apparently a "Loud Party" to them. What else do people do on vacation at the beach? They ended up having us out on our first night without a refund of our deposit or anything. The house was beautiful upon arriving...besides the fact that the power was out. We got there after lunch, the lady at the front desk told me the house is ready, but come back at 2 and we can get the key, at 1:50, I head up there, the rest of the crew were unloading stuff on pavement under house, The lady told me that they have to load everything back up and leave, then she will give me the key, she said it needed inspected, nobody came in that time to inspect, I also asked her about a drop box for keys if we leave before 8, she told me there was no drop box and I couldn't leave until after 8, she told me that the girl told her that there was a drop box, sure enough there was one there, I don't know why they treat customers so bad, we have been coming to Surfside for 20+ years, we will never use them again, our neighbors said the same thing. read more

I just spent the most amazing week honeymooning in the Coney Island property. It was the most romantic thing and everything about it was amazing. I'm confused about the other reviews because I had literally no problems. The team was great checking in and checking out, there's an amazing bar 2 minutes away, and THE FREAKING OCEAN IS IN YOUR FRONT LAWN. I'll be there again for my first anniversary for sure. read more

For three years we have used this service. The houses have been wonderful and beautiful. The customer service however is seriously lacking. When asking questions we were answered with snide and rude comments. If you are going to work in a business that has to do with working with the public, I suggest you have kind and patient people for your staff. I don't know if we will use again. read more

The individual I spoke to one the phone was not sympathtic. She was unreasonably rude. No one in my party was ever asked where the check should be returned. An address was simply taken off a check and an assumption was made. A mistake was made, and instead of admitting fault and moving along, the employee I spoke with was aggressive and even threatened to withhold money due me. I am satisfied with the way things turned out, however I believe some employees should not have customer interaction. As I hold an administrative position, I know what it is to deal with upset and frusterated customers. If I ever spoke to a customer the way I was spoken to on the phone I would not have a job. read more

Several complaints on this company. First off, the water stinks, it is almost unbearable. Stayed at a rental for 5 days, only could take a shower once due to the nauseating smell. We had to brush teeth using bottled water. The rental was to include 2 refrigerators, but they neglected to mention that one had gone out and was to be replaced. So for 18 people, we had to share 1 refrigerator for the whole time. Complete miscommunication on their part, since they had to make several calls to different people to find out what actually happened to it. The wooden bridge steps to the beach collapsed on the first day, narrowing avoiding a injury to a friend, thankfully just a cut and a few scrapes. Also included on the list was a charcoal grill that was actually only gas powered, so we had a few bags of charcoal that we bought that was useless. The 'outdoor' shower was in reality a hose attached to a sprayer head in a mosquito infected closet. Could not use due to large amounts of standing water at all times and insane mosquito problem. Again, another lie by this shotty company. So we paid for a second refrigerator that we never had, a poorly maintained walkway ripe with potential injury, unfiltered sea water out of the faucets, and several bags of charcoal for a grill we couldn't use charcoal in. Overall, would not recommend using this rental company at all. You do not get what you paid for. read more

Rented a home with them from August 3-10th, 2015. Upon arrival the property we stayed at was dirty, garbage was still in the garbage cans, and sand was throughout the home. The house was fine, and the stay was enjoyable. Following our stay, three weeks went by without Beach Resort Services returning our deposit, despite multiple messages left. When they finally contacted us, we were told that we would forfeit a portion of our deposit for "not cleaning out the BBQ". We had brought our own trailer pit, so did not use the homes bbq, so I assumed there was some mix up and called Beach Resort Services. I explained that we had not used the BBQ and I was asked if I had taken a picture of the dirty BBQ upon arrival. I explained that I had not used the BBQ, so I was not aware that it was dirty. Again, they told me that I should have opened the BBQ to make sure it was clean. She stated that the cleaning company mailed them a picture of the BBQ and it was dirty. They emailed the picture. I expressed my dissatisfaction and assured them that we did not use the BBQ and requested to speak to a supervisor. At this point, the woman that answered the phone said "Im not going to get into a he said she said with you" and hung up the phone. I attempted to call back and no one answered the phone. I emailed the company and never heard back from them. While I can not attest to the state of the BBQ, because we never opened it, it has been three weeks since we left and they could have taken that picture after any renter's stay. It was frustrating to deal with them and I am not satisfied with the way they treat their customers. The amount of money that was spent to stay at this property does not dignify the rudeness that was experienced. I would not recommend Beach Resort Services for anyone. read more

Very poor customer service !! Ended up renting a beach house from Blue Water Rentals, Surfside, Texas. Very friendly people work there.

Wow. I am a Professional of 23 years. I have never been hung up on by someone who is suppose to be a professional. One of the Managers of Beach Resort Services actually hung up on me at 1:18AM when I complained about her lack of caring for a family with a child and a Heart Patient Adult being exposed to extreme heat inside the house. I initially called the Emer. number around 11:30pm when our A/C died. Denise answered the phone and advised that she would call a local Co. that they had a Contract with to come out and fix the A/C. At 12:24 AM Denise Newville called me back and asked if anyone had called me or showed up to fix the A/C? I said no. Denise said she would call again and call me back shortly with an update. It wasn't until 1:18AM that I received the next call from Denise, the manager, advising that no one was answering at Colley A/C repair and I would have to wait until morning for any repairs. I asked, can't you call another A/C repair company to come out. Denise said "No, we have a contract with Colley". By now, the interior of our rent-house was 86 degrees. I have a young child who was crying and I have a Heart Condition, both of these facts were made clear to Denise. When I told Denise that, "It would be unacceptable" to wait until morning and that her sole concern was to save money by not calling a A/C company other than the one Denise had a cheaper contracted rate, she became Irate. Denise then did something that is the craziest thing I have ever heard. Denise said I had an "Ugly Attitude" and began singing, "Ugly ugly uglyyyyy, Ugly ugly uglyyyyy. She did this for what seemed like minutes, all the while I was asking, "what is ugly about me stating that you are only interested in saving money rather than the safety and health of your clients?". Denise then hung up on me. I guess she started to worry cause she sent me a txt message at 1:29am telling me that she has "done business with this company for 15 years and they are normally extremely relaible!". The A/C company finally showed up the next morning unannounced at 8:30AM. They managed to pour water all over the carpet floor while flushing the black moldy looking condenser coils. They did fix the system. The vacation was essentially ruined. I went to the Ocean to relax and unwind. Instead, I got no sleep, exposed my body and family to extreme temperatures with no relief, and was treated badly by Denise with Management. In the event anyone wants evidence, I have recordings, video, and still images of the ordeal. Denise never called back to check on anything. I guess, if she gets her paycheck, she's happy. If you plan on using this management Co. I hope you don't have any problems. read more

I have rented vacation homes 2-3 times a YEAR in surfside for over a decade - 5 times with Beach Resort Services. The employees & owner of this company will lie and avoid pointed questions rather than assist and be fair. You should RECORD ALL PHONE CALLS with their personnel because their standard response to all questions is "you were told that when you rented the property" and regardless of your dispute you are met with a shrug of the shoulders. Your primary concern should be with all the conditions you are left uninformed encompassing the enjoyment of your stay such as Major Road Work & Jetty Construction directly in front of the rental, Construction on adjacent Houses, ARSENIC in the "drinking" water. They "SUGGEST" you bring your own DRINKING water & ice, but they don't tell you why, so you are still bathing your children, showering, brushing your teeth, washing your fruit, vegetables, dishes etc. in arsenic-laced water at unspecified levels. The last official report published is dated 2005 and tucked into the back of your information binder so you really don't know the current levels of the arsenic. They are not required to make sure you understand the dangers of the tap water. For my most recent rental, there was an online picture displaying a sign on the rental saying "Reserved Parking" which upon arrival was actually a flooded pool of water in the sand. Even if there had been no water, parking in the sand was questionably safe. This "reserved" parking spot is located at the dead end of a city road where anyone can legally park and BLOCK YOUR CAR from entering and existing. The owner of Beach Resort Services told me "there was never any guarantee of available parking" which begs the question of the definition of "Reserved Parking" painted on the street number for the house. The owner of Beach Resort Services continued by stating the washed out spot was due to the weather and they love the Mantra - "We can't control the weather" to weasel out of any obligations or common sense. Regarding the Reserved Parking the owner stated my option was to call 911 anytime I was blocked in or out of my "spot" which was unusable, despite the fact that parking in the street is legal. I received repeated lectures about how they couldn't control the weather and thus would not reimburse my rental while I only asked where I should park at least to unload my supplies - my stay was for 12 days! It was suggested I drive onto the beach and unload over the fence which was impossible considering the waves were lapping at the fence. Lastly, you will only be reimbursed for weather conditions if you wait until there is officially an Evacuation Mandate - doesn't matter if you have to wade in chest-deep water to get to your rental, leaving your vehicle a mile away - "you asked for a house on the beach" or if you prefer to not be stuck in an emergency evacuation traffic and road conditions. In the end, I actually received reimbursement which is RARE from Beach Resort Services (read their other reviews). I'm surprised the city of Surfside is getting away with essentially concealing the water conditions. oh, and sharks are plentiful at Surfside Beach, I've caught hammerheads and black tips on a regular basis. read more
