    If the grate were longer or there was a trench created to make the water go into the grate this wouldn't be an issue

    I hired Basements Love Us to waterproof our basement. The estimator was nice and gave us a great deal if we signed with him on the day of the estimate. I was told it would be waterproofed, but under the stairs they were going to install a grate to catch the water and stop it from going into the area of the basement which would be finished. The job was done on a Friday. I signed what I thought was a receipt when the job was finished. I went down the basement on the following Monday and I had water coming in one corner and still under the stairs but it was going into the grate. I contacted Shannon and was told that I signed off on the job(even if that were the case, I signed assuming the basement was waterproofed which it was not) Shannon asked me to send her pictures and after going back and forth she said she would send someone out "as a courtesy" I was immediately thrown off by the use of that word, as I feel it was not a favor to me, it was to complete the service which was not done properly in the first place. 3 corners were waterproofed one way and the 4th corner was not finished as shown in the pictures below. They came out and finished the corner that was not finished during the initial install. The installer told me that I was right and it should have been completed that way originally. A couple weeks later I went downstairs with the contractor to talk about finishing the basement and noticed that the water is going past the grate, which we were told would not happen. The estimator said that we could put a door in front of the grate and we wouldn't see the grate or the water that was going into the grate. I just contacted Shannon again and was told that the stairs leading to the Bilco doors need to be replaced and to let her know if we would like a price for that. We were misled by the company. Had I known the basement would still be getting wet beyond the grate I would have used the money to do something else to my home since I am not able to finish the basement with what basements love us has done. I told Shannon I would be writing a review and she said it was defamation of character and they will contact their lawyer if need be. I am simply stating facts about the services I have received, so that no one else has to deal with what we are.

    Michael showed compassion…read more I called Michael after I was a victim of a scam. A fraudulent waterproofing company that I unfortunately hired. They started the escavation and then half way through started trying to extort more money out of me. It was at that point that I made a decision to rid them from my property and accept the loss and damages. With my house now exposed to the elements and in imminent danger of collasping. I needed to find a reputable company fast. I called Structional Engineering and Design and spoke with Michael. He came out the same day to survey the area that had been partially dug out by the scammers. Due to the urgency, Michael got me on his schedule and started the work the following week. When you are going through a devastating and life-changing time. You need a compassionate and meticulous group of individuals working for you to restore your home. You can rely on Michael for prompt assistance. Michael and his team worked from early morning into the nighttime hours completing the escavation and underpinning. It was a big job and a lot of hard work. All of the guys were professional, hardworking and did a wonderful job restoring my deck after the escavation. Michael kept me informed and explained each step to me. From begin to end the Michael and his guys were simply top notch. From the start with Michael's honesty, fairness and transparency was a level above everyone else I'll had dealt with. The only thing better than the quality of his work is Michael's character. They even hauled the tons of dirt and rock with no extra charge! I'm very happy I found this company to do business with.     Hired Penn Valley Engineering on March 23, 2026 for a structural engineering inspection and…read morenarrative report (SEN) at an agreed fee of $785. Inspection was completed March 26. Report was due within 5-7 business days per the written agreement. On March 28, I received Invoice #4534 dated 03/26/2026, showing a $0.00 balance due and stamped PAID -- Penn Valley's own invoice considered the account settled at $785. Buried in the invoice fine print was a "$50 charged for returned checks" -- the first mention of any such fee, appearing after the contract was formed and after the check was issued. When the check did not clear, Brad demanded $870 -- $785 plus $85 in fees. This contradicts his own invoice which states $50, not $85. Neither figure was disclosed in the original agreement. Pennsylvania law (18 Pa.C.S. § 4105) caps returned check fees at $50 and requires the fee to be conspicuously disclosed at the time the check is issued -- buried invoice fine print sent after the fact does not meet this standard. When I questioned the $85 fee, I was told "if I have to explain what is involved when this happens the price will go up." I paid $820 via Zelle on April 3 -- the full $785 plus $35 as a good-faith accommodation. As of May 4, 2026 -- 40 days after the inspection and 31 days after full payment -- no report has been delivered and no communication received. I paid promptly. I cooperated fully. I have received nothing.
