I used Barrett to get a mortgage for my first home. Vance McKim was my loan officer and he was extremely helpful. He helped me get prequalified very quickly and walked me through each step since it was my first time applying for a mortgage. Vance was able to find me a mortgage with interest rate of 3.0% which is much better than I was expecting. Once I had found a home, Vance also kept me informed about what was happening with the finances at each step of the home buying process and would call to walk me through the paperwork with each new step in the process. If it could be no stars it would. They came to us, told us they could lower our payments and get 32,000 in cash. We paid out of pocket for the assessment which was 800. They came back and said that we could only get our money in escrow. That the assessment came back to low. So we agreed. They told us to not pay our mortgage payments for the next two months. We kept getting calls from our mortgage company that our payment was late. After calling and texting them for two weeks I finally got a call back. They told us the new mortgage did not go through. And they would not repay our 800. They said they would send me a visa card with 400 on it and send a check for the late charge. But going through all the waiting no communication it has put us behind on mortgage payments and other bills. I have yet to see either the late fee or the visa card read more

I began working with Michael Lara of Barrett Financial in April 2025 to explore a HELOC and potentially purchase a second property in Atlanta. When no qualifying loan was found, Michael suggested switching to a HELOC-only option "just in case." I clearly stated that no funds should be issued unless I chose to move forward with a home purchase. In August 2025, I was informed a loan had been secured and that signing documents was required. Because I travel frequently, coordinating a notary took weeks. When signing finally occurred, the notary informed me that the loan included paying off my car loan, paying off a credit account, and issuing me a check with the remaining funds--all actions I had never approved or requested. I immediately flagged these concerns. After signing, I reached out to Michael and his assistant, who both claimed they were unaware of the loan terms. Michael initially dismissed my concerns and attempted to persuade me that these payouts were "beneficial," despite the fact that: My car loan was at 4%, while the HELOC carries 9.5% Paying off the car loan voided my GAP coverage, which only applies while financed through CarMax The credit account that was paid off wasn't even due until January Michael assured me the loan could be canceled and replaced with one aligned with what I originally agreed to. Days later, I was told the loan could not be canceled and that I was fully obligated. By then, CarMax and the credit lender confirmed that payoff transactions had already been processed, closed, and were irreversible. Throughout this process, Michael and his assistant provided minimal support, denied responsibility, and failed to take accountability for misrepresented loan terms. Speaking with other agents afterwards, I learned multiple consumers have reported similar issues regarding both Michael and Barrett Financial. This situation has caused significant financial harm, higher interest obligations, loss of coverage, and unnecessary stress. I'm sharing my experience so others don't encounter the same misleading practices. Transparency, accuracy, and client protection must be non-negotiable in lending. read more

The executive branch manager, Ryan Nelson, was my loan officer. He broke the truth and lending act when he did not disclose to me changes to my bottom line before closing. I showed up to closing and over $3000 was missing from what I expected to get back. The numbers he provided me did not match what I was showing that morning. He had the updated numbers days prior. I did not share them with me. He and I were in communication during that time, and he said nothing. It was unprofessional, and these actions came from the branch manager, which is laughable. They failed to inform me that the cash back to borrower can change when it comes back from title company They promised me I would get close to 5000 dollars back at closing, but I only ended up getting 700 dollars. They also did not close on the date I was told. So by the time we closed all my bills came due so I had no choice but to except the deal otherwise I would be in a worse situation than I started in. I am very disappointed how the whole process turned out! Plus I feel the closing costs were quite high. The only good thing I can say is that they were able to finance me at a great rate and get me qualified when other brokers could not. read more

I have been getting automated text messages from Hussein Youssef, of Barrett Financial Group; a man I have never met and a company I have never reached out to, for a HELOC loan. The kicker is, he thinks he's reaching out to my almost 90 year old father. Of course, when I replied asking to be take off the list, this was ignored and I received additionally messages. This is not harmless marketing, this is the kind of predatory activity that comes when companies purchase data and try to leverage it on people who did not ask for their services. Totally unprofessional and incompetent company!! They initially contact you and then are unreachable after you send them all the requested paperwork to do the loan. I dealt with 2 loan officers and 2 supervisors and none of them knew how to come out of the rain. After almost one month of receiving the requested paperwork, they had not even submitted my paperwork to underwriting. Then the final supervisor I spoke with finaly got it to underwriting with NOTHING I requested. He obviously did not check with the 2 previous loan officers and its as if he was doing a loan for someone else. If I could give them 0 stars, I absolutely would! This was the WORST experience I've ever gone through as a FIRST TIME HOME BUYER. My broker was Brian Rhode who apparently is the "team lead" but can not fulfill his duties. He is currently pointing fingers at everyone else other than himself. We went under contract TWICE WITHOUT the loan approval. I may not be a broker but it's common sense to verify all your information prior. He kept stating he could not verify my husband's employment when I have contacted them MYSELF and they stated there was no communication from Brian. I asked Brian for his records of him trying to contact the employers and no email response regarding that. He wanted my husband to verify his OWN overtime when it's listed on the paystubs that were provided to him THREE TIMES. Overall, 1. He lies, starts the process a few days to closing date which is why we had to cancel TWICE. 2. I've uploaded all the required documents THREE times in their portal but it keeps getting "lost."Again, this is our PERSONAL information. 3. Giving false hope on purchasing a home. 4. Will continuously blame others and not himself for what is going wrong. He is not apologetic and my emails show he likes to argue. I have spoken with other brokers and they all stated what he is doing is definitely unprofessional and is doing everything the WRONG WAY. I went with another broker with way better communication and have not had an issue like what I was dealing with Brian. He actually was able to verify overtime and employment with no issue. Service was fast but payoffs were incorrect so we ended up paying out of pocket about $1500.00 to bring balance to zero. Others were just a little short, some as much as $300 over. I needed some extra money so I reached out to this company for a HELOC or cash out refi last December. I was told they could help me and that either of those would be a quick week or two process. This seemed great as I was really trying to get the funds before the end of the year. I was shopping around when I started but was running into a DTI issue. Barrett assured me they could do a refi with a Non QM DSCR loan, and it was confirmed that this process would take two weeks. Once they confirmed they would do it, I mostly stopped looking elsewhere, even though it took them a long time to find the right people to do it. However it seems these were the wrong people. The two weeks were confirmed in early January but I didn't have funds in hand until mid February. There were things that I knew might slow down the process earlier own and provided that information, but none of these things were considered and we were slowed down just as I said I would. The company boast of working all over the country but near the end of the process they were still asking for wording that legally in the state of the title company they were able to provide. Not only that, the lender would ask for the same documents multiple times, even after they were sent. Didn't help that the key players never communicated over phone, only email, and even then barely. Though processors do often talk on the phone with me, this wouldn't be a big deal if my point of contact was able to help. However, they way they're set up, my point of contact knows little to nothing, and has no answers as I have to speak with the processor who doesn't answer phones and also went on a week long vacation in the middle of what was supposed to already be completed. All that I might have been able to take as a bitter pill and even try the company out again, airing my grievances and giving them the opportunity to do better. However, they took 3% of the funds from the refinance, and when I voiced my complaints, I was told that the most they can take is 5% and they only took 3, as if I should be happy that they aren't fully screwing me over. Then I was told to search for it online if I wanted proof. Online shows the typical percentage to be between 0.5% - 2%. Furthermore, for the person of contact to know that I needed money, and fast, and then to know the difficulty and frustration I went through with this process ultimately taking 2 months instead of two weeks, for them to still take more than average is shocking. If it wasn't 2 months since I had needed the money, I would have walked away and went with a different company. Save yourself the time and the headache, don't use Barrett, go to a different company to begin with. read more

The communication has been terrible, we have missed 2 closing deadlines, and when I express concerns I get the reply, "before you get upset, shouldn't you think that maybe I didn't know." What the heck...you're a professional loan officer. It's your job to know. I have called and talked to senior leadership 3 times. They have the same BS answers as the loan officer. This has been the absolute worst lending experience I have ever been through, and I would not trust this company ever again. I should have fired them weeks ago. $11,000 into this process and nothing to show for it. Also, no attempt to fix it. Read the 1 star reviews here. All the same problems...the nice lady replies "we are usually known for great customer service" but the reviews say otherwise. He told me not to say anything but he was working my loan from two different companies. Obviously this made me very uncomfortable so I reached out to my previous mortgage lender to compare rates. Once i told him I was within my right to compare rates he called and yelled at me. He told me I'm better off just going with them. Completely unprofessional bizarre behavior. Falsely provided me with multiple pre-approval letters over the course of several weeks.

We spoke to Jody Smith about securing a loan for a primary residence. He asked us questions over and over and when he didn't like our answers, he warned us that lying on the application was a federal offense?! I was beyond offended. I found myself having to defend myself to this guy when all we wanted to do was buy a house and we are treated like criminals? He should be fired immediately! read more

Had I been more knowledgeable about the financing of a new home I would have gone with a different company. Nice people but unorganized & we would go long periods of time without hearing anything. They constantly had us sign documents that weren't current with the numbers. This review is specifically for Michael Luculano at Barrett. If the rest of the company operate in the same manner, then beware. Never in my life have i had to deal with such incompetence, malicious behavior, and gross negligence. I gave Michael 5 weeks to close a loan, which was more than enough time. However, despite this it was late to close, i never received the finalized loan terms until the day we were closing, and Michael lied over-and-over again about the terms, what was being agreed to, and expectations. I was lied to about almost every aspect of this loan. 1) Total Loan Dollars - Promised a number that was changed a week out from close, that completely derailed things, but these things happen (sometimes), so i accepted it. But, after discussing it for 4 weeks, you'd expect the number to be locked down - no not at all. 2) Term - As i am doing a full remodel, i requested, demanded / required that there be a 6-month extension option, past the initial 12-month period. Throughout this process, this was promised as a guarantee. I had the ability to briefly skim the loan documents before signing, and noticed a few items here or there that didn't seem right. I reached out and was told that there would be addendums to modify certain aspects of the loan to conform to my requirements. Based upon my discussions with Michael, the promises, and all the emails / communication where we discuss at length this requirement, my concerns were met with false reassurance of this being rectified. Ultimately, Michael clearly lied and deleted this vital requirement from my contract. 3) Cross-Collateralized Pay-Off Options - Now this was my #1 requirement. I needed to use the collateral in a pre-existing property to help facilitate/expedite the close. As this was only a short-term requirement, i requested that i be able to pay off the properties at separate times. This way, it's easier to refinance/sell independently. Again, i was promised that this was an option, and that it would be included in the contract. As Michael put it, it's not that easy to do a cross, so i can't put together a contract straight away that outlines these terms right now, but can assure you they'll be there in the end. So, what do you do? As a mortgage banker, working at a licensed company, you'd expect that the mortgage banker & company provide the terms that they've stipulated throughout this process. However, don't be fooled - I wouldn't trust this place with my coin jar after my experience. I've had a miserable time having to deal with this BS. All i hope is that anyone that searches for Michael and/or this company, will be able to read this, and get an accurate picture of what truly happens at this firm, and how your loan might look after this parasite has had the opportunity to fumble this loan pass the finish line by missing every key term that was requested. Not only that, when i mentioned something, it was promised that it was there, and that a refence point would be found and provided, or an addendum. However, it gets to a point where you can no longer turn around and run (as i wish i had). I falsely believed a license, in a regulated market meant something and that if a mortgage banker is promising terms are within a contract that they must be.... Oh boy, was i wrong. I had expected that this cross-collateralized loan might have been a little too confusing for Michael, especially as he seemed to be reading from a three-line script every other call. Despite this, he reassured me that he had clients sophisticated enough to handle this type of request and this provided some reassurance as they would ultimately draw up terms. Unfortunately, as i had no direct contact with the lender, Michael fails (for one reason or another) to provide the terms that we had pre-agreed to for the past month+. Either it's complete stupidity, or worse it's malicious, gross negligence and predatory lending that EVERYONE should avoid. Personally, the mild complexity is not an excuse, especially, when you have an ethical and moral obligation. There also has to be trust when providing this much financial information, and the financial ramifications of a screw up like this. Hopefully, this helps everyone better understand what you may run into with this firm and Michael. I wish you good luck with you home purchase, refi, and financing. Best advice i can provide - look elsewhere. read more

Spoke to Mario Kirksey at Barrett Financial on August 4th and was given pre approval for a refinance. Ran my credit and Submitted all the required documents and financial information to begin the underwriting process. I was told my DTI was good and there should be no problems in closing my loan. Processing began with Annie Ly and continued moving forward with underwriting. Sept 14th I received an email that I was declined. My DTI was too high all of the sudden. I called Mario but he had no explanation was give as to why my DTI was good at the beginning but now its too high when donting had changed. Big waste of time with Barrett Financial!!! read more

The worst thing I've ever done was work with the barren finance group. Working with them was an unpleasant experience. Every time I inquired about updates after they held my loan application for more than three months, they refused to give me any. Joe Spears CEO of  Barret Financial Group  offered no assistance with the application. All of them had the required paperwork, but they kept requesting me to resubmit it.Each time they switched between three separate processors, they requested different documents that i had already been provided. I don't suggest them to anyone because it was the worst work experience I've ever had. read more

I had a terrible experience with this mortgage lender when i bought my home in Surprise AZ. i got my home loan through them and they sold it to another morgage co soon after. That happens frequently but they did not notify me of the sale . I sent my first payment to Barrett as instructed but they called and said they shredded my check because i did not send it to the new mortgage co. I then send another check to the new address they gave me to the new mortgage co. It was the wrong address again. I finally got in contact with the new mortgage co and they gave me a different address . Im still waiting to see if my payment reaches the correct office before the 15th of the month in which time i will take a hit on my credit and finance fees if the check does not arrive on time. I was never called or notified on the new mortgage address or contact info to send my first payment. read more

Today, August 1st 2024, we were supposed to close on our new home. When we asked if this would be possible, the loan officer immediately (no hesitation, no "let me check your information") said yes. He already had most of our paperwork as we had looked at another property and decided to pass because of the inspection showing many problems. Then comes along Kimberly Wicker, asking for more documents and some questions and misspelling my name. I sent what I can, advise her of the misspelling and had a question about one of the things she asked. No answer. For 5 days. Finally, a message from Josh, telling me one of the document is not what they need. Long story short, we signed contracts, sent documents, did everything they asked within a couple of hours of receiving their inquiries, and today we were asked to send the exact same documents we sent over a week ago. And we missed our closing. They say now August 5th, but obviously they still don't have all their ducks in a row. I am also concerned about an account where they seem to know about money movements. Scammer? Someone in the company trying to steal from us? I am very worried now. read more

Rookies couldn't get it done for me with 800+ credit, no debt and money in the bank. And on top of it our loan originator was a supposed friend whom I'd given business to before and her lack of expertise cost me a lot of time, angst and MONEY. 900.00 for a RUSH appraisal is highway robbery and when they couldn't get my loan closed would not even consider giving me half (yes, I only asked for half) back. I received incomparable, incredibly professional and astute personal service from Edwin Solis. This man is a STAR, an ally and someone you can trust. Couldn't have walked this USDA rural loan path without him. His processor David was an amazing ally, as well. A fantastic team.
