I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

The living room was comfortable and gave me plenty of room to relax, spend time with friends, or just enjoy being at home. I also really appreciated having a comfortable bedroom and my own personal space. The apartment had a clean, modern feel while still being cozy enough to make it feel like an actual home rather than just student housing. I enjoyed being able to decorate my room and make the space my own. Overall, the quality and appearance of the apartment made living there a very enjoyable experience. What stood out to me the most, though, was the leasing staff. They were always incredibly kind, caring, and attentive to my needs. Whenever I had a question, concern, or needed help with something, I felt like the staff genuinely cared and were willing to help me. Having a leasing team that was approachable and understanding made a huge difference in my experience. Between the beautiful apartment, comfortable living environment, and caring staff, I had a very positive experience living at Octave. However, they didn't include this statement in the renewal lease. After we signed the renew lease and have waited for several months, we contacted the manager to ask how it goes. They told us that we can't get it because the gift card thing was not included in the renewal lease. My friend didn't get the gift card because the office said it's not included in his lease. While he did renew the lease because of the promise on the gift card. The office delay giving the gift card. They promised the residents would receive it within 30 days of their move-in. Where is the gift card?

I used to work for a larger student housing company on campus, and the level of care, respect, and attentiveness given to tenants at Electrum is night and day compared to the other options on/around campus. The very few issues I did encounter over the two years I lived in my unit were always instantly addressed. I typically heard back from any emails I'd send in a matter of hours, and would come home from work the next day to find the problem completely resolved. They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Unlike larger companies, I was not nickel and dimed on the security deposit and actually received all of it back. I highly recommend leasing with Electrum Group! Fairly priced rent, easy renewal process, good maintenance, and excellent communication.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

The north and south buildings have laundry facilities on the top floors (there are 3 floors in each) while the west building has a larger, locked one on the ground floor facing the courtyard. The apartments themselves are standard college fare: carpets and couches that hide dinginess, stucco ceilings, and older appliances. Where Lincoln Place really sets itself apart from other companies is in the reasonable prices and the responsive management. While I lived there, the complex manager was a very nice guy named Corey (it might be Cory) who cut the grass, responded VERY quickly to service calls and helped with any random thing. I cannot stress how nice it is to have the manager actually living on site when a pipe bursts at 3 in the morning! One other little thing I appreciated from LPA, they give you pre-addressed, stamped envelopes for your rent checks. This is such a nice thought for college students who don't tend to be the most prepared and is indicative of their general attitude as a company.

The first year, we were able to haggle down the price due to how understanding cory was. throughout the two years there I had zero problems with cory. Broken door? no problem. fixed on the same day. broken shower? no problem. On top of this, I got most of the deposit back at the end of both years. I'm just in regret right now because I'm forced to be at cpm due to my laziness. I would go back to lincoln place in a heart beat if i could.

Meanwhile, the club house has a racket ball court, a restaurant, an A+ gym, and the most wonderful pool to relax by on a hot summer day. The grounds are impeccably kept. Between all of the beautiful trees and green grass and the truly stunning lake that sits in the middle of the complex - I feel like I'm returning to my hotel everyday instead of my apartment. The apartments - the apartments are very well priced for the area and their size. They're on the higher end but they're reasonable. They are truly beautiful from the crown molding to the details in arched pass-throughs or fireplaces. The heating and cooling system is individually controlled so you always can have your home the temperature that you would like. The tall ceilings make you feel like you're living in a mansion. The best part about living at Baytowne however, are the people in charge of the property. This is something I NEVER thought I would have the pleasure of saying about a leasing office. When you call - they answer and they respond. I always felt like my voice was heard, I always knew that I had someone I could ask questions to who would be more than happy to chat with me. Additionally, any time I had a maintenance issue they were on it immediately. You can find an apartment anywhere - but only here can you find your home . Absolutely no feedback from management. Needless to say they just hand over to collections and there is seemingly nothing we can do but pay up. How do they not provide basic utilities, but still expect full rent? I would love to hear from the company now - even just to have a conversation.
