DO NOT RECOMMEND On Thursday, July 6, Joe Collins; owner, came to inspect my house that I am selling, he found rotten siding, instead of pointing it out, he ripped pieces out of my sighting all around the house. He has now damaged my house. I asked for them to fix it or pay for damages. I understand I am selling the house, but it's STILL MY HOME until papers are signed. It now could cost me a sale because of him ripping a part of my house. I have had other inspections on other houses, and everyone would point out issues but not destroy my property or someone else's. For them not to own up to what they have done is unbelievable and unprofessional, they tried saying that it just fell off when he touched it. But that's not possible when we pressure wash and touch up spots and nothing fell off, so why when Joe comes to your house, pieces magically fell off? My realtor the nices person you can meet couldn't stand the attitude that Joe had when he was at the house and then for him to do this, she has already told me she will make sure all her clients will not have them us this company. The company now is trying to find all the places I put a review to try covering there, but since I told them will write a review and contact BBB. Please do your research before hiring people around your home. Even tho I had no control of this because I'm trying to sell. But even if I was purchasing the house and saw what he did, I would be upset that he now torn up your future home, witch there nor suppose to do, there suppose to point out and take pictures. But for Joe, being the owner, he shouldn't have attitude coming to a job and being rude to everyone at the inspection. read more

BEWARE!!! Pretty sure that the Seller paid off Joe the owner to pass everything on my home inspection. Since I closed in March, I've had thousands of dollars worth of needed repairs including the entire air conditioning system which Joe and the Sellers said was "brand new", multiple electrical issues, plumbing, roof issues and broken appliances. The Sellers lied about everything and I since learned that they had everyone fooled in this community as they were just investors. Bad Dog was their referral as I had to go out of town during inspections on an emergency when my dad suddenly passed. I'm sure they have a "relationship". Joe didn't even turn on the stove, because if he did he would have known that only 2 of the 5 burners work! It's a $9,000 range! The Viking refridgerator leaks too and wasn't installed properly and started to fall on my daughter after she opened both the freezer and refridgerator at the same time. Just last week, after major problems with the dishwasher, I had a repairman come and show me that the plumbing was GLUED under the sink! There was a similar situation in the laundry room. Joe is a super nice guy that makes you want to trust and like him, unfortunately this was a huge scam that I have been paying for with no end in sight. Hope this helps someone else. read more

Upon the recommendation of our realtor, we used Bad Dog to inspect our prospective new home. Bad move! Pros about these guys: 1) They were flexible and able to get out to the house right away. 2) They were very friendly! 4) They were able to give a complete report immediately. Perhaps, if these inspectors had not been so rushed, we would have gotten a more accurate report. These inspectors missed so many things that were wrong with the house! Just some of the items missed included a leak in the garage, broken toilets and faulty plumbing, issues with the pool, broken windows & sliding doors, bad screens, different indoor and outdoor air conditioning boxes (forcing us to get a whole new box new box to be made for the inside). We loved the house and ended up purchasing it. Would a more accurate report have impacted our decision? Honestly, probably not. But at least we would have had a better idea of the costs associated with renovating this house. My advice, don't just go with your realtor's recommendation. Check out the places and get personnel recommendations as well! read more

He was professional, extremely knowledgeable, took time to explain defects he found and provided solution with estimate guessitmate to repair. I would definitely recommend him. Joey Collins is the Inspector with this company. He came out to inspect my property before my recent purchase and he failed to run the washing machine and dryer and the day I closed on my property and moved in I saw that the washing machine is so loud that it's like a train running through my home. After the first cycle there was water and dirt coming out of the back of the machine. It appeared that all of the hoses were tightly affixed to the machine so I just decided to wait and to run a few more cycles. After returning from out of town I ran the machine again and all of my clothes were covered in grease. I called Pride service and they said that it was a faulty transmission and that I should replace the washer and dryer because it would be too expensive to repair it. I am very aggravated. Not only did Mr. Collins not run the washing machine and dryer while he was on the third floor during my inspection (he insists he ran it) -- he lied and said he ran it although the seller agreed that the machine makes so much noise it's like a train running through the house. I surely would have heard the machine running had he done so. In addition, a week after moving in there was a flood on the first floor from the bathroom sink that was missing a valve. The handyman who fixed it said that it should have been in my inspection report and that there is no way the inspector ran the water on the first floor. Since it was a newly remodeled bathroom the seller never used the bathroom sink and I only first tried it after moving in. Mr. Collins was not at all apologetic and he referred me to the clause in his contract that states that he's not responsible if he misses things. He's awful and I am going to go and pay $1200 to replace the washing machine and dryer because of his careless incompetence. He refused to refund my $300.00 for the inspection. read more

BEWARE!!! We used this company for our future new home. Although, we had suspicions that roof might be leaking in some spots, because there were water marks on the ceiling, the inspector (which happened to be the owner and his son named Joey) had reassured us that the roof is completely normal and, in fact he told us that we had one of the newest roofs in community, which had been replaced by new codes. Also, despite our suspicions, we had been told that those marks were from a previous roof that leaked. A few weeks later, while painting the ceiling in one of the rooms, we discovered that it was wet. We had two different roofers come out and take a look, both of them said that the roof in that area is leaking badly, also there is a lot of mold. They both told us that it has been going on for at least 6 months and most likely the inspector had missed it. So to complete all this, we finally had the same inspector come out(Joey), he looked at the roof less than two minutes and said it not a big deal. When I told him that it's not how you run your business and something has to be done about it, before I take some legal action he replied "lady, stop complaining, it's just a small leak and I can fix it for $500". When I told him no, I'm not paying you again. he said "come on, take me to court then". Just like that, without having anything else to say or apologize he closed his door and just left. Very unprofessional and rude. (Now, forget about the $500, it costs a lot more to fix). Quite honestly, if perhaps they did a more accurate inspection, I think we would keep looking for a different property, because the last thing we wanted to do is deal with the roof repairs. Please think twice and research before you hire someone. Because we only hired them based on someones recommendation. P.S. When we had a board meeting, one of the board directors told us that he has lived in that community for over 20 years and he for a fact knows that none of the roofs have been replaced there, especially in our house since he lives right across. So, it turns out that the inspector is a complete LIAR. I hate to post this review, as this is my first bad review, but I am so very aggravated. read more

My husband and I went through this company while purchasing our house in Pompano Beach and regret doing so. Clearly in the pictures before we moved in there was water damage on the ceiling which was passed off as a previous leak that had been repaired. Upon move in we realized it was a current leak from the AC unit piping and the inspector just signed it off as if everything was good. We also moved in to find another leak around our window in the living room, When the Bad dog owner/inspector came over he said he said he would not do anything to correct his faults because he doesnt warranty his work. He put some caulking around the window, which was the wrong kind and made the problem worse. So in other words he doesnt have to do his job correctly, he just cares about getting paid. He did not offer to even refund our money as we are now paying out of pocket for damages to our drywall, a window, new paint and fixing the AC pipe. Funny thing he offered a free bug spraying for our inconvenience. What a joke! They were not only unprofessional in their service, but rude as well not taking accountability and leaving us with ridiculous bill's to pay regarding leaks he should have been responsible enough to check during the inspection. Stay away from this company, as it seems it all works out if nothing is wrong with the house, but beware if something is wrong this guy will just pass it along, collect his money and take no accountability for his mistakes. HIs response is he can't tell what will happen during rainy season, although our ceiling leak is the AC piping and has nothing to do with rainy season as it is not our roof that has been leaking. Very unprofessional, yet funny how he is part of the BNI business group or at least it says so on his card. Looked into a lawyer but the fees outway the cost we would get back. Beware and do some more searching around for a good home inspector is the advice I have for those considering going through this company, as it's a scam if your home purchase actual does have things that need to be properly inspected. read more

The home inspection was ok However, when asking for a price quote to do some fixes we got unrealistically high prices, more than 3 or 4 times than quotes from other companies. I was referred to an A/C technician, named Mike from A/C 2000. My wife was alone at home when he arrived and he proved to extremely over-priced and dishonest. He tried to full her every possible way saying that the A/C is bad and needs to be replaced, which is a complete lie. My recommendation - stay away from this company and any other company/handyman they refer. read more
