There is just too much wrong to describe at The Grand Reserve in Dallas. How this place got 4.7 stars out of 5 for reviews as is on the Apartments.com website is beyond my comprehension. But, CoStar said it, so it must be true... NOT! To begin, have had a maintenance request in for 5 weeks and still no response or repairs. Dallas Code Compliance was called out because of the piles of trash around one of the dumpsters (the trash has been there for a couple of weeks) that is within mere feet of a unit. Rat heaven. The Code Compliance inspector said now no one will pick it up because it is considered hazardous waste. Security gates, which were non functional and wide open for almost 2 years, were fixed ??? but are now wide open again. Walking gates still not repaired. There was a visible hole in one of the sprinkler veins, next to the gate visitors use to go to the leasing office and residents use to collect their mail, that was not repaired for weeks! The way I understand it, there was a disagreement between the BandM/Ascent owners and the sprinkler repair company so water just continued to spray. Every afternoon, when picking up mail at about 5:30, the hole was shooting water un-abated making it difficult to get into the gate without getting soaked. At least one could just walk in without having to take the time to use their security key-fob since the gate security didn't work. I guess look for positives where you can. The pool area is disgusting. There is a broken patio umbrella visible as one walks through the mail gate seeming to go unnoticed. The mail boxes on the driveway side of the mail center were broken into recently. Shocking. The security gate doesn't provide security because it's broken. There was a management representative in the office who seemed to give a damn but I've heard she is no longer on the property. Too bad. She seemed to be able to get at least some things done. Probably why she's gone, she wanted to make things better and butted heads with the ownership. A resident went by the office a few days ago and the door was open, lights were out and no one was there. There is no longer any sign of a maintenance crew on the property. If I wanted to break my lease and move, you can bet they'd be all over me wanting the remainder of my lease commitment money. Yet, ownership is themselves breaking the lease agreement by not providing a safe environment for its tenants. This place is a slum lord dream and a resident nightmare. I've heard the property is for sale or just sold - probably the ownership just changed names again. First called B and M Management then Ascent Residential. Who'd buy this place??? read more

Slumlords with a property management company based in Alabama. Also goes by Ascent Residential. The owners John and Ben Blanchard are associated with over 59 residential properties-apartments- yet only 24 are active. I unfortunately live in their most recently acquired property: Indigo Riverview in Memphis TN- a 25 floor high rise-that they have NO IDEA how to manage. Since they took over- we have had 3 gas leaks, (which landed them in Environmental Court) spent 14 days in winter with no heat, hot water, or stove while the fixed the gas gas issue-which should have only been 7 but they tried to patch it up and code enforcement demanded they fix it properly which took another 7 days (services for which we were still charged) , had a fire in the bldg with inoperable fire alarms- yes that's right the fire alarms DID NOT go off. Currently, after living with no trash chutes for months- because they replaced the old ones to be fair- we now have new chutes which they refuse to clean and have left clogged and inoperable for over a week so every hallway now smells like a trash dump. Homeless people often enter the poorly secured bldg and are found in the stairwells, laundry room and workout room. Packages aren't secure and are often stolen. Apartments are moldy and roach infested. Management is unresponsive and unbothered by the decline of this bldg. We are also often charged extra fees on our rent-and have to constantly ask the mgr to remove them. Some residents are charged an additional $100 if trash bags are left near the inoperable trash chutes- and yes we pay for trash service. B&M are SLUMLORDS who buy properties and care nothing for the people who live there. Even their employees call them a polish and flip company, disorganized, poorly managed, and a horrible place to work ( Glassdoor). As many have said they don't deserve a star they should be jailed. B&M management is one of the worst companies I have come across in decades. All the reviews you are reading are completely true and are continuing to be Robber Barrons off of the labor and vendors in this country. The Owner John Blanchard also runs a foundation(100xdevelopment.com) from the suite next door(out of Montgomery, Alabama) to provide for 3rd world countries yet doesn't pay their bills in his own country.That website also is very sketchy, and not a photo of the founder to be found.It is very misleading and more than likely a tax shelter or funnel seeing they don't pay bills here in the country that made them.Well its actually daddy's money They have no problem using illegal immigrants and not even paying them. Im not sure how this person lays down at night without a very heavy conscious. They worked us for almost a year without payment, yet emails to prove that there were " mix ups" at the home office.I highly advise anyone considering working for this company to visit the B&M management website and Facebook page and just enjoy all the people they have wrongly done before it happens to yourself or your company. The company has a history of posting misleading photos of properties, and not an ounce of remorse. They leave elder residence in apartments with mold problems and constant water leaks. Manager and maintenance do the best they can with what B&M management will provide but its beyond a lower standard than any company I have ever worked for. As they owed me over $12000 over a period of about eight months, with promises of " its just a mix up at the home office" They have the nerve to bring in Illegals to redo the entire property exterior, and I seriously doubt they were payed.Its now been a full year after receiving half and not even an "we are going to pay you. The owner has the nerve to go on Google reviews and say they pay verified invoices, yet what does that mean? Karma will definitely be coming your way. read more

Update- after 7 months I've finally been paid. This company refuses to pay vendors as agreed. Below are just a few reviews from other people who have been stolen from and lied to by this company. There are dozens more. They refuse to return calls or emails. They think they can get away with not paying and don't care about the hardships they cause for their vendors and their families who act in good faith and only want to be paid for their work. 5 months ago- I would love to give 0 stars, if I could. I am an apartment locator and have been waiting on them to pay an invoice on a move-in from September, 2018 (it is currently 4/8/19). The property (Pike West Commerce) said they do not handle any invoices at the property level, so I must call the corporate office. The only option you have is to leave a message. They do not return messages. B&M Management, please do not respond to this message...your canned response is a waste of time. Beware Vendors : I am a vendor for the property Ascent Arboretum in Austin, TX and have an outstanding invoice since July 2018. I have reached out to the property manager on numerous occasions both verbally and email, with no help. I have called the corporate office every month since August 2018 and have left numerous messages with the Accounting Dept, where the recording informs you that someone will be back in touch within 2 days. It has been over 180 days and I have yet received a call back, email or even a letter. Future Vendors BEWARE of this property management. 4 months ago- If I can give this property management below zero stars, I would, because everyone who has tried to contact this corporation knows that nobody can get in touch with them. I can talk about everything that's wrong with this company who owns and manage 7 Square, but just to name a couple; First off, they owe our landscaping company over 8 months of services, and basically a contract that's worth over 20 grand. I know for a fact, that i am not the only person or company or vendor who this property owes a check to. I have not received a single payment since i have started to work with them. Vanessa was pretty much one of the two people who work for this company, to make me feel like i actually did matter. Second, i've tried to contact these people for the balance that they owe me through every single matter that exists, email, phone, leaving a voicemail, mail, facebook, a demand letter for the balance, etc. B&M management can't run a business, and I am beyond upset. And "angry" can't begin to describe how i feel. Because of this issue, i have become less responsible for my own payments and it isn't because i want to. I wouldn't even recommend this place or anyplace ran by b&m to anyone, not a vendor nor a customer. B&M shows no effort in contacting us back, and this is the last method I got. If I get no attention over this for them to contact us, they will be hearing from our lawyer soon enough regarding my rights and the contract. I have had an awful time with 2 Addison place in Pooler GA. The first two times I did work for them they were 70 days to pay for work and materials I supplied in good Faith. Like an idiot i went back and did two small jobs and now haven't been paid for 100 days. I am a sole proprietor, and my wife is disabled. I dont understand why they dont pay their bills. I will be forced to legal action this week. no one will even answer my calls or emails. read more

I would not recommend this company; they managed a apartment complex by the name of The District in Charlotte NC, which charge me and a future roommate $160+ a piece for application fee and other fees just to get denied and our money took this was 2018. Here it is 2020 and this same company put me in collections for $300+ for applications fees. Weird huh? I've been calling but only response I get is "We can write your info down and get back to you"".. still have heard nothing yet on why they would do that after being DEINED for the apartment. Seem like EMBEZZLEMENT to me. Got the simple fact we all know application fees are not that high; on top on giving the management the benifit of the doubt; how do I end up in collections for some I PAYED FOR WHICH IS ON MY CREDIT. If I could give this company less than one star I would! Private vendors and 1099 workers Beware! I worked as 1099 contractor I have been trying to get paid for months! No response from axis apartments on Lexington road no response from anyone in accounting no response from any emails! Invoices turned into manager, manager confirmed invoice and after that it is completely silent on there end! I have tried contacting multiple people and e mail multiple times with no response to anything. Do not do not do not work for them! I am going to end up having to take them to small claims court or the labor board over this and what little money they did owe me from good honest work! This could have been easily remedied over several months but once I hire a lawyer it's gonna get a bit more expensive for them! Pay out your vendors and workers! This company is terrible! Just terrible. Vendors do not get paid timely, if at all. Residents get the run around at move out and will be charged for any and everything possible. My advise: Do a walk through at move out! Do not let them tell you to just leave keys and they will walk the unit later.... They will charge anything they can and do NOT go by the move out sheet charges. They just come up with an amount they think is reasonable and put it on your credit. Vendors don't get paid. HD Supply cut them off LONG ago because of non payment along with flooring vendors, lawn care and tub/counter resurfacing company. BEWARE and stay away! read more
