If there was a negative or zero rating possible, this company would get that. There is no sense of accountability or communication with these people. I had a case of a non-compliant tenant, who did not pay rent for months yet they did not do their job of evicting the renter. Calls would go unanswered or not followed up. I rented from PMI River Region for four years. While I have a lot of great memories from the little historic duplex I rented on North Lewis Street in the Capitol Heights neighborhood of Montgomery, I also have a great deal of frustration and disappointment toward PMI River Region for not keeping good faith as landlords. For one example among many: one afternoon in 2020, my kitchen cabinets suddenly fell clean off the wall because (unbeknownst to me) they hadn't been installed properly. Every single dish I owned was broken, including some really special ones that had been gifted to me by family members. PMI River Region repeatedly promised to refund me for getting new dishes. They never did. At one point, PMI River Region increased my monthly rent mid-lease. When I asked them what the increase was for, they told me that it covered a new rental insurance policy they had taken out to protect my interests. When I asked to see the insurance policy that I was being made to pay for, they could not produce it. Every month I was made to pay for a policy that I had not elected to take out, and which I was never allowed to see. When moving out, I spent $200 of my own money to have a professional cleaning company come to do a move-out cleaning service. Yet PMI River Region deducted hundreds of dollars from my security deposit for "cleaning" after I moved out. I was very surprised by this. When I asked for specifics about the deduction and what hadn't been clean, they were vague and evasive, refusing to specify why they had taken money from my security deposit. After continued inquiries, they informed me that they had taken hundreds of dollars from my deposit for finding dust on the baseboards and crumbs in the oven. I lived in the apartment for four years, and I paid my rent in full, on time, every month -- more than $30,000 over the course of my time with PMI River Region. I would not recommend them. The front office staff is wonderful, and the apartment was cute, so I stayed longer than I should have... but the actual company demonstrated to me that they will nickel and dime good tenants. Run! Run the other way. Would be zero stars if that was an option. For a brief period, they were the highest rated management company in the area so I decided to take a chance on a small company. It has been downhill ever since. I called and immediately talked to a very nice and professional manager who told me everything I wanted to hear and was very prompt on her responses until the day I signed our management contract. We talked about a top and bottom price for listing my rental property. After 3 weeks of nothing I called and inquired when it would list. She immediately listed it at my bottom number. It was rented within a matter of hours, so there is there 1 star. However, that is a difference of a couple hundred dollars a month. Not the end of the world but it adds up over time to a substantial amount. Accounting: There is absolutely zero accounting or book keeping at this company so that should be a major red flag. They have been late on paying me every single month but 1. I have to call every single month and ask where my payment is. They have even been over a month late paying me before. How is that even possible? It tells me they have no idea their books aren't balanced. Also, they will not send you monthly statements until you request them. Another red flag. Communication: Communication is nonexistent. I will call multiple times with no one answering and leave a message. I have never had a message returned. You will have to call 5-10 times to get someone to pick up and you must wait on the phone because "I'll leave a message for so and so" from the secretary will never get returned. Management: The hot water heater in my property went out and they let my tenant go 5 days before they got around to getting it fixed. They were letting their "preferred" side guy, Cornelius Carr, free up his schedule before he got around to fixing the broken hot water. I was not notified until day 4 of the issue. My tenant contacted me personally to get help because he could not get PMI to do anything about it after 5 days of cold showers. They then received a quote from a professional company and gave it to their preferred side guy so that he could undercut their quote by $200, hoping I would choose the cheaper option. Maintenance requests will go days before they get around to get someone out to fix them. Completely unacceptable when it is major issues such as hot water and heating/cooling. Conclusion: I paid them a one-time listing fee to list my property at my desired price. They did not. I pay them a monthly fee to manage my property, yet I spend multiple hours each month tracking down my monthly income, coordinating and checking up on maintenance requests, and contacting my tenant personally to ensure they are being taken care of. read more

They're very unprofessional and Slow about fixing anything. A tree fell on the property and it took them almost 2 months to remove it. The a/c did not work all summer. Mind you I pay renters insurance. And it took 5 months for them to fix my stove. And now they refuse to give me my deposit because they claimed it smelled of smoke and have smoke stains and I don't even smoke. I'm military so I'm hardly ever there. Out of all the random inspections that they've done while I lived there, they've never smelled smoke. Now that I no longer live there all of a sudden smoke is detected. read more

Very unprofessional, would give zero stars if possible. Looked at a property on 7/11/2018, after the leasing agent could not find it for about 15 minutes, and called on 7/12/2018 to move forward with the application and deposit process. The leasing agent who showed the property had no idea how to proceed and advised me to call on 7/12 to ask someone in the office. Called on 7/12, left a voicemail, sent an email and no one called back. Finally got someone on the phone 4 hours later and the front desk receptionist informed me someone was at the office signing a lease. When I asked her about the process of the application and deposit, she did not know and could not direct me to someone who was knowledgeable. Have not rented with PMI and I will not. I was asking to view a property and it is very unusual to be asked for your DL and last two paystubs, just to view a property. I view properties with Arnov and David Kahn to mention a few and was never as ked something so strange. My family and I were tenants of a property managed by PMI River Region. Since we relocated from California, we were not familiar with the company. What a huge mistake this turned out to be. We conducted a walk-thru inspection and made note of the items that needed to be repaired. I was assured that it would be taken care of. After some time passed, I contacted them for a status update and was told I needed to submit the items that needed repair via their website. For three years I submitted service desk tickets for repairs. They either went unanswered, were handled by subpar contractors that rarely showed up or showed up in 30 minute increments causing me to have to repeatedly take off of work and only fully completed the work maybe 3 times. Our refrigerator went out right after buying groceries and it took 4 days to get approval for a new one - I ended up going out and buying one that I was partially reimbursed for at that time and then bought out once I moved. Over the fourth of July holiday four hot water heater went out and flooded the house (it was in the attic). We were without hot water for four days because Jessica was on vacation and there was no emergency repairs. I was told it was clearly stated repairs are done Monday - Friday between the hours of 9:00 am - 5:00 pm - obviously that is when all incidents occur. I was repeatedly harassed about renewing my lease every year beginning in February when my lease didn't renew until June. On the final renewal, I was told that there would be no changes to my lease and asked was I planning to stay. A month before my renewal I was told that my rent was going up by $200.00 per month or I could take over pool service which ended up costing $350.00 per month. When we finally moved out I had 17 open service desk tickets dating back to 8/1/2016. We followed the move out process to the letter, documenting every single item because of the problems we had encountered for three years. After 60 days, I still had not received my refund or a detailed accounting of deductions and had to send a demand letter. This is by far the most unprofessional company I have ever dealt with. PMI and its for ever changing staff mbrs is very unprofessional!!! They give false and misleading information!! No-one in the office is on the same page. They mother who answers the phone def. gives out incorrect info! They do not return phone calls nor emails especially the "property manager", Mrs. Love. when i was able to FINALLY move into the home i took very good detail pictures of the already done damages, the carpet had not been cleaned, the blinds to the windows were damaged and other things.(yes i didn't have to move in, but you would think that small things like that , they would fix) come to find out, they hardly ever get work orders completed. when i called to inquire about getting my security deposit one of the staff members told me i need to get the carpet professional cleaned..my reply was "for what , it wasn't done when i moved in and i have pictures to show" she was like dust the ceiling fans once again "why, it wasn't done when i moved in" and she continue to name other things that needed to be done, BUT was not done when i moved in. i was told i could renew my lease when the time came, but when it was time to renew my lease i was told i could not and i basically had about 45 days to find a place to stay. i wasn't renewing my lease b/c of PMI, but b/c it was convenient to me and what i had going in the near future. i had no money saved ( moving out and moving in is very expensive) , and i had not looked for a placed b/c i was assured i could renew. overall PMI is the worst!!
