Aaron responded promptly when called. He took his time trouble-shooting various possible solutions, and came up with a simple, inexpensive plan. He returned today and did the job in a couple of hours, including welding, and then stuck around and assisted me in load testing of the crane. Crane works and stows beautifully. SO, Aaron did not only did excellent work, but brainstormed with me for a solution unique to my circumstances. Moreover, without being asked to do so (or charging me to do so), they carted away a large pile of branches that had accumulated when shrubbery had to be pruned to avoid interfering with the new fence. (They also did the pruning--but only after asking for permission and showing me the branches that they recommended removing.) When 3 weeks later deer figured out how to get into my garden because of a small gap between my fence and a neighbor's fence, Joshua returned and saw that the gap was quickly patched. (My garden has now been deer-free for more than a month--a great blessing because deer are prolific in my neighborhood and had come to see my garden as an all-you-can-eat buffet.) The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

They installed Malarkey Vista AR composition shingles that match the roof on our garage that they did a great job on several years ago. The roof on our house is not simple. There are several dormers, two main ridges, shed roofs on long bump outs on the side and returns on gable ends. The removed a metal chimney we no longer use and cut in ridge vents. The house is stucco and they neatly and properly flashed and counter flashed everything. In addition, the porch has a hip roof with a 4' x 5' flat section on which they put a PVC roof to replace roll roofing. They meticulously protect the house and plants and clean up everyday. I highly recommend them.

During the cleaning I was present as I was in meetings during their time here, however, I gave them the appropriate space to complete the work (e.g, when they finished downstairs I moved downstairs so they can continue upstairs) I switched about 1 hour before they left my residence. When they left my home, the master room was just vacuumed thats it, I cleared out my glass desk so it can be cleaned and all the surfaces were dusty and untouched. There were corners that you can tell were not even touched as there was dust, laundry room was untouched all surfaces we not wiped, mirror streaks, sliding doors not wiped from inside with windex to remove baby hand marks, and so on. There was many spots that were missed and I was left very disappointed. It is with a broken humble heart that I write this, but even if I was offered from the owner to return and clean the spots missed after sending her pictures, it is not my job or responsibility to have to check. I was asked to leave everything out of the way in which i complied and the main purpose of my inquiry was because it was dusty from being vacant. To conclude, I recommend maybe creating a checklist or a simple walk through prior to leaving making sure all rooms were cleaned appropriately. Reflecting on this, what if you get a client that is not home during the cleaning? This is a learning experience for everyone but I do hope for future clients, you take time to inspect as a owner and teach staff also that prior to leaving you must properly review each area.
