I lived at Avalon for two years, moved in July 2020. I was really shocked and horrified that despite being unemployed for over a year and a half bc of the pandemic - I paid all of my bills on time but when there was a complication with the rental assistance (from the government) that didn't go through (due to NO FAULT of my own), the eviction process was started. It went as far as scheduling a hearing, despite documentation that I'd been approved for rental assistance . Instead of trying to come up with a payment plan or address the issue, I was served an eviction notice and hearing date. I contacted lawyers, politicians and everyone I could to get this resolved and then y'all have the nerve to send me a letter asking me if I want to renew my lease by increase my rent another $400? $400 for what? Other things: -No smoking policy wasn't enforced. If there was a smoking complaint, they'd send out an email reminding people that it's a nonsmoking complex. Sometimes they'd add a sign above the garbage cans - which often smelled like dog shit because that's where people would toss their bags. The complex constantly smelled like weed and there were cigarette butts on the sidewalks. I had to ask for weeks and weeks for them to do something about my downstairs neighbor. It smelled awful in my apartment every night and without "proof" there was nothing they could do. -The gates in the dog park were constantly broken and it smelled disgusting in there. There was no maintenance or upkeep. Would have been great to be able to safely allow dogs to use it but without secure doors, it was essentially useless. One time I got locked IN bc the doors wouldn't open. -The 3 months the trash compactor didn't work and garbage was piling up outside was unsightly and unsafe, and when it did work - it was just unpleasant to have the constant big garbage outside the garages. -Constant theft in the parking lot. There was a period where our cars were all getting broken into. No security, cameras, or surveillance throughout the property despite constantly asking for it. We literally have begged for more security. Constant trespassing, people without parking permits in the parking lot, etc. -Mask policies were rarely enforced when they were required, throughout buildings but especially the gym. There was a system for gym sign up and then filling out a health survey, not sure how strictly those were enforced. But I'd ask people to mask (when it was a requirement) and it didn't go well. So I'd often go ask the leasing office to enforce the policy. I'm paying to use it - and it's a rule THEY posted - why am I doing their job? I didn't make the rules about wearing masks so be mad at the leasing office. I was verbally assaulted (it's on camera) in the gym by a couple. The solution? The leasing office emailed the people who attacked me. Is the leasing office responsive? Sure. Yes, they respond alright but do they do anything? Nope, just send out emails. Corporate eventually called and... idk listened to me? I have a therapist for that. I wanted the people to fined, lose their gym privileges, or something. Instead, they got a call. I went back to the gym a couple of times but never felt safe. -When I actually did go to the gym - machines were broken and it was difficult to get them repaired. I asked for a clock in the gym, it took 3+ months to get a wall clock in there. -Packages are constantly getting stolen. Lost or stolen completely or opened. One time someone opened my Chewy package and stole cat toys... they left the food but took the cat toys. The FB group is essentially just everyone asking if they've seen a package. -The pool wasn't open the first summer I was here and then didn't have chairs? Last year had chairs but had to make appointments and it was a weird system and the hours were very short. This year the pool is hardly ever open. Yes, there's a lifeguard shortage and maybe I'd be more understandable if it weren't on top of everything else that's wrong. The days the pool are open we're notified ver last minute, it's just for a few hours, the lifeguards are falling asleep, and the pool is disgusting - it's not cleaned. There are no bike racks anywhere in the community and no where to store bikes. It seems like the solution is to send out an email, there were no other repercussions or penalties to breaking the lease. Sometimes they'd post in the FB group too - but very few people interacted. The rent keeps increasing but absolutely NOTHING improved. No amenities improved, no increased security, no added benefits of living there, nothing. They violated their lease agreement so many times and were never held accountable. As tenants we're the mercy of landlords and rental complexes, it sucks. I've lived in other communities and am living in one now, and nothing has compared to the two years in Avalon. I swear people are being paid to rate the complex highly because I would not recommend. read more

My boyfriend I were looking for potential apartment complexes due to a work related moved. I noticed Avalon communities had many options in various areas in New Jersey. Luckily, I landed on Avalon Union. I viewed the gallery and possible floor plans that suited my needs. From there, I called the office and spoke to Sydney, the leasing assistant, who connected me with the leasing consultants for the Union property. Lance followed up to confirm my appointment and was very thorough with providing information about the property prior to my appointment. Michael was the consultant who actually conducted my virtual tour. He was extremely professional, knowledgeable and friendly. After careful consideration, my boyfriend and I applied to the Avalon Union property. After being approved, Michael followed up via phone to discuss next steps. He sent over the Welcome Letter which contained what needed to be completed prior to our move-in date. I must say, the whole process was seamless! Please go to my "Maplewood Avalon" review on Yelp. You will be able to compare both communities. First off, I was given a tour by a very professional young man by the name of Sandro. He first showed me the amenities, then their model apartment. From what I remembered on the tour, the model he showed me was their smaller standard one bedroom which comes at approximately 735 sq ft. All other 1 bedrooms are larger. Like all Avalons and other very modern apartment complexes, there are a few fees and or pet deposits. Make sure to inquire on if you're getting a rent special or market value/price. As much as I appreciate the Avalon, they do have a reputation of really jacking up their prices by the second year. Which is exactly why I am very skeptical of renting from them. I'm trying to do a very long-term lease. Not a good one year, then I have to move again. Parking here is only $5...I think he did say per month. Pet fee of $500 plus a monthly fee for the pet. There is also a trash fee. Based on what I have seen at both the Avalon Maplewood and Union, compared to guys like BNE or B&E who I believe owns The Green at Bloomfield, the rooms at the Avalon are much larger. No perks and or special rates for military, veterans, LE..The Avalon would be more attractive if they did this. But I guess they have to stay within the limits of EO Laws, etc. In my opinion, Avalon Union is much better. Then again? It is all about your preference. Hope this helps. Good luck. read more

Tonight we were away for the weekend and we checked on our pet through the cameras in our apartment, our pet was nowhere to be found and we heard a strange beeping sound. We were anxious and afraid so we called the emergency maintenance team and spoke to James, he was so kind and helpful. He arrived at the apartment in a timely manner fixed the issue and located the pet. We are beyond grateful and thankful for James and everything he did for us. We complained in leasing office about weird people living in apartment above us and produced recording of thumping and banging noise they make whole night starting from 1 am till 8 am. We got the matter escalated as well.Here is the answer we got from senior property manager of Avalon -" This is apartment community, you will have to live with that noise. The evidence you produced doesn't sound any manual noise but some mechanical pipeline noise." I mentioned that the noise stops when I knock back, it cannot be pipeline or mechanical noise. The management here is least bothered about the complaint, it has been a week, nothing changed, the in-human people living above continues their act whole night 6-7 times above our bedroom waking us up whole night. First, I'll preface this by saying I'm not the easiest customer to work with. I started looking at new communities back in November 2015. I made an appointment with Sandro Cunha and when I met with him I, of course, had a ton of questions and Sandro was super patient and accommodating. I finally decided on Avalon signed the contract and wouldn't you know it, I decided I didn't want that apartment. I asked if it could be changed, and Sandro explained that it was a relatively easy process and was happy to make the change for me. THEN, I decided I wasn't going to be able to move right away so I called Sandro, prepared to lose my deposit and walk away, but he explained he could put me in a building that would be ready at the time I needed to move. So kudos to Sandro and the team for being so flexible and accommodating! Working with them was easy and actually a pleasure. (Well, maybe not for them but for me it was) The exceptional customer service they showed an indecisive, flaky customer/tenant like me, is telling of their commitment to quality service and I am happy to be living in a community that cares so much. Amazing experience! I have only lived at Avalon Union for a little under a month. Everything from the first time my boyfriend and I visited- to being greeted by Lindsay who toured us around on the spot- everything has been great. I feel safe, my apartment is super spacious, filled with light and is modern! The gym is fantastic and I have been more times than I have in month than I have in the past year. Amenities are great, staff is fantastic, location is perfect for hoping on 78, no negatives. Loving every minute of living here! read more

I recently moved to Avalon Union from Manhattan and took a long time deciding where my new home would be. I knew that I wanted somewhere luxurious, clean, quiet, but I also needed adequate access to New York City where I still work. I looked at neighborhoods all over New Jersey and ultimately decided that Avalon Union was the best option - and I am so glad I did! Regarding commuting, Avalon Union is a 7 minute drive from the Maplewood Train station which has express trains into New York everyday (29 minutes!) You can't beat it. I park at the Maplewood public lot ($3/day) but I've been told it's also easy to Uber there as well. The Avalon community has a shuttle nearby that goes to the Union train station, but the Maplewood station is actually closer by and more direct (in my opinion). Besides the ease of the commute, the Avalon community itself is a beautiful, calm, and happy place to call home. From the moment I visited the property, Sandro Cunha went above and beyond to make sure everything went smoothly. He was extremely patient and allowed me to take my time during the leasing process - coming back multiple times to take another look around or to take some pre-move in measurements. I truly appreciated his warmth, grace, and professionalism. He is also extremely knowledgeable about the community and surrounding neighborhoods which really helped me decide to move here. Maplewood, Millburn and Shorthills are next door, and they all have great shopping/dining options and things to do. Rt 22 also has every store you'd ever want to visit. Trader Joe's and Whole Foods are both nearby (maybe 5 min drive?!) which makes food shopping extremely convenient. In addition to all of this, the actual apartment home is spacious, clean and comfortable. I only moved in a month, but I really look forward to taking advantage of the gym, resident lounge and pool! AvalonBay might cost a bit more than normal apartments, but it's because they are truly a cut above! If you decide to rent here, you won't regret it. Avalon Union exceeded my expectations, big time. I was planning to be here for a couple of months untill I'd find a house, but I've just renewed the contract. The complex is only few years old, so everything is new.. The floor plan of my unit is just perfect. Location is great, very close to Maplewood town, wholefoods, Target, and more. Easy commute to NYC , and a short drive to Newark airport. Its extremely quiet and clean..., But what is really exceptional is the team . In the office : Lance, Lindsay and Daniela are always pleasant and very helpful. The maintenance team : German, Angel and Roody will always show up in a short time and fix the problem in the most professional way. I especially want to mention one incident, where I was having some tricky issues with my stove. Lance and German went the extra mile to figure out the solution . If you are looking for great comfort, in a very convenient location... this is the place! read more

We moved in here last April and we love it every single day. The place is beautiful and very convenient to places around NJ. You can catch a bus to NY from a few blocks away or about a 30-40 minute train ride from the Union or Maplewood NJ Transit stations. I give the staff (Customer Service, Rental, Maintenance, Management) an A+ rating. From helping you drop off your packages if you cant make it home on time to fixing any minor defect, they are top notch. Even after issues are resolved, they personally call to make sure you're satisfied. Special kudos to Sandro and Christibel for always going above and beyond. We will miss them because we have to move for a new job opportunity but because of the excellent service they provided, we are moving to another Avalon community. Keep up the good work guys and I hope the staff where we are relocating to is just as great as you guys! read more

Honestly this place is a huge disappointment????.. The townhomes are not worth the money you pay and the upkeep on them is terrible. For starters my wife and I moved in January, only to arrive to our place with old dog urine stains in the carpet left from prior residents. The stains were all over the living room and bedrooms. Still fighting in April to get them out. Not only that, the kitchen floor is filled with bubbles as if the plastic tiles are starting to come up. When management was told they sent someone who promised to fix the floor but somehow only managed to get to one of the bubbles out of the six or seven that are still there. The worse is that all the floors living room, bathrooms and bedroom all squeak very loudly when walked on. It honestly gives the impression that the floors are going give out. Extremely noisy when anyone walks across the floors. To top it off the hot water is luke warm, and water pressure is really bad. So hot showers are out the question.There's always an issue with the garbage disposal which creates backed up garbage for everyone. Our experience here has not been pleasant and we are currently looking to get out of this place. Please don't fall for the nice pics and scenery this place offers, it's a much different ball game upon arrival. read more

Let me start by saving that Avalon Union is a beautiful community, especially when you consider the surrounding area and rental properties available. Additionally, it's close to many amenities such as Whole foods, Target, Stop & Shop, Home Depot, garden state parkway and I- 78. They have a nice gym, pool , pet/doggy park and BBQ grills. But, you pay for those amenities because the rental prices here are expensive! That includes a pet fee (if you have one), parking fee , trash fee and water fee. However, given its stellar location and the fact that good choices are limited in the area, we decided to move in. I agree with the other reviewers in that the staff was very pleasant and hospitable-until you move in. Brian Johnston was genuinely nice and helpful, but he doesn't work there any more. The reasons for my low rating are listed below. And these are things you don't realize until you actually start living here. 1) The rental office staff is super nice when you are a prospective resident and cordial at best once you move in. Additionally the office is closed on Sunday and Monday. The Sunday closing is new and inconvenient for those working during the regular week day. It's even more frustrating because the package delivery policy is such that all packages get delivered to the main office instead of directly to you, including Amazon. So when the office closes at 6pm every day and isn't open for half the weekend, getting your packages can be really challenging. Not to mention that half the time the office closes early (or closes altogether) for random office staff events. 2) Parking- big issue depending on which building you live in. The most frustrating aspect is that we PAY for parking and yet half the time we have no where to park!! The admin started requiring hang tags for residents and starting placing warnings on non- residential cars that were not parked in visitor areas. But this has not solved the issue. Coming home late at night can be scary when you park several buildings away. This is not a gated community and the surrounding area is scuzzy. When I brought this up at the office they asked if I had made sure that all cars had resident tags- like i was going to go around every car and jot down tags!! So they brushed me off and nothing has been done about this 3) Trash- there is only one dumpster for the entire community! And if you are unlucky and live at the opposite end, you have to haul you bags of trash on foot or car to the dumpster. 4) No elevators. This can be challenging for older folks or those with knee problems if you live on any floor higher than ground level. 5) Beware of small bathrooms in some units with limited counter space and drawers. 6) Keypads at the door entrances don't always work. FYI There is no buzzer or keypad in the apartments, it's all connected via phone. Your guests ( or Chinese food delivery) are supposed to enter your code into the keypad outside the main door which then dials your phone for you to let them into the building. But the keypad doesn't always work. Additionally you can only add one phone number on the dial pad account. Currently my number is listed. If I am away (at work, out of the country etc) and my husband is home and has a guest over, the key pad dials to me. If I can't answer it, then he can't let the guests in remotely. So you have to leave your apartment and physically go to the main door to let them in. Again not a big deal if you live on the ground floor, but annoying for those who are on the 3rd floor. These grievances may seem small, but collectively can be difficult to bear on a day to day basis, especially when you think about how much rent they charge. We haven't been here for very long, but are already looking forward to the end of our lease. Safe to say, we will not be renewing. read more

So far so good. I have lived in Avalon Union a month and a half and aside from a pretty flimsy toilet seat cover (which is minor) all the finishes and appliances are top notch. Very quiet washer, dryer, & dishwasher. The closet space is ample. The amenities are great and the style of the community make me happy to come home every day. Community and building are very quiet. Hopefully parking does not become an issue as they are still renting but I haven't any issues finding a spot near my building so far. I do hope they consider assigned spots if it is feasible. Garages are not too plentiful but I may rent one for the winter if it available. I also hope they consider VALET TRASH SERVICE in the future as the trash dump & recycling although reasonably close to me is far for others. Walking to the trash dump will be inconvenient in the winter or rain. I do appreciate that the trash dump is covered and blends nicely with the community. I am excited for the new artwork they are putting up in the buildings. I do think they hallways could stand some touching up. But I know the marks are due to recent move-ins. The thing I would definitely give 10s across the board is maintenance. They are courteous, friendly, fast, and extremely competent. Dan has been there several times and he is EXCELLENT!! Minor fixed my floors and he did a great job and was also very pleasant. They not only fix whats broken but they will also install new things like my handheld shower head. They even touched up my paint on my molding. I entered a service request at 7:45am and they were there at 8:30am. It really makes living there so easy. Great job Avalon Union. read more

I can be a bit of a difficult client but was delighted with the service provided to me from my initial phone call with Tai Sanders to my final lease sign off with Brian Johnston. Tai, Brian and Sandro were able to accommodate multiple apartment tours at short notice. I recently started a new job in the north jersey area and have lived in an Avalon property for many years. I really loved living in an Avalon property and was looking for a new Avalon community closer to work. I had quite a few options in the area and decided on Avalon Union because of its proximity to public transportation, its ideal location and amenities. I just want to start off by saying moving into Avalon Union was one of the best decisions I made in 2016. Renting a newly built house for the first time ever an living in one shows me I have a lot to learn about living in a house verses an traditional apartment. However whenever I'm not sure of something Mr Daniel Cobar one of the maintenance staff working here at the Avalon comes to the rescue. Whether it's something as simple as a pilot light on the stove or me not knowing how to work the thermostat he makes it look so simple after showing me how to resolve the issue. He is very knowledgeable,polite, fast, and even teaches me one or two tricks. I am very satisfied with all staff here at the Avalon but saying a Big Thank You to Dan for his patient an wonderful attitude. I encourage anyone looking to move now or in the near future to definitely consider Avalon Union. It's safe, secure,clean, an you won't get a better staff to work with. read more

I've come across some great people in my life who work in various positions. When it comes to customer service and valuing their profession each and everyday, there is none better than Venetta and Sandro. These two make it extremely easy to reside at the Avalon. Anything my family needs, they are on it. I never have to call repeatedly for anything or escalate issues. They always have the resident's best interest in mind. It's difficult to quantify what they do within a short review since they do so much; however, I will say, if one of those two were to leave, I would be heartbroken. They are that amazing and will always have my trust! Consummate professionals. Tatiana is also superb and I would feel right writing a review without mentioning her and thanking her for knowing how to run a tight ship. I still remember the day they surprised my family and I with Edible Arrangements. I can't thank the team enough. Please do not be fooled by this place. We were promised that the pool would be opened memorial day until labor day. Now they have closed it until mid June!!!! The whole reason why we moved here was for the pool and now they decided to close it because they won't pay for a lifeguard. So unethical and terrible. When I called the front desk the woman is rude and inconsiderate with no answers about when it will be open. They do not care about their residents or have their best interest in mind. All they want is to make money and to get new residents in so they can make more money. read more

I have lived in Avalon Union for about 1 year now. I love this community. The location is so convenient on top of the fact it is a great community. There are really excellent amenities too. Everyone who works in the office and in maintenance is so very friendly and helpful. I frequently have to travel out of town and they are very accommodating with packages when I get the timing wrong. Sandro and Venetta are always so positive, even at the end of the day when I usually come in. In terms of maintenance, the maintenance team is amazing. I have submitted several tickets and they are always responded to within a day, even ones that are not emergent. About a month ago, I noticed a wet spot on my ceiling and called the emergency line. Within 30 minutes, Angel had come to see the problem and found the root cause. He also started cleanup immediately. Within days, Angel had dried out the damage, removed all the impacted areas, and patched everything back up. Every day he cleaned up. After the patching and drywall was complete, it looked like nothing ever happened and it was as clean as it was before the damage. Angel was very friendly and considerate the whole time. On top of it, there were several hand written notes apologizing for the inconvenience. I greatly appreciate the really personal touch they add. read more
