I went and saw the apartment I'm at Riverside Estates in Cranford. It was exactly what we needed for the short term lease and was perfect location for work etc. I applied and was accepted very quickly and told by the "Property Manager" Odete Rodriguez that I was accepted. If you ever have to work with her run the other way as fast as humanly possibles. I reached out for 3 weeks to the phone number I had for Odete with texts, calls and phone messages and had no success. Finally I started calling the corporate office and found the most rude woman who was willing to "help" me by leaving messages for her supervisors. She loved talking over people and was absolutely incompetent and had an excuse for everything, but at least I did get Odete cell phone number from her. I informed her I was expecting to move into the property in 3 days and had 2 children and essentially no place to move to. I guess that was a reason to give me some information. After calling Odete I did find out I was one of the 15 applicants who were "approved" for one of the 3 apartments available. Odete even said "I am only with this company a month and this is terrible what they do to people at this company". After the past 3 days of arguing with them the final straw was when I was told to take my anger and channel it to finding a new place for my family. I was then reached out by the manager Lorenza who, too, told me she would see what she can offer, the only thing is in New Providence which I said fine please send me the listing and still has not answered with an email. The moral of the story is this company is managed criminally insane individuals. I hope that no one ever works with this company again and I am working to see how I can push this as far as possible. Please beware and don't work with Pentaurus Properties ever. I will be talking to my town, BBB and every other person who is willing to listen to hopefully save people some time and ideally run the business out of nice communities. Based on the reviews this is not a one time deal.

The One star is for Oren H. the leasing agent and most professional kindest person we have met in…read moremany years. The rest is Zero stars for this outdated "luxury building". At this "luxury" building you will find massive RAT traps in the parking area. You will also have a garbage or oil truck at 7 am making all types of loud noises right outside your window and possibly other times depending on the day. Expect loud noises throughout the night as people sing and play music from the Sports Bar (River Rail Cantina) right outside your window. You will also NOT enjoy the smell of all types of foods if you dare crack your window open Leaving your bedroom and apartment smelling like an OVERCOOKED Take-out Kitchen. THE KITCHEN HAS NO EXHUAST FAN that removes the air out of the apartment it only has a microwave fan that blows everything back into your FACE. You will smell the garbage which is stored in the same area as the parking lot right underneath the building. The "luxury" amenities are far from luxurious. An old pool table lounge with a bunch of outdated board games missing pieces along with a sofa and TV for this Luxury building. The other Lounge is more like a lobby where you have no access to a desk because it's not for residents to use (what?). A kitchen area with a microwave and fridge is the highlight for this "luxury" building. Now let's describe my "luxury" apt. My apt is a 2 bed 2 bath model. The paint is the cheapest paint ever placed on a wall it will turn colors from a finger touch. The kitchen is outdated with old style maple wood cabinets and very outdated counter tops. The stove is pretty decent thou. The floors are basic wood floors with no signs of any upgrade over the past 10 years. The lighting is very poor because they use yellow bulbs. The carpets in the bedrooms are nothing special or Luxurious as they are your standard rugs you would put in any standard apartment but very old fashioned in appearance. WE RECENTLY HAD A MOLD ISSUE IN THE MASTER SUITE BATHROOM, and we noticed recently that there is NO EXHUAST FAN IN THE SHOWER AREA ...only in the toilet room which has a door and has 4 walls being it is its own stand-alone room. THERE ARE NO WINDOWS IN THE SHOWER ROOM OR TIOLET ROOM therefore causing MOLD and Green Sludge to appear on our sink countertops and all over the stand-up shower. Based on my research THIS IS A BUILDING VOILATION. I WILL SHARE EVERYTHING ABOUT THIS MOLD TO PROTECT ALL TENANTS IN THIS BUILDING ... The community is aesthetically pleasing, the apartments are beautiful and cozy, and the amenities included with the unit are worth the price in my opinion. However, the experience became unfavorable due to discriminatory behavior towards low-income renters and Section 8 recipients. Initially, I was informed that they accept Section 8 vouchers. I completed two applications and was initially told that my credit and income did not meet the criteria, which was conveyed to me before I informed Marta, the property manager, that I possess a Section 8 voucher. When I disclosed to her that I had a Section 8 voucher, she instructed me to fill out another application and submit my voucher with the application. I did so but didn't hear from her for days until I called her several times. She finally filled out the Landlord packet for the voucher but never confirmed with me that she had filled out and sent the voucher back to Section 8. I was informed by Linden Section 8 there was a potential landlord packet submitted. Linden Section 8 sent them an offer, which Marta refused due to a low offer. It is well-known that Section 8 does not pay market price for rent, so landlords who accept Section 8 vouchers should be aware of this. I felt misled and disappointed. Now I understand why there are numerous negative reviews regarding their property manager and leasing practices, as well as a high turnover rate for the community. It appears that Michael the maintenance manager, is the only highly respected individual at Lindcrest Apartments, and I was eager to meet him based on the numerous positive reviews about him. I intend to contact the mayor and Governor Murphy's office regarding Lindcrest Apartments.

Pros: -great for living on a budget…read more-excellent, responsive, friendly management -convenient location between downtown Cranford and Garwood Cons: -113+ yr old building (rare plumbing and temperature control issues) I needed to move to the area for a month-to-month type job, and John (who lives on the premises downstairs) was extremely kind and helpful in allowing me to sign a lease that didn't require 6 or 12 months (just a 2-month departure notice, fairly standard). As far as the apartment quality, it really depends on the unit you have. Mine in particular was a studio unit, and older, so it did not have an upgraded kitchen (no dishwasher or microwave, and the oven and refrigerator were a bit old, but worked fine). I ended up staying there a year, and only on one occasion (during a below-zero stretch of 4-5 days last winter) did I have hot water availability issues (affecting shower and radiator). It definitely seemed like there were nicer apartments available, but that's really the worst thing I could say. I did have a problem neighbor downstairs (who was kicked out eventually) who was an abusive alcoholic, extremely noisy, and also smoked to the point that my apartment smelled of smoke all the time, and caused problems for me and my neighbor who had asthma and just had a baby. I'm sure it took a while for legal reasons but management always acknowledged and dealt with the problem as best they could until they could evict him.

When this apartment building first opened it was well kept inside and outside the facility grounds…read more The maintenance team would ensure the building interior and exterior was presentable. The communication would be excellent with leasing office. As the years have gone by leading to this year in 2023, as expected there have been plenty of changes but not for the good of the community. The outside grounds like the parking lot and landscaping have dog poop, misc. scraps, paper and garbage around the building that use to be picked up by the building staff. However I will say this, the only positive changes that have occurred recently has been the exterior grounds with improving the landscaping such as the gardening. The building spends money on that but nothing else. The inside of the facility, carpets use to be vacuumed and steamed on a regular. Now, tenants need to complain for months in order to get cleaning done. Maintenance team no longer maintained the interior of building. Management hires and let cleaning services go once cleaned but do not keep anyone on board to keep areas clean. The only areas that cleaning is focused at is the club room and office area. I would highly recommend before you sign the lease to walk around the facility and ask about how often is cleaning done during the months in the contract year. Do not get caught into facade of the virtual tour. The gym is outdated and with the money they charge tenants there should be newer equipment and maintained much better. The in and out of the building should be and feel like a luxury place. This Cranford not some urban area particularly for the reason they charge here. This building is filthy. I wonder if the owners know or care how staff have let this building fall apart. So sad.
