I can't say enough good things about Avalon Morningside. Firstly, the construction issue is no longer relevant as that has long since ceased. The reasons to rent here are numerous from the location near CP and Morningside Park, to your pick from two local markets, Larry's Freewheeling bike store, Columbia University and two subway stations providing easy access to the rest of the city. It has great views to the south and lots of natural light on that side of the building. Importantly the staff is extremely attentive. I had the good fortune to work with Nazeela, who deserves special praise for her creativeness and follow-through. One of the important things to consider in any building is the turnover for doormen/concierge and I am happy to say that in the three years I have lived here, the constants have been at the front desk. They do a tireless job accepting the ever increasing number of packages and protecting the door. Valerie, Alex, Dino and Billy each do a tremendous job of knowing peoples names, and remembering their apartment numbers. I have been ever so grateful when Val would push my floor button while I had my hands full of boxes or Alex would sort through newly arrived packages to find the one I was anxious to receive. On the rare occasion when I needed maintenance to work on something like a slow shower drain or a dryer on the fritz, Tenzin would always show up within 24hrs to fix everything without any issue. Avalon is good. But it is too noisy!!! There is a construction site just behind the building. Noise will start from 7 am and will last for a whole day. It's really too loud. The average decibel reaches 55 even I close all windows. It will end in December 2018!! It affect a lot of residents. I don't know why I spend more than 3000 dollars a month to live a place like this. Never rent any house before you really see it! Because no one will tell you things like this. read more

Never! Never! Never! Choose this apartment! I'm writing this at 1 am! Why? Because I can't sleep! The noise is horrible every night and every early morning! The structure of the wall of this building is wood, so the noise of neighborhood can kill you. As such a expensive apartment, some of the residents have really poor quality! Especially on 4th floor. They do laundry very late night and early morning! Every day!!! Every day!!! Every day!!! You know what? They also do many laundries day time! I just wonder if them open a laundry upstairs. After a whole day work, you will never get a peace relax in this apartment. I really regret to sign the contract. I complained thousands of times. The officer only said they "will" talk to the residents. But I didn't see they do anything. Things never go better! I pay so much money to get a so horrible apartment, I don't want you suffer this with me. By the way, you have to pay 75 dollars to use the gym. read more

Only a fool would rent in this building, which is made primarily of plaster and tape -- the ceiling caving in was the first clue, and of course it took a week for someone to "re-tape" the disintegrating ceiling. Windows constantly leaked, and howled with even the slightest wind. Appliances were not secured -- the dishwasher frequently roamed the tiny kitchen. It is outrageously expensive, and they'll nickel and dime you with the security deposit--they charge for nail holes! Apparently, you're not suppose to have any pictures on the wall, and if you do, they'll fall off anyway since the plaster and tape could not support even a Polaroid. Dogs roam the hallways, urinate in the building, absolutely out of control. Do not be fooled by the nice views. There were several of us in the building's gym who used to joke that "the building was a disaster waiting to happen." I was the last one of our group to get out before the building self-implodes. read more

Not worth the price. Noise easily filtered into the apartment through the vents. The location, although close to Columbia, didn't feel safe in the evenings. There are lots of apartments on every floor, so it feels more like a college dorm than a home. The set-up of the apartment was beautiful, but I wish it had been in a different location and had more experienced staff. read more

Pros: - Neighborhood felt pretty safe for my family between building and subway lines. Did not spend much time outside after 10 pm though so I can't vouch for late nights. - Staff are exceptionally nice, maintenance crew outstanding - Parking attached to building is very convenient - Valerie would push your floor elevator button from her desk. She's the best. - New building, no pests - Next to Morningside Park, great access - Can sometimes see the peacocks from St. Johns outside your window - Lots of fresh air and breeze, without adjacent buildings - Dry cleaning in building - Reasonably equipped gym Cons: - Expensive and rent raises are over 10% per year - Lease break fee of 2 overpriced-months rent is not specified in you contract, and they won't budge on it. - Can catch whiff of pet urine on the landscaping - Hallway carpets could use a refresh - Rarely loud from street noise and park noise. Ambulances frequent with nearby hospital. - Flyer/menu posters rarely get past the front desk and litter your entryway - Sadly, there are homeless along 110th by the cathedral and on the adjacent corner of the park. They never bother. - Rarely vehicular crime on Morningside with stolen tires, broken windows, and the like. Was nice to live there. But unfortunately felt squeezed after the first year. The security is non-existent. The front desk allows anyone to enter without any questioning whatsoever. Even if you leave the apt. in impeccable condition, they will hose you for general cleaning and painting. The person who looked at the apt. called it impeccable, and yet they deducted 6 hours of general cleaning. A total ripoff. Avoid this place at all costs. read more

Too much noise!!!!!! At 7am in the morning, the construction area begins to make a lot noise. YOU CAN NOT STAY AT HOME FROM 7am to 6pm because of the NOISE! If I can not stay at my own home, what's the purpose of me to live in Avalon? The leasing office said if I want to terminate the lease, then I need to pay 2 month rent penalty fee. But you guys did not mention about this noise when I come to sign the lease!!!!!!!!!!!!!!!!!!!!!!!!!!!! Are you guys trying to hide the fact of noise?! Why don't you tell me before I sign the lease? Cons: Someone broke into the building and an apartment on a top floor a couple weeks ago and stole some stuff. Also, there are some loud, large dogs living in the building that bark all day/night and pee on the carpets in the lobby. Plus, the neighborhood is shady, especially after dark, and especially as you head east out of the building. There have been muggings and shootings within a couple block radius on a couple different occasions. If you come home late at night from the #1 train, you'll have to walk alongside St. John's, and during the summer, there are a lot of homeless people who stay there and pee/poop on the sidewalk as you walk by. Also, if your apartment in this building faces 110th Street, you will have to deal with a lot of noise during the night from ambulances going to the nearby hospital. There is no doorman or building security, just a front desk concierge. Another con is that you are required to get apartment insurance as a condition to the lease. Also, you can't go on the roof of this building. With rents from $3100-$4000+ for a one bedroom, this place is overpriced. Pros: the views can be stunning, especially if you live on a high floor; the leasing staff and concierge are really friendly; maintenance is super responsive; the building is new, so there are no roaches and all the appliances work; there is a gym and parking garage in the building and you can store bikes in the basement; there are 3 grocery stores within a one block radius; washer/dryer in each apartment unit. read more

We've loved living at the Avalon Morningside for the year we have been here. The finishes in the apartments are really nice and having a washer and dryer in unit has been a huge timesaver. But even better then the apartment has been the treatment we've received from the building staff. Whenever we have had a maintenance issue, however minor, someone has come either the same or next day to fix it. Alex, at the front desk, always greets me with a smile every morning I go to work and Valerie is super nice as well. Yolanda at the leasing center has always been helpful and responsive whenever I've reached out to her for help or questions. Overall a great place to live! read more

Nazeela is such a lovely person who helped us look for units that met our specific requirements and was always friendly and smiling when we came in to view an apartment. My husband and I have just signed our lease to stay in this building for a third year. The building's location, the apartment unit and the amenities we have are all great -- though what really sets the Avalon Morningside Park apart from other buildings is the wonderful staff. Alex, Valerie and Elizabeth at the reception desk are always so warm, welcoming and professional. The maintenance crew (Angel, Tashi, all of them) are AMAZING; no matter how big or small, anytime we have a maintenance request, one of them is immediately here to help out and he always goes above and beyond the minimum that is needed. They are friendly, so skilled and always considerate, taking care to ensure everything in this building functions well. The management staff is also very organized and helpful; signing and renewing leases has always been easy and quick. We love it here.
