I called the HOA office late in the day at 4:48pm and ended up getting transferred to Karen Patiño. I needed a specific type of map of one of the communities they manage...which was definitely a weird, one-off request. She was offering many different suggestions, and trying to come up with a solution for me and finally said she'd have to call a manager (?) to find out if it was available. She explained that she would have to call me back the next day due to the time. I was actually expecting her to just say that they don't provide that and tell me to google it. But instead she was super friendly and charming on the phone, really trying hard to figure out how to help me. But I knew my request was clearly not something she'd been asked for before, and not a part of their day to day business, so when I hung up, I figured it was probably less than a 50% chance that I'd ever hear from her. Then I get an email from her at 5:20 the same day, that included the specific map that I was looking for! Dang! It's so refreshing to receive this kind of service and assistance in 2026. Sadly, this is a rare occurrence in the age of Google and AI. Even to just have a human answer the phone is remarkable these days, but then to be treated as if you're a guest in a 5 star hotel, and to have someone go out of their way to help you with a request that is not what they typically provide to their clientele...is kind of amazing. I've been trying for months (since June) to get a simple request for a key fob replacement made through this new management company. My husband and I have emailed many times and called their office and no one has addressed our simple request. It's frustrating when you pay thousands of dollars and even a simple task is ignored for months. The bathroom at one of the rec centers smells awful and the other bathroom is consistently out of soap. The grass area for one of the parks also died right after this association took over. ZERO stars! I set up autopay and it was not autopaid, got late notice and collection notice. WTF was the point of autopay then? Glad I wasn't the only person with this issue. I agree with many other reviewers. My problem is the money hungry workers that work there. Look boss, look at how much money I got from these homeowners. Yay ME! Zero stars would be more accurate because every self-promoting claim on Avalon.com is simply marketing Fluff. Avalon claims homeowners are at the center of everything they do and, Insuring homeowner satisfaction and comfort is first and foremost. If only half of this claim plus the other grandiose claims were implemented, 3 or 4 stars would work. I went to the Canyon Lake office to discuss the performance of the Avalon community manager for Temecula. The front desk staff deflected any responsibility for their own employee's inaction by saying "He works for the Board". Ah, the truth slipped out. Avalon is actually an HOA office staff provider. They get 5 stars for successfully pleasing the Board. Working for the Homeowner like their website says they do is 100% false. For many years every email to Avalon management in Canyon lake goes unanswered. 145 emails since 2015 to the Temecula manager have accomplished very little. Step up Avalon. Even though usually their management has been good about fixing sprinkles, Avalon keeps cutting the trees in those few acres they manage. Multiple requests or offers to plant new trees have failed. Avalon has no reasonable explanation as to WHY green trees are cut! This area used to be green. Since Avalon took over this is what we see behind our fence! The city of San Diego is asking residents to plant trees. The SDG&E is asking the residents to plant trees. We ask and offer Avalon to plant trees. What Avalon does? It keeps cutting more and more trees each year. The hills now look naked and dried, with piles of garbage left causing fire hazard. In the pictures you see: The company that cut the trees left empty from trees hills and piles of garbage. After we contacted the Avalon Management, they responded that the company didn't finish cleaning. Yet, these piles of garbage usually lay down at the bottom of the canyon for months. This time they came and cut at least 10-15 green and large trees. Last year they cut at least this many., A lot of the trees they cut were at least 30-50 years old. read more

Yelp needs a zero star feature for companies like Avalon. Most people don't like home management companies but every year it's a new low with AWFUL customer experience and EMBARRASSING management / operational processes. It's extremely sad that with any HOA using avalon we are essentially flushing money down the toilet while pretending any fluff nonsense they actually accomplish was worth the money. It's so much of a headache to deal with these clowns let alone be told by them to DO ANYTHING when they do absolutely nothing for their customers besides dodge and do the bare minimum. If you think the whole HOA board member thing is a sham, scam, and musical chair game of dumpster fires, just wait until your home is under the thumb of this incompetent group of jokers. Well it's been since August since the HOA let a tree fall on my property and will not give me the money to fix my crushed fence or damaged patio. They will not send out contractors to access the damage. Instead they asked me to do so. I did. They asked for another. I sent another. Still the HOA will not pay out for the damages. They are asking me, a disabled person to climb up and get photos of the damages. I sent the ones I could. Still I am denied. For a housing development that brings in over $100,000 a month in fees, fixing my patio is change. I had requested this tree be cut down 4 months before it fell. I have all the documenting that I'd requested an assessment of this leaning tree back in April 2023. The HOA is aware of those emails and are dragging their feet to pay what is owed. They didn't listen and now they don't want to pay. read more

Our association switched to this place, which gave next to no useful communication about how to pay them. I don't chase after my HOA asking if they want my money--they need to provide me with that information. After receiving a past due bill, I requested an online account with them so I could set up autopay. You have to submit a form to request an online account/login--it won't get set up automatically...in the year 2025--some antiquated system. Well, they never contacted me to let me know that account was open. If you don't intend to employ helpful people, then at least have a useful online system. Fast forward a few weeks, now I have another couple months' overdue and now late and collection fees. Good luck talking to a human there. You will never get one on the line if you call. I am waiting for them to remove these late fees and collection fees before I set up autopay. Perhaps this review will give them a push to do their jobs. read more

Our HOA changed to Avalon last year and I missed the single mailed update which was mixed in with my usual community update. My auto pay was not updated and I have not received any reminders other than the initial generic community update informing the community of the change. A little over a month ago I got a collection letter to my surprise without any prior opportunity to address the issue. I immediately paid all open dues and late fees taking responsibility on my side but Avalon have locked me out of my account preventing me from making my HOA payments going forward because I am refusing to pay the ridiculous attorneys fees which they incurred due to their inability to send a simple letter or email to a homeowner. I've lived in my home for close to 20 years and had auto pay set up, never any issues. Highly unprofessional, obstructive and predatory business practices. BEWARE if you have ANY influence over the selection of management companies in your HOA. Based on the reviews it would appear that this is a pattern, reach out if you'd like to take participate in taking action. read more

Emailed with Karen to help me out with waiving a late fee for our HOA dues. Explained that we had mailed out a check, but for whatever reason it never made it. I was a little disappointed that they didn't waive the late fee interest, but not a huge deal. Customer service was good and our account is back up to par with no late fee. read more

A reasonable bunch of folks absolutely. Helpful and kind every interaction I have had with them. It has to be a strange business to manage property: someone else sold; and make sure the fees and dues are processed timely. There is a detachment from the product and community so often times leading to impersonal and task oriented service full of warnings, threats and fines. Somehow Avalon has fixed this. I remember we forgot to bring our trash cans in on time they sent us a nice letter reminding us- no threats or do it "or else"warnings; just "noticed you forgot could you remember in the future." The next week when we brought them in on time, of course, and they sent us a thank you card :) - what?!? Kindness and appreciation??? From a HOA?!? Also I was sending my dues to the wrong address and they reached out to help. No threats, accusations or fatwas- just a "We noticed this, can we help?" And the person who reached out also was my one person contact the whole way through. Her name is Cwennen and she is quite the nice lady. A real professional that make the fixes easy and efficient. Avalon please know, I would never write a review good or bad about an HOA company because honestly, I just wouldn't care either way. HOAs are the sort of just a thing you just have to live with. Not good often a bit bad and annoying but needed to keep the community functioning. In your case I'd say your are far away the exception, for sure.
