Sadly I am writing this review on the move-out process here at Avalon Framingham. We have lived here for approximately 4 years (almost 5). The apartment we lived in was brand new. We were the first to occupy it.
When we decided to move closer to the city of Boston in DEcember 2019, we thought this would be an easy process. It was not! We were told that we would have to pay a cleaning fee to move (if we didn't clean ourselves) and was also told that we would be responsible for repainting the apartment. What?? Who does that?? Yes I understand that if the apartment is damaged in any way, the tenant is responsible for damges but we had NONE! We have pictures to prove the condition in which we moved out.
Upon settling into our new apartment (away from ), we received a letter from Avalon Framingham exaplaining that they would be keeping our security deposit because of the "cleaning fee" and also the reinstallation of rugs. Again, WHAT?? We have been in the apartment for 4 (almost 5 years) and the apartment had normal wear-and-tear!
We were sent pictures of "indentations" in the rug from where furniture sat (mind you large TV stands, couches, etc) that were never moved when placed. We were told that the carpets could not be restored because of this. They charged us for the ENTIRE home carpet reinstallation (yet they claimed it was "prorated" to reflect the time we have been there). Such a rip!
A few days before our end of lease walk through, a member of the maintenance staff was at our home to unclog the shower (which has been documented and shown to be a problem for a while). I asked him the process of moving out versus this "cleaning fee". He informed me that because of the "time that you been here, they will just replace the carpet and repaint. You've been here long enough that it wouldn't go against you". He even informed me that because there were no physical signs of "...holes in the walls, damaged wood or anything related to replaceable items not to worry about it. You guys are fine. I have seen them do this before. You guys are model tenants."
I asked him how we could retrieve items that had fallen behind the washing machine and dryer (we wouldn't move theose as they were secure to the wall. he said "Once we start to clean, we would just throw those items away. there is no way you guys can get to that without damaging the washer/dryer"
My wife and I are baffled as to why Avalon Framingham treated us like second rate tenants upon our move out when we hardly filed complaints, always was respectable and cared for our unit like it was our very own home.
I would include pictures of what we took once the move was completed but I am saving those for our civil suit.
Avalon Framingham was a great place to live until new management came along. NO ONE will ever replace Natalia. She was the greatest. Those that came in after her were not friendly and treated tenants like "business transactions".
My advice to any furture tenants, make sure you take plenty of pictures before and after your move. Document everything (even your complaints). Know who you are taking to and when. Keep records of when the office gets back to you.
Avalon Framingham will smile in your face while you are there but when you decide to move, they hit you with unexpected charges! If I could rate this experience a negative 30, I would. read more
