I've been living at Avalon Dublin Station for 2 1/2 years. I've recently transferred to a larger unit. This is an overall review and specifically about my most recent move (transfer). I'd like to start by saying the management staff are excellent at what they do. They're professional, patient, and efficient. COVID-19 has tied the hands of many people, including the management team, but they still strive to do their best and help you to the full extent of their ability. The maintenance team is always great to work with. They are very knowledgeable. Henry who I've run into multiple times around building 2 is personable and very friendly. For my recent transfer, I had the pleasure of being helped by Robyn Tibbitts. She made the whole process effortless. From start to finish, she went above and beyond to secure my transfer and made me really feel like I was a valued tenant. Robyn definitely swayed my decision to stay here at Avalon when I was looking for a larger place. I'm happy with my decision to live here at Avalon and I'm glad to call it home. read more

Do not trust their google reviews - they are paid for and delete most bad ones. I'll start by saying if you got a corner 3b2b in building 1 below the 5th floor, good luck. I have 2 police reports against the people above for ridiculously explicit and excessive noise at all hours of the night. The police firsthand witnessed this behavior when I invited them in to see my headboard shaking and the screaming coming from above. When I contacted leasing - they told me they could not do anything because "COVID laws" protected everyone in Alameda county. I started questioning the legality of the complex not doing anything against these extreme noise violations and contacted the city of Dublin and Alameda County. I have a direct email from the City Manager from the City of Dublin and also Alameda stating that COVID moratoriums do NOT protect against people who are breaking the law and that the complex CAN act against tenants who violate their lease agreements. I did not want to suffer any longer and the city of Dublin contacted my apartment complex for me. Before the city contacted them, they were requesting over $10k (2months plus current month) in order to break my lease, even though I was not the issue. Once the city contacted them, I was let off without penalty. I do find it weird that my utility bill was raised by over $100 the month I left, but I'm just glad I'm out of there. I'm currently living in a 4b4b townhome in the same area for the same price. They obviously overcharge for their place. When I left, they tried posting my apartment at $4.8k - comical. Last things to note: the BART station that this is next to is the drop off location for people discharged from the Santa Rita Jail and prostitution/drugs are sold right where the garages are. The garages constantly "break" and take weeks to fix. The complex's response is to leave the parking garage gates OPEN 24/7. The doors from inside of the garage to the apartment complex are not armed and always left unlocked. This means anybody can just wonder the halls of the complex. There is no 24/7 security at the complex and there are no cameras in shared hallways. Join the facebook group - you'll see that windows of cars parked in the garage are constantly shattered and broken into. Package theft is a major problem as well. Do not even get me started on the garbage situation. People literally leave trash in the CARPETED hallways to rot and fester. read more

My husband and I went to tour this property as we are looking to relocate. They didn't have an available unit of the model I wanted to view. We were able to look at another unit which was slightly similar. The people in the leasing office were very nice and very helpful. I think my only disclaimer would be that they should provide a breakdown of additional fees. For example, parking, they only provide a range of $15-$150 or so and they don't specify what amount pertains to what. So when I inquired on the range, basically the lower end of the spectrum is for a bicycle and the higher end of the spectrum is for a vehicle and there is an additional charge if it is an electric vehicle. It is pretty mind blowing that the rents are already expensive, but on top of that you have to pay rent to park your car. It's not just this property, because I have seen this with a lot of other properties. On the plus side, this location is directly across the street from Bart. So it's pretty nice to go outside and only have to go across the street to catch public transportation. I just thought that I would share my findings and experience upon going for a tour. Hopefully this will help someone who may have, similar concerns. read more

Used the online system to book a tour. Chose Sunday at 12:30 (which was available). Planned our day around the tour. Received an email confirmation. Arrived at our scheduled time to find they are closed on Sundays. Waited outside for 10 min to be sure, no one showed. Very disappointing. read more

I have been living here for 5 month. My packages constantly got stolen. Complained to the leasing office multiple times but nothing got solved. Very disappointed. Don't live here! Even though they have Amazon hub locker, the carrier would still drop your package on the ground and let thieves steal it. Will move out after lease ended. read more

I moved in yesterday and while the apartment and staff are lovely I have already had a package stolen from my doorstep. I hope that the security of the building can be improved. This property is ideal for those commuting to the city as it's steps away, literally from BART's Dublin / Pleasanton Station! The property has parking in a garage that blends in with the two towers and each has a pool and sun deck you can use. They offer so many amenities and perks for single business style people, along with quite large units from a studio (with a walled off bedroom area) to three bedroom units. Ask for Katie at the leasing office as she is the best at what she does and gets things done so quickly it's impressive. The property also offers below market rate units of all sizes for those with a specific middle of the range income and if you meet criteria on their list for priority points, those only help bump you up the wait list and they're not required to get put on the waitlist for a below market unit. Overall between the location, the staff and the units themselves I don't really know what the best aspect is!! read more

I have lived at Avalon Dublin (Phase 2) for almost 2 years and I have to say I am quite pleased. Today I had a service request where I interacted with Henry on the maintenance team (who I have never interacted with before) and I must say he is kind, professional, and comes up with solutions on the fly as needed. Henry in the matter of a mere hour has come back to address the 3 issues I had with my windows and bathroom without any delay and insuring I was content with the result. One issue requires a part to be ordered and not only did he tell me he ordered it, but he set an expectation of when it will be resolved along with the exact steps of follow up. Henry is a rockstar at Avalon and I couldn't be more appreciative. Thank you Henry! read more

It's 2 AM on a Tuesday and I'm compelled to update. Why? Because the police (not after hours security) had to come and break up a party that was going on since at least 12:30 am when we were woken by the noise. Although we called after hours security they either didn't come or the people ignored them. So we called again a hour later since they were still going and they finally said they'd dispatch the police. In speaking with the police, even they know who the SAP folk are. I asked what I should do if they were to start up once the police leave and the officer replied that the situation as he understands it is that a local company over here rents these units and they're mostly young people who like to throw parties all the time and make a lot of noise. He said I can keep calling and he can cite them for noise violations but that the management should be doing something about this. Just moved in yesterday, love this place! We've been living in AvalonBay communities for 5 years now and this is pretty much as good as it gets. New beautiful apartments with amazing amenities, this place is built for business professionals, not for families with kids (no kid playground areas). It seems like a child-free people's paradise in the Tri Valley area. It's quiet, lots of interesting things within walking distance, and the management is great. Yet again, I continue to be amazed by Avalon and the management team here. I got caught up in a tricky situation with a job change that required us to be caught in limbo while our lease was expiring. Nick and the other staff bent over backwards for us to be accommodating and get us taken care of until our plans could be finalized for our move out of state. Seriously, they're service was an answer to prayers and they were extremely easy to work with and helpful in every way imaginable. I can't imagine anyone taking issues with living here. I used to like living here until extremely loud neighbors moved in upstairs. Despite 5 calls to the office, the only option I was given was to move to a different apartment that costs more and to pay more. I pay over $3000 a month and I can't even sleep in on my days off, take a nap, watch tv, read a book, use my computer without hearing constant noise from upstairs. The office has been very unsympathetic. I would not recommend living here unless you live on the 5th floor. read more

The amenities, including two pools, workout gym, gas grills, and outdoor fire pits, are lovely and extremely well maintained. Inside the units, you'll find durable and efficient finishes. I could not recommend living here more. A bonus - it's close to BART, Whole Foods, and restaurants. While new communities are popping up all over Dublin/Pleasanton, I can't imagine that any other beats this community for value, location, and overall comfort. read more

I have lived at Avalon Dublin, CA for the last 14 months and it lived up to my expectations. The apartment complex is beautiful, safe, and location of the place is very convenient. The only reason why I am leaving is because of the apartment monthly has increased other than that. It would have been nice to stay in this complex for another year. I have to say many thanks to the Leasing office for being so professional from the beginning and to the day I moved out. I want to say much credit to the maintenance, if it wasn't from them this place would be have been messy. They keep the place clean and access to all the residents. This apartment is well-maintained and staffed with good, competent people. The grounds are impressive, two buildings each sporting pools and several industrial-looking grills. The apartments themselves are very well laid out, open-plan and modern. There's a solidness about the building that's comforting. Even elevators are very fancy-looking. Avalon lets you deliver packages to the leasing office. Maintenance has a turnaround guarantee and they're usually pretty quick. If you commute, the BART is across the street. Choose a place facing away from the BART or within the courtyards and the noise from the freeway and train is in my opinion manageable except for the most sensitive. The piece de resistance for me is the huge gym (4000 sq ft); I've never seen anything like it in all the places I've looked at. I'd like to give extra kudos to staffer Erica G. who, from the time we were looking to the time we left, was always extremely helpful. She would go the extra mile to ensure she fully answered any questions we had, from emailing very promptly to taking photos of apartments we had forgotten to ask about. She set the bar for customer service here and any other place we've lived and will live in. Generally speaking, staff is friendly and knowledgeable, but Erica extraordinarily so. The only things that, for me, keep this apartment from getting a full 5 stars are the occasional messy residents and the cleanliness of the common areas. There's not much you can do with residents; it's a huge place and you get all kinds. As for the common areas (hallways and gym): while you'll see clean places in the major showcase areas, the actual common areas are not cleaned often, a disappointment when you think about the amount of rent you pay. It's not filthy per se but I've lived in places where carpet cleaning, for example, happened once or twice a week--not every three or four weeks. Fortunately, there's an online form that allows you to request a cleaning. But regular cleanings should be part of the deal. If you're ok with infrequent cleanings, it might work out for you, because almost everything else about the place is great. I'd recommend this place for its modernity, amenities, and proximity to transportation and to a large shopping center. It's hard to beat. read more

The building, location, amenity and other neighbor are just nice. Please AVOID this neighbor, by the time I am writing this review another group of guests has just arrived to join the party. They now started screaming, singing and getting higher. Time to call police again. Wish me good luck. read more

Great service! PJ and all the front office staff were incredible. They followed up with me pre and post move in. The apartments are beautiful, feels like a luxury hotel. The best is seeing our maintenance man, Henry. He is always smiling ear to ear, you can be having a bad day and his smile and attitude makes everything better. He sees when something needs to be attended to and gets on it before you can even report it. I had a screen that had fallen off my window and he knocked on my door to let me know and asked if I would like him to fix it. I love that type of initiative. It was really a bad bad bad decision to move here. I would never move here if I can choose once more. This review is Not only for me, also for my roommate and one of my friends who is also living here. We moved to a room close to Bart station. As a concern, we asked and confirmed there would be no noise coming from the highway or bart. But as you know, it is really bad noise from Bart and highway. The most worse part is, we were never notified there would be a construction every early morning close to our bedroom to wakes us up. Oh god, it is so loud that me and my roommate can never sleep since early morning for about two month and it is still ongoing. We talked to the office and guess what? They told us to pay transfer fee to move to a quieter room. Okay, so they knew this place is not quiet and they would not give up the chance to make more money. We are baring a bad sleep and bad health these day. I think you can all see that they leave a message tell me that I can call them to talk, I just called, when I ask for the manager, Erica the staff told me he was not there, and when I asked it again and again I talked to the manager finally, I told him our problem and unhappiness, but he is very rude and I was forced to cry. We lived in Avalon for two years since the building was brand new. We expect a good product and great service. Avalon Dublin provided nothing less than superb service all the time from the leasing office to all staff involved through out recent move out process. Specifically, Shaima in the office is wonderful. And you always need great maintenance staff. Julio, Kenny and Ken are excellent guys and a wonderful representation of Avalon. They always care about getting things in your apartment fixed or improved. Julio even helped me hang a curtain rod and paint a wall. The property is wonderfully kept and the workout facility is one of the best in Dublin. You can cancel your gym memberships! Moreover, the maintenance staff cleans it daily along with all the hallways - these are just some of the markers making Avalon a wonderful property to live in. I had moved into Avalon Dublin Station during September 2017 and this has been my experience so far. Pros: Quick maintenance responses to the service requests that I have submitted so far to the apartment Friendly and helpful leasing office staff General maintenance of the property done in a professional manner Proximity to the BART station and also to the freeways that enable commute in any which way possible Proximity to grocery stores, cinemas. hospitals and other necessities Now coming to the reason for the rating: The only issue that I have had with this apartment is with respect to the billing. The leasing office could not help with this as it was primarily handled by a centralized division for all Avalon properties. This was with respect to the start of electricity service to my apartment which was bumpy since for some reason the energy company did not correctly map my account to the meter for the apartment which led to the unfortunate event of the bill being sent directly to Avalon. After calling the energy company multiple times, finally got a person who had the knowledge to actually help me - told me that the meter info was missing and that needs to be updated for me to get the bill. The leasing office helped me to get this information which I then provided to the energy company and they confirmed that I will get the bill from there on afterwards. I did get the bill from then on and I have been paying them off on time. And Avalon continues to bill me as well along with penalties for the same period for which all the bill payments have been made to the energy company. Calling the customer care for billing leads me to support executives who give me a different perspective every single time I call - one of them says that I will not be billed any more by Avalon since from Nov 16th the connection was changed to my name and I will be held responsible for the payment. The support executive that spoke to me today alleges that Avalon charged me the fee and penalty for the Nov 16th to Dec 7th since they received a bill from the energy company which they settled. This is not true since I have the statements from the energy company to prove them otherwise. I still am awaiting the statement from Avalon that proves that they have paid the account balances for the duration in dispute. Besides me having emailed the statements to their customer care multiple times, they continue to insist that they are not at fault. In summary, it is not the people in the property that are responsible for this erratic behavior and an unpleasant customer service but the corporate and the billing department that is responsible for this painful experience. read more

I want to look at this place with a friend. The costs to rent an apartment here were absolutely asinine. To rent a 2 bedroom apartment was more money than the mortgage for a 3 bedroom home that I live in. I also live in a decent area in Concord, near the Clayton border. For the amount of money they charge for this place, you would be way better off renting a house. At least that way you get a yard and some space to actually live in. read more

I lived at Avalon Dublin Station for 14 months when I first moved to California. Overall, the experience was uneventful. The one thing I would like other potential tenants to know is the leasing office will schedule a "pre-inspection" upon your move out notification. In my case, they came to my apartment and said it was in "excellent condition". But they told me that if I didn't pay for the Clean Sweep service Avalon would charge me for the carpet cleaning. I was prepared to clean and vacuum myself but the leasing person said that Avalon would probably charge me for the carpet if I didn't use the Clean Sweep service. So I took her advice and paid for the service. After I moved out, Avalon told me that I did "avoidable damage" to the carpet -- which was not the case because there were no stains or unusual wear and tear on the carpet. In fact, the carpet was in excellent condition when I vacated the apartment, and the pre-inspection confirmed this. Nevertheless, Avalon persists in withholding a portion of my deposit to pay for the replacement of the entire rug. I have written to the leasing office and to the corporate office asking for my deposit back but they are sticking to their "story". It's unfortunate that they resort to these deceptive practices. Be aware. Take a lot of pictures of your carpet and other elements of the apartment when you have taken everything out of your apartment. I am not sure how else you can protect yourself again this corporate greed. read more
