Clean, modern, hospitable staff, convenient location, pet-friendly. I lived on the 5th floor for a year until I purchased my first home. I'm rating this complex as 5 stars for the following reasons: 1. I'll start off by acknowledging the leasing crew, Matthew and Tammy, who were super nice and friendly as well as transparent about the expectations/policies of the complex. They were timely in their responsiveness and patient and attentive to any concerns I had. For example, I heard a dog yelping as if it was being abused so I went out in the hallway to check. I had just missed the dog as it was going into an elevator. I alerted Tammy and asked if she could check the security cameras or inquire further about my concern. Upon investigation, Tammy reassured to me that she checked the cameras and that the dog yelping was notoriously known for being highly vocal when excited or has separation anxiety. She then thanked me for watching out for "our furriends!" I greatly appreciated her immediate action regarding the wellness of a pet. Then there's Matthew, who gained my respect since the first day I visited as a prospective tenant; during COVID-19, the office was closed but staff came to the door to answer questions. I noticed a disheveled, homeless man loitering in front of the leasing office. I'm a clinician and saw that he was responding to internal stimuli of a psychotic disorder. Due to my experience working with mental illness, I wasn't scared or concerned about this man that it might negatively influence my decision about living at Avalon; rather, I was curious to see how Matt would interact with him. Matt treated him with respect and no different than any other prospective resident. Apparently, it wasn't the first time the homeless man came to the leasing office to ask for a rental application. Each time the man came to ask for the application and ask about living at Avalon, Matt gave him an application each time and kindly and patiently explained to him the requirements. I've encountered many unpleasant interactions with leasing personnel during my rental days as a result of rude, arrogant, disrespectful, avoidant or apathetic landlords. Matt and Tammy were exceptions. 2. The maintenance manager, Eddie, was always punctual and offered to go above and beyond to assist with any issues in the apartment. He also helped move some of my furniture when it was my responsibility. Eddie carried himself as a hard worker, dedicated to his job and eager to help. 3. During move-in day, my unit was immaculate (a stark contrast to the dump I walked into in my previous apartment). I was also greeted with a courteous note and a bottle of wine. 4. The complex is relatively quiet although it's right next to a freeway. I can't speak about the noise level for floors with units above, but I couldn't hear any of the units next to me. 5. Great upkeep of the complex as the walls and floors always looked clean and new. The dog "park" aka relief area with turf was also kept clean (the turf area next to Aria was often covered with feces). 6. Fear of stolen packages, no more! They're securely contained in the Amazon locker in the parking structure. 7. The valet trash service was extremely convenient. 8. Convenient location next to the freeways, Trader Joe's, Walmart, Starbucks, and other places to eat or shop. 9. Security cameras in the elevators and hallways made me feel safer. 10. Gated access to parking structure unless you're on the first floor. 11. Online resident portal was easy to use, especially when making guest parking reservations. 12. Good washer and dryer, lots of cabinet space, big closet, big bathroom. The only con I had about this place was the limited number of guest parking spaces. The other cons I had about this place were, unfortunately, factors outside of the leasing management's control such as recurrent car vandalism or theft; which was also a problem at Aria. Management at Avalon had attempted to prevent this from reoccurring by increasing their security. Another con that perhaps comes with the territory was that some of the tenants did not abide by the leasing policy (e.g., smoking cannabis or cigarettes when it's a non-smoking property). I've also heard and observed some inappropriate behavior of tenants or their guests, such as shouting and cursing in the middle of the night, or revving their motor engines as they drive by. I chose Avalon instead of Aria because Avalon seemed quieter, and I liked the modern aesthetics. Overall, my experience as a resident at Avalon was wonderful. It was cozy and clean. The cherry on top is that the total refund from my deposit money was totally reasonable. I received a sufficient amount back (as I should have). I lease an apartment with the same attitude that I would as if I were a homeowner: respect the property by taking care of it. At the end of a long day from work, I'd prefer to come home to an oasis. read more

Avalon Cerritos, previously owned by Sage is a great place to live if you're looking for a very nice, move in ready apartment that's close to the freeway, as in VERY close to the freeway for your daily commute. It's a short drive to the heart of Cerritos where all the restaurants and shops are at. Across the street you have a plaza with Walmart, Trader Joe's, all the phone companies you can possibly belong to, A few restaurants and even a movie theater. If convenience is important to you then this is a plus. The amenities of Avalon is not over the top but plenty to make you feel like coming home or staying at home each day. The common place is currently closed because of this pandemic but when it was open, it was such a treat to hang out by the pool and the comfy lounge chairs and day beds, sit in the sauna which they converted into a pet wash room, heat up some meat at the outside grill and even spend some time at the gym. I even hosted a holiday get together with my friends in the culinary retreat room which is called something else now but I forget. My bf was able to watch the Super Bowl in the common room downstairs and walk over to the connected billiards room. I absolutely enjoyed all the perks that comes with this apartment. The staff is superb! With the time that I've been here, there's been a few new staff members but they've all been great. They were easy to reach and fast to respond back of any concerns or questions we've had, or maintenance we needed. Tammy's probably my favorite since Avalon took over Sage. Her vibe makes it so easy to talk to after a whole day at work. Matthew and Richard also super nice and easy to work with. I don't ever feel ignored by them and appreciate their honesty and professionalism. Eddie and Ruben makes my life so much easier. Any maintenance issues they're your man! Love waving to them when I drive in and out the lot too! Avalon makes an effort to make our stay here enjoyable even during this strange pandemic we are in. I appreciate the monthly food trucks to the virtual paint nights and even making effort to provide some fitness alternative for us when the gym has to remain closed. Yes, there's been quite a few auto thefts and yes, we have to take care of it on our own. That's what auto insurance is for, right? It's unfortunate but the staff at Avalon does take the time to make our safety a priority. It might not be done over night but it does get done. I get it, it's a process and I appreciate the changes I've been seeing with the added security measures they've put in place. Is Avalon the best apartment out there? No. Is Avalon the safest place to live in? No. Is it loud living right next to the freeway? Yes. There are going to be faults in every place you look but you have to weigh out the good and the bad and see what's more important to you. As for me, this Avalon community as it fits my lifestyle and the crew here makes coming home to that much better not to mention the pretty palm trees! read more

I am happy to say that Jocelyn Pedroza, Isaiah Robledo and Justin Kanter have offered great customer service during our move-in. For instance, we had a packaged delivery come in a few days earlier than anticipated. The Avalon Team ensure that my packaged was safe and notified me of the delivery. During our interaction when submitting our application, the team was resourceful and knowledgeable of all the amenities offered when we asked. Ever since the transition from the previous owners (SAGE by Richmond properties) to Avalon I've seen a steady decline in the building. I've lived here for 2 years and this will be my final. If I had to choose between the Aria building next door and this one Aria is the clear better option. Cars are broken into at an alarming rate (2-3 times in a week isn't unheard of). When it was Sage there was 24 hour security but Avalon made it an 8 hour shift. The staff here are rude and seem to get worst every new hire. They keep making up rules that are an inconvenience for the tenant and seem to make their jobs easier. If I'm paying 3,500 a month for a 2 bed I expect to be catered to a little. They don't. Especially compared to other buildings of the same caliber. The maintenance of the building is also on a steady decline. The stairways always smile like piss and shit and I've brought it up plenty of times and they clean them once but then give it a week and it's back. They only clean when you complain. And considering the pandemic cleaning should be their top priority. The icing on the cake is they informed us if we park in our ASSIGNED PARKING SPOT without our car registered they will tow us. So I called and explained my working situation where I rotate through car sometimes and they pretty much said tough luck. That it probably won't be a problem but if I am towed it's my problem. Thanks Andrea for your rudeness and your inability to help me troubleshoot. She didn't even want to try. Lastly, they try to charge you for everything. This isn't new most building do. However, they tried to charge us to receive packages at one point and the whole building had to fight it. Long story short, a great building that's starting to fall apart. That's ran by a terrible management company and will try to get every penny from you. And the icing on the cake is your car will probably get broken in to or towed. I just came in for a tour here, and I felt very unwelcome, from the time I walked in. Sandra was the leasing associate who assisted me. I walked in, and Sandra looked at me like what are you doing here (I'm a black woman by the way). I told her I made an appointment, and she said "Oh yea, sit here". She did not shake my hand, smile, or even say welcome. Sandra immediately went to her computer screen, and began rattling off apartments that were available, without even confirming anything I needed ( she did make sure to ask how much I was looking to pay though)! I also asked if there was water or tea, etc., but she only said water was available. This girl literally said "I can get you some back there" (pointing to a room behind her chair). Funny enough, the first stop of our tour was a community room with coffee! The entire tour was awkward, and I could feel in her energy that she did not want to show me around. While looking at community amenities, she did not show me everything ( I actually love great amenities). For example, she told me there was a steam room by the pool, but kept walking, even though I verbally expressed interest about it. I will also note that I was a leasing consultant at one of the biggest luxury apartment community companies a few years ago (this company was one of the two that bought it out). I know what half ass service is, and that's exactly what I received today. The apartments were nice, but I know dealing with rude staff would make it miserable here! read more

My boyfriend and I have been residents here for about 7 months now.... at first everything was great! WHEN it was Sage Cerritos Apartments and the management and staff was amazing. Within the last almost month and half since the management has changed my boyfriend and I have been harassed on a number of occasions by the leasing office staff. Ever since the apartments have became "Avalon Cerritos" it's been nothing but a uncomfortable experience living here and WE CAN NOT WAIT TO LEAVE THIS PLACE! If it was possible to leave no stars here I would! My family and I have been living here 7 months now. We originally moved in when it was "Sage Cerritos Apartments". Then, everything was ok I CAN NOT SAY THE SAME! Since it has become "Avalon Cerritos" and management has changed, IT HAS BEEN HELL LIVING HERE! I have constantly been harassed by the staff and given dirty looks. I have received numerous notices on my door about incidences that do not pertain to me! Always blaming, always harassing us---- we can not live here comfortable. We can not wait to leave here! I DO NOT RECOMMEND LIVING HERE! Save your money!!!!!!! Not a place I would recommend renting. The building is jammed in a small triangular-shaped land surrounded by freeway 91, Bloomfield, and Artesia Blvd. all busy noisy traffic roads. Choose this place only if you don't mind the dust and noise and paying the highest rent in town. Amenities have very limited functions, especially when under COVID19 conditions for a year. I had hoped that some considerations from the management for a reduction in rent would be in order but saw none. A highly profit-oriented company it is. My car parked in the "secured" parking space had been broken into twice during my 3 years tenure. Police were reported but no hope of any recovery of the loss. There is a $25 monthly valet trash charge not quoted in the monthly rent but is mandatory. My unit was very close to the trash room and was denied the request not participating in the program. Worst of all, they hit me with a big bill (without proofing evidence) for costs of replacing the counter-top when I consider it a normal "wear and tear" after moved out. They don't let you in during the final inspection and then just decide what to replace thinking tenants are at a disadvantage will always pay whatever they ask. BE FOREWARNED!!!! The staff at the leasing office are friendly. It is the "resident recovery" department, the invisible hands, that need to watch out for. read more

Tammy and the Avalon Cerritos team was awesome and I recommend the community for anyone looking for an upscale apartment home with luxury amenities. Are you PUZZLED on where to live? I've been there. There are 625 places where we could've lived, but we chose Avalon Cerritos; formerly Sage at Cerritos. Avalon is conveniently located in the middle of everything: 91 freeway is easily accessible, good eats and shopping centers within a 5-mile radius, so many BOBA places to choose from, and much more! No need to drive far, far, away! The staff here are very friendly and approachable. Matt and Tammy have always answered our questions, and the maintenance crew have completed our requests in a timely manner. Get your FET wet at Avalon if you're starting out in life, wanting to rent, or like us, undecided on where to plant your roots. I forget to mention, there is an executive dinning room, lounge area with a billiards table, a nice hot tub, grills, a pool, and a decent size gym. AMEN-to-these! read more

What an experience at the Avalon, don't be fool by the amenities and luxuries of the Avalon apartments. Do you constantly want to be worrying about your vehicles being vandalize and broken into? Avalon Management does nothing to secure your vehicles, there isn't any camera's in any of the garage floors yet alone NO 24/7 security (Avalon's response to vandalism"No budget for tighter security") High end vehicles Bmw,Mercedes etc are a major Target at the Avalon. I had to terminate (OVER 6K TERMINATION FEES) my lease here early at the Avalon due to these major inconvenience ( Paying a premium to live and worry about my vehicle being broke into, its not worth the price I was paying) One other major reason I terminated my lease was due to the Marijuana smell coming into my vents(I do have a one year old and no way, should my child be exposed to that) In the months I had live there, there has been several break inns, please look at the photo's below. This review is for Eddie and Roger. They just came in to complete routine maintenance in our unit and I was impressed by their service. They repaired a minor list of items we had and did so efficiently and professionally; one of them was remedied with the flip of a switch lol. They were respectful of our time; since working from home we needed to carve out a specific timeframe for them to come in. The staff here are A++. Tammy, Matt, Ruben, and Eddie have been so wonderful. I just moved in 2+ weeks ago and they have been so easy to work with. Email communication is wonderful and prompt. If you need help with any fixes inside the apartment, Eddie and Ruben are killing it with their wonderful services. Overall, it's been great. They also just hosted a Paint Night for Valentine's Day and Richard did a great job hosting and acknowledging all the participants. They also provided all the necessary supplies + snacks/wine which was an added plus. Had so much fun! Can't wait to do more activities. read more

I was in the area and did a spontaneous drop in to tour the complex. Tammy Chang, the Community Consultant, immediately greeted me with a big smile and was very enthusiastic to tell me about all the units they have available. She was not pushy and was honest about all the units and where they're located and what to expect. She gave me the keys and I did a self guided tour. After the tour she followed up with an email and sent videos of the floor plans that were not available to view. I had a great experience with Tammy and highly recommend this complex. read more

Absolutely love living here. Have been here about a year and since changing from Sage apartments to Avalon it has been the world of difference. Raul the property manager is very helpful (helped me easily move from a smaller apt to larger). Eddie, the lead maintenance guy is my absolute favorite! He fixed my air conditioning when I had no idea what I was doing or how to work it (lol), also being a single mom im pretty forgetful and he has helped me get into my locked apartment. He was even sweet enough to give my daughter a small bag of candy while we waited. 5/5 stars for Eddie alone! Also Sandra literally answers ALL my questions and sometimes I have a few. First things first - This is now Avalon Bay, the new shareholding company that bought out Richmond Signatures Sage at Cerritos. Ever since Avalon took over, drastic changes had been implemented for the betterment and monetary gain of THEIR business, rather than the quality of life of it's residents. 1) Rent Costs - DO NOT BE FOOLED BY THE BASE PRICING. Understandably this is a "Luxury Apartment" complex but let's do a MONTHLY cost breakdown for living in a 1-bedroom 1-bath apartment. *Do note, this is after Avalon took over and for confidentiality purposes, I will be rounding as close as possible. Base Pricing - $2300 (Pricing is more expensive if you're trying to not face the freeway) Additional Parking Spot - $100 EV spot - $150 Mandatory Trash Valet - $25 Renters Insurance - Varies Have a dog or a cat? - $50, not including deposit. But it's okay they don't charge child rent! What's New? they are now charging $3 monthly for them to receive your packages. Want to order from Amazon? Tough, you have to pay them the monthly retainer fee of $3. With that, your overall rent will be well over $2500 (assuming you've all of the above) with a 2-bed & bath+ being over $3K...might as well get a house at that point ¯\_(ツ)_/¯ 2) Theft - Read the reviews from when this place was Sage. Theft in these apartments (Aria incl.) is frequent. I for one, was burglarized in the first couple months of living here and everything was stolen from the vehicle. The theft took place during the afternoon in broad daylight. Since then, they've installed more camera's and have a patrol on site but they're only there in the evenings. 3) Parking - If you're planning on moving in with a loved one and have two vehicles, be advised that one of you will be parking on the 6th floor ROOF no matter what floor you're unit is on. Meaning, you can be on the 1st or 2nd floor but you'll be walking down some stairs to get to your place of living. 4) Staff - They're cool I guess. 5) Gym - You can tell from the photos, but there's no bench press.. 6) Fire Alarms - 'Testing' for these happen throughout the year, and when they do - the sounds are worse than nails on a chalkboard. Prepare to be woken up. 7) Blackout - This has happened a few times, someone left the air and tv on all night so the whole complex went dark. Photos to come later. read more

With the transition from Sage to Avalon there have been noticeable positive changes throughout the complex. Rules are being enforced and the free for all mentality is slowly transitioning. I applaud Raul for his response time and his genuine concern over the residents as well as his commitment. There are still resident issues, but those will work itself out over time. My apartment is beautiful. The amenities are nice. Unfortunately this is not the place to live if you ever want to entertain friends. The guest parking is super limited which is frustrating because there are so many unused parking spaces on my floor that are allegedly "assigned" to someone who NEVER USES THEM. Multiple unused spaces. Like a dozen or more. And from what I understand Avalon has no real plans to address the limited parking except having everyone scramble to fight for spaces with their neighbors. I highly recommend that they come up with an equitable parking program and have people release spaces that they are not actively using. This alone has really soured my living experience. The previous property managers, though flawed, did a much better job of managing the parking issues. Also: the hallways on my floor always smell like weed and my neighbors blast their music all hours of the night. Reluctantly, it may be time to find another place to live. read more

We have been living at Avalon Cerritos for two months now and we are very happy with our choice. First, the apartment is spacious, very modern (from the gray flooring to the new kitchen cabinets and stainless steel appliances) and has high quality finishes (from the blinders to the latest generation in-unit washer and dryer). The community is very quiet and the apartment noise isolation is impressive such as almost no street noise can be heard inside when all windows are closed. The community amenities look great and we look forward to make use of them once COVID fades away. Another big plus for Avalon is the package locker (Amazon hub) where you can securely receive packages from any source (not limited to Amazon). Finally, we are thankful to Tammy from the leasing office for having ensured we had a very smooth move-in and for promptly answering all our questions. read more

The staff at Avalon have been nothing but fantastic in my year-long stay at Avalon and one of the reasons I'm renewing my lease for another year. In particular Tammy and Matthew have been great community liaisons who have been keeping us up-to-date on things related to the apartment community and Covid-related news. They have always been rapidly responsive and respectful to any issues, concerns or questions I've raise. Eriverto on the maintenance team has been phenomenal with service and repair requests and I can depend on them to come in within a day or two of the request being made. This is a follow up to my previous review for Sage at Cerritos... Raul and his team at Avalon Cerritos definitely turned my living experience around, after acquiring what was previously owned/managed by Sage Cerritos. Here's my story....less than 1 month into my move at Sage Cerritos, I had my wheels and tires stolen from my parked vehicle on the 4th floor within the parking structure, in broad daylight (on a Monday around 11:30 am). It struck me as odd that this was a perfectly calculated crime in what should have seemingly been a secure place. Sadly, I was the 3rd of 5 incidents of this nature. Five other vehicles were hit with stolen wheels and tires, during hours of the day where you'd assume were high visibility/high traffic periods within the parking structure. The then Property Manger under Sage was far too questionable/sketchy in supplying details about what she "found" on surveillance to the Cerritos Sheriff....so it lead me to think that there may be 'inside operations' creating this perfect "crime of opportunity." Not too long after, my unit door was left unlocked after a "Vendor Inspection" initiated by Sage. Management, resident concerns and policy enforcements were completely disorganized. All things to make you completely uneasy about living at this apartment community. Thankfully, Avalon came in and quickly looked to get things ironed out and organized to improve the quality of living at this apartment community. Raul, the (new) Property Manager is very helpful, personable and provides effective communication and follow up, for resident concerns. He and his team are actually enforcing the policies set in place by the apartment community, which hadn't been prior under the previous management. I suspect that some of the lower-starred reviews are from residents who were "allowed" to get away with bad behavior under Sage's management. Some of the bad apples choose not to abide by the community rules and regulations but I'm glad that Avalon is headed in the right direction to make for ideal living at a "Luxury Apartment Community," with mature, organized and effective management. Lastly, it appears that the crime seemingly 'left' with the old management. Makes you wonder... read more

HORRIBLE apartments!!!!!! DO NOT waste your money living here. If I could I would give this apartment ZERO stars. Cars are constantly getting broken into. DO NOT WASTE YOUR MONEY TRUST ME. Carpet is nasty in hallways. You would think they would clean carpet every six months or so, nope. BBQ grills are forever filthy. Security doesn't do his job. This complex is so beautiful! My lease is ending soon so I came to visit a friend who lives here and I loved it. The amenities are great, the pool and bbq areas are nice and so was the staff I got to chat with. The apartment itself was also really upscale and modern which was my favorite part of the overall complex. Really looking forward to considering Avalon Cerritos for my future! read more
