Because this company doesn't have a single good review I felt it necessary to leave one for them. I just recently moved out of a rental through ARP after renting from them for 3+ years. My oven stopped working once and they had a maintenance guy out ASAP. That was the only problem I ever had living there. She never once harassed me or bothered me like some people claim she does. She was never rude to me. They did one inspection during the first year which was great and I didn't even have to be home for and the owners of the home even sent me a holiday card with a target gift card inside. I think if you all would be more pleasant renters you'd have less problems. Take care of the homes you are RENTING. I cleaned the crap out of it when I was done. Spent all week deep cleaning that place and all they kept was the carpet cleaning fee which I agreed to when signing the lease and they put it towards replacing the old carpet. Traci was always pleasant whenever I talked to her. The ONLY downside to renting from ARP is that they do have minimal office hours if you did ever need anything and they are located in Springfield and my house was in west Eugene so I had to travel every month to pay my rent. If they one day set up an online payment even for a small processing fee it would be perfect. 10/10 would always recommend Traci. Just be a good tenant and decent human being and you'll be fine. read more

I wouldn't rent here. They charge $5 more per application than what is legal in Eugene, and the office doesn't answer the phone 9/10. They also didn't communicate whether we'd been approved or not, just send a notice in the mail that took WEEKS to get to me. Very unprofessional. read more

SCAM ARTISTS. I rented from them for years unfortunately. had me trapped in a cycle of increasing rent, paying extra fees, changing due dates and eviction threats regularly. although they couldn't be bothered to fulfill any maintenance requests, including ceiling leaks, moisture and mold in the basement, faulty A/C and heat that couldn't keep it warmer than 55° inside in the winter due to subpar insulation. took years to find a way out of the lease. originally they "accidentally" added a typo to the lease they stuck us in for 2 years instead of 1 year, and after that they made alterations to the lease without consent. worst company ever. read more

very disappointed in this company. I was working with a landlord who was interested in being a private landlord to us. Weeks of contact and false hopes being said about them wanting to rent the house to us. Traci was a friend of theirs who talked them into using her services. I was asked to apply through this company and I did so and said that I had a co applicant. Before I could even get my co applicants application completed I was quickly denied. I tried contracting traci as I was asked to by the property owner only to have her not return any calls and send me a denial letter in the mail. How can you deny someone if the application wasn't fully completed ? Terrible customer service. read more

Stay away from this place!!! Traci is the worst kind of person. Be sure to take hundreds of pictures upon move in. And she will wrongfully charge you late fees even though you proved that you paid your rent on time and she will threaten you with eviction if you don't pay the late fees that you don't owe and then when you do pay the fees she'll evict you saying that you're violating your lease by having too many late payments. If at all possible I would avoid this woman and this property management like they were the plague. Unless you're comfortable handing over hundreds and possibly thousands of dollars for nothing I would stay far far away from here. Absolutely the worst rental company I have ever dealt with. Tracy is absolute trash and should never hold this job position anywhere. Half the time she's in a pill popping sedation so you can barely communicate with her. Plus she's just a snatch in general. She's too dumb to understand basic communication skills so she hides behind a lawyer (who manages them) as a scapegoat. Renters beware. She will NOT refund your deposit. No matter how clean your place is. Wanna reason with her? Be prepared to face a poor dressed overweight toddler with a huge temper tantrum. Screams and yells like a disgusting person who can't comprehend basic communication skills. Doesn't respond to phone calls or emails then lies about it. If faced with conflict, she'll make up a fake headache or health problem (probably brought on by her pill popping) then consult with her lawyer owner. Consider my 1 star as a ZERO. DO NOT RENT FROM ARP/Traci Becker (manager) .... you will be so sorry you did!! Traci is an absolute BULLY...plain and simple. She not only cheated me out of my deposit, lied about documents, services supposedly done to the property (I have over 30 pictures) but shouted across a table at me WITH A MEDIATOR PRESENT and absolutely lied through her seething teeth when I tried taking her to court. I have made it my quest to inform potential tenants AND MANY property owners of her and her absolutely dishonest and cheating ways. So far so good. I moved into my rental in absolute disgusting and less than unkept and clean conditions and did the work myself (again, I have pictures) and left the place INCREDIBLY nicer than I had received it. She cheated and acted like a complete child when I merely tried addressing my concerns with her. Reading all these reviews has helped me realize I am not a rare occurrence with her aggressive demeanor and can't wait to see Karma take the wheel. I'm sure she will come on here and do one of her famous smart ass replies turning the tables and I am alright with that. Clearly, she lacks professional skills and the common courtesy of being honest and a fair human. Shame. We would have never chosen to use this company if it was our choice. Our landlord decided to start using her. Immediately things in our rental contract changed. She is poor at communication...instead of talking to you about issues, she sends you a letter telling you to fix it or vacate. Not once has she tried to just talk and see if we would fix the issue at hand. When you go into her office, she acts snotty, yells at you, and has cursed in front of my child. Edit...arp is now lying making it impossible to rent another place. They NEVER did a walk through when they took over so they are taking the word of the landlord who is also lying that we caused damage...the landlord would never fix anything and tried to cut corners. So moral of the story, she has no problem working right along slumlords and doing the dirty work of bad mouthing you when she actually has NO clue. Is there a way to give zero? read more

Traci was very friendly when signing our contract, she asked us to take the check list mark everything that needs to be done and return it. We were not given keys to house , it's unlocked I'll get the keys to you. She lived behind us, We had no keys for 1 1/2 years. She would then give us a copy of the contract. 3 years later still no copy of contract We had electrical problems,she sent an electrician out he fixed one problem, noted several things that needed to be done. He submitted the list to her.....never saw him again The 3rd month a Maintance man came out basically to check out how we lived. We brought several things to his attention, one being no electrical covers on outlets on walls. The steps off the back porch to narrow show head curroded. Never came back We replaced shower head Traci was good enough to let us split the rent 13 days between each, when my wife had 2 major surgery ' s and was not able to work. But we were charged an extra $75.00 each month for being late. We were never 30 days late. The hot water heater exploded in the garage. Damaged everything that was stored. It was fixed within 2 days, we asked why the water heater wasn't strapped down. He told us it should be. We decided to buy a home. We wrote a 30 day notice the sale took longer. Told her personally twice and wrote 2 more letters Upon giving her the keys and our new address completely out of house September 30 She is charging us for October, keeping the cleaning deposit and threatening us for another $77. And Collection She sent 2 not so kind letters, not answering the phone right after she calls, she is at the office we have pictures of her in office as we call or returning emails. Common sense people.......we were renters for 42 years no one should legally be able to do this She kept over $1400 just not good business. I can only speak on my behalf and a few neighbors that shared the same landlord.... I had a difficult time finding a place to rent (due to high demand of housing) so once I finally landed a place I was stoked but It caused me to over look many things. The walls were in sub par condition for the amount of money they take from the deposit they could atleast apply a fresh coat. The carpet was older then me and pretty gross. A fresh carpet clean will hide stains and odors for a few months (neighbor has the same issue) but unless you replace the carpet, they will return. You cannot effectively clean them back to new. I got stuck with pet odor cleaning fees and plus the basic carpet cleaning fees as stated in the contract. I tried to add my fiancée to the lease even though she wasn't living there and is enrolled to nursing school, paid the 40$ application fee and dealt with harassing questions and attitude for something that should have been so simple. She wanted transcripts, student loan information , current report card ...etc. Never have I had to deal with such unprofessional and rude people. Please do yourself a favor and stay away if possible. This is a long overdue review from 2008--this is the absolute WORST rental company I have ever had the displeasure of doing service with. Maybe things have changed, but I think in order for a change to come about, it would require a complete restructuring of how the business is ran (although, looking at reviews from around the web, sounds like they're exactly the same). We had an electrical fire in our home which required the Fire Department to not only come to put the fire out, but turn off all electricity in the house until the electric box was updated. This wouldn't have been AS BIG as a problem if it wasn't in the dead of winter, but whatever, it happened. My room mates contacted ARP to let them know that we're without heat, the ability to cook, all of our food in the fridge is spoiled, etc. and that they needed to compensate us by either providing us a temporary home or pro-rating our rent. Well, that was a shit show. The lady who worked at ARP when we were renting (I thought her name was something like Charity, but I assume it's the same Tracy woman that everyone else hates because I find it hard to believe that two horrible women could get jobs here)was a villain straight out of a Disney movie. She not only hung up on us multiple times, but she cussed at us, berated us, and for what? For wanting to be able to take a hot shower in the house we're paying 1k+ for? We were definitely frustrated when speaking with her, but who wouldn't be? The actual owner of the home was pretty accommodating (after we very subtly threatened legal action), but the handyman who came to fix our electricity was the nicest of all! He offered to let me and my 4 room mates stay at his home with his wife until it was fixed, because he couldn't believe the property management company. At the end of it all, they of course kept all of our security deposit but THEN charged another 300$ per person. The charges that they listed were erroneous (had to replace light bulbs??? Sweep garage???) but we were so fed up with them that we did not care. If we had known how awful they would've been in the first place, we would've paid to break the lease. This rental agency is the absolute worst. Luckily we only signed a 6 month contract, then got the hell out of there! Tracy was so super nice at 1st then after we moved in- completely changed. Very unethical and unprofessional. So glad we don't have to deal with them. I'm not sure how they are even still business. Charity was working the front desk at the time and would threaten to call the cops just because I stopped by to ask a question because she would t answer the phone. I hadn't even raised my voice. DO NOT RENT FROM THIS RENTAL COMPANY. I lived at one of their residence for over a year with perfect rental history. Don't ask me why! The owner is a complete pyscho, who not only goes through tenants, but receptionist aswell. I was wrongly accused of having an unauthorized pet on the premises, however there was no truth to it. The owner simply threatened me to pay a $250.00 fine or get out, remind you this was her second threat, so I decided to put a 30 day move out notice because it was like walking on egg shells with her. She will even attempt to evict you if you have a misunderstanding on the phone. That happen to me! You never knew what she would do next. The neighborhood was an absolute nightmare. There were numerous times when prostitutes that were my next door neighbors guest would welcome ther self into my home. I told her about it, but she could care less. SHE DOESNT CARE ABOUT YOUR SAFETY. By the way I was a single girl living. Whenever you put in maintence request she will ignore it. Complete slumlord I tell you. The homes have mice, which I confronted her about because that is disgusting but she did NOTHING. She will raise the rent even when she has done absolutely nothing to the property. She calls herself a owner, noo she is a thief. The homes she rents out are beyond old with chipped/patched walls, un moderized utilities, disturbing neighborhoods because she only will rent to trash, who can't pay rent on time, cause a disturbance, do drugs and allow prostitutes into their home. Absolutely mind boggling. The most concerning part is that she will do anything in her power to get as much money out of you as possible. When I moved out I expected all of my security deposit because when I moved in it was a mess carpet still ripped to pieces, which I had to call to get removed because there was suppose to be carpet int the house. The place was dirty, so I had to clean it. Long story short when I moved out it looked better than when I moved in, so I expected all of my security deposit. My security deposit was $395.00, but only recieved $66.00. WOW, what a huge differnce. She will hang up on you, curse, threaten, and everything runs on her time because she is a UNREASONABLE person. Whatever you do DO NOT RENT FROM HER you will REGRET it from day one. She needs to be put out of business she will try to still every penny from you. read more

No concerns with this company until move out. The vendors the company use charge exorbitant rates for the work provided. Was charged over $500 for carpet cleaning, claiming cat urine odor, which was probably the scent of my natural cleaner--vinegar and water! Excessive charges also by Leuallen's landscape service--$310 for weeding driveway, mowing a 10-minute lawn, cutting back a few blackberry canes. And we left the yard in far better shape than when we moved in. As former renters, we have no recourse but this means of spreading the word. read more
