Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Little did I know the home had not been cleaned in two years, and was *told* the woman who had decided to live in it prior to me changed her mind. Now I understand why. She demanded I clean the house before I leave (although it took two days of maids fees to get it clean) and asked for a $1500 deposit. She refunded $900 due to "over the time limit for managing." I even sold the home to a good friend and made commission for her and the real estate agent. She also insisted that I allow the "attorney" into the home to view items inside since the house was in probate. I returned home to 23 boxes moved out of closets and a broken piece of art. It still has not been replaced. Her name is Adrianne Burke.

Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. In fact, when I mentioned this to Steve, he told me that if there was any issue it would be that he would provide me with too many updates. That, to me, was a good sign. 2. He is thorough.
