A very disappointing move-in experience for my daughter and our family…read more We were excited to help my daughter move into her new apartment. During the leasing process, the community gave us the impression that they cared about creating a welcoming experience for new residents and would go above and beyond to make move-in smooth. Unfortunately, our experience has been the complete opposite. My daughter's lease started on 7/15. On Saturday, 7/18, our family and friends came together to help her move. We had a truck full of belongings and everyone was prepared to spend the day helping her get settled. Unfortunately, when we arrived, the apartment was not move-in ready. We found crumbs and grease inside the oven, a bowl left behind in the kitchen, surface mold around the faucet, a washer unit with a panel coming loose, a sliding screen door that would not close properly, and moisture under the kitchen sink with a warped cabinet base. Because of the condition of the apartment, we could not complete the move as planned. We had to leave the belongings we brought only in the dining area and postpone getting her fully settled. Instead of spending the day helping my daughter unpack and enjoy her new home, our family spent hours taking photos and videos of the issues and contacting the office. The apartment was extremely hot during this process, and we were not shown how to operate the A/C. This made an already frustrating situation even more difficult. We immediately contacted the office, provided photos and videos, and maintenance came out the same day after being notified. The maintenance manager acknowledged that there were issues and stated they would be addressed. We were later informed that a cleaning crew would come and that certain repairs, including the faucet replacement, would be scheduled. However, these issues should have been identified and resolved before keys were handed over to a new resident. We contacted management to discuss the impact of receiving an apartment that was not ready at the start of the lease and requested consideration for compensation. Management declined to provide compensation. The most disappointing part is the difference between what was presented during the leasing process and what happened on move-in day. A new resident should not have to spend the beginning of their lease documenting cleanliness and maintenance problems that should have been handled before move-in. I hope management improves its inspection and move-in preparation process so future residents do not experience the same situation. My advice to anyone considering this community: inspect everything carefully before accepting keys and before bringing in your belongings. I will update this review with a follow-up once the cleaning and repairs have been completed and we have had the opportunity to inspect the apartment. At this point, we are sharing our experience based on what happened during move-in and the response we have received so far.

She quickly jumped into action and called appropriate venders to care of situation immediately. Not that is real management in my book. This is great apartment complex to be at not to mention quiet and clean too. Thanks Ava!

Health and fire hazards as well such as mold. Management is hard to get a hold of and they seem bothered when you submit maintenance requests. I've stayed here because it's affordable but if they raise the rent on us in January, I'm going to just cut my losses and file a lawsuit against them with part of the money I have saved to buy a new home next year. These apartments are not worth more than what they're already charging us. I know others in the community who feel the same way I do. They like to micromanage us and find ways to over charge us anyway that they can, but we aren't seeing any of that money being put back into bettering our community. It's very one sided.

I repeatedly explained the urgency of the situation and emphasized that my children's health is extremely important to me, yet this was completely ignored. Since I previously warned you and the issue has still not been resolved, I intend to file an official complaint and take legal action.

We spent over $100 out of pocket sealing drains, cracks, and vents, and had pest control come out multiple times, but nothing changed. The roaches--Turkestan roaches, which live in sewer drains--were coming from the property itself. Pest control even showed us the nests on-site. We had to pack up our entire apartment so they could deep spray, only to see more roaches the next day. What made the situation worse was how unhelpful and unprofessional the assistant manager Valissa was. When we brought a parent in to advocate with us, she brushed off our concerns, saying, "That's apartment living." She admitted to living with roaches before and even told us she was "also from the ghetto," which felt like a racially charged attempt to relate to us just because we're Black. She was rude about even basic concerns. Meanwhile, the front office never answers the phone--we have call logs to prove it. I've called five times in one day with no response, and once, my roommate literally watched Valissa sitting in the lobby eating grapes while the phone rang. She ignored it and then casually offered us some grapes afterward. To her credit, Sharoy seemed more helpful from my roommate's experience. She offered to pay for our movers and helped us buy supplies, and she said they'd keep our rent the same if we stayed. That was appreciated--but after talking to other residents with the same issue, we realized staying wouldn't solve anything. We even emailed the VP to ask for some kind of rent adjustment since we were being forced to move out before our lease was up. We weren't even given a chance to speak--we were told flatly that the request was denied and that we still had to pay full rent and return our keys by June 30 or else get charged another month. This complex had the perfect amount of space and could have been great, but we were pushed out by a roach infestation and a management team that didn't care. It's exhausting and financially draining to have to move again, especially after already packing up once for a deep spray. Beyond the roaches, maintenance is slow. I lived here nearly a year and my oven and bathroom lights were never fixed. One time, a worker came to fix the tub, left tools in the tub, scraped the paint, and even left a shoe print on my bed. If someone posts about roaches at this complex, believe them. And if management reads this--do better. Hire responsive staff, treat tenants with respect, and stop gaslighting residents about major pest issues. If u can help it stay out of apartment 212

I just want to say what a great experience it was, the team at Zinfandel Village was amazing and very helpful with the whole process. The staff made everything easy and a breeze especially with how hard and frustrating it was to apartment hunt during covid. From signing our lease to moving in and living here, they made everything easy and it was done fast. They always made sure we were taken care of and answered all of our many questions. The day we moved in, we had a light fixture that was dangling and the staff was kind enough to put in a work order and within a few hours they came in and fixed it and a bonus was they update the light fixture to a brand new completely different fixture it was very nice and kind of them. The maintenance and staff are very friendly and say hi. We love the apartment complex it's very quiet and everyone that lives here, are very nice and we all say hi to each other. It's not fully updated and fancy like some apartments but it still a wonderful place to live. It's comfortable and once you move in and make it your own it becomes home for you. At least it did for us and we're happy and loving it! I read some reviews of huge bug issues here but honestly we haven't had any big bug issues here maybe 1 or 2 spiders here and there but every place will have some bugs no matter where you go. It's not a problem here and we trust that the maintenance team and staff would help us if it ever got bad. They also do a monthly thing like breakfast or some sort but we haven't been here long enough to experience it and also because of covid but they recently had a small event where they gave away Girl Scout cookies to residents and did a little raffle because they couldn't do their regular event but it was still wonderful they did something. Even though we only been here for a few months, we don't plan to leave anytime soon. It's a wonderful place for us! I would highly recommend Zinfandel Village Apartments. If I remember correctly Jennifer & Amber were the ones to help us, we would love to thank them for helping us threw settling and finding our home! But we want to thank the whole team of Zinfandel for making our first apartment experience a great one!

PLEASE READ BEFORE CHOOSING ZINFANDEL!…read more I moved out November 20, 2023. Requested Vacate papers from them Oct 21, a month before I moved out. I requested this from Cynthia (the laughable manager - see picture below. They could've taped them to my door or put them in my mailbox. She never did this. Then I provided written notice of my intent to vacate on the 20th. Went into the office and told Auryanna verbally as well. Just received a letter they are attempting to charge me the month from 12/5/23 - 1/7/2024, when I in fact DID NOT live there. I left the apartment in near pristine condition besides a few stains they could spot clean. The drop box was damaged so I could not put my keys in there the morning (4am) of my move. I mailed the keys back. CA state law says they have 21 days to return my security deposit or provide me a list of deductions. They mailed me a letter dated 32 days after move out and I received it 45 days after move out ILLEGALLY. My AC went out 4 times in the year I was there. Multiple times came home from work to an apartment that was 90+ degrees with my poor dog sweltering all day. After the third time it went out I kindly requested they replace the old unit. They w refused because it was "too expensive" meanwhile I'm paying $1500 every month in rent. I knew there were red flags BEFORE moving in. Called dozens of times, left multiple messages over a few days. So, I took time off of work to drive over there. I stood outside the glass lobby doors and watched 2 girls staring at their computer, no tenants in there just listen to the phone ring and ring without answering. THESE PEOPLE ARE SLUM LORDS AND SCAMMERS!! I would give 0 stars if I could, but I intend to warn people before moving in. There's a reason this place has only 2 stars. AC units going out, scamming people, bugs bugs bugs, dog poop everywhere on the property - the sad excuse for a dog run had close to 40 piles that were dried, gross and never picked up. Kids sleeping at the pool in the middle of winter on the lawn chairs. I FULLY INTEND TO FIGHT THIS IN COURT AND WILL POST ON REDDIT, FB, GOOGLE - wherever I can to warn people about the grossness that is Zinfandel Village.
