    We had problems with this company from the moment they took over management from the building…read moreowner. They appeared with the owner on a Saturday morning ( it was a small 4 unit residential property) & had a "new" lease with them that they wanted us to look over and sign and they would pick it up on Monday. My roommate is very well organized, and as we quickly glanced ate the new lease we noted several glaring changes in it. She said "that isn't right & opened her file folder & removed the original lease... the man from Garamark's jaw hit the floor when he saw that we had a copy readily available & were going to compare. The most notable change is that the new lease had us paying an additional $400 a month rent while receiving a $400 a month special client discount. the gist of it was that if a rent payment was ever late for any reason, the "special client discount" would be revoked & our rent would jump by $400. We had constant problems with the fire alarm system & the fire department got fed up & arranged for a city inspector to go through the suite. This resulted in a 3-page list of changes that are required to bring the suite up to code. They gave us a copy of the list & sent a copy to Garamark & told Garamark they were responsible. Garamark tried to get us to do all the changes & pay for them ( it amounted to about $3000). They sent us reminders in the mail every 2 weeks until the city appointed deadline, then took us to the Residential Tenancies Board & tried to get us evicted. Their reason? We had willfully damaged the suite.. they showed th judge photos they had taken of pictures we had hung on the walls ( in other words, we had made nail holes in the walls). The judge rolled his eyes & ruled in our favor. They tried 3 times to get us evicted, each time the RTB ruled in our favor. The last time, they claimed the city water department had a problem with us & over a series of emails between me and Elsa B from Garamark, threatened numerous actions against us... she kept sending me more and more threatening and abusive emails ( I believe she was trying to get a rise out of me & get me to make a threat against her). I consistently replied politely ( will cc'g a copy of the email to myself to maintain the timeline of the messages). Then I sent the emails to our city councilor and to the water department. When we were back at Residential Tenancies with Garamark, Elsa B was not there representing them... she had apparently been fired.

The unit I was in was not cleaned properly or even finished with all construction prior to move in as it was promised by the realtor. Each unit is assigned a case coordinator, and mine changed all the time with no notification as to who the new coordinator would be. Each time you call for anything you need to know your case coordinator or reception can't direct your call. Now after you move out, they have up to 2 weeks to give you your security deposit back. 3 1/2 weeks and 4 contacts made to Garamark later, I have had no response and no indication that my security deposit has been sent. I strongly advise avoiding this terrible company, and the headache they will no doubt cause you.

    I dealt with this company for several months. In the beginning, they sounded very nice and…read moreprofessional. However, after they got hold of my money, their behavior changed dramatically. It was very difficult to get Jamie on the phone. To speak with him you have to book an appointment online. Seriously? I hire an employee and I have to book an appointment to talk to my employee? The rent money that has been collected on my behalf was spent without my permission and often against my directions. When I complained and requested my money back the answer was "You are not the person who set up the terms in this company". I have my contractors and we agreed with Oak&Apple that they will repair urgent things only, all other repairs suppose to be forwarded to me. Oak&Apple kept sending their "preferred" contractors who were way more expensive and not always provided expected quality. On top of that Oak&Apple, one day decided to charge a "coordination fee" of 24.99 per contractor invoice. Such a wonderful idea. They send their contractor who charges me a high price (based on my opinion) and on top of that Oak&Apple charge me 24.99. All that without my authorization and permission. Tenant selection is another story. I am not sure how their screening process work but in several cases the results were terrible. A few tenants selected by Oak&Apple were very bad. Property inspections were not sufficient as well. Garbage accumulation, fire panel damage were often discovered by inspectors and not by them. In my opinion, this is ridiculous and unprofessional. If I would have known all that I wouldn't have let them manage even a kennel.
