I'm dealing with a neighbour who smokes so…read moremuch it comes into my condo but I'm apparently the problem even though I'm not the only person to complain about it. One of the managers came to inspect my home to see if he could smell cigarette smoke (I have three air purifiers going on full at all times) and he told me I shouldn't live in a condo if I'm so sensitive. Imagine someone coming into your home and telling you you shouldn't live there because your neighbour refuses to be civilized and smoke outside OR get an air purifier. Unfortunately, nothing about smoking being allowed in units is present in any of the condo documents I was provided with prior to purchase. Had I known this disgusting practice was allowed, and that the management company would do nothing to protect the majority owners and tenants who are NON smokers, and don't care about the physical damage done to the building by tobacco smoke, I'd never have purchased this condo, especially considering the response from "management". The lack of transparency about smoking allowed in units is wrong and unethical. If she wants to smoke on her unit she should be taking the precautions you've apparently asked her to take so disgusting tobacco smoke doesn't infiltrate all the units that connect to hers, which has also been confirmed by you that it does. I took reasonable efforts to deal with the stink of smoke before I complained - she should be expected to be equally reasonable. I'm not the only person to complain about smoking, either.

I dealt with this company for several months. In the beginning, they sounded very nice and…read moreprofessional. However, after they got hold of my money, their behavior changed dramatically. It was very difficult to get Jamie on the phone. To speak with him you have to book an appointment online. Seriously? I hire an employee and I have to book an appointment to talk to my employee? The rent money that has been collected on my behalf was spent without my permission and often against my directions. When I complained and requested my money back the answer was "You are not the person who set up the terms in this company". I have my contractors and we agreed with Oak&Apple that they will repair urgent things only, all other repairs suppose to be forwarded to me. Oak&Apple kept sending their "preferred" contractors who were way more expensive and not always provided expected quality. On top of that Oak&Apple, one day decided to charge a "coordination fee" of 24.99 per contractor invoice. Such a wonderful idea. They send their contractor who charges me a high price (based on my opinion) and on top of that Oak&Apple charge me 24.99. All that without my authorization and permission. Tenant selection is another story. I am not sure how their screening process work but in several cases the results were terrible. A few tenants selected by Oak&Apple were very bad. Property inspections were not sufficient as well. Garbage accumulation, fire panel damage were often discovered by inspectors and not by them. In my opinion, this is ridiculous and unprofessional. If I would have known all that I wouldn't have let them manage even a kennel.
