In the 2.5 years that we've lived in a Sunrex building, twice rent has had a proposed increase of over $225. There have not been any upgrades to our suite, and we struggle with mold growing in the closets (we get told "that's just how it is" and to wipe down the ceilings), my buzzer has never worked, and whenever they give important updates about the building, they can never get the time and date correct so they send multiple emails instead of just doing it right the first time. They also send incessant "fun" emails that have no relevance to the function of the building and are a waste of time that you cannot unsubscribe from (I have made over 6 attempts to do so and I'm still getting them). There is absolutely no base for such a greedy increase of over 21%. Overall, the office staff are wholly unprofessional and the business is gluttonous. Their only saving grace is the efficiency of the building manager and location of the building. read more

I'd give them 0 if I could. My mother lives at one of their units in the Grant Park area. Over the course of 4 years, her rent went from $981 to $1431. The reason? Improvements, which the Rental Board approved. Fishy as F. The 'improvements' do not justify the increase. They left holes in the walls, cabinets that don't align, electrical outlets inside cabinets, I could go on and on. DO NOT RENT FROM THEM! read more

Came to look at an apt on 21 Roslyn. Drove into the driveway looking for guest parking to call the caretaker. Accidently cut off a man in a black Mercedes who identified as the owner of the building. He yelled and screamed at me using the f word repeatedly to the extent I was afraid he will resort to physical violence. He told me to leave and that he wil never l rent me anything. Owner is a violent aggressive bully and I don't recommend renting from him. read more

Lived here for almost 6 years! Wonderful building, great management team, and caretaker. I only moved to be closer to work. If at any time you need maintenance (which we found rare), the management team is always there to help quickly. Your neighbors will make it feel like home! The laundry/parkade/common areas/elevators are always kept exceptionally clean, and I felt very safe in this building. We still miss people on the management team, and moved 6 months ago! I thought I wrote this review ages ago. Wonderful place to live! read more

Sunrex has been a great company who I have dealt with for the past 7 months. I want to say they are consistent and follow the rules to the letter which is very good. Those who complain should understand that it does take time to return damage deposits, and if you have rented before you should know this. If someone doesn't answer right away, just be patient...they will respond. read more

The man that owns this company is a creep, a bully and a crook! I rented from Sunrex for two months. I complained that someone entered my unit and I was wasn't notified. The site manager said it was a mistake but I mentioned personal items were moved. Mud on the carpet. It was clear they were inspecting something in my apartment through my closet. I asked other renters and was told another girl complained that they entered her unit without permission, more than once and she moved out. Apparently, the lobby cameras see when you leave your unit. I contacted the management company. I asked for the owner. He called back and I asked him for an explanation and expressed my concern for my privacy and safety. The owner was completely rude. Ultimately, I told him that I was going to report him and the incident to the rental board to be investigated. He screamed at me like a psycho, swearing at me in a threatening tone. I contacted the rental board to break my lease because I didn't feel safe. I found out that Sunrex receives many complaints to the rental board. I asked the board to help me break my lease and help me to get my deposit back. The board helped me and finally my deposit was refunded. It cost me a lot of money to move again but I wasn't going to stay there! My advice is, especially as a young single woman, please do not rent from this company. The owner is obnoxious and in my opinion mentally unstable and potentially dangerous. I'm not the first to complain about him, specifically. The reviews are bad because they have the reputation as a rotten and corrupt company. Save yourself the time, the money, the hassle and the trauma! Stay safe and stay away from Sunrex. read more

Please avoid Sunrex owned properties if possible. But unfortunately, the Winnipeg market is low on rentals so people are forced to live with consistently BAD property management services, such as Sunrex. I've moved out of here but thought I'd leave some comments. Onsite building services are non-existent at 21 Roslyn. They've recently undergone some staffing changes but didn't see any positive changes. Like seriously, there's been a massive spider's web with a massive spider hanging out above the second set of doors since the summer. I know I spot these things easily as I hate spiders but come on, why isn't someone cleaning this area that's the first sight that a visitor and tenants see when they enter? They also avoid fixing problems that have been noted again and again. And trust me, this is a common and consistent issue that all tenants face here. It doesn't matter if it's a minor or major issue in the suite - no one does anything about it. They drag out it for months telling you lies and giving excuses until you give up hope like I did and moved out. I guess their ploy worked. Plus, the visitor parking is always an issue. There's about 5 spaces for VISITORS at 21 Roslyn. There are 2 spots reserved during the weekdays for the "wonderful" people that work at Sunrex 6 pm. So 5 spots is pretty limiting for a big building such as 21 Roslyn and without fail, the so called property manager, initials J.A. (I will be nice and not name him) who drives a massive dark gray Silverado truck, license starting with an "F" parks there ALL THE TIME. He is a tenant there and therefore has an assigned spot in the underground parking. But this guy seems to think he owns 21 Roslyn and that the visitor parking right outside the main door is his own driveway. If that's the way you feel, maybe you should try BUYING A HOME WITH A DRIVEWAY! Otherwise, this is a rental apartment, where you are also a tenant so be respectful of the limited parking. You know how many times guests of mine have had to circle around looking for the limited street parking on Roslyn because J.A. took the LAST spot on the weekend and after 6 pm. I love that he doesn't even bother signing in the "visitor guest book" and he also doesn't abide by the no parking after 2 am. He leaves his vehicle there through the whole weekend. It's infuriating that a staff member of Sunrex is so cavalier, disrespectful and lazy that he cannot park underground where we all park. I also love how he doesn't even feel embarassed when he runs into tenants when he goes to his car. Like do you not have any shame? And of course, complaints come and go and no one does anything about it. Moral of the story - stay away from Sunrex Management! And J.A. - move your truck! read more

Please avoid Sunrex at all costs! The people who manage Sunrex at the main office are completely rude, unorganized and unprofessional. When I first signed my one year contract with Sunrex one of the property managers who's name is Jaime informed me that I would be receiving a parking space and my own storage room for about $40.00 per month although was never assigned a parking spot or a storage unit so when I called the offices to speak with Jaime all I got was attitude on the phone and was later told that I would no longer be receiving a parking spot or storage space. This was a little frustrating as I have a family and 2 kids and because of the busy area we live in, I cannot afford to spend time looking for a parking space each day when returning from work. When I mentioned this to Jaime he said to me "That's too bad, if you don't like it, go somewhere else!" I found this individual to be appalling and I feel like i was scammed into signing a one year contract. Since then, Jaime and people at the office have been giving me run arounds telling me to check back every once in awhile in case a spot becomes available although when I do call to check, I only get rude responses and attitude from the secretaries as well as Jaime. That was 3 and a half months ago back in January, and still the issue has not been rectified nor have I heard any response from the company to follow up. Personally I will never rent with this company ever again. I'm surprised a company like Sunrex would pull such a thing although should have taken some of the early warning signs including advice I got from an elderly woman who lives next door, she said Sunrex is known for "screwing people over", I thought she was just old and crazy, until now. You can take what I'm saying as some advice or you can go with your own instincts but I am advising anybody out there who is reading this to PLEASE BE AWARE AND DO NOT RENT WITH SUNREX! I have rented with plenty of other company's but SUNREX is one of the worst in this city. read more

The landlady is awesome and the apartments are nice but the property owner is a jerk. He swears at residents, threatens them with violence. The staff in the office are incompetent and rude. They could not inform me when my damage deposit would be returned and i was told contradictory answers on several occasions. I have had to take them to the residential tenancies branch to get my deposit back though I passed the finial inspection would never rent from them again read more

There just aren't enough rentals in Winnipeg. If you have to consider renting from sunrex, I highly recommend you try to speak with any tennants from the location that have been a resident for more than 6 months to find out if there are any concerns with repairs not being done in a timely fashion, or if there are any concerns such as regular disconnection of water and/or power for repairs. I would not recommend this company to any of my friends or family. I strongly advise that if you wish to do buisness with this company, you do so with as educated an opinion as possible. Don't sign a contract with them just because the price is right. read more

Avoid renting properties managed by Sunrex. The property manager is completely un-involved, and impossible to contact. They are defensive, rude, and lazy about any inquiry or complaint you make. Corresponding with him, or the leasing agent, is very difficult as they are either consistently unavailable, or rude and impatient with you. They make excuses for everything you ask about, and do not take responsibility for any mistakes or misunderstandings on their part! They have knowingly gone against the Residential Tenancy Branch regulations on multiple occassions, and claim ignorance on these requirements. They are unprofessional, with inexcusably poor customer service. You are an inconvenient number to them, and trying to receive what you are entitled to is like pulling teeth! However, their care taker at my location is very kind and helpful. While the property I lived in was quite nice and well maintained, having to deal with them made it completely un-worth it. I've rented from three property managements; they are by far the worst! read more

I live in the 441 Edison apartments. They are only ok. I would not suggest moving here unless you can't find another place or you own a dog. Visually the apartments are great but structurally they are terrible. My apartment and the few others I have been in have improper sub flooring. I can't take 3 steps without hearing/feeling the floor below me squeak or shift. Maintenance is generally slow or unresponsive unless serious. It took them 1 month before they came and fixed my bathroom light fixture which was only a 20 minute job - but they did replace my AC within a couple days when it stopped working. They allow dogs of all sizes which is good for some people but personally I don't think dogs should be in an apartment. They will go on barking sprees and they piss and shit in the building sometimes. Most of the grass on the front lawn is dead. In winter there are piss stains all over the snow around the entrances. Also, some assholes wash their dog beds in the laundry which leaves TONS of hair in the machine. It is posted not to do that but some people don't give a fuck. There is also lots of dog shit around the building because the same assholes dont bother picking it up. Sunrex always goes above the maximum rent increase. Usually upping it 25$ every new lease. The only great thing about the apartments are the appliances - all name brand, full size. read more

The most unprofessional rental agency I have ever had the displeasure of dealing with. Consistently did not return phone calls, were extremely rude and unprofessional on the phone and have been giving me the run around for months on my damage deposit. No wonder this company has such a terrible reputation. read more

I will never recommend this company. Living in the apartment was OK, I suppose. Everything that was reported during move in was never repaired during my lease. I asked my landlord a couple of times, but nothing ever came of it. The major issues came after moving out though. As many other reviews on here (that for some reason aren't recommended) explain, getting the damage deposit back was a nightmare. Liz gives absolutely abysmal customer service. Not a single phone call was returned and my former landlord ignored my texts (even though she instructed me during move out to text her with questions). I left a ton of messages with a few different people over many weeks, and not a single call/text was returned. I had to get the residential tenancy board involved before things finally got moving. The first time I called the tenancy board and explained the situation, they didn't seem slightly surprised (the agent told me Sunrex is notorious for not returning deposits). The day I finally mailed the paperwork in, the deposit finally showed up. Absolutely brutal. What kind of company doesn't even have an official website in this day and age? If you are going to rent with Sunrex, just be prepared for a 6 month battle before you get your damage deposit back. Or save yourself the trouble, and rent with any other company in Winnipeg that isn't a complete joke. read more

I would not suggest renting a Sunrex property. Everything takes so long. Right from the beginning it was frustrating. From the moment I applied for the apartement I should have known it was bad news. It took weeks before our application was approved. Once we did move in we didn't have a laundry card or mail box key for a month and a half. We had to constantly be asking for it. Now that we've moved out it has been 3 months and we still haven't received our damage deposit back. I've called numerous times only to get an answering machine. My sister dealt with the same issue. It took 5 months before she got her damage deposit back and it was only after she had started filling out papers from the tenants board. I strongly suggest not renting from Sunrex. read more

I have resided at 61 Furby for almost 3 years now. The building has been upgraded since 2010 and is always clean ... even in the fall and winter when wet and muddy boots are the norm. The outside is always tidy, snow is shoveled, and there are in ground lights that keep the building lit up at night which adds elegance to an up and coming neighbourhood. Whenever an issue arises, there is an onsite caretaker who acts quickly and professionally to solve it. I also needed a safe place as my 10 year old daughter lives with me sometimes. We are also half a block from "the Gates" which is a gorgeous almost 3 km walk anytime of year. I would not hesitate to recommend this block to anyone. read more

I agree with the review especially on the parking situation. It has been a few months since I have moved out and still no damage deposit. Really. When rent is due I was always on time. They need to be better organized and take care of the tenants and fix problems on a timely basis. As for the sups there. Could not ask for better people. read more

Sunrex management how about changing your name to sunrex rip off management Will not return damage deposits don't return phone calls. Very unprofessional company. Avoid if you can. Liz will lie to you and tell you check is in mail and Liz will also pretend she doesn't speak good English. I now have to deal with residential tenants branch to help get my money back. What a hassle they have caused me. Not cool!! Beware renters!!! read more

Tried to rent an apartment through Sunrex on 260 Wentworth. The caretaker took my application and the money order and stopped answering my calls. The office did not answered my calls as well. I ended up going to the bank to cancel the money order. Don't even think that the apartment I was shown was available. read more

Do not rent from this company, I did the walk through with the property manager and everything was fine, she even complimented me on how clean the apartment was. FIVE days later I get a phone call saying the carpet smelt like pee and that I was not getting back my $1200 pet deposit. May I add we walked through the whole apartment together and she even admitted she went back later that night and everything was fine. She then told me I would still get back my regular damage deposit back. It is now 2 months later, I still have not received my damage deposit, nobody will answer my calls. Had to talk to the vice president of the company. The property manager then brought up the carpet thing, so I guess they are taking now $1700 dollars from me. Might I add I brought this up with another property management company and they even said it does not cost anywhere close to even $1000 to clean the carpets in this way. Such a joke I will never rent or recommend anyone to rent from this company again. read more
