Just Copied from Asking Prices…read more He did an adequate job but over priced the home. He just listed the cost of the home by the asking price of another home. Not by sold homes. Even though I had a home inspection report he did not include that into the estimate of the home. Even after an e-mail request I never got the perimeter dimensions of the home, individual rooms or other questions. He did not giver proper feedback when he took the measurements which was less than 30 minutes. When an appraiser from the bank came in he quoted $15K less. Closer to my own estimate. I feel he could have done a better job and returned my emails.

We had many questions for the front office when we called asking for quotes about this companies…read moreservices and were impressed with the answers, prices, knowledge and patience of both women (Mom & Daughter Team) who run the front end of this office, especially Erin, she is a sweetheart. We made many phone calls over a few days to this office, they were professional, pleasant and exceptionally patient and accommodated our requests during a very busy season. In addition, we found Mark Sova's final report to be thorough, complete, supported with up-to-date comps, pics, numbers, historical data, and relevant information we provided. The price was fair and about the same as I paid 10 or 15 years ago, the turnaround was as promised. We are more than satisfied. I have found it is always a wise decision to obtain a drive-by-appraisal of your home before you hire a selling agent who has a strong interest in selling your home fast, yes? It is money well spent and allows you to negotiate from a less emotional Fair Market Value position, who can argue with that? This is a family run business with that old-fashioned, caring personal touch, they care about their customers and know their business.  (How refreshing is that in todays world?) I would use M&C Appraisals services again and would be happy to recommend them personally.

I've now had 4 appraisals done on my property, and Heidi's was the only abnormal experience. I paid…read more$700 for a private appraisal and it seemed from the beginning that Heidi was going to rush and did a poor quality job, possibly due to the request not being requested by a bank by just by myself personally. She also sited, "...our appraisal software company is having server issues due to a cyber attack." I can be understanding of delays due to such issues, but feel that she took advantage of the situation and delivered a poor quality appraisal report. Here's a few notes: 1.) She verbally mentioned skipping steps in the appraisal due to not being required by a bank (such as water heater details, etc.). 2.) She used comps from a completely different town and market despite there being comps in the same neighborhood. 3.) She used a different methodology than the other three prior appraisers. What I will say to be fair is that she communicated professionally and was timely (other than the unexpected delay that she communicated about - which i'm guessing made her backed up on work and why she clearly rushed mine), which is why I am giving a 2/5 star review. She also only charged $700 whereas the past other appraisers charged $900. However, the quality of the work wasn't even worth $100, it was clearly sloppy with more than a few typos and errors (that were never corrected). If I could do it again I'd hire someone else and happily pay a few hundred more to have a report done well and on time vs. one that's full of errors and other issues.
